Abstract

Purpose

Globally, prefabrication in housebuilding has evolved as an innovative approach to attain sustainability and affordability. However, the SC, including non-producers and producers, of prefabricated housebuilding projects is still not perceptually aligned, hindering innovation diffusion. This paper investigates the contemporary industry perspective on PHB for conceptualisation, market share and growth, innovation diffusion and the producer's role in the context of New Zealand.

Design/methodology/approach

An exploratory qualitative research design was chosen to learn the perceptual stance of the industry. A semi-structured survey was conducted, followed by interviews with selected supply chain participants, who were producers and non-producers and had relevant experience in the PHB industry.

Findings

This study reports the common terminologies used by supply chain members, with justification and explanation. Further, the perceived market share and growth of the PHB industry are obtained and compared with subsequent studies to determine the capability and capacity. The perception of the diffusion of PHB by type is reported to portray the overall trend of the industry. In the last, the role of producers as the suppliers of PHB projects is investigated to establish the stakeholder positional criticality.

Practical implications

This study can help researchers and practitioners gain insight into the PHB industry from a multi-dimensional perspective. This study is a potential first step to formalise the policy, programme, strategies and action plan for the uptake of the PHB in the New Zealand.

Originality/value

PHB diffusion in the supply chain perspective, considering multi-dimensional aspects, has not been considered in previous studies as government agencies produce most of the literature. This academic research establishes the theoretical linkage towards PHB diffusion and reports the current status.

Abstract

Purpose

Prefabricated construction has proven to be superior in terms of affordability and sustainability over the years. As a result of sustainable production, prefabricated housebuilding has evolved into a distinct industry reliant on supplier companies acting as supply chains (SCs) for housing projects. These companies' performance is critical to the successful implementation of prefabricated housebuilding technologies. However, in comparison to those choosing manufacturing as a strategy in other industries, the life span of these companies, providing innovative housing solutions, is relatively short. This is due to critical factors influencing the performance, but the inter-relationship of the performance dimensions is more significant. This study establishes the inter-relationship of the companies involved in house building with steel prefabricated housebuilding technologies.

Design/methodology/approach

The most recent factors were extracted from the literature. The relationships were developed using the interpretive structural modeling (ISM) method with the input from industry experts, and the driving factors were determined using the Matrice d'Impacts Croisés Multiplication Appliqués à un Classement (MICMAC) technique.

Findings

Critical performance factors were classified according to performance dimensions, ranked and classified based on driving and dependence power. The inter-relationships among the performance dimensions of time, quality, cost, delivery, features and innovation were determined. Key performance strategies were proposed for prefabricated housebuilding companies involved in manufacturing and/or assembly of steel products.

Originality/value

This study established the interrelationship of performance dimensions for prefabricated house building (PHB) companies to develop strategies against critical challenges to remain competitive in the housing market. Previous research had not looked into interrelationship among the performance dimensions. The proposed performance strategies are applicable to supplier organizations using steel prefabricated technologies in similar markets around the world.

Abstract

Purpose

The United Kingdom (UK) construction sector is transforming with increasing confidence in offsite construction (OSC) solutions following its accrued benefits. To sustain this momentum, exploring viable strategies to promote successful OSC implementation is a top priority. This paper aims to identify and establish interrelationships and logical dependencies of critical success factors (CSFs) for implementing OSC on building projects in the UK.

Design/methodology/approach

This study utilised a qualitative research approach. Following a critical review of extant literature, brainstorming and focus group sessions were carried out with OSC experts in the UK construction industry to identify and contextualise CSFs for OSC implementation. Interpretive structural modelling (ISM) and matrix impact cross-reference multiplication applied to a classification (MICMAC) were used to analyse and model the interrelationships between the contextualised CSFs.

Findings

The study identified eighteen CSFs for implementing OSC on projects in the UK positioned on seven hierarchical levels and clustered into dependent, linkage and independent factors. The top five CSFs established were client commitment, top management support, adequate OSC knowledge and experience, flexible leadership and flexible business models. These were located at the base of the ISM model, possessing the highest driving powers in facilitating the successful implementation of OSC on projects.

Originality/value

This study established a hierarchical interrelationship and the importance of the CSFs influencing the successful implementation of OSC. This would assist OSC clients and project teams in identifying and prioritising particular areas for strategic actions, which offer advantages in pursuing successful OSC project outcomes in the UK. Previous research on OSC implementation in the UK had not examined CSFs' interrelationships.

Abstract

Purpose

This paper aims to identify those factors, which will improve the collaboration between industrialised housebuilding (IHB) companies and their subcontractors within continuous improvement (CI) programmes. These factors will enhance the supply chain (SC) efficiency and productivity, eliminating obstacles when designing, implementing and managing CI programmes within IHB SC.

Design/methodology/approach

An explorative case study with a mixed-method approach was conducted within an IHB SC. To collect data, participant observation and guided interviews were applied. A stakeholder analysis was conducted to structure their guiding principles. A causal loop diagram (CLD) analysis was used to model the effects on and relationships within a SC and their impact on the involvement of subcontractors.

Findings

The influences on the stakeholders and the guidelines under which they work are defined. Potential conflicts of interest between stakeholders are identified. A CLD is used to model a better understanding of system behaviour impacting on the relationships within the SC and on subcontractor involvement. The results provide a number of factors that need to be considered when designing, implementing and managing a CI programme.

Research limitations/implications

The research suggests better ways to use subcontractors’ specific knowledge of on-site processes such that productivity and efficiency are enhanced. Improvements within the construction supply chain (CSC) will, in the future, not be limited to small improvement gains at company level.

Originality/value

This paper extends the body of knowledge in CSC management by revealing factors important for designing, implementing and managing CI programmes, which enables the successful involvement of subcontractors in CI on SC level.

Abstract

Purpose

The purpose of this paper is to understand if and how industrialized house building (IHB) could support productivity developments for housebuilding on project and industry levels. The take is that fragmentation of construction is one explanation for the lack of productivity growth, and that IHB could be an integrating method of overcoming horizontal and vertical fragmentation.

Design/methodology/approach

Singe-factor productivity measures are calculated based on data reported by IHB companies and compared to official produced and published research data. The survey covers the years 2013–2020 for IHB companies building multi-storey houses in timber. Generalization is sought through descriptive statistics by contrasting the data samples to the used means to control vertical and horizontal fragmentation formulated as three theoretical propositions.

Findings

According to the results, IHB in timber is on average more productive than conventional housebuilding at the company level, project level, in absolute and in growth terms over the eight-year period. On the company level, the labour productivity was on average 10% higher for IHB compared to general construction and positioned between general construction and general manufacturing. On the project level, IHB displayed an average cost productivity growth of 19% for an employed prefabrication degree of about 45%.

Originality/value

Empirical evidence is presented quantifying so far perceived advantages of IHB. By providing analysis of actual cost and project data derived from IHB companies, the article quantifies previous research that IHB is not only about prefabrication. The observed positive productivity growth in relation to the employed prefabrication degree indicates that off-site production is not a sufficient mean for reaching high productivity and productivity growth. Instead, the capabilities to integrate the operative logic of conventional housebuilding together with logic of IHB platform development and use is a probable explanation of the observed positive productivity growth.

Abstract

Purpose

The purpose of this paper is to identify factors that influence the diffusion of a systemic innovation in the Swedish construction sector. The focus is on high-rise multi-storey timber housing; the development of which was enabled by a change in building regulations. This allowed building higher than two stories in timber.

Design/methodology/approach

A longitudinal case study was used with multiple data collection methods to study the development and diffusion of a multi-storey timber house system by a case study organisation.

Findings

The findings contribute to understanding for a number of interacting factors influencing the diffusion of a systemic innovation related to the case study organisation.

Originality/value

The research provides a holistic view of interacting factors influencing the diffusion of a systemic innovation. The results have value to the Swedish construction sector and to the global community of construction researchers, as it provides empirical findings that further increase the understanding for diffusion of systemic innovations in a specific context.

Abstract

Purpose

A deeper understanding of what needs to be considered to improve the targeted incorporation of employees’ knowledge into continuous improvement (CI) programmes in industrialised housebuilding (IHB) is required. This paper aims to address the current lack of involvement and connect it to structural and corporate culture factors. To avoid misjudgements in improvement activities as well as to use the full potential of performance improvement ideas, CI tools and measures need to be adapted to facilitate this integration. Relevant factors are analysed and their influences on CI measures are assessed.

Design/methodology/approach

The research approach is built upon an explorative case study supported by a comprehensive literature review. Empirical data were collected through participant observation, guided interviews and company documents.

Findings

The influences on employee involvement within CI programmes and the corresponding suitability of important CI measures were evaluated on a set of relevant factors. These factors include unique building projects, project-based focus on order fulfilment, fragmented order fulfilment process, separation of order fulfilment activities in terms of space and time, procedural rules for dealing with on-site failures, short-term contracts with subcontractors and the practice of evaluating and monitoring performance on site.

Research limitations/implications

The research paves the way for the development of suitable tools, measures and methods to effectively involve employees from all profession within a CI programme in IHB. The empirical part of this research is based on a single case study.

Originality/value

This work extends the body of knowledge of CI application in the construction industry with an analysis of factors influencing its implementation and management.

Abstract

Purpose

This paper aims to provide insights into how supply chain integration may occur for small housebuilders adopting modern methods of construction (MMCs). The process of creating an empirically informed road map is described, whereby the practical day-to-day challenges of adopting a timber-frame solution on a small housing development in Southeast England were fed into a road map of future supply chain integration scenarios. The intention is to better position small housebuilders to contribute in addressing the shortfall in housing that continues to face the UK.

Design/methodology/approach

Interviews with supply chain members along with on-site observations captured key aspects of integration. Findings were used within two collaborative forums to guide discussion in a dual approach; discussing the challenges of timber-frame on the project and what would be needed on future projects for the firms analysed.

Findings

Empirically informed malleable roadmaps, of the kind developed within this study, provide feasible options for small housebuilders and suppliers of MMCs to collectively collaborate when transitioning towards fully integrated supply chains. Practically, the roadmapping approach, and the roadmap itself, would help small housebuilders and suppliers of MMCs transition towards full integration. Opening up avenues of integration that are spread across yet connected through numerous phases, firms and technologies helps construction professionals use more sophisticated modular and volumetric off-site solutions.

Research limitations/implications

Data collection took place over the course of a year. Future research could expand this relatively short duration to analyse the potential for construction professionals within the supply chain to integrate further over a longer period of time.

Originality/value

The novelty and contribution of this paper lie in the development and application of an alternative approach to roadmapping that departs from the normative linear examples of roadmaps found within the technology-roadmapping literature. The authors present a structured yet flexible approach to roadmapping that is both representative of the strategic planning and innovation activities that occur within small housebuilding firms and open to adaption to account for firm-level characteristics and contingencies. Positioned alongside firm-level dynamics (e.g. business cases and approaches to design), the roadmapping approach also reinforces the potential of incremental rather than whole-scale transitions.

Purpose

Delivering housing to resource-constrained communities (RCCs) is a complex process beset with difficulties. The purpose of this study is to use a complexity lens to examine the approach taken by a social enterprise (SE) in Australia to develop and manage a housebuilding supply chain for RCCs.

Design/methodology/approach

The research team used a longitudinal case study approach from 2017 to 2022, which used mixed methods to understand the phenomenon and gain an in-depth understanding of the complex issues and problem-solving undertaken by an SE start-up.

Findings

Balancing mission logic with commercial viability is challenging for an SE. The supply chain solution that evolved accommodated the particulars of geography and the needs of many stakeholders, including the end-user community and government sponsors. Extensive and time-consuming socialisation and customisation led to a successful technical design and sustainable supply chain operation.

Practical implications

Analysing supply chain intricacies via a complexity framework is valuable for scholars and practitioners, assisting in designing and developing supply chain configurations and understanding their dynamics. Meeting the housing construction needs of RCCs requires the SE to place societal focus at the centre of the supply chain rather than merely being a system output. The developed business model complements the engineering solution to empower a community-led housing construction supply chain.

Originality/value

This longitudinal case study contributes to knowledge by providing rich insights into the roles of SEs and how they develop and operate supply chains to fit with the needs of RCCs. Adding a contextual response dimension to an established complexity framework helped to explain how hybrid organisations balance commercial viability demands with social mission logic by amending traditional supply chain and governance practices. The case provides insights into supply chain configuration, needed changes and potential impacts when an SE as a focal actor inserts into a traditional for-profit construction supply chain.

Abstract

Purpose

Systemic innovations emerge and create value in an inter-organisational context. However, innovation studies rarely investigate the role of value creation and value capture among multiple organisations in successful innovation implementation. This paper aims to understand the role of value creation and value capture in the implementation of systemic innovations in construction which is by nature, an inter-organisational context.

Design/methodology/approach

The empirical research focused on the barriers, enablers and opportunities for value creation and value capture of the Finnish construction project parties when trying to implement mechanical, electrical and plumbing (MEP) prefabrication, which is a systemic innovation. Data were collected through interviews, observations and action workshops.

Findings

The empirical study identified interaction patterns on how social, political, technical and economic barriers lead to uneven value capturing, lack of value-based procurement and unclear value creation between MEP design and installation. They hinder the implementation of MEP prefabrication. The results point to enablers leading to fairly shared value to all parties, procurement of value and collaborative value creation, thus increasing the usage of MEP prefabrication, a systemic innovation.

Originality/value

The study adds new knowledge by demonstrating that the identification of barriers and their interaction with enablers and opportunities for value creation and capture lay a baseline for suggestions on how to implement a systemic innovation. This study stresses the importance of enabling value creation and capture for all construction project parties when implementing a systemic innovation.
