Abstract

Purpose

This paper aims to explore the opportunities of integrating internet of things (IoT) with building information modelling (BIM) to support the digital transformation of facilities management (FM). In this regard, a conceptual framework is proposed to implement IoT-BIM-based smart FM in buildings.

Design/methodology/approach

A semi-systematic literature review was conducted to examine the opportunities of integrating IoT-BIM-based smart FM.

Findings

BIM models are seldom used during the operations stage, and the comprehensive digital information developed during the design and construction stage is not efficiently used throughout the building’s life cycle. Therefore, this paper suggests that IoT-BIM can be effectively integrated into six FM functions, namely, energy management, operations and maintenance management, space management, FM project management, emergency management and quality management. IoT-BIM provides a beneficial platform for the digital transformation in FM, optimising the effectiveness and efficiency of buildings.

Originality/value

As a recent approach, the integration of BIM with IoT has created a new direction for moving from traditional FM to digitalise smart FM. However, the adaptation of IoT-BIM concept, particularly for FM, is yet to be explored. Hence, this paper contributes to the IoT-BIM research in the FM domain by highlighting six IoT-BIM-based smart FM for digital transformation in FM.

Abstract

Purpose

Building information modelling (BIM) is increasingly being adopted during construction projects. Design and construction practices are adjusting to the new system. BIM is intended to support the entire project life-cycle: the design and construction phases, and also facility management (FM). However, BIM-enabled FM remains in its infancy and has not yet reached its full potential. The purpose of this paper is to identify major aspects of BIM in order to derive a fully BIM-enabled FM process.

Design/methodology/approach

In total, 207 papers were classified into main and subordinate research areas for quantitative analysis. These findings were then used to conceptualise a BIM-enabled FM framework grounded by innovation diffusion theory for adoption, and for determining the path of future research.

Findings

Through an extensive literature review, the paper summarises many benefits and challenges. Major aspects of BIM are identified in order to describe a BIM-enabled FM implementation process grounded by innovation diffusion theory. The major research areas of the proposed framework include: planning and guidelines; value realisation; internal leadership and knowledge; procurement; FM; specific application areas; data capture techniques; data integration; knowledge management; and legal and policy impact. Each element is detailed and is supported by literature. Finally, gaps are highlighted for investigation in future research.

Originality/value

This paper systematically classifies and evaluates the existing research, thus contributing to the achievement of the ultimate vision of BIM-enabled FM. The proposed framework informs facility managers, and the BIM-enabled FM implementation process. Further, the holistic survey identifies gaps in the body of knowledge, revealing avenues for future research.

Abstract

Purpose

The purpose of this paper is to investigate the processes, tools and techniques of strategic asset information management (AIM) for built assets, and how the asset information content enhances the proficiency of asset managers to effectively manage their assets throughout their life cycle by utilising building information modelling (BIM) and asset management (AM) systems. For most asset managers, the problem is not the lack of information about their assets, but the abundance of it, and most especially the absence of established processes and protocols to effectively manage large sets of asset data. Therefore, it is crucial to develop a strategy to control and manage this information in order for asset managers to harness its potential and realise value from their organisation’s information assets..

Design/methodology/approach

A qualitative case study strategy was used to investigate the effective management of asset data in an AIM system. Seven sets of interviews were conducted and nine respondents were interviewed. These were analysed through qualitative thematic analysis using the NVivo software.

Findings

The paper identifies six dimensions of value that BIM contributes to AM, which are: management, commerce, efficiency, industry, user and technology value. Also, the paper demonstrates that there is real value to be derived by the asset owner from the effective management of asset information. The study highlights that the value of BIM is not inherent but would require many other processes to deliver value to the organisation.

Originality/value

The key value of the paper is that it identifies important techniques for managing asset data and how asset information is collected, organised, stored, controlled, analysed, secured, shared and reported within a virtual AIM system for strategic management-based decisions.

Abstract

Purpose

Currently, building information modelling (BIM) is largely seen as a 3D model, not as an information model or information management tool. This wrong perception of BIM and low interest in 3D asset management (AM) is one of the major reasons for the slow adoption by clients in the architectural, engineering and construction (AEC) industry. The purpose of this paper is to identify the techniques and strategies of streamlining AM systems for BIM-based integration, and how the information is captured from physical assets towards BIM-based integration for clients to derive value from BIM investments.

Design/methodology/approach

A qualitative case study strategy was used to study the strategic implementation process of integrating BIM with AM systems and the business value of BIM in AM by a large asset owner in the UK.

Findings

The paper identifies key strategies in the adoption of BIM-based processes by an asset owner, the implementation process, the challenges and the benefits attained. Several barriers were identified as the challenges of adopting BIM-based processes in AM: complexity and cost associated with BIM; irrelevance of 3D geometric data in AM processes; nature of asset ownership structure; managing the asset handover process; managing change within the organisation. Organisations will have to consider the following issues in streaming asset information with BIM: the development for a clear strategy prior to adoption; connecting the strategy to the business goals; and conducting the discovery exercise to identify organisational information needs.

Originality/value

The research addresses a significant gap in the development of techniques and strategies for asset owners to streamline BIM with AM systems and derive business value from such integration. The research context is a case study involving a large owner-operator in the UK that has been able to derive value from BIM systems in their AM processes. The key value of the paper is improving asset owners’ understanding of BIM in AM by demonstrating the implementation strategies, linkage to organisational objectives, challenges, value management process and business value of BIM in AM. Another contribution of the paper is improving the understanding of BIM, which is usually viewed as 3D models and that 3D geometric data do not have much value for AM tasks.

Abstract

Purpose

Building information modelling (BIM) is a digital representation of the physical and functional characteristics of a building. Its use offers a range of benefits in terms of achieving the efficient design, construction, operation and maintenance of buildings. Applying BIM at the outset of a new build project should be relatively easy. However, it is often problematic to apply BIM techniques to an existing building, for example, as part of a refurbishment project or as a tool supporting the facilities management strategy, because of inadequacies in the previous management of the dataset that characterises the facility in question. These inadequacies may include information on as built geometry and materials of construction. By the application of automated retrospective data gathering for use in BIM, such problems should be largely overcome and significant benefits in terms of efficiency gains and cost savings should be achieved.

Design/methodology/approach

Laser scanning can be used to collect geometrical and spatial information in the form of a 3D point cloud, and this technique is already used. However, as a point cloud representation does not contain any semantic information or geometrical context, such point cloud data must refer to external sources of data, such as building specification and construction materials, to be in used in BIM.

Findings

Hyperspectral imaging techniques can be applied to provide both spectral and spatial information of scenes as a set of high-resolution images. Integrating of a 3D point cloud into hyperspectral images would enable accurate identification and classification of surface materials and would also convert the 3D representation to BIM.

Originality/value

This integrated approach has been applied in other areas, for example, in crop management. The transfer of this approach to facilities management and construction would improve the efficiency and automation of the data transition from building pathology to BIM. In this study, the technological feasibility and advantages of the integration of laser scanning and hyperspectral imaging (the latter not having previously been used in the construction context in its own right) is discussed, and an example of the use of a new integration technique is presented, applied for the first time in the context of buildings.

Abstract

Purpose

The purpose of this paper is to analyse the current state of research on the integration of blockchain and building information modelling (BIM) in the Architecture, Engineering, Construction and Operations (AECO) industry as a means of identifying gaps between the existing paradigm and practical applications for determining future research directions and improving the industry. The study aims to provide clear guidance on areas that need attention for further research and funding and to draw academic attention to factors beyond the technical dimension.

Design/methodology/approach

A mixed-method systematic review is used, considering multiple literature types and using a sociotechnical perspective-based framework that covers three dimensions (technic, process and context) and three research elements (why, what and how). Data are retrieved and analysed from the Web of Science and Scopus databases for the 2017–2023 period.

Findings

While blockchain has the potential to address security, traceability and transparency and complement the system by integrating supporting applications, significant gaps still exist between these potentials and widespread industry adoption. Current limitations and further research needs are identified, including designing fully integrated prototypes, empirical research to identify operational processes, testing and analysing operational-level models or applications and developing and applying a technology acceptance model for the integration paradigm. Previous research lacks contextual settings, real-world tests or empirical investigations and is primarily conceptual.

Originality/value

This paper provides a comprehensive, critical systematic review of the integration of blockchain with BIM in the construction industry, using a sociotechnical perspective-based framework which can be applied in future reviews. The study provides insight into the current state and future opportunities for policymakers and practitioners in the AECO industry to prepare for the transition in this disruptive paradigm. It also provides a phased plan along with a clear direction for the transition to more advanced applications.

Purpose

The purpose of this paper is to investigate and identify the activity systems that drive building information modelling (BIM) business value in asset management (AM). The utilisation of BIM has widened in scope, functionality, flexibility and interoperability to support the AM business process. However, research concerning BIM business value in AM has been inadequate despite its considerable potential and significance in the attainment of organisational objectives. The realisation of BIM business value requires a concerted effort by the asset owner to be able to determine and appraise the critical activities that drive business value in AM.

Design/methodology/approach

The study adopted a qualitative research approach based on a multi-case study strategy that aimed to identify the key business processes that drive BIM business value in AM. The study involved a three-stage research design using interviews and document analysis to facilitate a cross-case analysis from the perspective of the activity systems and dimensions of BIM governance.

Findings

The paper identified six critical activity systems that drive BIM business value for an asset owner: BIM strategy, contract management, lifecycle management, maintenance management, work-order management and value realisation management. The study found that the most developed activity system is the BIM strategy, and the least is value realisation management across all cases. Also, the paper points out that the most proficient BIM governance dimension is process, and the least is people across the three cases. The study noted that the ability of an asset owner to realise BIM business value has maturity undertones and that the asset owner could derive BIM business value, if the six activity systems are effectively executed and continuously improved to an advanced stage of maturity.

Originality/value

An original contribution of the study is the development of the understanding of asset owners in relation to the discovery of key activity systems that drive BIM business value in AM. Another significant contribution of this paper is the demonstration of a novel approach to evaluate organisational maturity of asset owners from the perspectives of the activity systems and BIM governance dimensions of people, process and technology.

Abstract

Purpose

This paper aims to explore the various sociotechnical dimensions of building information modelling (BIM)-induced changes associated with stakeholder management of projects.

Design/methodology/approach

This paper relies on grounded theory and data collection from two case studies – one in the public sector and one in the private sector – and is underpinned by Leavitt’s (1964) sociotechnical model.

Findings

Findings reveal four new dimensions of stakeholder management as being affected through BIM-induced changes: commitment; transparency; learning and experience; and stakeholder satisfaction, with these extending beyond the dimensions recognised in the existing literature. Another novelty lies in bringing to light the highly context-specific nature of BIM-induced changes pertinent to stakeholder management, with the two case studies demonstrating differences in these changes. Furthermore, a theoretical model of the causal impacts of various identified dimensions is presented, in which the sequence of changes and the causal associations between the identified dimensions are conceptualised.

Originality/value

Through Leavitt’s (1964) Diamond lens, the procedure of change and its evolutionary procedure for various components of the sociotechnical system of stakeholder management are theorised. The tentative conceptualisations presented offer a springboard from which to further investigate the episode of change pertinent to various dimensions of stakeholder management in BIM-enabled projects.

Abstract

Purpose

There is a need to develop the understanding of asset owners concerning the constraints of building information modelling (BIM) implementation, and its subsequent value realisation activities in asset management (AM) cannot be overstated. This is because the life cycle cost of a built asset is three times more than construction costs and five times more than the initial investment outlays. Hence, this paper investigated and identified the key issues and challenges of realising BIM business value in AM.

Design/methodology/approach

The study adopted an explorative and deductive approach. A qualitative four-stage research design strategy was adopted using 10 semi-structured interviews and document analysis to collect data. These were analysed through qualitative thematic analysis.

Findings

The study identified 15 key barriers and classified them from the perspective BIM governance dimensions, namely people, process and technology. Furthermore, the study identified that more process-based challenges are experienced than people or technology. Of the identified challenges, three are people-related, eight are process-related and four are technology-related.

Practical implications

The analysed results focussed on the development of the understanding of asset owners, policymakers and researchers regarding the complex challenges that hinder BIM utilisation and value realisation in AM. The findings of this paper support progress towards enhanced BIM adoption in the architecture, engineering and construction (AEC) industry by highlighting the significance of the identified challenges, their nature (people-, process- or technology-based) and the resultant effect on BIM business value realisation during asset operations.

Originality/value

The original contribution of this study was the exploration and identification of the current challenges experienced by asset owners in implementing BIM during asset operations and how these affect the derivation of BIM business value.

Abstract

Purpose

The purpose of this paper is to present a systematic framework for maintenance and refurbishment in domestic housing sector for utilising BIM processes, which tackles ageing housing stock and allows for sustainability improvements, and carbon footprinting.

Design/methodology/approach

The methods used consisted using modern technology currently used in the built environment sector, and applying them to BIM framework. The BIM implementation covered both technical and social implications, and appraisal of different approaches needed to make the framework effective within the housing sector.

Findings

The study revealed that there are many modern approaches for a BIM framework in relation to maintenance and refurbishment, and a possible strategic BM approach largely used in new built sector can be applied to domestic building to achieve effective modern asset management. This makes the housing stock easier to manage as well as addressing vital issues such as carbon footprint, and excessive energy wasted on inefficient buildings envelopes.

Research limitations/implications

Further testing and adoption of the approach and model proposed, will result in greater acceptance of BIM for housing management and greater realisation of benefits.

Practical implications

A potential model that can be used and applied to domestic housing sector as a result of this research.

Originality/value

Demonstration of a road map for BIM applications within the maintenance and refurbishment for housing stock is currently under researched, and the findings aimed to address such a gap. This can in turn shift the focus of BIM towards asset management and building performance rather than just new build.
