Abstract
Purpose
With the advancement of technology and more attention to environmental issues, building information modeling (BIM) and green building have become two new and growing trends in the construction industry. Therefore, this study proposes a new strategy that integrates BIM and green building rating assessments with an emphasis on Iran Green Building Rating System (IGBRS).
Design/methodology/approach
By creating a Revit-IGBRS project template that includes sheets related to all credits, the project compliance with the IGBRS credits and management of submittal documents for certification has been facilitated. Finally, a case study of the materials and resources category of the IGBRS system was performed to validate the BIM-IGBRS application model. All 8 criteria of this category were examined by using Dynamo programming for the Revit sample project.
Findings
A practical model for BIM and IGBRS integration is presented, which allows designers to be aware of the IGBRS scores obtained before the project’s construction phase and examine different scenarios for the highest scores. Overall, this study showed that integrating BIM and the Iranian rating system is possible with some constraints, and adding some features to BIM software can promote this integration.
Originality/value
Given that no study has been conducted on the integration of BIM with the Iran Green Building Rating System (IGBRS), the present research investigates utilizing building information modeling to meet the credits requirements of this rating system. The results of this research can be generalized and used in other green rating systems.

Abstract
Purpose
Oman commitment for Sustainable Development Goals 2030 pushes green building at the forefront of construction industry. However, its green building progress is slower than other Gulf Cooperation Council countries, and only a handful of local contractors have been involved in green project development. Understanding the barriers to green project delivery will open avenues for better project planning and preparation. This research aims to identify the barriers experienced by the contractors when constructing green buildings in Oman.
Design/methodology/approach
Qualitative research, via a semi-structured interview process, explores the barriers experienced by 14 contractors when constructing Leadership in Energy and Environmental Design (LEED) green building projects in Oman. Using NVivo 12 software, thematic analysis was conducted through the generation of coding and themes which enable the identification of the relevant barriers.
Findings
The research uncovered 10 barriers and grouped them into five categories. The five categories are as follows: (1) insufficient skills development, (2) lack of government support and regulatory adjustment, (3) limitation in materials procurement, (4) documentation and coordination limitation and (5) difficulty in green rating compliance.
Originality/value
The research identified 10 barriers of constructing green buildings in Oman. These barriers gravitated on 4 issues: knowledge and competency, green rating requirements, government involvement and materials procurement. It streamlined clusters of the potential research area for more effective green building action plans in the future. Two barriers are deemed uniquely applied to Oman, namely “lack of needed regulatory adjustment” and “absence of local rating tools”. This insight can serve as a valuable steppingstone to push more green buildings for the country.

Abstract
Purpose
The purpose of this paper is to understand if and how industrialized house building (IHB) could support productivity developments for housebuilding on project and industry levels. The take is that fragmentation of construction is one explanation for the lack of productivity growth, and that IHB could be an integrating method of overcoming horizontal and vertical fragmentation.
Design/methodology/approach
Singe-factor productivity measures are calculated based on data reported by IHB companies and compared to official produced and published research data. The survey covers the years 2013–2020 for IHB companies building multi-storey houses in timber. Generalization is sought through descriptive statistics by contrasting the data samples to the used means to control vertical and horizontal fragmentation formulated as three theoretical propositions.
Findings
According to the results, IHB in timber is on average more productive than conventional housebuilding at the company level, project level, in absolute and in growth terms over the eight-year period. On the company level, the labour productivity was on average 10% higher for IHB compared to general construction and positioned between general construction and general manufacturing. On the project level, IHB displayed an average cost productivity growth of 19% for an employed prefabrication degree of about 45%.
Originality/value
Empirical evidence is presented quantifying so far perceived advantages of IHB. By providing analysis of actual cost and project data derived from IHB companies, the article quantifies previous research that IHB is not only about prefabrication. The observed positive productivity growth in relation to the employed prefabrication degree indicates that off-site production is not a sufficient mean for reaching high productivity and productivity growth. Instead, the capabilities to integrate the operative logic of conventional housebuilding together with logic of IHB platform development and use is a probable explanation of the observed positive productivity growth.

Abstract
Purpose
The concept of Circular Economy (CE) has gained significant traction in addressing the issue of Construction and Demolition (C&D) waste, which is generated because of global urbanisation and urban renewal. Therefore, this research aims to explore the applicability of CE strategies to minimise the C&D Waste Management (WM) issues in Sri Lanka considering the preconstruction stage of the building project.
Design/methodology/approach
The research adopted a qualitative approach, using three expert interview rounds with the Delphi technique. In each round, 17, 15 and 12 experts were involved. A manual content analysis method was used to analyse the collected data.
Findings
Findings uncovered effective strategies in CE to address the 14 issues within C&D WM and its effects on the project management iron triangle in Sri Lanka. Integrating CE strategies within the construction sector to tackle C&D WM issues can significantly contribute to establishing a more sustainable, robust and resource-conscious built environment. By adopting CE strategies such as design for adaptability of existing buildings and design for disassembly, construction projects can optimise the project's timeline, cost and quality factors.
Originality/value
This will help to minimise the demand for virgin materials and reduce the volume of waste generated. Using recycled materials also helps close the loop of the materials cycle, thereby contributing to the CE. Also, this research contributes uniquely by offering practical, context-driven solutions that align with Sri Lanka’s construction sector.

Purpose
Reconstruction of old buildings is often necessary after prolonged usage, but these projects encounter various complexities, leading to their failure. However, there is a lack of studies that focus on investigating the complexity of old building reconstruction initiatives. Thus, this study aims to examine the complexity of reconstruction projects for old buildings in Vietnamese urban areas.
Design/methodology/approach
Through a literature review and discussions with experienced practitioners, 12 significant complexity factors were identified. The study then utilized the fuzzy decision-making trial and evaluation laboratory (DEMATEL) technique to analyze the interrelationships among these complexity factors.
Findings
The findings revealed intricate interdependencies among the complexity factors, visualized in a complexity map. The map highlighted the critical complexities of site compensation, clearance and the long project duration. Furthermore, a causal diagram categorized the complexity factors into net-effect and net-cause groups.
Originality/value
By examining the relationships and interactions among these factors, the study emphasizes the interconnected nature of complex systems and the influence of one factor on others. Therefore, decision-makers and stakeholders involved in reconstructing old buildings are suggested to possess a comprehensive understanding of these interdependencies to ensure effective decision-making.

Abstract
Purpose
This study explores the significance and implementation priorities for Digital Product Passports (DPP) in the context of building renovation projects. It aims to reveal bottlenecks and how a data-driven workflow bridges the DPP understanding/implementation gap, facilitating the transition towards practices aligned with the EU Green Deal goals.
Design/methodology/approach
A mixed-methods embedded design was employed for a real-case study exploration. Desk research and field observations ground the two-level analysis combining project documentation, namely the Bill of Quantities (BoQ), with different criteria in digitalisation and sustainability, such as economic ratio, 3D modelling, waste management, hazards, energy performance and facility management. All results were interpreted from the DPP lens.
Findings
The analysis revealed a system for identifying building products representing a significant part of the renovation budget. About 11 priority DPPs were found. Some are crucial for both the deconstruction and construction phases, highlighting the need for an incremental and strategic approach to DPP implementation.
Research limitations/implications
The study is limited to a single case study. Constraints are minimised given the sample's archetype representativeness. The outcomes introduce the need for strategic thinking for incremental DPP implementation. Future research will explore additional criteria and cases.
Originality/value
The research has resulted in a classification framework for DPPs' significance and priority, which is provided with case results. The outcome of the framework provides views on concept alignment to make the implementation in construction more straightforward. Its practical use can be replicated in other projects, emphasizing the importance of data structure and management for the circular economy.

Abstract
Purpose
Enterprise resource planning (ERP) systems that are equipped with numerous features and functionalities help to improve the profitability of construction corporations around the world through enhancing the efficiency of the functions related to cost management. Thus, the purpose of this study was to investigate the applicability of ERP systems for cost management of building construction projects in Sri Lanka.
Design/methodology/approach
A qualitative technique was used in this study, which comprised two-round Delphi-based semistructured interviews. Purposive sampling was used to determine the interviewees. Content analysis was used to evaluate the collected data.
Findings
The findings of this study identified the ERP system as a strategic tool for gaining a competitive advantage for an organization while confirming 14 uses of ERP systems and 16 stages of the cost management process. Eighteen issues were finalized at the end of the interview rounds while categorizing the suitable ERP applications at each stage of the cost management process.
Originality/value
Even though there are numerous distinct studies conducted on cost management and ERP systems, there has been a lack of studies conducted on the synergy between these two areas that can be adapted for the building projects in the Sri Lankan context. Therefore, the findings of this study can bring a new paradigm to the Sri Lankan construction sector by influencing the adaption of correct ERP systems at numerous project stages by providing a competitive edge.

Abstract
Purpose
Relational contracting is increasingly being applied to complex and uncertain construction projects. However, it has proved hard to achieve stable performance and industry-level learning in this field. This paper employs an institutional perspective to analyze how legitimacy for relational contracting has been produced and challenged in Denmark, Finland, Norway and Sweden, including implications for dissemination and learning.
Design/methodology/approach
A collaborative case study design is used, where longitudinal accounts of the developments in relational contracting over more than 25 years in four Nordic countries were developed by scholars based in each country. The descriptions are underpinned by literature sources from research, practice and policy.
Findings
The countries share similar problem perceptions that have triggered the de-institutionalization of traditional contracting practices. Models and policies developed elsewhere are important sources of knowledge and legitimacy. Most countries have seen pendulum movements, where dissemination of relational contracting is followed by backlashes when projects fail to meet projected outcomes. Before long, however, relational contracting tends to re-emerge under new labels and in slightly new forms. Such a proliferation of concepts presents further obstacles to learning. Successful institutionalization is found to rely on realistic goals in combination with broad competence development at the organizational and industry levels.
Practical implications
In seeking inspiration from other countries, policymakers should go beyond contract models to also consider strategies to manage industry-level learning.
Originality/value
The paper provides a unique longitudinal cross-country perspective on the field of relational contracting. As such, it contributes to the small stream of literature on long-term institutional change in the construction sector.

Purpose
Many parameters influence the success of sustainable projects (SPs) in the architecture–engineering–construction. One of these important parameters is the project delivery attributes (PDA), which are influenced by the project delivery system (PDS) while affecting the selection of it. This study aims to evaluate the significance of PDAs in influencing both the performance and success of SPs in Turkey, where the interest in SPs is high.
Design/methodology/approach
The impact of PDAs was determined by applying the two-round Delphi method with a semistructured interview involving the main stakeholders of a construction project, like owners, designers, contractors and consultants who played active roles in SPs, as well as academics to theoretically evaluate the issue. The significance of PDAs was assessed using the relative importance index, and the results were validated using the interrater agreement analysis.
Findings
The study identified key PDAs impacting SPs as owner character, commitment and motivation; simulation and energy modelling; and timing of stakeholders/early involvement.
Originality/value
The investigation of the significance of the PDAs is a lesser-studied context. Therefore, a research framework that enables an effective set of methods for solving the sectoral problems of PDAs that have impacts on SPs has been proposed. The framework is expected to open new opportunities for the generation and regulation of the PDSs for SPs. The findings will provide valuable insights to project stakeholders, particularly owners, local authorities and policymakers to assess which PDAs have a greater impact on sustainability performance when setting PDSs in SPs in other developing countries.

Purpose
Architectural programming, as a critical phase in construction projects, has been widely recognized for its importance and advantages throughout the construction process. With the rapid development of the socioeconomic landscape, architectural programming has garnered increasing attention from various other disciplines, becoming a key trend in interdisciplinary collaboration. This study aims to provide a comprehensive understanding of the current status and future directions of architectural programming from an interdisciplinary perspective through scientometric analysis and systematic review.
Design/methodology/approach
This study first collected English journal articles on architectural programming published between 1975 and 2024 from the Web of Science and Scopus databases. After an initial screening of titles and abstracts, 515 articles were selected for scientometric analysis to reveal the current state and advantages of architectural programming research in multidisciplinary fields. Subsequently, a second screening of full-text articles identified 75 journal articles for systematic review, focusing on research topics and challenges in interdisciplinary applications.
Findings
The study reveals an exponential increase in the number of papers related to architectural programming between 1975 and 2024, particularly in the last decade. Six key research topics of architectural programming in multidisciplinary fields were identified: (1) performance optimization and evaluation, (2) digitalization and automation development, (3) project management and decision support, (4) improvement of human and social welfare, (5) sustainable resources and environment and (6) educational practices of architectural programming. Additionally, the study identified the main challenges in the interdisciplinary application of architectural programming, including (1) incompatibility among disciplines, (2) limitations of data and methodologies and (3) insufficient social engagement. To address these challenges, three potential future directions were proposed: (1) establishing interdisciplinary teams and platforms, (2) enhancing multi-source data integration and digital transformation and (3) improving governance mechanisms and educational training.
Originality/value
By combining quantitative and qualitative methods, this study provides a comprehensive review of architectural programming research and applications in multidisciplinary fields, offering theoretical foundations and practical references for the future development of architectural programming. This review not only aids in understanding the overall status of current architectural programming research but also offers valuable insights and recommendations for future research directions and practical applications.
