Abstract

Purpose

The purpose of the study is to mainstream the disaster risk reduction (DRR) and disaster resilience measures into the GreenSL® building rating system in Sri Lanka to demonstrate a more holistic approach in achieving sustainability with resilience.

Design/methodology/approach

First, a comprehensive literature review was carried out on green building practices and rating tools, natural hazards and DRR and global and local frameworks. Next, criteria were developed incorporating the disaster resilience aspects through eight expert committee meetings and included the rating tool in three levels. Finally, 11 green-certified buildings from the Green Building Council of Sri Lanka were reevaluated using the new disaster resilient GREENSL® rating system for built environment as a validation for the new tool and to analyze the new certification levels.

Findings

All the green-certified buildings in hazard-prone areas dropped their certification by one level while the buildings in nonhazard-prone areas remained in the certification after being evaluated by the new DRR-incorporated rating system, which recommends the use of new tool for the buildings in hazard-prone areas. But due to the rapid changes in climate and the unpredictable trends of natural hazards, the use of new DRR incorporated GREENSL® rating system for built environment for the certification of buildings is highly endorsed.

Originality/value

This is the first research study based on the GREENSL rating system. And it is the first effort to incorporate DRR aspects to any rating tool in Sri Lanka. The projects that were evaluated for the validation of the new tool are the actual projects which obtained green building certification. Also, it is apparent that this study has gone some way towards enhancing the understanding of blending the sustainability and resilience in rating systems for built environment.

Abstract

Purpose

The concept of green buildings (GBs) in contemporary building design has risen in popularity with the rapid economic development resulting from globalization. The primary objective of this research is to provide an impetus to improve the methods of green technology adaptation, taking the Russian Federation as an example.

Design/methodology/approach

Globally, the first green building rating systems were implemented in the 1990s. The Russian Federation had launched its national green building rating systems apart from the international green building rating systems that were implemented in the country.

Findings

Based on qualitative analysis, a common approach in the Russian market for certifying green construction was identified. The collected information can be considered evidence of market entry and aid in preparation for possible market shocks.

Originality/value

Furthermore, the study determined seven significant rating measures that were generally applied by various green building rating systems, and the most influential rating measure was “energy,” followed by “site,” “indoor environment,” “land and outdoor environment,” “material,” “water” and “innovation.” Additionally, this study determined the primary research endeavors of the analyses of contemporary green building rating systems and presented the scope for future research.

Abstract

Purpose

The researchers analyzed factors affecting the adoption of the Leadership in Energy and Environmental Design (LEED) green-building certification system in Jordan, including financial performance of certified projects along with broader barriers that may impact developers’ interest in LEED.

Design/methodology/approach

The authors first reviewed online data for all LEED registered and certified projects in Jordan, recruited LEED-certified project stakeholders, collected documents related to LEED projects and conducted LEED category credit summaries, financial cost-benefit analyses and spot-checking reported values in local markets. The authors then visited projects sites and interviewed various project stakeholders to understand better stakeholders' decision-making processes concerning LEED and relevant factors (financial, branding, cultural, political, etc.).

Findings

Obtaining LEED certification in Jordan was financially feasible as evinced in both the quantitative analysis and interviews. However, the authors found that there was very limited interest in LEED among Jordanian developers. Barriers included widespread cynicism toward green building concepts as well as a lack of local expertise in installing and maintaining green technologies. To overcome these barriers, the authors recommend that green building initiatives place a greater emphasis on education and public-promotion activities.

Research limitations/implications

The research data were limited to projects that had successfully achieved LEED certification. Broader qualitative research conducted across the Jordanian building community could provide additional insights, but such an investigation is beyond the scope of the current study.

Originality/value

The complexity of adapting a Western green building standard (LEED) to a non-Western context is discussed in detail. The findings suggest that understanding regional development challenges, local markets and cultural differences is vital for successfully implementing green building certification systems.

Abstract

Purpose

This paper aims to examine the concept and practice of green building for office interiors: whether the green intent can be effectively implemented in an interior retrofitting project.

Design/methodology/approach

Reviewing green building rating systems for interiors, examining certified interior projects and interviewing occupants working in certified green offices.

Findings

The green building credits for interiors fall into three relational layers: the urban context, the host building and interior fit-outs. Most projects under study performed well on credits for interior fit-outs (e.g. low emitting materials, energy efficient equipment and appliances, etc.), while underperformed on credits for its host building (e.g. air-conditioning systems, ventilation, etc.). The latter might more significantly affect working experience. The other important green aspects, such as daylight availability, facilities accessibility, might be subject to its location and urban context.

Research limitations/implications

This article presents a multi-examination of green interiors. The data came from second-hand Leadership in Energy and Environmental Design scorecards and qualitative interviews. More quantitative surveys are expected to be conducted.

Practical implications

Green interior retrofitting should go beyond selecting environmental-friendly finishes and furniture or resource-efficient fixtures and appliances. It should proactively start from assessing the environmental performance of the host building and its urban context.

Originality/value

Most research looked at green building as a whole. Green interiors are actually more practical for tenants who intend to reduce their corporate environmental impacts, whereas they do not have control over whole building design and operations. This article highlights the importance of green interior retrofitting and provides guidance.

Abstract

Purpose

The environmental performance of buildings can be measured by using an existing green building indicator system. In Thailand, the Thai’s Rating of Energy and Environmental Sustainability (TREES) has been applied to 70 buildings including condominiums. It is important to collect feedback from stakeholders to identify the criteria of green features that respond to the expectation of condominium’s potential buyers as well as the satisfaction of current occupants. This paper aims to examine prioritised aspects from potential buyers and occupant satisfaction of the TREES criteria in the case study, a green condominium in Bangkok, Thailand.

Design/methodology/approach

The case study was conducted at IDEO Mobi Sathorn in Bangkok, the only condominium certified with the TREES system so far. Research methods include interviews, observations, document analysis and the surveys from the condominium’s potential buyers and current occupants.

Findings

The findings indicate that the condominium’s potential buyers are more concerned about site and landscape, indoor environmental quality and energy and atmosphere, whereas the current occupants are more satisfied about water conservation, site and landscape and energy and atmosphere in comparison with the other TREES criteria. Despite the provision of green features in the condominium, occupants are less satisfied about green innovation as showed in the least satisfied percentage of TREES criteria. In Facilities Management perspective, the paper shows connections between TREES criteria and FM functions in multi-unit residential project. The findings show that the application of TREES criteria focuses on the provision of value in FM, whereas stakeholder perceptions regarding the TREES criteria contribute to the perception of value in FM.

Practical implications

The findings and reflections upon the finding can help to understand the impact of green building aspects of the TREES system on perceptions of different stakeholders, that is, potential buyers and current occupants of the condominium. Recommendations for real estate developers and facilities managers regarding the development of green building concept on the TREES system are provided.

Originality/value

There has been no prior research in this area. The paper provides better understanding with regard to prioritised aspects from the potential buyers and occupant satisfaction of TREES criteria in Bangkok green condominium. This paper provides empirical data regarding stakeholder perception on TREES criteria that can be used to compare with similar data of the TREES-certified condominiums when they are available in the future.

Abstract

Purpose

Sustainability has become a topical issue in many countries, with emphasis on green buildings. Though Ghana has recently adopted green buildings, there is lack of its speedy implementation. There is little literature on the adoption of green certification of buildings, especially in a developing country like Ghana. The purpose of this paper is to identify the factors that drive the adoption of green certification of buildings in Ghana.

Design/methodology/approach

The study adopts face-to-face and telephone interviews, using a semi-structured interview guide among ten built environment professionals. Qualitative responses to the interview are thematically analysed using Nvivo 11 Pro analysis application software.

Findings

The findings suggest that “observability of the benefits of green certified buildings”, “commitment of Government to green building initiatives”, “incorporating green certification of buildings into the code of practice of professional bodies”, “green building certification incentives”, “public acknowledgement of the green building concept”, “policies and regulations to enforce the adoption of the concept” and “effective communication and source of information on the concept” are the factors that drive the adoption of green certification of buildings in Ghana.

Originality/value

The paper contributes to the understanding of the factors that drive the adoption of green building certification in Ghana. With these findings, stakeholders and industry practitioners can make informed decisions regarding how they can put in place strategies to ensure the effective adoption of green certification of buildings. Though this study was conducted within the context of Ghana, its findings and implications can be useful to policy makers, stakeholders and practitioners in other developing countries.

Abstract

Purpose

Real estate sustainability can be best demonstrated through a “green” certification such as leadership in energy and environmental design, but, in markets where little precedent is available, quantification of costs and premiums related to green buildings is still ridden with uncertainty. The aim of this study is to shed some light on market rent and price premiums as perceived by professional operators in Italy.

Design/methodology/approach

A survey of two cohorts of real estate stakeholders, either members of the Green Building Council Italia or commercial real estate investors, was carried out by means of an online questionnaire.

Findings

Based on 270 responses, it can be inferred that, while the importance of green building is widely acknowledged, caution is still prevalent regarding expected gains. In fact, the majority of respondents perceive the increase in rent and price premiums as being equivalent to additional costs.

Originality/value

This is the first attempt to analyze perceived importance of greenbuilding in Italy.

Abstract

Purpose

There is an increasing level of recognition of the pressing issues associated with climate change and resource depletion. As a result, it is well recognised that higher education institutions bear responsibilities to promote “sustainable development”. Many universities have adopted green building practices in the construction of their building infrastructure. A variety of Green Building Rating Tools (GBRTs) have been designed to facilitate green building developments. Thus, the aim of this research is to identify mechanisms to improve current GBRTs in terms of waste management (WM) practices by using green star accredited educational buildings in Australia.

Design/methodology/approach

A qualitative approach was adopted in this study to achieve the research aim by conducting three case studies of educational buildings in South Australia. Thirty three interviews were carried out in a face-to-face, semi-structured manner and project documentations were reviewed. The participants were asked to provide their expert opinions on the GS initiative and its ability to minimise waste generation, the impact of the GS initiative on solid WM practices and problems associated with the implementation process of the GS initiative. Data was analysed using code-based content analysis using the NVivo software package. Tables and figures were used as the visualization technique to present an expedient understanding in a holistic manner.

Findings

Findings showed that the Green Star (GS) initiative drives change in the way current practices are performed in the Australian construction industry. However, this study revealed that WM targets outlined in the GS initiative are not challenging enough. Thus, suggestions are provided in this research to improve the WM aspects of GS initiatives by looking beyond a focus on “sustainability” and “waste minimisation” towards a focus on regenerative environments.

Originality/value

These findings are valuable for practitioners and policymakers seeking to improve WM practices and to address issues associated with climate change and resource depletion.
