Abstract

Rural folk custom ecotourism is one of the most unique tourism projects today, which relies on the unique landscape of the country for architectural planning and tourism. In the article, the architectural planning and design based on the protective development of rural folk custom ecotourism was studied. Based on this, firstly, the characteristics and development background of rural tourism were expatiated, and the theoretical research background of current landscape planning and design was analyzed; then the principles and methods of planning and designing of rural folk custom ecotourism landscape architecture were analyzed, and the functions of architecture and space use were described in detail, so as to meet the need for protective and sustainable development; in addition, through the analysis and planning of specific projects, the concrete methods of architectural planning and design were discussed and the localization of architectural planning and design was achieved.

Abstract

Purpose

Since the appearance of COVID-19 social distancing and staying home have been recommended repeatedly by the governments for disease prevention. As the challenge continues to remain the current study seeks to examine the factors affecting social distancing through space planning and management. More specifically the current study aims to examine the appropriateness of the spatial organization and space configuration of a clubhouse with a linear plan layout in the mitigation of the spread of infections due to serious pandemic COVID-19.

Design/methodology/approach

For an enhanced understanding of the impact of spatial arrangements of public spaces plan on the effective implementation of social distancing this study has used the space syntax analysis method. The MPSP clubhouse building in Penang, Malaysia was selected as the case study. The level of permeability and wayfinding were determined in the building plan and were illustrated using photoshop software to depict the interrelation between the indoor spaces and building circulation. Graphs of the depth of space were used to analyze the level of permeability and wayfinding to illustrate the possibility of social distancing in the plan.

Findings

The result of the study shows the significant role of proper plan layout design on social distancing. While clear and direct wayfinding can positively be associated with more effective social distancing, the inefficient design of user access, inappropriate locations of multiple entry and exit and indefinite directions of users' inside buildings can impose slight limitations. The average level of permeability might suggest ineffective spatial arrangement, ignoring the needs of spatial segregation. The study further found that the linear plan layouts with proper zoning and effective management strategies can be considered a proper layout to facilitate social distancing and the spread of COVID-19.

Originality/value

The current study is unique in terms of examination of the spatial configuration of linear public spaces plan layout for possible temporary adaptability to curb disease spread during the unexpected advent of a pandemic. Based on researchers' best of knowledge it is the first time that the impact of recreational space design on social distancing has been examined. The study also originally sheds light on the fact that the commonly used guideline for the social distancing of 1–2 m between 2 persons, in reality, is practically inadequate given the nature of the sports activities.

Abstract

Purpose

The construction industry has actively attempted to tackle the low-productivity issues arising from inefficient construction planning. It is imperative to understand how construction practitioners perceive technology integration in construction planning in light of emerging technologies. This study intended to uncover unique experimental findings by integrating 4D-building information modelling (BIM) to virtual reality (VR) technology during construction planning among construction professionals at light steel framing (LSF) projects.

Design/methodology/approach

The building industry participants were invited to provide inputs on two different construction planning methods: conventional and innovative methods. The conventional method involved the participants using traditional platforms such as 2D computer-aided design (CAD) and physical visualisation of paper-based construction drawings for the LSF assembly process with a Gantt Chart tool to complete construction planning-related tasks for the targeted project. Comparatively, participants are required to perform the same tasks using more innovative platforms like 4D-BIM in a VR environment.

Findings

A Charrette Test Method was used to validate the findings, highlighting an improvement in usability (+10.3%), accuracy (+89.1%) and speed (+30%) using 4D BIM with VR compared to the conventional paper-based method. The findings are also validated by a paired t-test, which is supported by the rationality of the same findings. This study posits positive results for construction planning through the utilisation of modern practices and technologies. These findings are significant for the global construction industry facing low productivity issues, delays and certainty in terms of building delivery timelines due to poor construction planning.

Originality/value

This new blend of technologies—combining 4D BIM and VR in industrialised construction projects—potentially directs future initiatives to drive the efficiency of construction planning in the building lifecycle. The interactive BIM-based virtual environment would purposefully transform construction planning practices in order to deliver modern and more certain building construction methods with a focus on prefabrication processes.

Abstract

Purpose

A meta-study covering the past decade maps the development of Norwegian municipal planning, climate adaptation and institutional vulnerability towards climate change. This paper aims to explore the implementation of climate adaptive changes in Norwegian legal planning and building framework into municipal practice and policy instruments from 2007 to 2016. The study is planned to answer the question: what drivers ensure increased municipal efforts in their climate adaptive planning and building practice?

Design/methodology/approach

The paper presents empirical findings from two qualitative research projects, each with nine interviews of municipal key personnel within three municipalities’ planning and building services and an ongoing qualitative, expert interview-based study (eight individual/group interviews).

Findings

Risk reduction and climate resilience are still unsatisfactorily attended in many Norwegian municipalities. There is a gap between political and administrative levels in communicating bilateral expectations and needs for incorporation of climate adaptive measures. Policy instruments maintaining climate adaptation are in demand by different building process actors. Yet, extreme weather events seem to be the main drivers for actual implementation of climate change aspects into municipal policy instruments. Networking, both within and between municipalities, is an important strategy for learning climate adaptation.

Research limitations/implications

Both globally and in Norway, the focus on climate change impacts is steadily increasing. Municipal risk and vulnerability analyses are statutory, as is the incorporation of the results into local plans at appropriate levels.

Originality/value

The originality of this paper is the meta-perspective over the past decade, the qualitative approach and the use of environmental psychology theories.

Abstract

Purpose

The purpose of the study, upon which this paper is based, was to contribute an improved understanding of the vertical extension of buildings, by presenting a development process for its implementation in which the key aspects to consider when planning such extensions are highlighted.

Design/methodology/approach

The approach is based on linking the diffusion of innovation together with case study research to stimulate further development in vertically extending buildings. Four cases of vertically extended buildings in Sweden were selected for the study.

Findings

The development process highlights seven key areas for decisions when planning a vertical extension. These areas are: opportunities for vertical extension; strategies for implementation; detailed planning process; concept development; evaluation; building permit; and procurement. The development processes and lessons learnt from each case are presented, covering both success and failure.

Research limitations/implications

The research is based on four cases of vertically extended buildings. The findings offer valuable insights into the development process which should provide the research community with an improved understanding of the challenges faced.

Practical implications

The findings will help planners, housing owners, housing developers and facility managers better understand the conditions that favour successful implementation of vertical extensions.

Originality/value

The paper provides the reader with an understanding of the challenges faced in the vertical extension of a building and the means of overcoming them to create a simplified development process.

Abstract

Purpose

The purpose of this paper is to know how do early-phase planning of real estate (RE) and facilities management (FM) create value for owners and users of commercial and public sector buildings.

Design/methodology/approach

The data were collected in Norway in 2015 through a national online survey (N = 837). The sample gives a good picture of Norwegian owners’ and even users on tactical-level (customer) perspectives on RE and FM. The data have been analysed through descriptive statistics and exploratory factor analysis. The hypotheses have been tested through analyses of correlations and ordinary least square (OLS) linear regressions.

Findings

Exploratory factor analysis made it possible to establish seven composite variables (constructs). Based on these seven constructs, six hypotheses were derived and tested. Obstacles and financials have no significant effect on buildings’ perceived usability. The most important factors during early-phase planning that influence buildings’ perceived usability and lifetime value creation are measures promoting environment and life-cycle costs (LCC), FM, adaptability and image.

Research limitations/implications

Further empirical and preferably, comparative studies are needed to establish whether the findings can be generalized. The study has shown that a building’s usability and lifetime value creation is largely determined by decisions made during early phase planning.

Practical implications

Well-founded early-phase planning of RE and FM may actually provide very high return on the investments and significantly improve the buildings’ lifetime value creation for owners and users. Early-phase planning is also of great importance both for buildings’ physical design, as well as for successful FM during the buildings’ use phase, and may prevent irreversible blunders.

Originality/value

This is a large N empirical study in Norway. The findings indicate what owner and users of buildings should emphasize during early phase planning.

Abstract

Purpose

This paper was motivated by the absence of a government examination of and professional interest in planning conditions as a means of development control in Hong Kong. Proposes to examine this situation.

Design/methodology/approach

The research objective is achieved by a field survey and legal analysis of its findings. The field survey of all the 60 residential development projects in Hong Kong under comprehensive development area zoning subject to conditional planning permissions from 1998 to 2000 involving 119 planning applications was conducted to assess factual compliance with planning conditions.

Findings

The findings show that, while most physical planning obligations have been duly fulfilled in these projects, the non‐depositing of master layout plans for development poses actual and potential public domain problems of planning enforcement, building permission, conveyancing and property management. The major problems of non‐compliance are property purchasers being unable to fully appreciate the environment of a development when making a decision to buy; subsequent titles defects, unauthorised building works and operations. Suggestions are made to close the loopholes in planning law and to introduce a formal channel for retrospective rectification in the light of the social consequences of non‐compliance.

Originality/value

This paper is the first serious attempt to evaluate the importance of compliance with planning conditions in Hong Kong and its analysis should be of interest not only to local policy makers and professional people in particular, but also to researchers in comparative development control in general.

Although the staff had very little technological or planning experience in the early years, they were able to successfully plan a technologically advanced building. Much of the success of this venture came by researching technology, and constant revision of plans to incorporate changes. Abstract

Purpose

This study aims to explore the need for space (demand) and the provision thereof (supply) in the Faculty of Architecture building at Thammasat University Rangsit campus using variables from the designing an accommodation strategy (DAS) framework; these variables are incorporated to test and improve the framework. Another purpose is to examine the planning and development of the faculty building to understand its strategy, which serves as a means to contribute to the planning and development theory.

Design/methodology/approach

A case study of the Faculty of Architecture building was conducted at Thammasat University in Thailand. The DAS framework was used to reconstruct and examine the development process of the building to determine the gaps between supply and demand in terms of building space, to reflect on the building plan and process and to make suggestions as to how the DAS framework might be improved. Research methods included interviews and document analysis concerning space requirements and provision in the Faculty of Architecture building.

Findings

The gaps between supply and demand in terms of the faculty building space are affected by the condition of the building (i.e. building obsolescence), the number of building users and the changing environmental context. This study shows that both pre-design and post-occupancy evaluation are essential to collect data concerning the match or mismatch between supply and demand of space and to assess users’ needs and preferences concerning the faculty building. Regarding the building development process, factors impacting the step-by-step planning of the real estate interventions include the organisational context (public/private sector) and the management of the construction project (time, cost, quality). The DAS framework is found to be useful for structuring the information-generating processes necessary to determine gaps between demand and supply in terms of space and for making decisions regarding real estate interventions.

Research limitations/implications

Additional case studies in different environmental and organisational contexts are required to test the DAS framework and improve data validity. This study was conducted during the COVID-19 pandemic period, which affected data accessibility.

Practical implications

The results provide insight into the influence of various factors on the decision of corporate real estate. The DAS framework can be used to explore the range of demand for and supply of space and to find an optimal match.

Originality/value

This paper shows valuable steps in planning and development of educational real estate and a first application of the DAS framework in Thailand. The findings confirm the importance of the physical learning environment of architecture schools, particularly the studio spaces required in architecture education.

Scenic tourist buildings are the important material security conditions for famous scenic cities to carry out tourism activities, and the level of their planning and design will directly affect the tourists' recognition of the scenic spots. Based on this, a research on the evaluation of the coupling degree between scenic tourist buildings and sites based on analytic hierarchy process was put forward. First of all, the theory of the coupling between the landscape tourism architecture and the site was elaborated, and then the landscape tourism architecture and its planning and design were proposed; taking a certain project as an example, planning and design of its teahouse, villas, sightseeing stand and other buildings were analyzed emphatically; in addition, the evaluation of the coupling degree of AHP was used to show that the planed and designed scenic tourist buildings are in the landscape and they can also be the landscape.
