Abstract

Purpose

This paper highlights a crucial public safety issue due to falling objects from tall residential buildings in Singapore. A systematic façade inspection regime and a system of evaluation of severity for the detection and assessment of potential falling objects from tall buildings are presented.

Design/methodology/approach

The research uses qualitative case study approach with 450 tall residential buildings sampled for the study. The common materials, elements, components with high risk of falling objects, the nature and type of the falling, the critical factors affecting the falling, the respective level of severity, and the effectiveness of various diagnostic techniques and protocols, are summarised.

Findings

Façade for tall residential buildings in Singapore comprises mainly cementitious materials cast in situ or precast, with fixtures and architectural features, all of which have potential of falling. The common anomalies arising from each material and fixture/features are identified, the causes evaluated and their implications to future design, construction and maintenance analysed.

Originality/value

This study provides original and significant information to a crucial public safety issue, setting design and construction criteria that will serve as a benchmark for new and existing facades, applicable to all cities dominated by tall buildings. The paper presents original figures, checklists and guides as a basis for readers' consideration to use according to their respective unique conditions.

Abstract

Purpose

Many town centres in England exhibit high retail property vacancies and require regeneration. Several alternatives for the replacement of town centre retail (TCR) have been suggested, one of which is healthcare. The healthcare sector in England is in distress, with the National Health Service (NHS) tackling extensive patient waiting lists, whilst operating from an ageing estate. This paper is an introductory study that uses seven carefully selected personalised surveys to raise academic awareness of the importance and potential of integrating healthcare into town centres and calls for large-scale research to establish the statistical validity of the reported observations.

Design/methodology/approach

This study is developed from an interpretative standpoint. Through semi-structured interviews with key stakeholders specific to retail-to-healthcare conversions, this study reports stakeholders' perspectives on opportunities and limitations for such conversions to give direction for large statistical research in the future.

Findings

All participants support the integration of healthcare into town centres and agreed that diagnostic services, mental health support and primary care services are appropriate for provision within town centres. The participants advocate large-scale change in town centres in England, with integrated healthcare co-located with complementary services to fit with wider regeneration plans. Participants prefer adaptation of existing buildings where technically feasible and emphasise the importance of obtaining the buy-in of other stakeholders whilst expressing concerns about the uncertainty of capital funding availability.

Originality/value

This is the first study to analyse the practice of retail-to-healthcare conversions in town centres. These are still rare in England and projects are complex. The market experience is limited, and thus, the literature is scarce. This study fills this void and provides a starting point for future quantitative research in this area and informs the new town-planning policies.

Abstract

Purpose

This paper reviews the literature on maintenance strategies for energy efficiency as a potential maintenance approach. The purpose of this paper is to identify the main concept and common principle for each maintenance strategy for energy efficiency.

Design/methodology/approach

A literature review has been carried out on maintenance and energy efficiency. The paper systematically classified the literature into three maintenance strategies (e.g. inspection-based maintenance [IBM], time-based maintenance [TBM] and condition-based maintenance [CBM]). The concept and principle of each maintenance strategy are identified, compared and discussed.

Findings

Each maintenance strategy's main concept and principle are identified based on the following criteria: data required and collection, data analysis/modeling and decision-making. IBM relies on human senses and common senses to detect energy faults. Any detected energy losses are quantified to energy cost. A payback period analysis is commonly used to justify corrective actions. On the other hand, CBM monitors relevant parameters that indicate energy performance indicators (EnPIs). Data analysis or deterioration modeling is needed to identify energy degradation. For the diagnostics approach, the energy degradation is compared with the threshold to justify corrective maintenance. The prognostics approach estimates when energy degradation reaches its threshold; therefore, proper maintenance tasks can be planned. On the other hand, TBM uses historical data from energy monitoring. Data analysis or deterioration modeling is required to identify degradation. Further analysis is performed to find the optimal time to perform a maintenance task. The comparison between housekeeping, IBM and CBM is also discussed and presented.

Practical implications

The literature on the classification of maintenance strategies for energy efficiency has been limited. On the other hand, the ISO 50001 energy management systems standard shows the importance of maintenance for energy efficiency (MFEE). Therefore, to bridge the gap between research and industry, the proposed concept and principle of maintenance strategies will be helpful for practitioners to apply maintenance strategies as energy conservation measures in implementing ISO 50001 standard.

Originality/value

The novelty of this paper is in-depth discussion on the concept and principle of each maintenance strategy (e.g. housekeeping or IBM, TBM and CBM) for energy efficiency. The relevant literature for each maintenance strategy was also summarized. In addition, basic rules for maintenance strategy selection are also proposed.

Abstract

Purpose

Digital servitization concerns how manufacturers utilize digital technologies to enhance their provision of services. Although digital servitization requires that manufacturers possess new capabilities, in contrast to strategic (or dynamic) capabilities, little is known about how they develop the required operational capabilities. The paper investigates the mechanisms for developing operational capabilities in digital servitization.

Design/methodology/approach

This paper presents an exploratory study based on 15 large manufacturers operating in Europe engaged in digital servitization.

Findings

Three operational capability development mechanisms are set out that manufacturers use to facilitate digital servitization: learning (developing capabilities in-house), building (bringing the requisite capabilities into the manufacturer), and acquiring (utilizing the capabilities of other actors). These mechanisms emphasize exploitation and exploration efforts within manufacturers and in collaborations with upstream and downstream partners. The findings demonstrate the need to combine these mechanisms for digital servitization according to combinations that match each manufacturer’s traditional servitization phase: (1) initial phase - building and acquiring, (2) middle phase - learning, building and acquiring, and (3) advanced phase - learning and building.

Originality/value

This study reveals three operational capability development mechanisms, highlighting the parallel use of these mechanisms for digital servitization. It provides a holistic understanding of operational capability development mechanisms used by manufacturers by combining three theoretical perspectives (organizational learning, absorptive capacity, and network perspectives). The paper demonstrates that digital servitization requires the significant application of building and acquiring mechanisms to develop the requisite operational capabilities.

Abstract

Purpose

This research investigates the effect of mergers and acquisition (M&A) transactions in the pharmaceutical sector. The study assesses the short-term value creation or destruction for shareholders of pharmaceutical companies involved in M&A activities on the acquiring side.

Design/methodology/approach

The empirical analysis is carried out by applying the event study methodology in order to define the cumulative abnormal return for each transaction observed. Then, the correlations between abnormal returns and economic metrics are determined building a multiple regression model. These metrics refers to the acquirer, target or to the deal itself.

Findings

Evidence show a short-term value creation for shareholders of pharmaceutical companies involved in M&A transactions on the acquiring side. On the one hand, the analysis suggests a negative correlation between the value creation and the acquiring firm's level of indebtedness. On the other hand, the value creation is positively correlated with target's metrics such as Return on Equity (ROE), Return on Assets (ROA) and Research and Development (R&D) intensity. Value creation is also tied to deal-specific characteristics regarding the cash used in the transaction and the comparative extent of the deal.

Practical implications

This analysis allows to predict returns around an announcement day considering the described indicators of value creation or destruction. M&As play a key role in the strategy implementation as reaction to exogenous shocks and endogenous needs.

Originality/value

This study enriches the literature of corporate finance applied to the pharmaceutical sector. Indeed, this industry is gaining increasing relevance in the M&A panorama. Thus, the related dynamics need to be assessed considering the uniqueness of the pharmaceutical sector in terms of regulation, stakeholders and social impact.

Abstract

Purpose

The purpose of this research is to develop a framework of an ontology-based Asset Information Model (AIM) for a Digital Twin (DT) platform and enhance predictive maintenance practices in building facilities that could enable proactive and data-driven decision-making during the Operation and Maintenance (O&M) process.

Design/methodology/approach

A scoping literature review was accomplished to establish the theoretical foundation for the current investigation. A study on developing an ontology-based AIM for predictive maintenance in building facilities was conducted. Semi-structured interviews were conducted with industry professionals to gather qualitative data for ontology-based AIM framework validation and insights.

Findings

The research findings indicate that while the development of ontology faced challenges in defining missing entities and relations in the context of predictive maintenance, insights gained from the interviews enabled the establishment of a comprehensive framework for ontology-based AIM adoption in the Facility Management (FM) sector.

Practical implications

The proposed ontology-based AIM has the potential to enable proactive and data-driven decision-making during the process, optimizing predictive maintenance practices and ultimately enhancing energy efficiency and sustainability in the building industry.

Originality/value

The research contributes to a practical guide for ontology development processes and presents a framework of an Ontology-based AIM for a Digital Twin platform.

Abstract

Purpose

Using building information modelling (BIM) technology, a conventional structure in this study was converted into a green building to measure its energy usage and CO2 emissions.

Design/methodology/approach

Digital images of the existing building conditions were captured using unmanned aerial vehicle (UAV), and were fed into Meshroom to generate the building’s geometry for 3D parametric model development. The model for the existing conventional building was created and converted to an energy model and exported to gbXML in Autodesk Revit for a whole building analysis which was carried out in the Green Building Studio (GBS). In the GBS, the conventional building was retrofitted into a green building to explore their energy consumption and CO2 emission.

Findings

By comparing the green building model to the conventional building model, the research found that the green building model saved 25% more energy while emitting 46.8% less CO2.

Practical implications

The study concluded that green building reduces energy consumption, thereby reducing the emission of CO2 into the environment. It is recommended that buildings should be simulated at the design stage to know their energy consumption and carbon emission performance before construction.

Social implications

Occupant satisfaction, operation cost and environmental safety are essential for sustainable or green buildings. Green buildings increase the standard of living and enhance indoor air quality.

Originality/value

This investigation aided in a pool of information on how to use BIM methodology to retrofit existing conventional buildings into green buildings, showing how green buildings save the environment as compared to conventional buildings.

Abstract

Purpose

The purpose of this paper is to report on the results of a study carried out to identify and analyse which potential subject areas may have impact on developments in the field of building maintenance (BM). That is, it is intended to contribute to the integration of new approaches so that building maintenance management (BMM) becomes as automated, digital and intelligent or smartness as possible in the near future.

Design/methodology/approach

The research approach has resulted in a theory that is essentially based on a qualitative design. The route followed was a literature review, involving the collection, analysis and interpretation of carefully selected information, mostly from recently published records. The data assembled and the empirical experience itself made it possible to present a comprehensive viewpoint and some future outlooks.

Findings

Five thematic areas considered as potentially impactful for BM developments have been highlighted, analysed and generically labelled as thematic base words, which are monitoring, automation, digitalisation, intelligence and smart. It is believed that these may be aspects that will lay the groundwork for a much more advanced and integrated agenda, featured by a high-tech vision.

Originality/value

This is thought to be a different way of looking at the problem, as it addresses five current issues together. Trendy technological aspects are quite innovative and advantageous for BMM, providing opportunities not yet widely explored and boosting the paradigm shift.

Abstract

Purpose

This study aims to thoroughly explore and visualize the trends and developments of digital twin (DT) literature in the construction field while revealing future research directions for further exploration and exploitation.

Design/methodology/approach

The research follows a three-stage methodology. First, the bibliographic data is acquired using the Web of Science database. Second, the bibliometric methods are defined to include co-authorship analysis, citation analysis, keywords co-occurrence, thematic mapping while the software tools include MS Excel, VOSviewer and Biblioshiny. Third, analysis and findings include yearly DT publication output, influential DT publications, leading DT contributors, top DT sources and science mapping of DT literature.

Findings

This study identifies top-cited DT publications (35 out of 320) in terms of citations score, local citations score and document average citations per year. Furthermore, the key contributors with respect to authors (58 out of 1147), organizations (55 out of 427) and countries (19 out of 51) are recognized in terms of productivity, influence, activeness and scientific value. Similarly, the major publishing sources (24 out of 58) are identified using the same measures. Regarding science mapping, the DT domain comprises four research frontiers, namely, deep learning and smart city, internet of things and blockchain, DT and building information modeling and machine learning and asset management.

Originality/value

Through a mixed-review strategy, this study introduces a comprehensive analysis of DT literature while avoiding the subjectivity/cognitive bias of traditional review approaches. Moreover, it illuminates the promising and rising DT themes for new/seasoned researchers, institutions, editorial boards and funding agencies.

Abstract

The construction and operation of buildings is a major contributor to global energy demand, greenhouse gases emissions, resource depletion, waste generation, and associated environmental effects, such as climate change, pollution and habitat destruction. Despite its wide relevance, research on building-related environmental effects often fails to achieve global visibility and attention, particularly in premiere interdisciplinary journals – thus representing a major gap in the research these journals offer. In this article we review and reflect on the factors that are likely causing this lack of visibility for such a prominent research topic and emphasise the need to reconcile the construction and operational phases into the physical unity of a building, to contribute to the global environmental discourse using a lifecycle-based approach. This article also aims to act as a call for action and to raise awareness of this important gap. The evidence contained in the article can support institutional policies to improve the status quo and provide a practical help to researchers in the field to bring their work to wide interdisciplinary audiences.
