Abstract

Purpose

This paper aims to examine the strategy, selection and perception of facility management (FM) services and the effect it may have on perceived building quality.

Design/methodology/approach

Data was collected through a survey distributed to board members of cooperatives for newly constructed buildings in Sweden. Responses from 394 cooperative boards were included in the data set and analysed. The difference in cooperative choice of FM strategy and satisfaction with FM services was examined with non-parametrical Kruskal–Wallis tests and the effect of FM strategy and satisfaction with FM services on perceived building quality was examined with a one-way analysis of variance (ANOVA) test.

Findings

The results suggest information asymmetry and indicate urgent need for an objective accreditation system for FM services, which will inform and assist housing owners in the FM selection process. The study validates the hypothesis that facilities management strategies applied by housing cooperatives have a significant effect on perception of building quality.

Practical implications

The findings will assist developers, facility and property managers to understand the needs and services valued by the housing cooperative. The findings highlight the information asymmetry, restricted techniques and weak signalling methods among FM services, and advocates promoting an objective accreditation system for FM services.

Originality/value

The study contributes to the discussion on the concept of building quality and the results presented provide a better understanding of facilities management strategy on perception of building quality.

Abstract

Purpose

Poor quality in building projects is high and increasing. Poor quality can increase the cost of a building by up to more than 50% and can delay a project by up to 50%. This research investigated the poor quality of building elements/components.

Design/methodology/approach

The site operatives were requested to rate the frequency of poor quality in 25 building elements/components. The frequencies of the poor quality were scored on a five-point Likert scale, ranging from least often to extremely often. The survey forms were administered to construction site operatives by hand delivery.

Findings

The data revealed that poor quality occurred in more than 80% of the building projects completed. Approximately 40% of the cost of a building project is attributed to poor quality. In total, 70% of the respondents measured the poor quality of building elements as being high and frequent. The size and frequency of poor quality are higher in concrete, plaster, brick, foundations and roof trusses.

Practical implications

The research findings would help to reduce claims, disputes, maintenance costs and waste on sites.

Originality/value

This research provides fresh information on poor quality in building projects and provides a systemic process for anticipating poor quality in building projects. The findings also provide an option to increase maintenance span and a means to reduce claims and disputes in the construction sector.

Abstract

Purpose

Heating, ventilating, air-conditioning and cooling (HVAC) systems are crucial in daily health-care facility services. Design-related defects can lead to maintenance issues, causing service disruptions and cost overruns. These defects can be avoided if a link between the early design stages and maintenance feedback is established. This study aims to use experts’ experience in HVAC maintenance in health-care facilities to list and evaluate the risk of each maintenance issue caused by a design defect, supported by the literature.

Design/methodology/approach

Following semistructured interviews with experts, 41 maintenance issues were identified as the most encountered issues. Subsequently, a survey was conducted in which 44 participants evaluated the probability and impact of each design-caused issue.

Findings

Chillers were identified as the HVAC components most prone to design defects and cost impact. However, air distribution ducts and air handling units are the most critical HVAC components for maintaining healthy conditions inside health-care facilities.

Research limitations/implications

The unavailability of comprehensive data on the cost impacts of all design-related defects from multiple health-care facilities limits the ability of HVAC designers to furnish case studies and quantitative approaches.

Originality/value

This study helps HVAC designers acquire prior knowledge of decisions that may have led to unnecessary and avoidable maintenance. These design-related maintenance issues may cause unfavorable health and cost consequences.

Abstract

Purpose

Quality in the construction industry is an important issue yet ignored during the initial stages of the life cycle of a project, that is, the design and construction stage. The contribution of stakeholders, especially the architects is generally suspended though it has huge significance in terms of cost and time related to quality. This research endeavors to examine the issues related to the design and construction stages of the project from architects' purview, to understand the relative importance of these issues in the Indian construction industry.

Design/methodology/approach

The study of qualitative data conducted formed a basis for online quantitative data collection that was further analyzed with the help of cross-tabulation and multiple correspondence analysis methods.

Findings

The study concludes that the budget of a project is a corresponding factor related to quality concern for architects. The study also established that the quality issues corresponding to high budgets are closely related to the construction stage and are identified as preparation of checklist, and bidding process of hiring the contractor on the lowest bid.

Research limitations/implications

The study is limited to analyzing the perspective of architects; however, other stakeholders of the construction industry may represent a different opinion.

Practical implications

This research emphasizes the importance of the client's role, and need for integration and coordination among stakeholders in the construction industry for effective quality control and management.

Originality/value

The research presents an exhaustive literature review on quality issues and its importance with respect to cost implications, standard practices, sustainability and the life cycle of the project.

Abstract

Purpose

This paper explores the quality and flow of facade product information and the capabilities for avoiding the risk of facade fires early in the design process.

Design/methodology/approach

A qualitative case study using the process tracing method is conducted in two stages. First, a thematic analysis of reports and literature identified two categories for the problems that caused fast fire spread across the Grenfell Tower facade. This enabled classifying the identified problems into four stages of a facade life cycle: product design and manufacturing, procurement, facade design and construction. Second, the capabilities for avoiding the problems were explored by conducting in-depth interviews with 18 experts in nine countries, analyzing design processes and designers' expertise and examining the usability of three digital interfaces in providing required information for designing fire-safe facades.

Findings

The results show fundamental flaws in the quality of facade product information and usability of digital interfaces concerning fire safety. These flaws, fragmented design processes and overreliance on other specialists increase the risk of design defects that cause fast fire spread across facades.

Practical implications

The findings have implications for standardization of building product information, digitalization in industrialized construction and facade design management.

Originality/value

This research adds to the body of knowledge on sustainability in the built environment. It is the first study to highlight the fundamental problem of facade product information, which requires urgent attention in the rapid transition toward digital and industrialized construction.

Abstract

Purpose

The self-cleaning properties of nanostructured titanium dioxide facade coatings are useful in Singapore's tropical climate. However, its potential maintenance issues need to be determined right at the design stage. The purpose of this paper is to highlight the development of the design for maintainability tool which is a multicriteria design decision score sheet that evaluates the maintainability potential of nano-facade coating applications on high-rise façades with concrete and stonemasonry finishes and curtain walls.

Design/methodology/approach

Quantitative methods (expert and practitioner surveys) are conducted in this research study. Analytic hierarchy process (AHP) and sensitivity analysis were used to develop a robust Design for Maintainability tool.

Findings

Safety measures indicator received the highest weighted score by experts, while the maximizing performance, minimizing risk, minimizing negative environmental impact and minimizing consumption of matter and energy were the top ranking main criteria by both experts and practitioners. The top ranked design for maintainability sub-criteria identified by practitioners and experts were risk management, maintenance considerations, climatic conditions, safety measures, lifecycle cost and maintenance access, sun's path, rainfall intensity, biological growth measures and building age profile.

Originality/value

Most researches on the maintainability of nano-façade coatings uses experimentation to test the durability of nano-façade coatings, while this study focuses on design based empirical data such as establishing and ranking the list of design for maintainability criteria or indicators to minimize future defects and maintenance issues. The design for maintainability tool contributes to the maintainability of nano-façade coatings leading to maximizing its performance while minimizing cost, risks, resource consumption and negative environmental impact.

Abstract

Purpose

A key factor adversely affecting contractor social networking performance is the improper handling and information management of contractor’s services delivery on websites. Contractor social networking is particularly problematic on industrialised building system (IBS) infrastructure maintenance projects where contractor’s certified quality product and firms are not matched with maintenance specialisation services. The paper aims to discuss this issue.

Design/methodology/approach

This paper reports on the early stages of research which is developing a new information and communications technology (ICT)-based approach to managing contractor social networking on IBS infrastructure maintenance schemes. As a precursor to this work, the paper reviews current contractor social networking websites practices on IBS infrastructure maintenance projects and explores the ICT tools and techniques currently being employed on such projects.

Findings

The findings reveal the need for more sophisticated contractor social networking websites solutions which accord with the needs of IBS infrastructure maintenance schemes.

Originality/value

The paper concludes by presenting a research framework for developing such a system in the future.

Abstract

Purpose

This study aims to present property management challenges that municipalities have encountered regarding a public building with noted building-related symptoms. The study goes on to provide reasons for the failure of attempts to manage the symptoms and discusses the current challenges concerning the process.

Design/methodology/approach

A participatory case study was used as the research methodology to identify the current challenges concerning a municipal approach to managing the building-related symptoms in a case-study building. The researchers scrutinised the history of the health symptom management process and attended the project planning meetings focused on the investigation of the condition of the building.

Findings

Multiple challenges concerning maintenance and omitted or postponed repair actions, as well as vagueness in the management process were found. In addition to this, it was noted that the complexity of the initial design of the building and vandalism have resulted in challenges for the maintenance and moisture performance of the building structures. According to the study, more orderliness and a more systematic process is needed when managing a municipal property.

Practical implications

The identified property management challenges may be of practical value for the facility managers and the property owners, especially when managing the building-related symptoms and a damaged building.

Originality/value

This study highlights the importance of having an in-depth understanding of condition assessments as well as proper maintenance and timely repairs for the successful management of the building-related symptoms in a municipal building. This is a pilot project in a larger project of management of building refurbishment.

Abstract

Purpose

Despite the significance of the construction industry to the nation's economic growth, there is empirical evidence that the sector is lagging behind other industries in terms of productivity growth. The need for improvements inspired the industry's stakeholders to consider using emerging technologies that support the enhancement. This research aims to report augmented reality applications essential for contractors' productivity improvement.

Design/methodology/approach

This study systematically reviewed academic journals. The selection of journal articles entailed searching Scopus and Web of Science databases. Relevant articles for reviews were identified and screened. Content analysis was used to classify key applications into six categories. The research results were limited to journal articles published between 2010 and 2021.

Findings

Augmented reality can improve construction productivity through its applications in assembly, training and education, monitoring and controlling, interdisciplinary function, health and safety and design information.

Originality/value

The research provides a direction for contractors on key augmented reality applications they can leverage to improve their organisations' productivity.
