Abstract
Purpose
The purpose of this paper is to investigate how the pandemic affects tenants’ response to their lease obligations. This paper commences with examining the adopted tenant selection criteria during the COVID-19 pandemic. Then, this paper statistically tests if there is a relationship between selection criteria and response on whether the pandemic has effects or not. Then, this paper investigates the specific areas of impact on tenants’ ability to adequately keep to lease agreements in the Nigerian rental market. Finally, this paper proceeds to confirm if there is a relationship between selection criteria and the aspects of tenants’ deficiencies in rental obligations because of COVID-19.
Design/methodology/approach
Survey data, backed with interviews, is elicited from practicing estate surveyors and valuers and licensed property managers in Lagos, the largest property market in Nigeria and sub-Sahara Africa. Policy solutions and implications were solicited from personnel at the ministry of housing and senior professionals in the property sector. Data were analyzed using descriptive statistics, factor analysis and computer-aided qualitative data analysis, Atlas.ti.
Findings
Tenant’s health status is now accorded a priority together with others. Numbers of tenants are challenged with keeping to the prompt-rent-payment rule. Other areas of slight breaches included livestock rearing, subletting, alteration and repair covenants. Except for tenant reputation and tenant family size, there was no significant relationship between tenant’s health status consideration and the COVID-19 effect on tenant non-compliance with lease obligation. Tenants’ non-compliance with tenancy obligations has a connection with the tenants’ affordability, reputation, ability to sign an undertaking and health conditions during the pandemic. This paper recommends rental housing policy review.
Practical implications
It is recommended that the rental policy should be reviewed to give room for rental allowance or palliatives, private rental market regulation, exploration of the national housing fund and, if possible, social housing adoption policy in Nigeria.
Originality/value
This paper draws policymakers’ attention to the need to prepare for the future safety net that caters to citizenry welfare in challenging times.

Abstract
Purpose
The article aims to elucidate the impact that neoliberal tourism development has had on the living environment of the Old Town of Tallinn through the perceptions of residents and property owners.
Design/methodology/approach
This article's empirical analysis is based on a sociological survey conducted amongst 338 residents and property owners of Tallinn Old Town.
Findings
The research showed quite low tourism tolerance amongst the residents of Tallinn Old Town, the host community, in comparison to the city's residents in general. Half of the residents estimated the tourism load to be too heavy during the high season before the pandemic. The differences in perceptions based on geographical location indicated that people who lived in the most touristic areas of the Old Town were more critical about all aspects about their living environment.
Originality/value
The article provides a detailed insight into the social impact of tourism in a historical urban area, where the post-socialist neoliberal context has enabled unrestricted tourism growth and increasing vulnerability of the local community. The roots of these processes can be traced back to Soviet urban and housing policies. The case exemplifies the significance of local time-space specificities to be considered in building an understanding of contemporary touristification and its impact on local communities in heritage areas.

Abstract
Purpose
This paper explores how Airbnb hosts' experiences with and responses to the coronavirus disease 2019 (COVID-19) health crisis may differ according to their motivations to host and to the type and spatial layout of their Airbnb accommodation. Based on these insights, the paper reflects on the lessons that are learned for the future of short-term rentals.
Design/methodology/approach
This is a qualitative multi-method small-scale case study, which relies on in-depth interviews and a focus group discussion carried out with a group of hosts affiliated to the Airbnb Host Community in Aarhus, Denmark. Informed by an interpretivist approach, the study aims to make sense of people's subjective experiences with hosting on the Airbnb platform, and how they have continued and adapted their hospitality practices during the pandemic.
Findings
Participants' adaptive practices vary according to their motivations to host and the type of accommodation that they rent out. Although all hosts in this study now implement more intensive cleaning practices, hosts who stay with their guests onsite tend to take stricter preventative measures to avoid contamination and transmission of the virus in their social interactions with guests. On the contrary, hosts who rent out their entire properties and have minimal contact with their guests found themselves less affected by the pandemic's impacts and have had a continued demand for their properties.
Social implications
The COVID-19 pandemic has unevenly affected Airbnb hosts. Hosts who share their homes with guests require different adaptations to their daily behaviour and cleaning practices at home than hosts who do not stay with their guests and rent out entire properties. However, unlike professional hosts who largely or solely rely on Airbnb for their income, occasional home-sharing hosts tend to be more flexible in coping with cancelled or fewer bookings.
Originality/value
This study provides novel insights into the uneven impact of the COVID-19 pandemic on participants in the platform economies of tourism. It contributes to existing literature on the impacts of the pandemic on Airbnb's operations by showing how hosts' adaptive practices are informed by their subjective living conditions and the type of accommodation they can offer their guests.

Abstract
Purpose
This paper aims to propose a model for democratization of Islamic home financing to tackle the issue of sustainability of homeownership affordability.
Design/methodology/approach
A conceptual framework and fractional equity model (FEM) are developed to incorporate big data analytics, artificial intelligence and blockchain technology in an ecosystem for affordability and sustainability of homeownership via the proposed financing model. In addition, the FEM adopts the simulation approach to show its validity in terms of liquidity when compared with traditional home financing. In this regard, this paper is focused on developing and demonstrating the feasibility of a new financing model, rather than testing specific hypotheses or relationships. This is to propose the democratization model for Islamic Home Financing that will not benefit the prospective home buyers without compromising the profitability of the financial institutions.
Findings
The findings indicate that the proposed end-to-end solution within the financing ecosystem can lead to more efficient matching market between the buyers and sellers of houses, reduced transaction costs, greater transparency and enhanced efficiency which in the end could lead to lower costs of owning homes and sustained financial resilience among house owners. The findings indicate that the FEM model is able to increase homeownership with more elements of liquidity, marketability and sustainability for homebuyers.
Research limitations/implications
This research highlights the potential of big data and blockchain technology in democratizing Islamic home financing and evidence that the transfer of ownership is possible through tokenization. However, this will require a mature financing environment to adapt the technology for practical application.
Practical implications
The model proposes a solution to propagate shared prosperity among stakeholders such as the house buyers/owners, sellers, investors as well the government agencies. The proposed FEM model provides alternative home financing that is more marketable, flexible and sustainable for households/buyers and financiers.
Social implications
It is hoped that with the proposed financing ecosystem to promote affordability and sustainability of homeownership via big data analytics, artificial intelligence and blockchain technology can lead to greater financial resilience for homeowners which can then be translated to enhanced well-being, increased productivity and can further promote economic growth.
Originality/value
This research is a concept paper based on academic research and industry collaboration with a technology provider.

Abstract
Purpose
There is an ongoing discussion on tools that can lead to sustainable tourism, as well as attempts to implement them. In the selection of tools, the attitudes of residents – local stakeholders and their degree of acceptance of such tools should be analysed and taken into account. Some cause conflicts, and hence, the purpose of this study is the comparative analysis of three cities (Prague, Krakow and Braga).
Design/methodology/approach
Analysis of the basic types of conflicts was conducted using the division proposed by Moore. The research was conducted among residents – experts representing the tourism sector. Based on the literature review, three hypotheses were formulated. Statistical tests were used to analyse the results.
Findings
The results showed a strong impact of the conflict of information and the interests of those dependent on the degree of development of the city’s tourist function. It was established that in the process of achieving sustainable tourism, to minimize conflicts, the following are necessary: paying attention to communication and the involvement of local communities, creating attractions that benefit both residents and visitors, measuring and monitoring tourist traffic, supporting initiatives for new tourist offers and initiating discussions on development problems, and setting common goals for all residents.
Research limitations/implications
The research was conducted during the pandemic and is based on the opinions of experts indicated by the city authorities. While the attitudes of the inhabitants towards the development of tourism were recognized in earlier studies, the awareness of tourists and their readiness to accept limitations related to respecting the needs of the inhabitants were not examined. This aspect may be an interesting direction for further research. A limitation of this research is the small scope of the study, caused both by the restrictions in force during the research period (related to the COVID-19 pandemic) and also by the inability to conduct in-depth interviews with experts. It should also be noted that among the experts participating in the research were tourist entrepreneurs directly interested in rebuilding tourism after the pandemic. Due to this, their opinions may have been biased, but there is no way to prove or disprove this. However, the answers gathered were considered collectively; therefore, the opinions obtained were considered to be objective. Attempts to balance tourism so far have focused mainly on limiting the access of tourists to attractions and tourist areas and introducing (or increasing) admission fees. It is still too early to assess the effectiveness of such tools, hence the lack of scientific analyses of implemented tourism policies.
Practical implications
The role and tasks of institutions managing tourism in cities will probably also change, in particular, so-called destination management organizations. The current declarations indicate the need to respect inhabitants and take measures to limit conflicts arising in the context of the development of the tourist function. However, there is no empirical evidence of the positive results achieved.
Social implications
The results will allow the implementation of tourism balancing tools that are accepted by the local community.
Originality/value
The selection of the historical cities and the posing of a research problem based on the same tool allowed for comparative inference. The results can help shape tourism management in cities and the choice of tools for their sustainable development.

Objetivo
Hay un debate en curso sobre las herramientas que pueden conducir al turismo sostenible, así como los intentos de implementarlas. En la selección de herramientas, se deben analizar y tener en cuenta las actitudes de los residentes – agentes interesados locales y su grado de aceptación de dichas herramientas. Algunas provocan conflictos, de ahí que el objetivo de este artículo sea el análisis comparativo de tres ciudades (Praga, Cracovia, Braga).
Diseño/metodología/enfoque
El análisis de los tipos básicos de conflictos se realizó utilizando la división propuesta por Moore. La investigación se llevó a cabo entre residentes, expertos que representan el sector turístico. A partir de la revisión de la literatura se formularon tres hipótesis. Se utilizaron pruebas estadísticas para analizar los resultados.
Conclusiones
Los resultados mostraron un fuerte impacto del conflicto de información y los intereses de quienes dependen del grado de desarrollo de la función turística de la ciudad. Se estableció que en el proceso de lograr un turismo sostenible, para minimizar los conflictos es necesario: prestar atención a la comunicación y a la implicación de las comunidades locales, crear atractivos que beneficien tanto a los residentes como a los visitantes, medir y monitorear el tráfico turístico, apoyar iniciativas de nuevas ofertas turísticas e iniciar debates sobre los problemas de desarrollo, y establecer objetivos comunes para todos los residentes.
Originalidad/valor
La selección de las ciudades históricas y el planteamiento de un problema de investigación basado en la misma herramienta permitieron realizar una inferencia comparativa. Los resultados pueden ayudar a configurar la gestión del turismo en las ciudades y la elección de herramientas para su desarrollo sostenible.

Abstract
Purpose
Specifically, this study aims to examine residents’ perceptions regarding the following: the sociocultural, environmental and economic impacts generated by the presence of Airbnb and the irritability caused by the presence of Airbnb based on Doxey’s Doxey (1975) irritation index (i.e. index).
Design/methodology/approach
Twenty-one semistructured in-depth interviews were conducted between February and March 2021 with residents of three condominiums in the Huancaro residential complex. Data were analyzed using the qualitative data analysis software ATLAS.ti 8.
Findings
Results showed that participants perceived negative economic impacts regarding investments, jobs, real estate prices and overall cost of living; negative sociocultural impacts regarding criminality, social conflicts and cultural exchange; and negative environmental impacts regarding sanitation in the context of the pandemic and the state of the Airbnb apartments. Further, it was found that participants related to the following three of the four stages of irritability: euphoria, apathy and annoyance.
Research limitations/implications
It is necessary to complement the information with the perceptions of the residents about the city’s authorities and managers in the hotel business before the stage of the COVID-19 pandemic and the current stage.
Practical implications
The study identifies improve Airbnb operations like establishing health paraments and defining cohabitation rules at the condominiums.
Social implications
The residents consider that visitors’ returns produce positive and negative impacts on the quality of life being important for understanding their perceptions.
Originality/value
Short-term rental companies, such as Airbnb, generate a range of impacts on urban residents, particularly when travelers encroach on areas of the city beyond the traditional “tourist bubbles.” This study explored the perceptions of Airbnb’s impacts on activities among residents of Huancaro, a residential section of Cusco-Peru, in the context of tourism reopening after a year of an almost complete halt in tourism activities because of the COVID-19 pandemic. The study also highlighted the heterogenetic responses to Airbnb within the community.

Abstract
Purpose
This study aims to explore the use of time series analyses to examine changes in travelers’ preferences in accommodation features by disentangling seasonal, trend and the COVID-19 pandemic’s once-off disruptive effects.
Design/methodology/approach
Longitudinal data are retrieved by online traveler reviews (n = 519,200) from the Canary Islands, Spain, over a period of seven years (2015 to 2022). A time series analysis decomposes the seasonal, trend and disruptive effects of six prominent accommodation features (view, terrace, pool, shop, location and room).
Findings
Single accommodation features reveal different seasonal patterns. Trend analyses indicate long-term trend effects and short-term disruption effects caused by Covid-19. In contrast, no long-term effect of the pandemic was found.
Practical implications
The findings stress the need to address seasonality at the single accommodation feature level. Beyond targeting specific features at different guest groups, new approaches could allow dynamic price optimization. Real-time insight can be used for the targeted marketing of platform providers and accommodation owners.
Originality/value
A novel application of a time series perspective reveals trends and seasonal changes in travelers’ accommodation feature preferences. The findings help better address travelers’ needs in P2P offerings.

Abstract
Purpose
The purpose of this study is to investigate the relationship between tourism development and urban housing prices in Chinese cities. Specifically, the study aimed to explore whether there is a relationship between the two variables in tourist and non-tourist cities and whether there is a non-linear relationship between them.
Design/methodology/approach
In this study, the entropy method was used to construct the China City Tourism Development Index, which provides a more comprehensive measure of the level of tourism development in different cities. In total, 45 major cities in China were studied using the panel data approach for the period of 2011 to 2019.
Findings
The empirical analysis conducted for this study found that tourism development affects urban house prices, and that there is an inverted U-shaped relationship. However, this varies across cities, with house prices in tourist cities tending to be more influenced by tourism development than non-tourist cities. Also, foreign direct investment, population size, fixed asset investment and disposable income per capita were found to have an impact on house prices in both tourism and non-tourism cities.
Originality/value
There are significant differences in tourism development and urban house prices in different cities in China. This study considers these differences when examining the impact of tourism on house prices in 45 major cities in China by dividing the sample cities into tourist and non-tourist cities.

Abstract
Purpose
This paper aims to examine how Airbnb has been transformed from an informal form of tourism accommodation into an emerging form of tourism e-micro-entrepreneurship through an interesting triangle consisting of three distinct parts: hosts, platform and guests.
Design/methodology/approach
Considering that the peer-to-peer response has sealed the sharing economy's success, research methodology involves primary research that focuses on the adeptness of Airbnb hosts as e-micro-entrepreneurs from the customers' perspective. A quantitative methodology was employed by applying a convenience sampling strategy through a structured questionnaire that was distributed online, resulting in a collection of 150 useable responses. A statistical analysis has been performed to test the research's objectives.
Findings
Driven by Airbnb hosts' entrepreneurial behavior in managing their listings and guests' responses, research findings led to the development of a post-conceptual IRMA model, which describes this particular form of hosting as an e-micro-entrepreneurship opportunity, while guests' satisfaction confirms the platform's performance and hosts' efforts in service quality provision.
Research limitations/implications
This study brings valuable insights to the tourism e-entrepreneurship literature through the assessment of the Airbnb platform and the hosts as e-micro-entrepreneurs, providing useful information to researchers and managers involved in the Sharing Economy's disruptive innovation and a more complete understanding of the drivers of Airbnb's consumer adoption.
Originality/value
Research on Airbnb mainly focuses on service quality from the customer perspective, while the existing literature does not highlight how a new type of e-micro-entrepreneurship has emerged by operating in the sharing economy's disruptive innovation ecosystem, which illustrates the factors that motivate hosts and guests to share accommodation services in an equilibrium bond.

Purpose
Globally, hepatitis C treatment uptake is lower among people who are homeless or unstably housed compared to those who are housed. Understanding and addressing this is essential to ensure no one is left behind in hepatitis C elimination efforts. This study aims to explore peoples’ experiences of unstable housing and health care, and how these experiences influenced engagement in hepatitis C treatment.
Design/methodology/approach
Purposive sampling was used to recruit people with lived experience of injection drug use, hepatitis C and unstable housing in Melbourne, Australia. In-depth semistructured interviews were conducted and a case study approach with interpretative phenomenological analysis was used to identify personal experiential themes and group experiential themes.
Findings
Four people were interviewed. The precarious nature of housing for women who inject drugs was a group experiential theme, however, this did not appear to be a direct barrier to hepatitis C treatment. Rather, competing priorities, including caregiving, were personal experiential themes and these created barriers to treatment. Another group experiential theme was “right place, right time, right people” with these three elements required to facilitate hepatitis C treatment.
Originality/value
There is limited research providing in-depth insight into how personal experiences with unstable housing and health care shape engagement with hepatitis C treatment. The analyses indicate there is a need to move beyond a “one size fits-all” approach to hepatitis C care. Instead, care should be tailored to the needs of individuals and their personal circumstances and regularly facilitated. This includes giving greater attention to gender in intervention design and evaluation, and research more broadly.
