Abstract

The real estate industry has rapidly changed due to technological advances across residential and commercial real estate from the perspective of occupiers, investors, and service providers. Owners and buyers of properties have access to increasing information in the marketplace, including access to residential real estate platforms such as Zillow. Automated appraisals and artificial intelligence (AI) in the mortgage application process speed up home buying. Commercial real estate uses fintech to source deals, perform due diligence, and execute property management requests. This chapter includes a practitioner's view of the current and future information data needs, processes, and point solutions in the evolving technology landscape, including how tools such as ChatGPT apply. It concludes that the real estate fintech revolution has only begun, as data gaps in the real estate market require resolution before yielding better process automation and as the business model of real estate service providers shifts to strategic advisory roles.

Abstract

Purpose

The purpose of this paper is to examine whether mandatory disclosure of information accompanying the sale of real estate achieves its aim of informed purchasers.

Design/methodology/approach

Using a case study approach focused on mandatory disclosure in South Australia data was collected from interviews and focus groups with key personnel in the property industry involved in the production of information required to fulfil vendors’ disclosure obligations.

Findings

The authors found that purchasers are ill-served by a long and complex form of mandatory disclosure with a short time frame that prevents the use of the information provided. Without good form design and increased digital affordances provided by the cadastral and conveyancing systems, mandatory disclosure is insufficient to ensure minimisation of information asymmetry between vendor and purchaser.

Originality/value

To the best of the authors’ knowledge, this is the first Australian qualitative study that examines the utility of mandatory vendor disclosure in real estate sales and the first to consider the impact of the digitalisation of cadastral and conveyancing systems upon the efficacy of mandatory disclosure regimes.

Abstract

Purpose

The purpose of this study is to investigate and analyse the potential of existing buildings in the UK to contribute to the net-zero emissions target. Specifically, it aims to address the significant emissions from building fabrics which pose a threat to achieving these targets if not properly addressed.

Design/methodology/approach

The study, based on a literature review and ten (10) case studies, explored five investigative approaches for evaluating building fabric: thermal imaging, in situ U-value testing, airtightness testing, energy assessment and condensation risk analysis. Cross-case analysis was used to evaluate both case studies using each approach. These methodologies were pivotal in assessing buildings’ existing condition and energy consumption and contributing to the UK’s net-zero ambitions.

Findings

Findings reveal that incorporating the earlier approaches into the building fabric showed great benefits. Significant temperature regulation issues were identified, energy consumption decreased by 15% after improvements, poor insulation and artistry quality affected the U-values of buildings. Implementing retrofits such as solar panels, air vents, insulation, heat recovery and air-sourced heat pumps significantly improved thermal performance while reducing energy consumption. Pulse technology proved effective in measuring airtightness, even in extremely airtight houses, and high airflow and moisture management were essential in preserving historic building fabric.

Originality/value

The research stresses the need to understand investigative approaches’ strengths, limitations and synergies for cost-effective energy performance strategies. It emphasizes the urgency of eliminating carbon dioxide (CO2) and greenhouse gas emissions to combat global warming and meet the 1.5° C threshold.

Abstract

Purpose

The study aims to estimate the short- and long-run effects of monetary policy on residential property prices in South Africa. Over the past decades, there has been a monetary policy shift, from targeting money supply and exchange rate to inflation. The shifts have affected residential property market dynamics.

Design/methodology/approach

The Johansen cointegration approach was used to estimate the effects of changes in monetary policy proxies on residential property prices using quarterly data from 1980 to 2022.

Findings

Mortgage finance and economic growth have a significant positive long-run effect on residential property prices. The consumer price index, the inflation targeting framework, interest rates and exchange rates have a significant negative long-run effect on residential property prices. The Granger causality test has depicted that exchange rate significantly influences residential property prices in the short run, and interest rates, inflation targeting framework, gross domestic product, money supply consumer price index and exchange rate can quickly return to equilibrium when they are in disequilibrium.

Originality/value

There are limited arguments whether the inflation targeting monetary policy framework in South Africa has prevented residential property market boom and bust scenarios. The study has found that the implementation of inflation targeting framework has successfully reduced booms in residential property prices in South Africa.

Abstract

Purpose

This study illustrates the economic and financial dynamics of the sector, analysing the evolution of the main ratios of profitability and financial structure of 1,559 Italian real estate companies divided into the three macro-regions: North, Centre and South, in the period 2011–2020. In this way, it is also possible to verify the responsiveness to the 2020 pandemic crisis.

Design/methodology/approach

The analysis uses descriptive statistics tools and the ANOVA method of analysis of variance, supplemented by the Tukey–Kramer test, to identify significant differences between the three Italian macro-regions.

Findings

The study shows the increase in profitability after the 2008 crisis, despite its reverberation in the years 2012–2013. The financial structure of companies improved almost everywhere. The pandemic had modest effects on performance.

Research limitations/implications

In the future, other indices should be considered to gain a more comprehensive view. This is a quantitative study based on financial statements data that neglects other important economic and social factors.

Practical implications

Public policies could use this study for better interventions to support the sector. In addition, internal management can compare their company's performance with the industry average to identify possible improvements.

Social implications

The research analyses an economic field that employs a large number of people, especially when considering the construction and real estate services covered by this analysis.

Originality/value

The study contributes to the literature by providing a quantitative analysis of industry dynamics, with comparative information that can be deduced from financial statements over the years.

Abstract

Purpose

The purpose of this study was to investigate the impact of Corona virus disease on the perceived values of urban green landscapes in a developing country setting. To achieve this objective, the author investigated changes in the preferences for urban green space services among city residents who use nature areas for recreation.

Design/methodology/approach

This study applied the best–worst scaling technique to elicit changes in the preferences for ecosystem services from urban recreational sites in Malawi. The study also used a fractional logit model to examine factors that motivate visitors’ willingness to donate/contribute to improve the quality of nature’s recreational services.

Findings

This study finds that the COVID-19 pandemic changed visitors’ perceptions of urban woodlands, but leisure/recreation remained the most important service with or without the Corona virus outbreak. However, the perceived value of air pollution control and cultural/religious functions gained more prominence (+3%), whereas biodiversity conservation became less prominent (−2%) during the pandemic period. The mean willingness to pay (WTP) was estimated to be US$28.73, and WTP is positively influenced by education, income status and the user’s satisfaction with the recreation site.

Originality/value

The study substantiated the impact of Corona virus disease on the perceived values of urban green landscapes, using Malawi as a case study. This was demonstrated through the changes in preferences for urban green space services among city residents who use nature areas for recreation.

Abstract

Purpose

This study identifies a methodology to explore the issues of enterprise innovation ecosystem health (EIEH).

Design/methodology/approach

First, this study constructs the indicator system of EIEH based on the research objective; second, the dynamic vertical projection method (DVPM) and entropy weight method are proposed to analyze the status and influencing factors of EIEH; finally, the future development of EIEH is analyzed using GM (1,1).

Findings

In terms of methodology, the DVPM can effectively analyze EIEH, which can not only analyze the development status and potential of EIEH every year but also analyze the comprehensive state of EIEH for many years. In terms of practice, the value and grade of EIEH in China have been gradually increasing from 2016 to 2020, but the overall development is unbalanced, and five key factors affecting EIEH have been identified. The EIEH in China is predicted to steadily grow from 2021 to 2025.

Originality/value

The analytical method employed in this study can effectively analyze EIEH, which provides a new analytical perspective for the evaluation of EIEH and enriches the research content of the enterprise innovation ecosystem (EIE). By analyzing the results, we can gain a comprehensive understanding of the state of different EIEs, enabling each EIE to design tailored remedial measures to enhance EIEH and achieve sustainable development.

Abstract

Purpose

Material extrusion (MEX) is one of the most known techniques in the additive manufacturing (AM) sector to produce components with a wide range of polymeric and composite materials. Moisture causes alterations in material properties and for filaments strongly hygroscopic like nylon-based composites this means greater ease of deterioration. Drying the filament to reduce the moisture content may not be sufficient if the humidity is not controlled during printing. The purpose of this study is to achieve the recovery of a commercial nylon-based composite filament by applying process optimization using an open source MEX machine.

Design/methodology/approach

A statistical approach based on Taguchi’s method allowed to achieve an ultimate tensile strength (UTS). A verification of the geometrical capabilities of the process has been performed according to the standard ISO/ASTM 52902-2019. Chemical tests were also carried out to test the resistance to corrosion in acid and basic solutions.

Findings

An UTS of 71.37 MPa was obtained, significantly higher than the value declared by the filament’s manufacturer (Stratasys Inc., USA). The best configuration of process parameters leads to good geometrical deviations for flat surfaces, in a range of 0.01 and 0.38 for flatness, while cylindrical faces showed more important deviations from the nominal values. The good applicability of the material in corrosive environments has been confirmed.

Originality/value

This study examined the performance restoration potential of a nylon composite filament that was significantly affected by storage conditions. For the filament manufacturer, if the material remains in ambient air for an hour or idle in the machine for more than 24 h, the material may no longer be suitable for printing. The study highlighted that the drying of the filament must not be temporary but constant to guarantee printability, and, by acting on the process parameters, it is possible to obtain better mechanical properties than declared by the manufacturer.

Purpose

Develop a comprehensive framework for assessing the knowledge organization systems (KOSs), including the taxonomy of Wikipedia and the ontologies of Wikidata, with a specific focus on enhancing management and retrieval with a gender nonbinary perspective.

Design/methodology/approach

This study employs heuristic and inspection methods to assess Wikipedia’s KOS, ensuring compliance with international standards. It evaluates the efficiency of retrieving non-masculine gender-related articles using the Catalan Wikipedian category scheme, identifying limitations. Additionally, a novel assessment of Wikidata ontologies examines their structure and coverage of gender-related properties, comparing them to Wikipedia’s taxonomy for advantages and enhancements.

Findings

This study evaluates Wikipedia’s taxonomy and Wikidata’s ontologies, establishing evaluation criteria for gender-based categorization and exploring their structural effectiveness. The evaluation process suggests that Wikidata ontologies may offer a viable solution to address Wikipedia’s categorization challenges.

Originality/value

The assessment of Wikipedia categories (taxonomy) based on KOS standards leads to the conclusion that there is ample room for improvement, not only in matters concerning gender identity but also in the overall KOS to enhance search and retrieval for users. These findings bear relevance for the design of tools to support information retrieval on knowledge-rich websites, as they assist users in exploring topics and concepts.
