Abstract

Purpose

This study aims to develop a production-oriented approach for optimal mass-customisation of floor panel layouts in cross-laminated timber (CLT) buildings. The study enables meeting building clients’ unique floor plan requirements at an optimal cost and simultaneously enhances manufacturers’ profit by minimising material and manufacturing process waste.

Design/methodology/approach

The present research uses a hybrid approach consisting of field data collection, mathematical modelling, development of a Genetic Algorithm (GA) and scenario analysis. Field data includes engineered timber production information, design data and building code requirements. The study adopts the Flexible Demand Assignment (FDA) technique to formulate a mathematical model for optimising the design of mass timber buildings and employs GA to identify optimal production solutions. Scenario analysis is performed to validate model outputs.

Findings

The proposed model successfully determines the load-bearing wall placement and building spans and specifications of floor panels that result in optimal production efficiency and the desired architectural layout. The results indicate that buildings made of a single category of thickness of panels but customised in various lengths to suit building layout are the most profitable scenario for CLT manufacturers and are a cost-effective option for clients.

Originality/value

The originality of the present study lies in its mathematical and model-driven approach towards implementing mass customisation in multi-storey buildings. The proposed model has been developed and validated based on a comprehensive set of real-world data and constraints.

Abstract

Purpose

Improving construction projects' performance through innovative approaches such as lean construction (LC) and offsite construction (OSC) methods are at the centre of various debates. However, there is a limited understanding of the current link between LC and OSC approaches. This study aims to conduct a scientometric analysis on LC and OSC research to unpack and establish the nexus and suggest future research focus.

Design/methodology/approach

Scientometric analysis was used to systematically examine existing literature on LC and OSC to identify possible connections. Relevant publications were extracted from the Scopus database, using inclusion and exclusion criteria. VOSviewer software was used as a visualisation technique to analyse and map the interrelations and connections of the concepts being studied. Bibliograhic data on the 68 selected papers were extracted from the Scopus database.

Findings

The search results cover the period between 2003 and 2021. Descriptive statistics show that the number of published papers has increased yearly. Researchers in the USA and Canada are the most productive authors regarding the number of published papers. The directions for future research suggested are the need to identify best practices for integrating LC and OSC methods, the need for more interdisciplinary and cross-country collaboration among researchers, the use of alternative research methods will provide a better understanding of the benefit of integrating LC and OSC techniques and more research is needed to showcase how the use of lean and offsite construction can facilitate the attainment of net-zero in the construction industry.

Originality/value

This study provides insights into the trends and gaps in knowledge on integrating LC and OSC methods and offers valuable insights to scholars and practitioners in integrating LC and OSC principles. This knowledge is vital for identifying strategies to improve the outcome of construction projects and contribute to the sustainable socio-economic development of cities across the globe.

Abstract

Purpose

This study aims to improve a construction company's overall project delivery by utilising lean six sigma (LSS) methods combined with building information modelling (BIM) to design, modularise and manufacture various building elements in a controlled factory environment off-site.

Design/methodology/approach

A case study in a construction company utilised lean six sigma (LSS) methodology and BIM to identify non-value add waste in the construction process and improve sustainability.

Findings

An Irish-based construction company manufacturing modular pipe racks for the pharmaceutical industry utilised LSS to optimise and standardise their off-site manufacturing (OSM) partners process and leverage BIM to design skids which could be manufactured offsite and transported easily with minimal on-site installation and rework required. Productivity was improved, waste was reduced, less energy was consumed, defects were reduced and the project schedule for completion was reduced.

Research limitations/implications

The case study was carried out on one construction company and one construction product type. Further case studies would ensure more generalisability. However, the implementation was tested on a modular construction company, and the methods used indicate that the generic framework could be applied and customized to any offsite company.

Originality/value

This is one of the few studies on implementing offsite manufacturing (OSM) utilising LSS and BIM in an Irish construction company. The detailed quantitative benefits and cost savings calculations presented as well as the use of the LSM methods and BIM in designing an OSM process can be leveraged by other construction organisations to understand the benefits of OSM. This study can help demonstrate how LSS and BIM can aid the construction industry to be more environmentally friendly.

Abstract

Purpose

The purpose of this paper is to understand if and how industrialized house building (IHB) could support productivity developments for housebuilding on project and industry levels. The take is that fragmentation of construction is one explanation for the lack of productivity growth, and that IHB could be an integrating method of overcoming horizontal and vertical fragmentation.

Design/methodology/approach

Singe-factor productivity measures are calculated based on data reported by IHB companies and compared to official produced and published research data. The survey covers the years 2013–2020 for IHB companies building multi-storey houses in timber. Generalization is sought through descriptive statistics by contrasting the data samples to the used means to control vertical and horizontal fragmentation formulated as three theoretical propositions.

Findings

According to the results, IHB in timber is on average more productive than conventional housebuilding at the company level, project level, in absolute and in growth terms over the eight-year period. On the company level, the labour productivity was on average 10% higher for IHB compared to general construction and positioned between general construction and general manufacturing. On the project level, IHB displayed an average cost productivity growth of 19% for an employed prefabrication degree of about 45%.

Originality/value

Empirical evidence is presented quantifying so far perceived advantages of IHB. By providing analysis of actual cost and project data derived from IHB companies, the article quantifies previous research that IHB is not only about prefabrication. The observed positive productivity growth in relation to the employed prefabrication degree indicates that off-site production is not a sufficient mean for reaching high productivity and productivity growth. Instead, the capabilities to integrate the operative logic of conventional housebuilding together with logic of IHB platform development and use is a probable explanation of the observed positive productivity growth.

Abstract

Purpose

Rapid urbanization and the shortcomings of traditional construction methods motivate construction professionals to explore faster and more sustainable approaches such as off-site construction (OSC). Thus, the purpose of this paper is to identify the drivers influencing OSC adoption and to explore the key drivers of its widespread adoption in Egypt.

Design/methodology/approach

A comprehensive global literature review was performed initially to develop an up-to-date list of OSC adoption drivers, which was confirmed in the Egyptian context through a pilot study. Then, social network analysis (SNA) was utilized to determine the most influential drivers as well as shortlist them to construct the final questionnaire survey. A total of 57 stakeholders in the Egyptian construction industry responded. Lastly, the relative importance index (RII) was calculated to rank the drivers, revealing the key drivers.

Findings

The results revealed that higher productivity, improving project quality control, shortening construction time, improving product quality and improving supervision and inspection are the top five drivers. On the contrary, government policies and regulations is the least significant driver.

Originality/value

This research contributes to the body of knowledge by introducing a comprehensive, up-to-date list of drivers, which helps the stakeholders gain a better understanding of the driving enablers of adopting OSC generally and helps Egyptian stakeholders make more informed decisions about its implementation specifically.

Abstract

Purpose

The present study aims to identify significant barriers to adopting prefabricated construction (PFC) in developing economies using a study in Sri Lanka and develop an integrated strategy framework to mitigate and overcome the obstacles.

Design/methodology/approach

The research process included a comprehensive literature review, a pilot study, a questionnaire survey for data collection, statistical analysis and a qualitative content analysis.

Findings

Ranking method revealed that all 23 barriers were significant. Top significant barriers include challenges in prefabricated component transportation, high capital investment costs and lack of awareness of the benefits of PFC among owners/developers. Factor analysis clustered six barrier categories (BCs) that fit the barrier factors, explaining 71.22% of the cumulative variance. Fuzzy synthetic evaluation revealed that all BCs significantly influence PFC adoption in Sri Lanka. Finally, the proposed mitigation strategies were mapped with barriers to complete the integrated framework.

Practical implications

The study outcomes are relevant to construction industry stakeholders of Sri Lanka, who are keen to enhance construction efficiencies. The implications can also benefit construction industry stakeholders and policymakers to formulate policies and regulations and identify mitigation solutions.

Originality/value

The study provides deeper insights into the challenges to adopting prefabrication in South Asian countries such as Sri Lanka. Furthermore, the integrated framework is a novel contribution that can be used to derive actions to mitigate barriers in developing economies.

Abstract

Purpose

The development of prefabrication into full-scale offsite manufacturing processes in the construction industry is paradigm-shifting. Moreover, Building Information Modelling (BIM) is becoming the primary mode of communication and integration in construction projects to facilitate the flow of information. Although research has been performed on BIM and Offsite Construction (OSC), integrating these two concepts remains ambiguous and complex and lacks documentation and structure, especially in New Zealand. Therefore, this paper develops a robust framework for OSC and BIM integration. The study focusses on identifying integration challenges and proposes strategies for overcoming these challenges.

Design/methodology/approach

This study applied scientometric analysis, a systematic literature review (SLR) and semi-structured expert interviews to investigate OSC and BIM integration challenges. Multiple themes were investigated and triangulation conducted in this research supports the creation of applicable knowledge in this field.

Findings

Multiple gaps, research trends and the pioneer countries in the paper's scope have been identified through scientometric analysis. Then, a classified cluster of challenges for OSC and BIM implementation and integration strategies of OSC and BIM were demonstrated from the findings. The interviews provided comprehensive and complementary data sets and analyses. The findings from the Systematic Literature Review and interview structured the integration framework.

Originality/value

The contribution of this paper to existing knowledge is a developed framework that serves as a guideline for the OSC stakeholders. This framework can assess OSC's alignment with BIM and consolidate strategies for incorporating OSC into a BIM-based project delivery process. The framework consists of 23 strategies categorised into 8 clusters: a policy document, training and professional development, documentation, technology management, governmental development, contract development, accurate definition and detailing and communication. The proposed strategies will streamline integration by reducing potential challenges, thus enhancing project productivity.

Abstract

Purpose

Construction and Demolition (C&D) Waste Management (WM) poses significant challenges in Sri Lanka, contributing to environmental degradation and resource depletion. To address these issues, this study explores the application of Circular Economy (CE) strategies in minimising waste generation and optimising resource utilisation in Sri Lankan construction industry. The research focuses on the construction and building renovation and use and operate stages of the building project life cycle, recognising their significance in waste generation and resource consumption.

Design/methodology/approach

The research employed a qualitative approach, utilising the Delphi technique through three rounds of expert interviews. Seventeen experts were involved in the first round, followed by fifteen in the second round, and twelve in the final round. The collected data was analysed using manual content analysis methods.

Findings

The research findings revealed fifteen C&D WM issues in the construction and building renovation stage in Sri Lanka, along with suitable strategies to overcome each of them. Similarly, eight C&D WM issues were identified for the use and operate stage of the building, and corresponding strategies were provided to address each issue. By adopting CE strategies such as modular design and material reuse, construction projects can optimise the project's timeline, cost, and quality factors. These strategies enable efficient resource allocation, reduce waste generation, and contribute to the overall sustainability of the project. The impact of CE strategies on mitigating these issues within the project management iron triangle was also discussed.

Originality/value

This paper entails delving into how construction, building renovation, and operation stages of a building's life cycle intersect with CE strategies, which profoundly influence operational efficiency and long-term sustainability. By incorporating principles such as energy efficiency, water conservation, and circular product design, the paper illuminates how these strategies facilitate decreased energy usage, enhanced resource management, and diminished waste production throughout the building's lifespan.

Abstract

Purpose

Recent research advocates that there are plenty of opportunities for key players in the offsite construction (OSC) sector to harness the full potential of advanced project management techniques. While previous research mainly focuses on transformations related to digital and advanced technologies driven by industry 4.0 principles, a research gap still exists on the intersection of project management capabilities and OSC. This study attempts to bridge this gap by capturing the homogeneity of different capabilities and integrating them into an overarching framework.

Design/methodology/approach

A scientometric analysis is conducted to provide an overview of the co-occurrence network of keywords in the representative studies. A systematic literature review (SLR) of articles published between 2010 and 2022, followed by a subsequent full-text examination of 63 selected articles, revealed 34 interrelated capabilities to be categorised under three exhaustive planning-oriented, design-oriented and delivery-oriented groups.

Findings

This review revealed an upward trend of publication on project management capabilities for OSC with a specific interest in optimisation of resources allocated to offsite operations. The top five capabilities discussed more frequently in the literature include (1) artificial intelligence for design error detection, (2) enhanced resource productivity, (3) cost saving in offsite production, (4) real-time traceability of modules and (5) applying lean agile production principles to OSC, which imply the critical role of quality, cost saving, traceability and agility in OSC.

Originality/value

This study elicits core capabilities and develops a new offsite project management framework for the first time. The authors provide directions for researchers and practitioners to apply capabilities for obtaining better outcomes and higher value out of offsite operations.
