Abstract

Purpose

The construction sector suffers significant challenges which are intertwined with processes and products of the traditional onsite construction approach. The quest for a lasting solution to these problems is heralding the change toward offsite construction. Amid the scaling drive, to date there are no official reports and contribution to knowledge on the drivers of offsite construction in Ghana. This study models the structural paths of the critical drivers of offsite construction in Ghana.

Design/methodology/approach

Data were collected through a questionnaire from 95 respondents in the Ghanaian construction industry. Exploratory factor analysis and Partial least squares structural equation modeling were employed to analyze the data.

Findings

The results revealed that industry dynamics are the governing drivers of offsite construction in Ghana. As such, factors such as the rocketing housing deficits, high cost of acquiring land permanently, high cost of cast-in-situ construction, the utilization of prefabricated shipping containers for construction and construction market demand constitute the governing drivers of offsite construction in Ghana. Similarly, concern for higher productivity is a critical driver of offsite construction in the Ghanaian construction industry. On the contrary, findings show that performance-related drivers, government policy and regulation, and technological innovation exert little influence in driving offsite construction in Ghana.

Practical implications

The appreciation of the drivers may help stakeholders to understand the important mechanisms underlying offsite construction in Ghana, and thereafter help them to make more informed decisions regarding its implementation.

Originality/value

The findings contribute some interesting dimensions to the global debate on offsite construction by discovering and adding two drivers of offsite construction peculiar to developing countries (high cost of acquiring land permanently, and the utilization of shipping containers for construction) to the literature.

Abstract

Purpose

This paper aims to evaluate the existing and emerging Offsite Construction (OSC) skills. Construction industry is inherently labour oriented, fashioning poor labour productivity, low sustainability, slow and costly processes. These shortcomings promote OSC alongside driving forces such as industrialisation, automation and digitalisation. However, the traditional construction skills are not on par with the complexity, where robots, co-bots and digital-driven automated systems create the need for novel OSC skills.

Design/methodology/approach

Data collection is executed through a Roundtable activity hosting Construction Management academics form Australian universities specialising in construction technology. They engaged in ranking of skills along with creating a word cloud for the question, “what are the future construction skills that will be more beneficial in an OSC platform?” Word cloud is reviewed in a discussion approach while skills ranking data is analysed using descriptive statistics.

Findings

The most prominent OSC skills are logistics manager, project manager and digital producer. Attributes of skills that come under construction trades workers, design, engineering and specialist professionals will vary based on onsite-offsite percentage combination in a construction project. Study reviews the required construction skills at two ends of a continuum featuring the trade-based skills; bricklayer, concreter and carpenter at one end (traditional build) and the heavily digitalised and automated skills at the other end (OSC). The noticeable transition towards OSC urges industry practitioners, policy-makers and education providers to focus on understanding and cultivating key OSC skills.

Originality/value

This study describes the transition of skills from onsite to OSC. It is presented as one of the earliest attempts to evaluate OSC skill profiles.

Abstract

Purpose

Industry 4.0 is exacerbating the need for offsite construction (OSC) adoption, and this rapid transformation is pushing the boundaries of construction skills towards extensive modernisation. The adoption of this modern production strategy by the construction industry would redefine the position of OSC. This study aims to examine whether the existing skills are capable of satisfying the needs of different OSC types.

Design/methodology/approach

A critical literature review evaluated the impact of transformative technology on OSC skills. An existing industry standard OSC skill classification was used as the basis to develop a master list that recognises emerging and diminishing OSC skills. The master list recognises 67 OSC skills under six skill categories: managers, professionals, technicians and trade workers, clerical and administrative workers, machinery operators and drivers and labourers. The skills data was extracted from a series of 13 case studies using document reviews and semi-structured interviews with project stakeholders.

Findings

The multiple case study evaluation recognised 13 redundant skills and 16 emerging OSC skills such as architects with building information modelling and design for manufacture and assembly knowledge, architects specialised in design and logistics integration, advanced OSC technical skills, factory operators, OSC estimators, technicians for three dimensional visualisation and computer numeric control operators. Interview findings assessed the current state and future directions for OSC skills development. Findings indicate that the prevailing skills are not adequate to readily relocate construction activities from onsite to offsite.

Originality/value

To the best of the authors’ knowledge, this research is one of the first studies that recognises the major differences in skill requirements for non-volumetric and volumetric OSC types.

Abstract

Purpose

Automation facilitates production activities within offsite construction (OSC) projects through computer-controlled and mechanised systems that can be programmed to deliver various products in a self-regulating sequence. Despite known benefits of automation to offsite production, the level of automation adoption in New Zealand is low. This study is an effort to understand the current status of automation within the New Zealand construction industry and to identify the barriers and enablers to its uptake.

Design/methodology/approach

This study utilises the qualitative approach of semi-structured interviews (open-ended questions). Using a referral sampling strategy (snowballing), fifteen New Zealand industry experts were interviewed, and the data collected were analysed using qualitative content analysis.

Findings

The study found that there is a weak business case for full automation. Four main categories of barriers to the uptake of automated OSC were identified, including requirement of high capital cost, lack of education about automation and OSC and non-existence of regulations to support OSC. It was noted that financial supports to the OSC sub-sector in form of subsidies, tax waivers, and enhanced leasing model could enhance the uptake of automation. Further to this more awareness about OSC's automation and regulations suitable for OSC could enhance the confidence of business owners to invest in this area.

Originality/value

Originality of this paper stems from the fact that, not much attention has been paid to investigating the uptake of automation for OSC sub-sector of construction industry in New Zealand context.

Abstract

Purpose

The construction industry is currently responding to pressures of industrialisation happening across all sectors. Consequently, offsite construction (OSC) has become a vehicle to achieve industrialisation. This requires changes in traditional construction processes resulting in possible changes in construction skill requirements. Accordingly, the purpose of this study is to identify and review prevailing OSC practices and skills in the Australian construction industry. This study aims to critically analyse the existing skill profile classifications through a single case study and identify the need for an OSC specific skill classification.

Design/methodology/approach

This study follows a case study design, with an in-depth analysis of a single construction project. Only one case study was studied because scientifically, one example was enough to prove that the prevailing skill classifications do not represent OSC skills in a modern context. Data was retrospectively collected through semi-structured interviews of project stakeholders representing design, manufacture and assembly. Content analysis was conducted to analyse the collected data and produce findings.

Findings

This study identifies the inadequacy of the existing classification system, unavailability and the need of OSC specific skill categorisation. It highlights new skills that enter OSC; building information modelling engineer, three-dimensional draftsperson, OSC project manager and project coordinator, which are not identified in the available Australian skill classifications. These, together with existing skills need to be carved in to create a new skill classification.

Originality/value

This study is the first of its kind where a comprehensive OSC project is evaluated as a case study to determine OSC skill classification requirements in Australia.

Abstract

Purpose

The purpose of this study is to systematically analyse and synthesise the existing research published on offsite manufacturing/construction. The study aims to highlight and associate the core elements for adopting the offsite concept in different construction contexts. This ultimately facilitates the enhancement of the offsite uptake.

Design/methodology/approach

The research study was carried out through a systematic literature review (SLR). The SLR was conducted to identify and understand the existing themes in the offsite research landscape, evaluate contributions and compile knowledge, thereby identifying potential directions of future research. The grand electronic databases were explored to gather literature on the offsite concept, lean and agile principles and simulation. A total of 62 related articles published between 1992 and 2015 have been included in this study. The relevant literature was systematically analysed and synthesised to present the emerging offsite themes.

Findings

The descriptive and thematic analyses presented in this paper have identified related offsite research studies that have contributed to setting a firm foundation of the offsite concept in different construction contexts. Each of the 62 articles was examined for achieving the aim and objectives of this study, the method of data collection and coverage of offsite themes. The results of the analyses revealed that the articles mostly provide information on the offsite concept and its definitions (53 per cent) and offsite barriers and/or drivers (27 per cent). However, limited attention has been paid to the integration of lean and agile principles (13 per cent) and simulation (7 per cent) within the offsite concept, which are therefore more open to research within the offsite concept.

Research limitations/implications

The literature review highlights the main themes and components of the offsite construction concept. This forms a solid basis and motivation for researchers and practitioners to build on to enhance the uptake of the offsite concept in different contexts. This study also presents a research roadmap within the offsite concept, along with a recommendation for further research to be conducted using the research framework proposed in this study. The framework could lead to validation of using simulation to integrate lean and agile principles within the offsite concept.

Originality/value

This paper presents a systematic review of the literature related to offsite construction in different contexts. The emerging components, that is, offsite definitions, drivers and/or barriers, lean and agile principles and simulation have been highlighted and discussed thematically. A research framework that enables pursuit of the integration of lean and agile principles offsite through the lens of simulation has been proposed. The framework is expected to open up new opportunities on the effectiveness of offsite development in different contexts.

Abstract

Purpose

This paper aims to synthesise the latest literature on supply chain operations of offsite manufacturing in the construction industry to identify and evaluate the uncertainties at each stage of the offsite construction supply chain (OSC-SC) to compile contributions to knowledge and thereby determine the future research directions to improve supply chain resilience (SCR).

Design/methodology/approach

The study was conducted as a systematic literature review. In total, 99 peer-reviewed journal papers published between 2015 and mid-2022 were shortlisted and analysed through the Preferred Reporting Items for Systematic Reviews and Meta-Analyses guidelines.

Findings

The bibliometric analysis revealed that the research focusing on supply chain issues and developing best practices in offsite construction adopt case study approaches to investigate the research problems comprehensively. The content analysis revealed the lack of up-to-date knowledge in the construction workforce regarding OSC; low preparedness for the changes brought by the SC uncertainties; the lack of a proper procurement model for OSC; lack of end-to-end visibility of the supply chain to identify uncertainties and lack of national or government standards on OSC-SC, as some of the key problems instigating the identified the uncertainties.

Originality/value

This study clarifies the current knowledge by systematically presenting uncertainties at each stage of the OSC-SC. Moreover, it provides a framework and proposes that future research should focus specifically on individual/team, organisational, supply chain/network and sector/national/supranational levels to improve SCR.

Abstract

Purpose

Offsite construction (OSC) is a modern method of construction (MMC) that involves manufacturing and assembly of buildings. Industry 4.0-driven technological advancements have accelerated OSC uptake causing many skilled construction workers requiring re-skilling or up-skilling. Quantity surveyors currently play an important role throughout a construction project life cycle, and hence, their knowledge on OSC projects is vital for the continuity of quantity surveying (QS) profession. The purpose of this paper is to critically review QS education in an OSC perspective and to propose strategies for up-skilling.

Design/methodology/approach

This research includes a detailed literature review of QS and OSC to evaluate how OSC affects the QS profession. Publicly available information on the university websites on accredited QS and construction management degrees was reviewed to identify OSC and MMC references, specifically the content listing and learning outcomes.

Findings

Out of the 315 degrees offered by 157 universities, only 69 degrees in 32 universities refer to OSC or MMC. OSC concept is explicitly referred in subjects related to construction technology, production management, lean construction, digital construction and MMC. As such, the research suggests including lean production principles, OSC techniques and design philosophies such as design for manufacture and assembly be added to the QS curricula.

Research limitations/implications

This research is a comprehensive desktop study that does not involve empirical data-based evaluation. Research findings inform strategies to improve QS education and professional competencies.

Originality/value

To the best of the authors’ knowledge, this paper is the first of its kind that evaluates accredited QS degrees and learning requirements in an OSC perspective.

Purpose

Several factors influence OSC adoption, but extant literature did not articulate the dominant barriers or drivers influencing adoption. Therefore, this research has not only ventured into analyzing the core influencing factors but has also employed one of the best-known predictive means, Machine Learning, to identify the most influencing OSC adoption factors.

Design/methodology/approach

The research approach is deductive in nature, focusing on finding out the most critical factors through literature review and reinforcing — the factors through a 5- point Likert scale survey questionnaire. The responses received were tested for reliability before being run through Machine Learning algorithms to determine the most influencing OSC factors within the Nigerian Construction Industry (NCI).

Findings

The research outcome identifies seven (7) best-performing algorithms for predicting OSC adoption: Decision Tree, Random Forest, K-Nearest Neighbour, Extra-Trees, AdaBoost, Support Vector Machine and Artificial Neural Network. It also reported finance, awareness, use of Building Information Modeling (BIM) and belief in OSC as the main influencing factors.

Research limitations/implications

Data were primarily collected among the NCI professionals/workers and the whole exercise was Nigeria region-based. The research outcome, however, provides a foundation for OSC adoption potential within Nigeria, Africa and beyond.

Practical implications

The research concluded that with detailed attention paid to the identified factors, OSC usage could find its footing in Nigeria and, consequently, Africa. The models can also serve as a template for other regions where OSC adoption is being considered.

Originality/value

The research establishes the most effective algorithms for the prediction of OSC adoption possibilities as well as critical influencing factors to successfully adopting OSC within the NCI as a means to surmount its housing shortage.

Abstract

Purpose

This study assessed the key construction technology trends and tracked the impact of these developments on labor influencing factors in an effort to alleviate the limitations posed by skilled labor scarcity in offsite construction (OSC).

Design/methodology/approach

The study followed systematic literature review to acquisition initial data sets. The data retrieved form identified databases was then subjected to scientometric analysis. In next stage, disruptive factors were identified to produce a conceptual framework followed by its practical application for an OSC firm.

Findings

This study identified seven construction technologies with a potential to disrupt OSC in future. The study also developed a conceptual framework as a benchmark to help establish further frameworks for policy interns in OSC.

Research limitations/implications

The review conducted only takes into account the literature from 2009 to March 2021. Any prior to the date and unpublished studies were not included in study.

Practical implications

A proper utilization of conceptual framework can contribute to technological adoption significantly lowering the need of labor in OSC industry. Moreover, the established discussion on understanding the purpose of deploying latest technology may reduce additional costs, management, time and allocation of labor resources.

Social implications

This study provides a mechanism to intern OSC policymakers to impartially incorporate the latest technology in OSC.

Originality/value

This study fulfilled an identified need to study latest technological trends in OSC by utilizing bibliometric tools with SLR. The disruptive categories and factors highlighted by the study were not identified in a systematic manner in previous studies, which could further enhance the implementation of latest construction technology in OSC.
