Abstract

Purpose

The purpose of this paper is to develop a model to harness occupancy sensing in a commercial hot-desking environment. Hot-desking is a method of office resource management designed to reduce the real estate costs of professional practices. However, the shortcoming is often in the suitability and appropriateness of allocated work environments. The Internet of Things could produce new data sets in the office at a resolution, speed and validity of which that they could be factored into desk-allocation, distributing seats based on appropriate noise levels, stay length, equipment requirements, previous presence and proximity to others working on the same project, among many others.

Design/methodology/approach

The study utilises primary data from a commercial office environment in Central London (numerical building system data and semi-structured interviews) to feed a discrete events simulator. To test the hypothesis, the authors look at the potential for intelligent hot-desking to use “work type” data to improve the distribution of individuals in the office, increasing productivity through the creation of positive “work type environments” – where those working on specific tasks perform better when grouped with others doing the same task. The simulation runs for a typical work day, and the authors compare the intelligent hot-desking arrangement to a base case.

Findings

The study shows that sensor data can be used for desk allocation in a hot-desking environment utilising activity-based working, with results that outweigh the costs of occupancy detection. The authors are not only able to optimise desk utilisation based on quality occupancy data but also demonstrate how overall productivity increases as individuals are allocated desks of their preference as much as possible among other enabling optimisations that can be applied. Moreover, the authors explore how an increase in occupancy data collection in the private sector could have key advantages for the business as an organization and the city as a whole.

Research limitations/implications

The research explores only one possible incarnation of intelligent hot-desking, and the authors presume that all data have already been collected, and while not insurmountable, they do not discuss the technical or cultural difficulties to this end. Furthermore, final examination of the productivity benefit – because of the difficulty in defining and measuring the concept – is exploratory rather than definitive. This research suggests that not only human-centric smart building research should be prioritised over energy or space-based themes but also large-scale private sector collection of occupancy data may be imminent, and its potential should be examined.

Practical implications

Findings strongly suggest that the hot-desking may cost more in lost productivity than it gains in reduced rental costs and as such many commercial offices should revaluate the transition, particularly with a view to facilitate intelligent hot-desking. Companies should begin to think strategically about the wider benefits of collecting occupancy data across their real estate portfolio, rather than reviewing use cases in silos. Finally, cities should consider scenarios of widespread collection of occupancy data in the private sector, examining the value these data have to city systems such as transport, and how the city might procure it for these ends.

Social implications

This paper raises positive and negative social concerns. The value in occupancy data suggested herein, bringing with it the implication it should be collected en mass, has a noted concern that this brings privacy concerns. As such, policy and regulation should heed that current standards should be reviewed to ensure they are sufficient to protect those in offices from being unfairly discriminated, spied or exploited through occupancy data. However, the improved use of occupancy data improving workplaces could indeed make them more enjoyable places to work, and have the potential to become a staple in company’s corporate social responsibility policies.

Originality/value

This paper fulfils an identified need for better understanding the specific uses of occupancy data in the smart building mantra. Several sources suggest the current research focus on energy and rental costs is misguided when the holistic cost of an office is considered, and concepts related to staff – although less understood – may have an order of magnitude bigger impact. This research supports this hypothesis through the example of intelligent hot-desking. The value of this paper lies in redirecting industry and research towards the considering occupancy data in smart building uses cases including – but not limited to– intelligent hot-desking.

Abstract

Purpose

The aim of this paper is to provide an overview of the merits of occupancy planning as a means for improving strategic decisions regarding real estate portfolios and strengthening the credibility of corporate real estate (CRE) professionals.

Design/methodology/approach

The authors' extensive experience is combined with survey results and case examples of how two global companies are benefiting from occupancy planning.

Findings

Occupancy planning programs lead to better data and forecasting, which in turn create a more accurate portfolio‐wide view and improved space utilization.

Originality/value

This article demonstrates the link between effective occupancy planning and sound CRE decisions.

Abstract

Purpose

This study aims to test and analyze the effect of maintenance operation, time utility and occupancy on sustainability with transit oriented development (TOD) as a moderating variable.

Design/methodology/approach

This research is a quantitative research. The data in this study are a combination of primary data obtained through a questionnaire. The research took place at PT MRT Jakarta with all the board of directors as a sample in this study. The sampling technique used is saturated sampling and data analysis using structural equation model (SEM).

Findings

The result shows that maintenance and operation (M&O) have a positive and significant effect on time utility, M&O have a positive and significant effect on sustainability, time utility has a positive and significant effect on occupancy, occupancy has a positive and significant effect on sustainability and the influence of TOD does not significantly influence the relationship between time utility on occupancy and occupancy on sustainability.

Originality/value

The originality of this research lies in testing the maintenance operation, time utility and occupancy variables on sustainability with the renewal of TOD as a moderating variable.

The purpose of this paper is to examine the impact of the stadium occupancy rate on television viewers’ game quality perception and stadium visit intention (VI).

Design/methodology/approach

An experiment was conducted in which two groups were asked to watch video clips of professional soccer games with low- and high-stadium occupancy rates.

Findings

The results indicate that the higher the stadium occupancy, the higher is perceived game quality and the greater is stadium VI.

Originality/value

The paper provides useful information on the effect of the stadium occupancy rate on perceived game quality and VI.

Abstract

As real estate departments and workplace organisations devote more attention to strategic planning, most of the work has focused on improving performance metrics and developing dashboards to communicate this information clearly and concisely. Yet these steps will take these organisations only part of the way. Once they have this information, they need to devote more time to developing strategies and plans. This review examines one of these activities ‐ developing high‐level occupancy plans. Representatives of the strategy and planning groups at ten leading corporations and the occupancy planning experts at seven service providers and system developers were interviewed for this survey. It was found that most firms continue to complete high‐level occupancy plans with tedious and time‐consuming data‐collection processes and spreadsheet analyses. These organisations could improve efficiency and the success of their plans in two ways: better analysis approaches and better data collection and organisation. This review summarises the best practices identified in these areas.

Abstract

Purpose

Online consumer reviews have become increasingly important for consumer decision-making. One of the most prominent examples is the hotel industry where consumer reviews on websites, such as Bookings.com, TripAdvisor and Venere.com, play a critical role in consumers’ choice of a hotel. There have been a number of recent studies analyzing various aspects of online reviews. The purpose of this paper is to investigate their effects in terms of hotel occupancy rates.

Design/methodology/approach

This paper measures through regression analysis the impact of three dimensions of consumer reviews (i.e. review score, review variance and review volume) on the occupancy rates of 346 hotels located in Rome, isolating a number of other factors that might also affect demand.

Findings

Review score is the dimension with the highest impact. The results suggest that after controlling for other variables, a one-point increase in the review score is associated to an increase in the occupancy rate by 7.5 percentage points. Regardless the review score, the number of reviews has a positive effect, but with decreasing returns, implying that the higher the number of reviews, the lower the beneficial effect in terms of occupancy rates is.

Practical implications

The findings quantify the strong association of online reviews to occupancy rates suggesting the use of appropriate reputational management systems to increase hotel occupancy and therefore performance.

Originality/value

A major contribution of this paper is its comprehensiveness in analyzing the relation between online consumer reviews and occupancy across a heterogeneous sample of hotels.

Abstract

Purpose

The purpose of this paper is to determine the optimal office lighting use with different types of lighting controls to achieve energy savings and provide visual comfort for individuals.

Design/methodology/approach

A case study and field measurements were carried out in 18 single-occupancy offices in Sweden where six different lighting controls were investigated. Occupancy and daylight hours were key issues for determining the lighting use. For each office, occupancy patterns, use of a ceiling luminaire, energy usage and perceptions of office lighting in the spring-summer and autumn-winter were established.

Findings

The use of luminaires varied among the occupants and could be habitual. Though the study yielded positive results concerning the potential for manual or daylight dimming with occupancy switch-off controls to increase optimal lighting use, combining dimming controls with manual on/off controls is rather effective if occupants generally sit in their offices most of the day.

Research limitations/implications

Precise comparisons of the performances of the different controls were limited due to the offices’ different window orientations; thus, measurements in identical offices are desirable. The small sample size limited analyses of lighting use and the personal perceptions of lighting quality.

Practical implications

Apart from the contribution to simulation techniques, the findings imply that office lighting controls should be selected taking individuals’ behavioural patterns and perceived lighting quality into consideration.

Originality/value

This paper describes an approach to determine the use of lighting controls and provides a basis for establishing optimal lighting use for individuals with regard to occupancy and daylight availability.

Abstract

Time series analysis of daily room occupancy rates in 91 hotels in England from January 1992 to December 1994 is used to analyse within‐week occupancy performance in the English hotel industry. Two major temporal patterns are identified: one features a midweek peak and Saturday sub‐peak; the other features a broader weekend peak and midweek trough. Both are represented in the occupancy profiles of most hotels. They are used to define a two‐dimensional daily occupancy performance space. The positioning of hotels within this space is explained in terms of location, market and other characteristics of the hotels, in a stepwise regression analysis. The implications of the findings are discussed in a marketing context.

Purpose

Given the role leaders play in organizational effectiveness, there is growing interest in understanding the antecedents of leader emergence. The authors consider parental influence by examining how witnessing interparental violence during adolescence indirectly affects adult leader role occupancy. Drawing on the work–home resources (W-HR) model, the authors hypothesize that witnessing interparental violence serves as a distal, chronic contextual demand that hinders leader role occupancy through its effects on constructive personal resources, operationalized as insecure attachment. Based on role congruity theory, the authors also predict that the relationship between attachment style and leader role occupancy will differ for women and men.

Design/methodology/approach

To test the hypotheses, the authors used data from the National Comorbidity Survey Replication (NCS-R) (n = 1,665 full-time employees).

Findings

After controlling for age, education, childhood socioeconomic status and experienced violence, results showed that the negative indirect effects of witnessing interparental violence on leader role occupancy through avoidant attachment was significant for females only, while the negative effects of anxious attachment hindered leader role occupancy across sexes.

Originality/value

Results identify novel distal (interparental violence) and proximal (attachment style) barriers to leader role occupancy, showing empirical support for the life-span approach to leadership and the persistent effects of home demands on work.

Abstract

Buildings use approximately 40% of global energy and are responsible for almost a third of the worldwide greenhouse gas emissions. They also utilise about 60% of the world’s electricity. In the last decade, stringent building regulations have led to significant improvements in the quality of the thermal characteristics of many building envelopes. However, similar considerations have not been paid to the number and activities of occupants in a building, which play an increasingly important role in energy consumption, optimisation processes, and indoor air quality. More than 50% of the energy consumption could be saved in Demand Controlled Ventilation (DCV) if accurate information about the number of occupants is readily available (Mysen et al., 2005). But due to privacy concerns, designing a precise occupancy sensing/counting system is a highly challenging task. While several studies count the number of occupants in rooms/zones for the optimisation of energy consumption, insufficient information is available on the comparison, analysis and pros and cons of these occupancy estimation techniques. This paper provides a review of occupancy measurement techniques and also discusses research trends and challenges. Additionally, a novel privacy preserved occupancy monitoring solution is also proposed in this paper. Security analyses of the proposed scheme reveal that the new occupancy monitoring system is privacy preserved compared to other traditional schemes.
