Abstract
Purpose
The green building (GB) maintenance industry has been under increasing pressure by designers to demonstrate its evaluation and information management of building information modelling based model checking (BMC) to the competency's performance and design knowledge of building control instrument. This main problem has been termed as maintenance planning level. Although maintenance planning has been explored in GB maintenance environments, less is known about what maintenance planning problems currently exist and what their causes are, such as the recent fire in the Grenfell Tower (14 June 2017, about 80 fatalities) in North Kensington, West London. The aim of this paper is to identify how GB maintenance environments could integrate BMC within their processes. The purpose of this study is to assess the BMC technology management of GB maintenance ecosystem and that of a soft skills level to establish the impact of innovation policy features on database and safety risk function mechanism.
Design/methodology/approach
To achieve this aim, a comprehensive literature review of the existing conceptualisation of BMC practices is reviewed and the main features of Information and Communication Technology tools and techniques currently being employed on such GB maintenance ecosystem is carried out to evaluate the strengths and weaknesses of the previous studies. The conceptual framework explores the importance of integration of BMC in the construction phase to identify alternative methods in the automation system (AS) process to co-generate, monitor and optimise BMC.
Findings
The results confirm that BMC tool positively influences database application and risk mechanism of construction project safety while agreeableness negatively does. Besides, database application has a negative influence on innovation policy of company towards BMC implementation. Propositions derived not only shed light on guidance for future research on the soft skills of construction organisations, but also provide decision-making support through a better understanding of the factors affecting soft skills level amongst biggest construction companies.
Originality/value
Thus far, this study advances the knowledge about how GB maintenance environments can ensure BMC delivery. This paper highlights the need for further research to integrate BMC in GB maintenance environments validates the framework across the construction phase with different GB project managers and engineers.

Abstract
Purpose
The largest share of a building maintenance budget goes towards preventing or repairing building defects. Also, building defects shorten a building’s lifetime, impact the user’s safety and health, prevent the buildings from performing their functions well and repairing building defects generates waste. Therefore, this study aims to specify the factors that affecting the number of building defects and how to reduce their negative impacts.
Design/methodology/approach
A case study was used as a research strategy and convergent parallel mixed methods were used as research design. Quantitative and qualitative data were collected concurrently, followed by independent analyses of the quantitative and qualitative data, and then merged the two sets of results according to the procedure of using the convergent parallel design. Descriptive statistics analysed quantitative data, whilst qualitative data was analysed by the content analysis technique.
Findings
The findings of this study explored the factors that affect the number of defects in buildings, the significant factors were related to the building’s life cycle in terms of design, construction, operation and maintenance phase; relevant attributes were construction teams, building users and maintenance teams. The study also addressed the approaches to minimise the negative impacts of those factors. Their negative impacts mainly contributed to increased building defects that increase maintenance costs, affect users’ safety and health, reduce buildings’ lifespan and cause environmental impact due to resource extraction.
Originality/value
The existing studies have not adequately addressed the significant factors that affect the number of building defects. Also, emerging technologies and environmental sustainability considerations related to building defects have not been linked in previous related work. Therefore, the present study has contributed to filling this gap.

Abstract
This paper documents research and development that were undertaken as collaboration between the Industrial Research Institute of Swinburne University of Technology (IRIS), Armor Pty Ltd and QANTAS. The objective of the research was to investigate the application of a unitary software structure, composed of the critical path method (CPM), materials requirements planning (MRP) and production activity control (PAC) techniques, to the management of large‐scale maintenance activities (specifically aircraft maintenance). This structure had previously been applied to the manufacturing (i.e. assembly) process but the maintenance problem posed significant new challenges. First, there was the issue of generating a disassembly structure, and second, the reconciliation of demands arising from non‐serviceable components. This paper documents the implementation of the structure and the methods that were used to validate its functionality on a test‐case application (i.e. aircraft maintenance problem).

Abstract
Purpose
Ensuring the sufficient service level is essential for critical materials in industrial maintenance. This study aims to evaluate the use of statistically imperfect data in a stochastic simulation-based inventory optimization where items' failure characteristics are derived from historical consumption data, which represents a real-life situation in the implementation of such an optimization model.
Design/methodology/approach
The risks of undesired shortages were evaluated through a service-level sensitivity analysis. The service levels were simulated within the error of margin of the key input variables by using StockOptim optimization software and real data from a Finnish steel mill. A random sample of 100 inventory items was selected.
Findings
Service-level sensitivity is item specific, but, for many items, statistical imprecision in the input data causes significant uncertainty in the service level. On the other hand, some items seem to be more resistant to variations in the input data than others.
Research limitations/implications
The case approach, with one simulation model, limits the generalization of the results. The possibility that the simulation model is not totally realistic exists, due to the model's normality assumptions.
Practical implications
Margin of error in input data estimation causes a significant risk of not achieving the required service level. It is proposed that managers work to improve the preciseness of the data, while the sensitivity analysis against statistical uncertainty, and a correction mechanism if necessary, should be integrated into optimization models.
Originality/value
The output limitations in the optimization, i.e. service level, are typically stated precisely, but the capabilities of the input data have not been addressed adequately. This study provides valuable insights into ensuring the availability of critical materials.

Abstract
Purpose
Preventive maintenance is an effective maintenance strategy to ensure the constant and efficient usage of building systems and their components. The reactive-based maintenance as the main strategy in high-rise residential buildings is a concern as the maintenance output resulting from the strategy could not achieve the standard level of performance. The purpose of this paper is to identify the characteristics of preventive maintenance and establish the relationship with maintenance performance in high-rise residential buildings.
Design/methodology/approach
The characteristics of preventive maintenance and maintenance performance parameters were identified through the literature review. A quantitative approach was adopted, where a questionnaire was distributed to the maintenance personnel of high-rise residential buildings. Then, ranking analysis and correlation were conducted to produce findings that help to achieve the research objectives.
Findings
The research findings indicate that there are seven maintenance characteristics significantly correlated with maintenance performance indicators (maintenance costs deviation, time variance of maintenance work, customer service and downtime rate). It is recommended that these characteristics are considered during the execution of preventive maintenance as they have a significant effect on the maintenance performance.
Originality/value
The extensive literature suggests the relationship between the characteristics of preventive maintenance and maintenance performance, but is still questionable. Thus, this research investigates the relationship between preventive maintenance characteristic and maintenance performance for high-rise residential buildings in Malaysia. The findings of the research can act as a guide for maintenance personnel to optimise maintenance performance by focusing on the highlighted preventive maintenance characteristics.

Abstract
Purpose
The successive Malaysian government aims to provide housing to households earning the median income and below. However, there has been continuous criticism and complaints from the media and literature on the magnitude of the defects in affordable housing. Therefore, this research has investigated the defects in affordable housing for the users’/occupants' perspectives.
Design/methodology/approach
With a response rate of 69%, the research developed a questionnaire instrument that included twenty-one defects in buildings based on literature and observation. These were scored on a 5-point Likert scale ranging from very common to least common. Twelve causes of defects measured on a five-point scale were included in the survey. Thirteen additional items that had to do with remedial actions to reduce defects were included. These were scored on a 5-point Likert scale ranging from strongly agree to least agree. The survey forms were administered to all the 152 home occupants in a Program Perumahan Rakyat (PPR) housing estate through hand delivery in a northern state in Malaysia.
Findings
The data revealed that broken doors, damaged roofs, damp walls and broken tiles in rooms were the most common defects in the housing development. It was found that defects in the buildings were caused by poor workmanship, defective materials, poor designs and bad weather. Additionally, to rectify the defects, adequate supervision is required during maintenance, the repairs must be conducted on time and there is a need to have competent maintenance organisations. Through factor analysis, the 21 defects were structured into six factors, the 12 causes were grouped into 5 factors and the 13 remedial actions were grouped into 6 factors.
Practical implications
The information on the nature, degree and kinds of defects from the users' perspectives will dictate when repair work is to be undertaken and allow future work to be programmed and financed as part of a maintenance rolling programme.
Originality/value
This research focused specifically on “Program Perumahan Rakyat” housing development. Furthermore, none of the previous research on defects conducted attempted to categorise the defects in the buildings. The categorisation is very important for systemic decision-making because there are continuous interactions amongst the defects, causes and remedial actions.

Purpose
With production systems become more digitized, data-driven maintenance decisions can improve the performance of production systems. While manufacturers are introducing predictive maintenance and maintenance reporting to increase maintenance operation efficiency, operational data may also be used to improve maintenance management. Research on the value of data-driven decision support to foster increased internal integration of maintenance with related functions is less explored. This paper explores the potential for further development of solutions for cross-functional responsibilities that maintenance shares with production and logistics through data-driven approaches.
Design/methodology/approach
Fifteen maintenance experts were interviewed in semi-structured interviews. The interview questions were derived based on topics identified through a structured literature analysis of 126 papers.
Findings
The main findings show that data-driven decision-making can support maintenance, asset, production and material planning to coordinate and collaborate on cross-functional responsibilities. While solutions for maintenance planning and scheduling have been explored for various operational conditions, collaborative solutions for maintenance, production and logistics offer the potential for further development. Enablers for data-driven collaboration are the internal synchronization and central definition of goals, harmonization of information systems and information visualization for decision-making.
Originality/value
This paper outlines future research directions for data-driven decision-making in maintenance management as well as the practical requirements for implementation.

Abstract
Purpose
The purpose of this paper is to identify and assess the factors affecting maintenance management performance of hospital buildings in Amman, Jordan. Besides, the operational state was evaluated and the practices of maintenance management were assessed.
Design/methodology/approach
In total, 70 items were identified through a rigorous literature review, grouped into seven categories, and a framework was developed. Besides, practices of maintenance management were assessed and the operational state was evaluated. The data were collected through distributing questionnaires to maintenance department staff in all public and private hospitals in Amman, Jordan. In total, 219 questionnaires were obtained and the data were subjected to an exploratory factor analysis. As well, descriptive, correlation, and inferential analysis were performed.
Findings
The analysis proved that 14 items representing four factors had significant effect on maintenance management performance and a new framework was established. Additionally, the results showed that Amman’s hospitals were found to be in an average condition and maintenance management practices were assessed to be efficient.
Originality/value
There is a gap in the literature in terms of researching the factors affecting the maintenance management of the Jordanian hospitals which has been a subject of extensive interest to many. A framework of the factors affecting maintenance has been proposed for the country of Jordan which the authors hope that would be developed further in future studies.

This paper aims to synthesize and categorize the published literatures related to maintenance strategies formulation, selection and implementation in various industries. The purpose of this paper is to develop a conceptual framework based on literature review for formulation of maintenance strategies, selection and the implementation of selected strategies. Further, to study on impact of maintenance strategies implementation in maintenance function.
Design/methodology/approach
A literature review has been carried out to identify the existing frameworks related to maintenance strategies formulation, selection of maintenance strategy and implementation of maintenance strategy in the industry. Literature support for all the conceptual constructs referred in the framework has been discussed to establish a logical sequence.
Findings
A conceptual framework for maintenance strategies formulation, selection and implementation and its impact in maintenance function has been developed. Further, constructs and sub-constructs which form the basis for maintenance strategies formulation, selection and implementation have been identified from the literatures. In addition, propositions have also been formulated to support the conceptual framework and these propositions provide the logical relationship among the maintenance strategies formulation, selection among the formulated strategies and the implementation of these strategies.
Research limitations/implications
The conceptual framework developed in this paper for maintenance strategy formulation and selection is yet to be empirically tested. The proposed framework can be tested in various industries.
Practical implications
Literature study on maintenance strategy formulation and selection has so far been very limited. Maintenance strategy selection is a critical decision-making problem for the maintenance managers working in the process plant, manufacturing companies, etc. The conceptual framework proposed in this paper will help maintenance managers to asses, formulate, select suitable maintenance strategy and implement for their organization.
Originality/value
The paper provides comprehensive study on maintenance strategy problem which will be useful to researchers, maintenance managers and other professionals in various industries such as process industry, manufacturing industry, etc., to understand maintenance strategy selection problem and implementation of maintenance strategy.
