Abstract

The economic recession in the USA during the late 1980s and early 1990s resulted in many organizations putting off scheduled maintenance of their physical plants. This has resulted in an enormous deferred maintenance backlog that companies are just beginning to attack. Software products are beginning to appear that take the building deficiency data collected during a physical audit and combine it with other data such as cost spreadsheets, financial investment models and computeraided facilities management (CAFM) software. Such integrated software, which can incorporate multimedia information, is proving to be a powerful forecasting and strategic planning tool for management. Describes the technology involved in conditions assessment and how it is being used for real property and facility assessment purposes.

Abstract

Traditionally, facilities professionals are responsible for maintaining business operations after a disaster by safeguarding people and the physical infrastructure. While most organisations equate disaster preparedness to business continuity, the aftermath of 9/11 brought forth some startling realisations about business survival and business crisis. Boeing, a global company that was affected in a number of unexpected ways, embarked on an approach that separated, yet integrated the Disaster Preparedness Community with the Business Community. The result was a Business Continuity Model that fostered further development of robust Business Continuity Plans to serve employees, customers, stakeholders and community. Facilities professionals, equipped with an understanding of today’s business crisis and the Business Continuity Model, can serve as a partner to their Business Continuity Representative to educate, develop and execute a Business Continuity Plan that ensures business continuance through any unforeseen event.

Abstract

Purpose

This study aims to initiate an investigation into the drop-out rate from building information modelling (BIM) courses.

Design/Methodology/Approach

During 2017-2018, BIM courses (16 weeks) have been developed as active learning modules. Peer instruction was used to engage students and improve the overall student’s performance. Students’ activity data were captured and analysed based on study groups and suggested study module completion dates.

Findings

By mapping students’ activity data against suggested completion date at various assessment milestones revealed a possible degradation of motivation throughout the course which, in turn, may have been a possible cause of drop-out.

Research Limitations/Implications

This paper presents ongoing research and a preliminary understanding about peer instruction effectiveness in BIM-related subjects as high intensity courses. It investigates whether a student’s active participation can improve their motivation to acquire a subject’s learning outcomes and reduce the drop-out.

Practical Implications

The peer instruction methodology that is used here is quite universal and can be successfully applied to various other subjects to increase the student’s involvement in the course.

Originality/Value

Results are drawn based on students’ involvement at the high intensity course and show the gradual increase of a learner’s motivation once they get continuous support from fellow learners and a teacher.

Abstract

Purpose

Through the study of visualizations, virtual worlds and information exchange, the purpose of this paper is to reveal the complex connections between technology and the work of design and construction. The authors apply the sociotechnical view of technology and the ramifications this view has on successful use of technology in design and construction.

Design/methodology/approach

This is a discussion paper reviewing over a decade of research that connects three streams of research on architecture, engineering and construction (AEC) teams as these teams grappled with adapting work practices to new technologies and the opportunities these technologies promised.

Findings

From studies of design and construction practices with building information modeling and energy modeling, the authors show that given the constructed nature of models and the loose coupling of project teams, these team organizational practices need to mirror the modeling requirements. Second, looking at distributed teams, whose interaction is mediated by technology, the authors argue that virtual world visualizations enhance discovery, while distributed AEC teams also need more traditional forms of 2D abstraction, sketching and gestures to support integrated design dialogue. Finally, in information exchange research, the authors found that models and data have their own logic and structure and, as such, require creativity and ingenuity to exchange data across systems. Taken together, these streams of research suggest that process innovation is brought about by people developing new practices.

Originality/value

In this paper, the authors argue that technology alone does not change practice. People who modify practices with and through technology create process innovation.

Abstract

Purpose

The purpose of this paper is to contribute to the diffusion of facilities management (FM) as a sustainable tool to facility performance within the perspective of public universities in Nigeria.

Design/methodology/approach

A review of the literature reveals the practices of FM in both the educational and institutional buildings. Factors influencing the practices and strategies for sustaining facilities condition were evaluated. Data were collected through a well-structured questionnaire administered on both the technical and managerial officers in charge of FM in Nigeria public universities. Data collected were subjected to both the descriptive and inferential statistical tools.

Findings

The FM practice in the Nigeria public universities is found to be lagging behind private sector experience, despite the significant benefits of FM to learning process. In particular, passive actions are being taken to manage facilities, even when most are obsolete and deteriorated. Critical challenges to FM practice are low level of technology, poor funding and poor policy implementation. Outsourcing of technical personnel is essential to ameliorate the conditions of public universities’ facilities in Nigeria.

Practical implications

This paper helps policymakers and administrators to know the condition of facilities and understand the FM practice in the Nigerian public universities.

Originality/value

Reactive/passive practice is the norm in FM of public universities in Nigeria. However, outsourcing of technical personnel in FM has a great potential for functional facilities in public universities.

Abstract

Purpose

Building information modeling (BIM) is mostly limited to the design phase where two parallel processes exist, i.e. creating 2D-drawings and BIM. Towards the end of the design process, BIM becomes obsolete as focus shifts to producing static 2D-drawings, which leads to a lack of trust in BIM. In Scandinavia, a concept known as Total BIM has emerged, which is a novel “all-in” approach where BIM is the single source of information throughout the project. This paper's purpose is to investigate the overall concept and holistic approach of a Total BIM project to support implementation and strategy work connected to BIM.

Design/methodology/approach

Qualitative data were collected through eight semi-structured interviews with digitalization leaders from the case study project. Findings were analyzed using a holistic framework to BIM implementation.

Findings

The Total BIM concept was contingent on the strong interdependences between commonly found isolated BIM uses. Four main success factors were identified, production-oriented BIM as the main contractual and legally binding construction document, cloud-based model management, user-friendly on-site mobile BIM software and strong leadership.

Originality/value

A unique case is studied where BIM is used throughout all project phases as a single source of information and communication platform. No 2D paper drawings were used on-site and the Total BIM case study highlights the importance of a new digitalized construction process.

Abstract

Purpose

This article aims to describe the development of industrialised house-building (IHB) to increase the understanding of the field.

Design/methodology/approach

The study is based on an extensive literature study and a case study with three companies, studied between 2005 and 2013 which enabled an in-depth knowledge about the companies’ development within IHB. Interviews, observations and document studies are the main sources of information in the case studies.

Findings

IHB is a complex field, consisting of several constructs that need to be integrated and continuously developed. Development of structured technical building systems has been central to the development of IHB along with developed production methods and processes. The interest in organisational fit or adaptation to industrialisation and strategy concerning business, production and products is increasing. This implies that IHB needs to be managed strategically and not on a building project level.

Practical implications

The article gives an orientation on how leading companies have structured and organised their work within industrialisation, giving valuable advice to practitioners with interest in the field.

Originality/value

This article describes the development of IHB based on studies of literature and three Swedish IHB companies’ development. This provides an aggregated view of the field’s emergence and unique information about the studied companies’ development.

Abstract

Purpose

The purpose of this study is to establish an enhanced model of the innovation-decision process (IDP), specifically for construction. As context, innovation diffusion theory (IDT) is concerned with explaining how some innovations successfully stick whilst others fail to propagate. Because theoretical models provide abstracted representations of systems/phenomena, established IDT models can help decision-making units with innovation-related sense-marking and problem-solving. However, these occasionally fail or require enhancement to represent phenomena more successfully. This is apparent whenever middle-range theory seems ill-fitted to the complexity of construction.

Design/methodology/approach

Qualitative research via 13 semi-structured interviews occurred, with participants recruited via convenience and purposive sampling strategies. The study forms part of a broader mixed-method study (n = 246) informed by a research philosophy of pragmatism, investigating the applicability of classic IDT to the adoption of four-dimensional (4D) building information modelling (4D BIM) by the UK construction sector.

Findings

This diffusion study resulted in the adaptation of an existing IDP model, ensuring a better contextual fit. Classified more specifically as a modular-technological-process innovation, 4D BIM with its potential to provide construction planning improvements is used as a vehicle to show why, for construction, an existing model required theoretical extensions involving additional stages, decision-action points and outcomes.

Research limitations/implications

This model can assist construction industry actors with future adoption/rejection decisions around modular-technological-process innovations. It also aids the understanding of scholars and researchers, through its various enhancements and by reinforcing the importance of existing diffusion concepts of compatibility and trialability, for these innovation types.

Originality/value

An enhanced model of the IDP, specifically for construction, is established. This construction-centric contribution to IDT will be of interest to construction scholars and to practitioners.
