Abstract

Purpose

This paper addresses the increasingly rapid and disruptive changes caused by technology innovations impacting commercial real estate (CRE) and how leaders in today's CRE business environment can better anticipate, and even experiment with, disruptive technologies while maintaining current business assets and practices.

Design/methodology/approach

This qualitative research is based in systems theory, through which the impact of disruptive technology innovation cycles on business models is described for tactical and strategic utility.

Findings

The advent of the fourth industrial revolution (Industry 4.0) is characterized by a convergence of multiple technological innovations including artificial intelligence, the Internet of things, smart buildings, autonomous agents, and automated decision-making. Industry 4.0 promises a future of discontinuities and disruptive innovation superseding the deployment of digital technologies enabled by Industry 3.0. Ambidextrous leaders need to maintain two concurrent foci: one on the current CRE business environment for incremental improvements and one on new opportunities made possible by the next technology innovation cycle.

Practical implications

By anticipating the inflection points of nonlinear technology adoption cycles, CRE leaders can reduce risks and increase innovative opportunities as participants in the next disruptive cycle rather than falling victim to it.

Originality/value

This work examines CRE market disruptions caused by technology innovation cycles through the lens of systems theory. A connection is made between the nonlinear nature of technology disruption cycles within the CRE business environment and how CRE leadership can better anticipate and prepare for change through ambidextrous thinking.

Abstract

Purpose

This paper aims to investigate the relationship of software company culture and core values and project management methodologies on the demand for corporate real estate (CRE), impacting decisions regarding location, square footage, office design and amenities.

Design/methodology/approach

A researcher-administered survey was designed with the assistance of a purposive sample of brokers, architects and interior designers to elicit responses from the CRE officers in software companies at four stages of growth, from small, entrepreneurial startups to large, publicly traded software companies, located in the same metropolitan area of the USA. Quantitative responses are summarized with traditional statistics and data visualizations. Linguistic analysis, including sentiment analysis and keyword relevance, was performed on the unstructured, English text responses.

Findings

Differences exist in the office layouts, amenities and locations across the four software company size categories studied. Linguistic analysis of company descriptions of office design, culture and core values, and the relationship between the two, provide another way for brokers, investors and other stakeholders to understand company perspectives and communication idioms related to CRE needs. The research was unable to show any differences in any dependent variable based on software project management methodologies due to sampling limitations.

Research limitations/implications

This study is limited by the sample size of the participating software companies based on access to company leadership. Results are not generalizable.

Practical implications

Architects, investors, brokers and lenders may find value in using this study’s approach to better understand the needs of software technology clients. Specifically, stakeholders may find value in examining the linkage from software company size, culture and core values to CRE office layout, amenities and location.

Originality/value

The qualitative findings suggest that software company culture and core values and company size influence the design of the CRE demanded by software companies. Multivariate data visualization was designed to communicate longitudinal CRE data. Linguistic analysis was used to extract the emotional content and relevance scores from company descriptions of office design, company culture and core values and the reported effect of culture and core values on office design. Findings may be beneficial for stakeholders involved in the design, location and future CRE investments, and they suggest the need for future research on a larger sample.

Abstract

Purpose

This paper addresses decision-making for commercial real estate (CRE) firms and professionals within the context of rapid technological innovations capable of business model disruption. It considers the paradoxical notion of the need for CRE firms to become ambidextrous by simultaneously exploiting their existing business model and exploring possible opportunities and threats. The paper develops a practical approach, the paradox map, for dealing with this paradoxical problem.

Design/methodology/approach

This qualitative research draws on work from organizational management, leadership, social sciences and technology. This research frames the definition and development of an ambidextrous mindset and its components. Paradox management is explored as a possible source of useful tools.

Findings

The ambidextrous mindset is a paradox in that exploit and explore are ongoing interrelated opposing forces. Further, the mindset is the product of a number of sub-paradoxes that act as levers for its development and adjustment. The paradox map is developed to facilitate dealing with numerous paradoxes.

Practical implications

The paradox map is a useful tool for commercial real-estate firms to understand and develop an ambidextrous mindset.

Originality/value

Commercial real estate is experiencing a wave of substantive technological disruption in the proptech marketplace and beyond. This paper attempts to clarify the paradox of innovation and its underlying sub-paradoxes to help professionals navigate the interrelated landscape of exploiting past products and exploring innovations.

Abstract

Purpose

Industry 4.0 recognizes a broad set of technologies that rapidly redefine industry, including real estate. These broad technologies include the Internet of things (IoT), cloud computing, decision automation, machine learning and artificial intelligence. This paper explores applies Industry 4.0 to commercial real estate, resulting in a framework defined here as Real Estate 4.0, a concept that encompasses fintech and proptech.

Design/methodology/approach

This research paper examines Industry 4.0 technology to construct a framework for Real Estate 4.0. We also focus on how the COVID-19 pandemic is accelerating proptech, particularly as it relates to getting employees back into their traditional work environments.

Findings

As a research paper, this is not a traditional research project with empirical findings. It is a primer on how the rapidly changing technologies of Industry 4.0 are now disrupting and transforming real estate today into what we are calling Real Estate 4.0.

Practical implications

Practitioner insight and future research are informed by a framework for Real Estate 4.0 drawn from the technologies of Industry 4.0. Additional implications are outlined for practical, systemic change as a result of the COVID-19 pandemic within the scope of Real Estate 4.0 technology.

Originality/value

This is a combined effort by experts in three contributing disciplines: systems science, planning and real estate. Our intent is to provide a primer for those of us in the latter two fields so that we can embrace the rapidly changing built environment landscape as it adjusts and adapts to a post COVID-19 environment that will be critical to maintain real estate investment values and enhance the real estate user's experience.

President Bill Clinton has had many opponents and enemies, most of whom come from the political right wing. Clinton supporters contend that these opponents, throughout the Clinton presidency, systematically have sought to undermine this president with the goal of bringing down his presidency and running him out of office; and that they have sought non‐electoral means to remove him from office, including Travelgate, the death of Deputy White House Counsel Vincent Foster, the Filegate controversy, and the Monica Lewinsky matter. This bibliography identifies these and other means by presenting citations about these individuals and organizations that have opposed Clinton. The bibliography is divided into five sections: General; “The conspiracy stream of conspiracy commerce”, a White House‐produced “report” presenting its view of a right‐wing conspiracy against the Clinton presidency; Funding; Conservative organizations; and Publishing/media. Many of the annotations note the links among these key players.

Abstract

This chapter discusses a collaborative strategy for noncompetitive small- and medium-sized enterprises (SME's) aiming to reduce their logistics costs by means of a joint replenishment of multiple items. The proposed approach is an extension of the classical joint replenishment problem, named as a Stochastic Collaborative Joint Replenishment problem (S-CJRP) because it considers stochastic demand, warehouse and transport capacity constraints, and multiple buyers and vendors. Operating this method implies three main challenges: (1) determining the frequency with which each buyer should replenish the products; (2) allocating investments and benefits between partnering buyers; and (3) deciding whether to coordinate the supply chain internally or outsource its coordination. The S-CJRP is solved through a heuristic approach, which deals with uses of the Shapley Value Function to allocate the investments and benefits, and it explores the coordination through several simulation scenarios, all of which exhibit prospective cost reductions in inventory management. Preliminary results show that third-party logistics providers could be a valuable resource in coordinating SMEs along a supply chain.

Abstract

Institutional racism is usually defined in terms of the “collective failure of an organization to provide an appropriate and professional service to people because of their color, culture, or ethnic origin.” However, my analysis of leadership theories in the educational context, and the policies and practices in developing leaders of educational settings, as well as the management of educational provision in a locality, would evidence that “collective failure” masks the design that is present in the current educational context of England. This chapter is based on original research, which utilizes Critical Race Theory and a mixed methods approach. My research data evidences that discrimination on an individual, institutional, and structural level is prevalent in the leadership of children's learning. The extent of under-representation in leadership can only be explained in that it is designed. Policies that further deregulate and fragment the provision of education through schools and allied support structures only exacerbate this situation and therefore maintain White male supremacy in the leadership of children's learning.

Abstract

Purpose

This paper aims to deliver a detailed understanding about the dynamics of entrepreneurial networks along the enterprise life cycle of hospitality enterprises.

Design/methodology/approach

Case study research was conducted, using in-depth interviews with hospitality entrepreneurs and additional material (e.g. website information). The data were analyzed applying the qualitative method GABEK (GAnzheitliche BEwältigung von Komplexität – holistic processing of complexity) which enables researchers to reveal concepts and attitudes of interviewees.

Findings

Networks of hospitality entrepreneurs shift from local ties to industry-specific actor groups to local and non-local ties to actor groups inside and outside the industry. Throughout the enterprise life cycle, entrepreneurs prefer strong ties. The transition from one family generation to the next and changes in the competitive environment are important triggers of network configurations.

Research limitations/implications

Future research should reproduce the findings and investigate the proposed relationships in representative samples from different regions and industries. The influences of different actors within networks provide fertile research opportunities.

Practical implications

Networks provide viable means for tackling the challenges of growth in the hospitality industry. The research provides managerial implications for how networks should be configured for meeting resource dependencies of different development stages.

Originality/value

Building on resource dependency theory, this research emphasizes which challenges the enterprise life cycle imposes upon network management in the hospitality industry. While past research has focused upon the early stages of the enterprise life cycle, this study investigates also later stages. Furthermore, triggers of network management are identified.
