Abstract

Purpose

This paper aims to investigate the relationship of software company culture and core values and project management methodologies on the demand for corporate real estate (CRE), impacting decisions regarding location, square footage, office design and amenities.

Design/methodology/approach

A researcher-administered survey was designed with the assistance of a purposive sample of brokers, architects and interior designers to elicit responses from the CRE officers in software companies at four stages of growth, from small, entrepreneurial startups to large, publicly traded software companies, located in the same metropolitan area of the USA. Quantitative responses are summarized with traditional statistics and data visualizations. Linguistic analysis, including sentiment analysis and keyword relevance, was performed on the unstructured, English text responses.

Findings

Differences exist in the office layouts, amenities and locations across the four software company size categories studied. Linguistic analysis of company descriptions of office design, culture and core values, and the relationship between the two, provide another way for brokers, investors and other stakeholders to understand company perspectives and communication idioms related to CRE needs. The research was unable to show any differences in any dependent variable based on software project management methodologies due to sampling limitations.

Research limitations/implications

This study is limited by the sample size of the participating software companies based on access to company leadership. Results are not generalizable.

Practical implications

Architects, investors, brokers and lenders may find value in using this study’s approach to better understand the needs of software technology clients. Specifically, stakeholders may find value in examining the linkage from software company size, culture and core values to CRE office layout, amenities and location.

Originality/value

The qualitative findings suggest that software company culture and core values and company size influence the design of the CRE demanded by software companies. Multivariate data visualization was designed to communicate longitudinal CRE data. Linguistic analysis was used to extract the emotional content and relevance scores from company descriptions of office design, company culture and core values and the reported effect of culture and core values on office design. Findings may be beneficial for stakeholders involved in the design, location and future CRE investments, and they suggest the need for future research on a larger sample.

Abstract

Purpose

This research presents a multi-objective optimization approach to integrate spatial planning measures in open-plan office environments in order to lower the risk of a workplace contagion. These measures were gathered, formalized, parameterized, and coded and integrated into a digital tool.

Design/methodology/approach

To demonstrate the research's approach, a simple design problem was designed, explored, and the results were evaluated. The researchers assumed an empty open office space, with the windows and doors (as exits and/or as access to amenities) already in place (Figure 1). The aim is to optimize the space planning, with the following objectives in mind: maximize the number of employees in a floor while maintaining physical distancing recommendations for avoiding infections; no face-to-face or back-to-back seating positions are allowed; maximize physical access to windows for natural ventilation; minimizing areas with potential “congestions” in the space, i.e. areas susceptible to overlapping foot traffic from numerous employees, which increases the potential for close encounters and minimizing the travel distance from the employee's desk to all neighbouring desks, hence reducing the foot traffic in the space. In the experiment, the following was assumed: the workspace layout is rectangular, the workstation desks are rectangular, the seating area, windows, and access to exits and amenities are well-defined.

Findings

It was found that configurations with desks parallel to the longer side of the space provided more employee capacity; however, they usually performed poorer in terms of the buzz score. On the other hand, configurations with desks perpendicular to the longer side of the space had, on average, better buzz scores, usually at the cost of the reduction of the number of potential employees. There was however one alternative in the latter set of configurations, which achieved above-average buzz and adjacency scores, and the potential to accommodate 56 employees, one of the highest capacities for employees in the solution space (the highest being 60). Designers could explore the design space further to make sure it complies with these basic spatial rules for mitigating the spread of infections, while experimenting with the workspace layout.

Research limitations/implications

It is important to note that in order for a designer to handle any given design problem even with the aid of a computer system, it is important to provide a set of initial conditions and assumptions and a set of variables. In the universe of all possible variables, the designer can pick a number of variations of the initial conditions and run parallel experiments to compare their outcomes. In the experiment demonstrated here the following was assumed. The workspace layout is rectangular with predefined entrances/exits. Free flow of employees is allowed. No pre-set one-way paths. The workstation desks are rectangular. The seating area windows and access to amenities are well-defined.

Originality/value

This research presented a digital optimization approach to enhance the spatial planning process in open-plan office spaces, with the aim of mitigating the risks of infectious diseases' transmission. Spatial design considerations were gathered from literature and formalized as design objectives and constraints, then further parameterized and represented as numerical values and scores for objective evaluation. The design parameters, constraints and calculations to derive the scores for the designated design objectives were coded into a digital tool that can receive a building information model (BIM) model of an office space and provide preliminary furniture plans using a multi-objective optimization (MOO) approach. It is obvious that the furniture layouts that can be considered “acceptable”, based on this approach, are not considered “ready-to-implement” solutions, because designers need to integrate a multitude of other design factors in their design. This approach can still, however, be useful to help the designer integrate spatial considerations for slowing down a contagion.

Abstract

Purpose

With strategies including flexible work practices, tenants are increasingly seeking flexibility in their physical office space and layouts. The purpose of this paper is to examine to what extent investors address tenants’ changing demand for office space with reference to layouts in new and existing office buildings.

Design/methodology/approach

A qualitative study comprising in-depth individual interviews with senior portfolio managers of all listed property trusts investing in the office sector in New Zealand was undertaken.

Findings

The findings confirmed property investors incorporate several adaptive and flexible space design and specifications in their modern office buildings to enhance space flexibility and functional efficiency. These include adaptive building structures, efficient floor plates, flexible building services, advanced IT networking, high-quality building amenities and modern building materials. Building structures and layouts are designed to be modified quickly and cost effectively to address tenants’ changing needs. Implications affecting tenant demand for flexible spaces on their lease contracts were also identified.

Research limitations/implications

The findings from this research have implications for management of office space. Although the data were sourced with reference to buildings located in New Zealand only, the findings are applicable to office buildings in other countries.

Practical implications

The study provides an insight into design strategies adopted in modern office buildings to enhance space flexibility and functional efficiency. These findings are of practical application to professionals involved in the design, development, investment and valuation of modern office buildings.

Originality/value

The paper provides in-depth insights into how investors meet tenants’ changing demand for physical space which is linked to delivering improved and stable market-driven returns to investors.

Abstract

Purpose

The purpose of this paper is to assess the impact of urban design quality on the real estate value of commercial office property. Empirical evidence based on quantitative research into the added value of quality design on real estate performance has seen little advancement during the past two decades. Office sector hedonic analysis has been predominantly characterised by a piecemeal approach focusing on specific attributes and lacking a holistic approach to the effects of design quality on real estate value. This paper brings forward new empirical evidence to assess the added value of quality design based on quantitative analysis of office sector performance in the historic urban core of a UK city.

Design/methodology/approach

Using a unique dataset of 279 Belfast City Centre office properties rented during the period 1995‐2009, this study employs regression analysis to estimate a hedonic pricing model based on a composite range of variables. The contribution of this study is the complementary utilisation of quantitative and qualitative methods to generate variables incorporating a holistic approach to design quality at three different levels of investigation: interior; exterior/architectural; and urban scale.

Findings

The key findings show that higher design quality specifications in the three levels (interior, exterior and urban scale) can generate rent premiums. Aspects of quality design that include connectivity and building facade distinctiveness enhance corporate image; and material quality appropriateness adds to real estate value whereas the lack of preference for tall buildings and high‐end interior quality specifications in historic cores reflect market reactions to economic trends.

Practical implications

This paper provides investors and developers with insights about those aspects of quality design that are highly valued by office tenants in historic urban cores. This is especially significant in the downturn of the property cycle with investment priorities playing a crucial role in a project's economic viability.

Originality/value

This study bridges a significant gap in the literature concerning hedonic investigation of the added value of quality design on real estate performance. This holistic approach using quantitative and qualitative methods and incorporating urban design variables constitutes a unique approach to quantifying quality impacts on real estate value.

Abstract

Purpose

This study aims to demonstrate how women's involvement in urban planning and design in Gulf cities improves urban space's inclusivity and strengthens identity through cultural heritage revitalisation. It also promotes the participation of women in architecture and city-making by showcasing how shaping urban spaces offers local communities opportunities for social interaction and a more inclusive environment.

Design/methodology/approach

The paper critically compares two case studies in the Gulf region—one in the United Arab Emirates and the other in Bahrain—according to four inclusion criteria: context connection, cultural sensitivity, community engagement and choices of amenities. These inclusion criteria are also applied to an experimental project by women architects' students in Saudi Arabia to inspire the future female architects of the Gulf region. From urban to architectural scales, the project offers a glance into the heritage design by women architects.

Findings

In light of this critical analysis, this study highlights the sensitivity to issues related to the revitalisation of urban areas by women architects. The case studies identified show the role of the female architect in making architecture and linking cultural heritage with contemporary themes. These projects stitch the past with the present and link cultural identity with aspects related to sustainable architecture. Therefore, valorising women's architectural experience is necessary to contribute to sustainable urban development in the Gulf region and beyond.

Originality/value

The present study addresses the importance of the role of women architects in the Gulf region. The research promotes the full and equal participation of women in the architecture and construction of the city to recognise their achievements by increasing their involvement in the work in a more integrated and balanced way.

Abstract

Purpose

This paper aims to illustrate the extensive benefits of qualitative data analysis as a rarely undertaken process in post-occupancy evaluation surveys. As a result, there is limited evidence of what occupants say about their buildings, especially for operational parameters, as opposed to how they rate them. While quantitative analyses provide useful information on how workers feel about workplace operational factors, qualitative analyses provide richer information on what aspects of the workplace workers identify as influential to their comfort, well-being and productivity.

Design/methodology/approach

The authors analysed 6,938 comments from office buildings worldwide on workers’ perception of workplace operational factors: design, storage, needs, space at desks and storage in their work environments. These factors were analysed based on the buildings’ design intent and use, and the associated comments were coded into positive, negative and balanced comments. The authors used a combination of coding, descriptive analysis, content analysis and word cloud to dissect the comments.

Findings

The findings showed that whereas workers rated these operational factors favourably, there were significantly more negative comments about each factor. Also, the Chi-square test showed a significant association (p < 0.01) between the satisfaction scale and the type of comments received for all the operational factors. This means that when a factor is rated high in the satisfaction score (5–7), there were fewer negative and more positive comments and vice versa. The word cloud analysis highlighted vital aspects of the office environment the workers mostly commented on, such as open plan design, natural lighting, space and windows, toilets, facilities, kitchens, meeting room booking systems, storage and furniture.

Research limitations/implications

This study highlights the importance of dissecting building occupants’ comments as integral to building performance monitoring and measurement. These emphasise the richness and value of respondents’ comments and the importance of critically analysing them. A limitation is that only 6,938 comments were viable for analysis because most comments were either incomplete with no meaning or were not provided. This underlines the importance of encouraging respondents to comment and express their feelings in questionnaire surveys. Also, the building use studies questionnaire data set presents extensive opportunities for further analyses of interrelationships between demographics, building characteristics and environmental and operational factors.

Practical implications

The findings from this study can be applied to future projects and facility management to maintain and improve office buildings throughout their life cycle. Also, these findings are essential in predicting the requirements of future workplaces for robust workplace designs and management.

Originality/value

The authors identified specific comments on the performance of workplaces across the globe, showing similarities and differences between sustainable, conventional, commercial and institutional buildings. Specifically, the analysis showed that office workers’ comments do not always corroborate the ratings they give their buildings. There was a significantly higher percentage of negative comments than positive comments despite the high satisfaction scores of the operational factors.

Abstract

Purpose

Office layout arrangements have a significant influence on many important aspects of organisations, and design firms need to liaise with the client to determine the most appropriate design process. The purpose of this paper is to explore the factors design firms consider when designing new office layouts and the nature of future offices from the design and workplace strategist firms’ perspectives.

Design/methodology/approach

A qualitative study comprising interviews with leading international and nation design firms and workplace strategy consultant firms in Australia. Qualitative data was analysed using a thematic approach, which adopted within case, and across case, analyses.

Findings

Research identified major factors considered when identifying appropriate workplace strategies. These included the existing and preferred culture of the organisation, the level of flexibility required, functionality and technology requirements, acoustic strategies, sense of community and generation gap between employees. Participants believed future offices would be technology driven, community oriented, sustainability, health and well-being focussed, smaller in size with satellite offices, such as co-working and office spaces.

Research limitations/implications

This research has implications for industry and academics, as it provides an in-depth understanding of workplace specialists’ and design firms’ perceptions of clients’ contemporary and future requirements from office spaces. It also illustrates what they look at when designing office spaces for large corporates.

Practical implications

Research demonstrates how the office environment should match with the physical and psychological needs of the organisation and its employees. Findings have practical applications to professionals in human resource management and the design, management, development and valuation of office buildings.

Originality/value

This paper provides in-depth insights into how design firms and workplace strategists meet organisations’ changing demand for physical spaces, their main considerations in developing new workplace strategies, process followed and nature of future workplace in Australian context.

Purpose

The purpose of this paper is to outline key changes happening within occupier businesses that will have a medium- to long-term impact upon the demand for office space and, ultimately, the property investment market.

Design/methodology/approach

The paper is based on survey work undertaken for the City of London Corporation as well as direct experience in advising corporate occupiers on their accommodation needs.

Findings

The findings suggest major changes taking place in the demand profile of office occupiers, in terms of both quantitative and qualitative demand for space.

Practical implications

There are a number of practical implications arising from the findings, not the least being the need for investors to consider the appropriateness of current standards for base building design and fit-out in contemporary offices.

Originality/value

The paper presents the output of primary research and consulting and is therefore of an original nature. Its value lies in the fact that the findings reflect the actual experiences and plans of corporate occupiers and can be taken as reliable indicators of future demand for office space.

Abstract

Purpose

This paper aims to review the concept and characteristics of coworking space, especially physical and operational characteristics and its objectives. The authors propose three models of coworking spaces, such as revenue, synergistic and customer contact, which organizations can use as a part of their corporate real estate strategies to build workplace flexibility and resiliency. This paper also addresses research gaps and a research agenda for future research.

Methodology

This paper is a literature review of academic research focusing on coworking spaces. Because of the relatively limited existing academic literature on the topic, industry sources and white papers are also reviewed.

Findings

The authors categorized common threads of the existing literature on coworking spaces to emergence and growth trends, the types of users, the type of work to be completed in these spaces, characteristics of coworking spaces and the desired outcomes of coworking space models. Coworking spaces are expected to grow worldwide because of the increase in knowledge-based economy, the “digital nomad” lifestyle and mobile technologies, however, there is limited research on the relationship between spatial and operational characteristics of coworking spaces and users’ collaboration, social well-being and creativity. No research identified fully articulated the nuanced differences between the types of coworking spaces now found in the real estate ecosystem.

Research limitations

There is limited academic, empirical research focusing on coworking spaces. Thus, the search for literature itself is limited to a small number of papers. Although the authors extended the search to non-academic sources, the conclusion of this study is tentative because of the prematurity of the topic.

Originality/value

This paper urges the identification of research questions, considering the fast growth of coworking spaces and suggests future research directions based on newly proposed models. Industry practitioners, including building owners, managers, coworking space providers and corporate real estate practitioners, can consider using variations of coworking space concepts and characteristics, as they understand the importance of social needs and connectivity among users. By addressing the history of the coworking space as a concept and business model, and updating the types of models to include new coworking spaces, the authors provide further options to industry practitioners as to how to integrate coworking into their real estate.

Abstract

The pervasive impact of information technology, and the shift to a new economic paradigm has resulted in new ways of working. Successful organisations today are looking for work environments that unlock creativity, support collaboration, and ensure that the ideas of staff and collaborators are absorbed back into the intellectual capital of the organisation. Organisations have changed dramatically, but the physical settings have been slow to respond. The challenge for the real estate market and facilities professionals is to respond to a business model that supports both individual and collaborative working; provides for flexibility of tenure; and affords adaptability of both space use and function. A new real estate offer is emerging that provides both space, services and amenities, to support the tenants business over the life of a customer’s needs. Leading edge developers are now more concerned with creating a diversity of users, by providing space for a symbiotic clusering of firms in specific market sectors with their supporting supplier services and customers. Tenants to respond to continuous change are increasingly looking to reduce the amount of core space they own, with the majority of their portfolio consisting of flexible space on short‐term leases to absorb the demands of individual projects, and outsourced space on a ‘just in time’ arrnagement for support functions. The paper concludes that the property industry today is changing from traders in real estate to an emerging role as value stream integrators and total service providers over the life of the tenant organisation.
