Abstract

Purpose

Compared to low-rise and mid-rise buildings, commercial high-rise buildings have severe maintenance management deficiencies due to the complex nature of the structure and building services incorporated. Previous studies have shown that implementing lean in maintenance is a recognised prominent strategy to enhance maintenance performance. Thus, this study aims to investigate how lean maintenance can be applied to improve maintenance management in commercial high-rise buildings in Sri Lanka.

Design/methodology/approach

This study adopted a case study method. Three commercial high-rise buildings were selected to conduct the empirical study. An expert survey is also conducted to validate the findings.

Findings

The findings of the study revealed that out of the eight cardinal types of lean maintenance waste, six are rooted in the selected cases: (i) excessive preventive maintenance, (ii) waiting (maintenance resources, tools, procuring of additional supplies and documentation and permits), (iii) transportation due to centralised maintenance, (iv) poor inventory management, (v) poor information handling and (vi) poor utilisation of labour. Then the study revealed strategies to eradicate identified lean maintenance wastes.

Practical implications

The findings of this study can be used to guide maintenance practitioners in implementing lean maintenance in Sri Lankan commercial high-rise buildings. Furthermore, the proposed strategies can be directly applied to mitigate identified maintenance wastes.

Originality/value

This paper provides information on how high-rise commercial buildings in Sri Lanka can enhance their maintenance management by mitigating lean maintenance wastes.

Abstract

Purpose

Inadequate strategic planning and maintenance budget may undermine the maintenance of the Higher Education Institution Building (HEIB). Studies have shown that a customised maintenance concept such as Soft System Methodology (SSM) can improve public building maintenance operations. There is a paucity of studies regarding public HEIB maintenance in Nigeria via an SSM approach. Therefore, the research investigated the state of public HEIB and developed a framework to improve public HEIB maintenance practices in Nigeria.

Design/methodology/approach

The research adopted SSM to understand Nigeria’s public HEIB maintenance practices. The SSM permitted a substitute approach to improve public HEIB maintenance practices via a developed framework. Data were collated via virtual interviews with experts, and findings were presented in line with the SSM seven steps.

Findings

Findings show that besides the shoddy state of public HEIB maintenance, there is no public digitalised HEIB framework to improve maintenance practices across Nigeria’s higher education institutions. The study developed a digitalised framework with the support of Computerised Maintenance Management System from the findings. It would reposition the public HEIB and stir up various agencies/departments/units managing maintenance for better service delivery via integrated delivery, practical, methodological and managerial aspects.

Originality/value

The research investigated Nigeria’s public HEIB maintenance practices via SSM to identify the required document and propose a feasible framework to improve Nigeria’s HEIB maintenance practices. Besides the developed conceptual framework, Nigeria’s HEIB maintenance practitioners and higher institution chief executives can use the recommended framework as guidelines to improve HEIB maintenance practices.

Abstract

Purpose

However, while the benefits of adopting virtual work structures have been extensively discussed, ethical considerations have been largely ignored in the existing literature. To fill this gap, this study aims to investigate the key ethical issues associated with virtual workplaces. It also aimed to examine the various preventive measures that could be considered for effectively managing such challenges.

Design/methodology/approach

The study adopted an inductive research approach using qualitative methodology. Data was collected by executing the technique of dual moderator focus group discussion. By using the purposive sampling technique, the sample comprised 24 software professionals from emerging economies such as India. All sessions were transcribed, and the data were analysed using the content analysis method.

Findings

The study reports some interesting results related to various ethical issues and the preventive measures to handle such issues in virtual workplaces. The themes that emerged related to ethical issues have been categorised into three broad categories, i.e. People, Technology and Culture. In contrast, preventive measures have been reported in both contexts, i.e. pre-preventive and post-preventive measures. Furthermore, few recommendations have been made to improve virtual work experiences for remote work professionals. The identified themes and categories were classified and arranged in “Network View”, a feature embedded in Atlas.ti7 software, to analyse the conceptual relationships.

Practical implications

The findings may help managers regarding various ethical issues in virtual work settings. It may also provide an insight to the managers about the benefits of adopting preventive measures for handling ethical dilemmas in virtual workplaces in an emerging economy like India.

Originality/value

The study may be seen as one of the earliest attempts to consider the lingering debate on ethics in virtual workplaces. The findings of the study have implications for further theoretical research on the topic.

Abstract

Purpose

Employment-related measures play a significant part in preventive and mitigative social policies. The importance of these actions is especially emphasised in times of crisis. This paper provides empirical insights into employment-related measures implemented in a sample of OECD countries as a response to the COVID-19 crisis in 2020. Furthermore, it addresses the continuity of the measures by July 2022.

Design/methodology/approach

The research applies and further develops a capability approach in the COVID-19 context to provide a theoretically informed empirical understanding of the implemented employment related measures.

Findings

The results indicate that countries expanded the coverage of previous preventive and mitigative employment measures horizontally and vertically while also introducing new schemes to protect workers. The main conclusions suggest that most employment-related measures (65.5%) were preventive aiming at saving jobs and broadening peoples capabilities with bridging measures during the crisis. The employment measures served first as an emergency aid. However, most measures were recalibrated and changed incrementally toward 2022.

Research limitations/implications

The data consisted major employment-related measures and changes in social policies the studied countries. The authors focussed the examination on governmental-level measures. Thus, sub-national or sector-specific responses, for example tripartite agreements in certain employment sectors or social transfers in certain areas, were excluded.

Social implications

The way in which welfare states reacted to employment problems during the COVID-19 pandemic may have an impact on how governments approach social policies in the future. The capability approach exhibits a pronounced strength by facilitating the establishment of sustainable trajectories for social policy and welfare services.

Originality/value

The capability approach embracing the preactive and proactive role of social policies lends a unique perspective on public policies.

Purpose

In lieu of a cure, the idea that dementia might be preventable through risk-factor moderation has latterly gained popularity. Prevention research is an evolving field that will likely undergo significant shifts in the near future. This paper aims to engage with that future as it is imagined in the present.

Design/methodology/approach

This study explores the futures envisaged by dementia prevention researchers in the UK, based on interviews with six practitioners at the forefront of the field.

Findings

Participants foresaw a pivot away from “dementia prevention” toward “brain health”, and advocated for blended policy, community and lifestyle interventions. They were excited by the prospects for a lifecourse dementia hypothesis to inform new interventions but uncomfortable with the ethics of early intervention.

Originality/value

These findings complicate simplistic depictions of prevention researchers as pursuing responsibilised lifestyle approaches.

Abstract

Purpose

Maintenance policy is an element of building maintenance management that deals with organisation policy, planning and procedures, and delineates how maintenance units in an organisation will manage specific building components, auxiliary facilities and services. Given this contextual setting, this study investigates whether organisational maintenance policies (OMPs) utilised in developed countries are relevant in developing countries – using Nigeria as a case study exemplar.

Design/methodology/approach

An empirical research design (using deductive reasoning) was implemented for this research. Specifically, a Delphi study conducted revealed 23 elements that impact OMP development in Nigeria.

Findings

Of these twenty elements, six had a very high impact on maintenance management (VHI: 9.00–10.00), nine variables had a high impact (HI: 7.00–8.99) and eight other variables scored a medium impact (MI: 5.00–6.99). Emergent findings reveal that the elements of organisational maintenance policy that engender effective building maintenance management include preparation of safety procedure, optimisation of the maintenance policy, optimisation of the maintenance action plan, well-defined priority system, risk factor establishment, suitable maintenance procedures and a clearly delineated process.

Practical implications

The study findings will guide policymakers in identifying the main elements required in maintenance policies development towards making national public asset preservation and economic gains. Also, the content of the future educational curriculum on maintenance management study will be more receptive to the body of knowledge and the built environment industry.

Originality/value

Cumulatively, the research presented illustrates that these elements replicate those adopted in other countries and that effective maintenance management of public buildings is assured when these elements are integral to the development of an OMP.

Abstract

Purpose

The purpose of this paper is to examine the nature of cyberbullying and corresponding strategies being used under the New United Arab Emirates (UAE) Cybercrimes Law.

Design/methodology/approach

The analysis begins with a review of the nature of cyberbullying, focusing primarily on key concepts, underlying risk factors, forms of cyberbullying and adverse effects. Background information about the nature of cyberbullying will then lay the foundation for the subsequent sections of the analysis, which will focus on preventive strategies and legislative measures. The second section of the analysis will entail a review of the legislative framework for cyberbullying in the UAE. The goal here is to examine how the UAE is responding to the emerging threat of cyberbullying in its jurisdiction. The next section will then shift gears to interventions and strategies being implemented at the global level. A global perspective is central to comparing practices in the UAE to international standards and regulations.

Findings

Findings from the analysis have shown that the UAE has the most robust and comprehensive cyberbullying laws internationally. Nonetheless, the New Cybercrimes Law is ambiguous, and it is not expressively specific to cyberbullying. The law does not have a clear definition of cyberbullying, as well as the scope of its application to specific cases involving students. A comparative analysis across jurisdictions has revealed that most countries neither have specific cyberbullying laws nor explicitly define the phenomenon in existing laws. Thus, cyberbullying is a gray area in the UAE national law, requiring a clear definition and scope of application. The courts will establish case law that will finally address the current definitional challenges and extend of applying the New Cybercrimes Law.

Originality/value

The analysis concludes with the application of international best standards and practices to the UAE context, focusing specifically on how to strengthen laws and procedures in the UAE.

Abstract

Purpose

The purpose of this paper is to propose a system dynamic simulated process model for maintenance work management incorporating the Fourth Industrial Revolution (4IR) technologies.

Design/methodology/approach

The extant literature in physical assets maintenance depicts that poor maintenance management is predominantly because of a lack of a clearly defined maintenance work management process model, resulting in poor management of maintenance work. This paper solves this complex phenomenon using a combination of conceptual process modeling and system dynamics simulation incorporating 4IR technologies. A process for maintenance work management and its control actions on scheduled maintenance tasks versus unscheduled maintenance tasks is modeled, replicating real-world scenarios with a digital lens (4IR technologies) for predictive maintenance strategy.

Findings

A process for maintenance work management is thus modeled and simulated as a dynamic system. Post-model validation, this study reveals that the real-world maintenance work management process can be replicated using system dynamics modeling. The impact analysis of 4IR technologies on maintenance work management systems reveals that the implementation of 4IR technologies intensifies asset performance with an overall gain of 27.46%, yielding the best maintenance index. This study further reveals that the benefits of 4IR technologies positively impact equipment defect predictability before failure, thereby yielding a predictive maintenance strategy.

Research limitations/implications

The study focused on maintenance work management system without the consideration of other subsystems such as cost of maintenance, production dynamics, and supply chain management.

Practical implications

The maintenance real-world quantitative data is retrieved from two maintenance departments from company A, for a period of 24 months, representing years 2017 and 2018. The maintenance quantitative data retrieved represent six various types of equipment used at underground Mines. The maintenance management qualitative data (Organizational documents) in maintenance management are retrieved from company A and company B. Company A is a global mining industry, and company B is a global manufacturing industry. The reliability of the data used in the model validation have practical implications on how maintenance work management system behaves with the benefit of 4IR technologies' implementation.

Social implications

This research study yields an overall benefit in asset management, thereby intensifying asset performance. The expected learnings are intended to benefit future research in the physical asset management field of study and most important to the industry practitioners in physical asset management.

Originality/value

This paper provides for a model in which maintenance work and its dynamics is systematically managed. Uncontrollable corrective maintenance work increases the complexity of the overall maintenance work management. The use of a system dynamic model and simulation incorporating 4IR technologies adds value on the maintenance work management effectiveness.

Purpose

The purpose of this paper is to identify the key aspects of building defects performance cases in relation to the building components focusing on the government-owned buildings and to enhance government’s role to curb the building defects to reoccur.

Design/methodology/approach

The qualitative research method approach was adopted with a total of 5,243 specific building defects identified and accumulated from actual building projects and provided feedback on the defects associated with the Government of Malaysia’s owned buildings.

Findings

This paper statistically validates that building defects are a staid delinquent matter fronting the construction industry in Malaysia. This matter needs to be tacked by all the parties involved in the industry. This paper proposes a factual statistical statement that is proved to be a practical and suitable measurement in correcting building defects and preventing them from reoccurring.

Research limitations/implications

Future research could focus on developing a defect performance measurement on real projects now focusing on private buildings as well.

Practical implications

The defects performance statistical measurement is anticipated to prove the problematic rate of defects occurrence on government-owned structures, as the key elements on the national defect preventive strategy which have to be taken into account.

Originality/value

The outcome of this paper is significant in its own right and serves as a platform for future research in this area.
