Abstract

Points out that increasing pressure to prolong the useful life of a building without compromising the objectives of maintenance has led to an increasing interest in methods of integrated maintenance management. As an alternative to budget‐driven maintenance strategies, develops a new approach to selecting an appropriate maintenance strategy which relies on determining the consequences of failure of every item in the building, and determining a suitable strategy for each one. Analyses the relative advantages and disadvantages of corrective, preventive and condition‐based strategies. Advocates a novel, systematic approach to the management of building maintenance. Suggests this method will help maintenance engineers and managers to reduce the cost of maintenance while preserving the safety, health and satisfaction of the user.

Abstract

Purpose

This study presents a systematic framework for maintenance strategy development of manufacturing process machinery. The framework is developed based on the reliability-centred maintenance (RCM) approach to minimise the high downtime of a production line, thus increasing its reliability and availability. A case study of a production line from the ghee and soap manufacturing industry in Taiz, Yemen, is presented for framework validation purposes. The framework provides a systematic process to identify the critical system(s) and guide further investigation for functional significant items (FSIs) based on quantitative and qualitative analyses before recommending appropriate maintenance strategies and specific tasks.

Design/methodology/approach

The proposed framework integrates conventional RCM procedure with the fuzzy computational process to improve FSIs criticality estimation, which is the main part of failure mode effect criticality analysis (FMECA) applications. The framework consists of four main implementation stages: identification of the critical system(s), technical analysis, Fuzzy-FMECA application for FSIs criticality estimation and maintenance strategy selection. Each stage has its objective(s) and related scientific techniques that are applied to systematically guide the framework implementation.

Findings

The proposed framework validation is summarised as follows. The first stage results demonstrate that the seaming system (top and bottom systems) caused 50% of the total production line downtime, indicating it is a critical system that requires further analysis. The outcomes of the second stage provide significant technical information on the subject (seaming system), helping team members to identify and understand the structure and functional complexities of the seaming system. This stage also provides a better understanding of how the seaming system functions and how it can fail. In stage 3, the application of FMECA with the fuzzy computation integration process presents a systematic way to analyse the failure mode, effect and cause of items (components of the seaming system). This stage also includes items’ criticality estimation and ranking assessment. Finally, stage four guides team members in recommending the appropriate countermeasures (maintenance strategies and task selection) based on their priority level.

Originality/value

This paper proposes an original maintenance strategies development framework based on the RCM approach for production system equipment. Specifically, it considers a fuzzy computational process based on the Gaussian function in the third stage of the proposed framework. Adopting the fuzzy computational process improves the risk priority number (RPN) estimation, resulting in better criticality ranking determination. Another significant contribution is introducing an extended item criticality ranking assessment process to provide maximum levels of criticality item ranking. Finally, the proposed RCM framework also provides detailed guidance on maintenance strategy selection based on criticality levels, unique functionality and failure characteristics of each FSI.

Purpose

The building maintenance management becomes more complicated nowadays, with several sourcing strategies springing up for building maintenance work provisions. Various studies demonstrate that the selection factors and performance measurements are both essential aspects in determining and evaluating the sourcing strategy for building maintenance management. Thus, the purpose of this paper is to examine the relationships between the selection factors and performance measurements of sourcing strategy.

Design/methodology/approach

The paper targeted to evaluate and analyse the perceptions of the building maintenance practitioners regarding the degree of importance of selection factors and performance measurements. Through quantitative approach, the paper adopted stratified random sampling to distribute the questionnaires to the building maintenance practitioners operating in both private and government high-rise office buildings in Kuala Lumpur.

Findings

The findings highlighted the quality factors as the most important selection group factors; meantime, the ability to fulfil client’s need and requirement as well as the ability to deliver the service with reasonable reliability and predictability are identically important performance measurements. There is a significant relationship between the selection factors and performance measurement of sourcing strategy.

Originality/value

This paper provides an impetus research which uncovered the sourcing practices in the industry and guided the sourcing process in determining the appropriate sourcing strategy.

Abstract

Presents a model of five linked maintenance management components (strategy, human aspects, support mechanisms, tools/techniques and organization). Analyses the present status of these components in Swedish manufacturing firms through a survey of 284 respondents. Shows that fewer than half have written maintenance strategies or computerized maintenance information systems and several give maintenance low status. The figures are lowest in small firms and in the timber industry. Preventive maintenance at fixed intervals and corrective maintenance are the most common maintenance techniques. However, condition monitoring is common in large paper and chemical firms. Also indicates that Swedish firms have not fully made maintenance a company‐wide issue, and that centralized maintenance departments dominate resources in large firms, but outsourcing has become important in small firms. Many of these figures are considered not to be optimal, but the average firm should be able to improve.

Abstract

Purpose

The purpose of this paper is to enhance the performance of maintenance in a solar power plant by implementing the proactive maintenance (PaM) strategy, measured by the availability and the total maintenance workload.

Design/methodology/approach

The prior maintenance strategy was reviewed, and then the strategy was adjusted to focus on PaM. Failure modes and effects analysis (FMEA) was a tool for analyzing the severity and occurrence of the failure modes and effects. Then, the Why‒Why analysis was used for investigating the root causes of failures. The countermeasures were drawn, and the preventive maintenance (PM) plan was revised and carried out. The total maintenance, the PaM and reactive maintenance workload, was obtained, and then the improvements were determined. The values of availability were also obtained.

Findings

Previously, the appeared maintenance strategy was not clearly defined. It seemed to have reactive maintenance coupled with PM; it was checked once a year, and corrective actions were made when something wrong was found. Then the management team observed an increase in the reactive maintenance workload, whereas the values of availability were not consistent and tended to drop. After implementing the new maintenance strategy, PaM, the total maintenance workload decreased 14 percent in one year. The average availability of the solar power plant improved from 0.9943 to 0.9969, and the values of availability had better consistency.

Practical implications

The PaM can be applied to solar power plant without limiting the prior maintenance strategy and the complexity of production or machinery. The solar power plant is a quite simple production, and most machines consist of electrical equipment and electrical circuits. The PaM supports to analyze the failure modes, the consequence of the failure events and failure effects, and to decide what should be done. Importantly, PaM can reduce total maintenance workload while the value of availability is higher and consistent.

Originality/value

This paper states how to successfully implement the PaM for the solar power plant. Previously, the plant did not have a clearly defined maintenance strategy; it was checked once a year, and it was corrected when abnormalities were detected. The PaM strategy provides tools and processes for failures and effects analysis. Although there was a more workload of PM, the total maintenance workload decreased, even in the first year.

Abstract

Purpose

This paper aims to give a picture of maintenance management in Italian manufacturing firms supported by empirical evidence. The purpose is also to highlight how far maintenance performance and strategies are influenced by context and which measures and goals are within reach of small‐sized firms.

Design/methodology/approach

Frameworks for describing maintenance management and strategies derived from literature were reviewed and used to develop a questionnaire. A survey‐based empirical research involving a sample of 100 manufacturing firms was performed. Non‐parametric statistics are applied to highlight correlations and dependencies between contextual variables, maintenance strategies and performance.

Findings

Maintenance performance hardly seems a matter of size, while many elements of strategy certainly are. Some elements of strategy, in particular planning and control elements, seem to have little impact on performance. By contrast, an enhanced use of preventive maintenance and, above all, of condition‐based maintenance is demonstrated to be a highly effective action for maintenance improvement applicable to firms of all size.

Practical implications

The research may help managers to decide on maintenance strategic variables by deducing from the experience of many different firms whether, and how, strategies affect maintenance performance.

Originality/value

Besides giving a country's portrait, the empirical research addresses the links between strategies, context and performance, thereby understanding strategy in a broad sense and not just in terms of maintenance policies and concepts. In particular, the maintenance practices of small enterprises with fewer than 50 employees are studied, which has rarely been done in the literature.

Abstract

Purpose

The purpose of this paper is to demonstrate the use of two general purpose decision‐making techniques in selecting the most appropriate maintenance strategy for organizations with critical production requirements.

Design/methodology/approach

The Analytical Hierarchical Process (AHP) and the Analytical Network Process (ANP) are used for the selection of the most appropriate maintenance strategy in a local newspaper printing facility in Turkey.

Findings

The two methods were shown to be effective in choosing a strategy for maintaining the printing machines. The two methods resulted in almost the same results. Both methods take into account the specific requirements of the organization through its own available expertise.

Practical implications

The techniques demonstrated in this paper can be used by all types of organizations for selecting and adopting maintenance strategies that have higher impact on maintenance performance and hence overall business productivity. The two methods are explained in a step‐by‐step approach for easier adaptation by practitioners in all types of organizations.

Originality/value

The value of the paper is in applying AHP and ANP decision‐making methodologies in maintenance strategy selection. These two methods are not very common in the area of maintenance, and hence add to the pool of techniques utilized in selecting maintenance strategies.

Purpose

Maintenance plans are programmes, which follow maintenance appraisals, contain information of what to do and the time approximates for accomplishments. They also deal with how to carry out maintenance jobs. In contemporary period, curiosity has proliferated about how sustainability affects manufacturing plans. The purpose of this paper is to offer a comprehensive notion of maintenance sustainability in maintenance planning. The literature has downplayed maintenance sustainability but may support in understanding how to crack the present company-community conflicts about the negative influence of manufacturing on the environment.

Design/methodology/approach

This study develops the idea of selecting the proper maintenance strategy based on integrated fuzzy axiomatic design (FAD) principle and fuzzy-TOPSIS. This work suggests that the maintenance function is an uncertain, activity-oriented system. To fully appreciate the proposed framework, the work employs data from a cement manufacturing plant to test the structure. This study offers 20 influential factors on which it build the fundamental structure of maintenance system sustainability for manufacturing concerns. A novel literature contribution that departs from existing conceptions is the classical determination of weights of each sustainability factor, employing fuzzy entropy weighting approach. Furthermore, work innovatively determines the ranking of some important tenets of sustainability in maintenance and optimises the maintenance consumables employing the FAD principle.

Findings

Interestingly, the output of the investigation revealed differences as the work adopts fuzzy-TOPSIS in comparison with FAD principle.

Originality/value

Case examination of a real-life manufacturing venture validated the claims, showing maintenance workforce training as a top-echelon strategy for maintenance system sustainability.

Abstract

Purpose

The purpose of this paper is to investigate maintenance and production problems in the cement industry in Libya, with particular emphasis on future implementation of total productive maintenance (TPM).

Design/methodology/approach

The paper presents the use of case study approach of production data and history, field visits, a survey methodology using a detailed questionnaire with employees and interviews with top and middle managers in four cement factories.

Findings

It has been found that the four factories under investigation have low productivity and production levels when compared with the design values. There is no clear TPM strategy and also it has been found that the lack of training and personal development is the main cause of this problem. In addition, employees are found not to be motivated as a result of the lack of a management strategy and reward structure.

Research limitations/implications

Based on the findings, a new framework for TPM has been developed. This TPM strategy could be implemented in other Libyan factories as a result of the potential similarities in the cultural and environmental aspects.

Practical implications

The current challenges have been identified and comparative analysis is developed into a model for the implementation of TPM.

Originality/value

The paper highlights limitations in some of the cement factories in Libya in relation to TPM and production strategies. The importance of adopting a realistic strategy and framework by managers is discussed. This work is developed as collaboration between academia and one of the Libyan cement companies to solve productivity problems and develop a strategic framework of TPM for improving Libyan industry.

Abstract

Purpose

The purpose of this paper is to explore maintenance strategies for manufacturing equipment in Chinese firms.

Design/methodology/approach

Data were collected from Chinese companies using a questionnaire administered during face‐to‐face interviews and two established methodologies in strategic management research, exploratory factor analysis and cluster analysis, were used to analyze the data.

Findings

The results suggest that despite increasing competitive capabilities of Chinese firms, their maintenance strategies are often restricted to corrective maintenance. Only very few Chinese firms have already implemented predictive maintenance approach, total productive maintenance programs or the strategic outsourcing of maintenance activities.

Research limitations/implications

The research limitations stem from typical issues related to the use of exploratory factor analysis and cluster analysis (for example reliance on the subjective judgment of the researcher or the provision of clusters although no meaningful groups are embedded in the sample).

Practical implications

The findings highlight potential strategies for Chinese firms to improve their maintenance management.

Originality/value

This paper deals with a neglected area of operations management by exploring the maintenance approaches in fast growing Chinese manufacturing industries.
