IFMA's second study of the state of facilities management is based on questionnaires completed by almost 500 of its members. Clear presentation and good use of graphics make it an interesting reference document for any facilities manager anxious to compare status and responsibilities with US counterparts. Comparison with the first study, published in 1984, is also a useful gauge of trends in professional development.

Abstract

Purpose

This paper aims to reveal and compare the characteristics of the facilities management (FM) education programs in Hong Kong, Taiwan, Singapore and South Korea (i.e. the Four Asian Dragons) and makes suggestions for their future development.

Design/methodology/approach

A team consisting of academics from the Four Asian Dragons held a face-to-face meeting to discuss and define the scope and framework of the review, followed by an extensive search to identify literature and information germane to the study. Individual parts of reviews, prepared by the team members for their respective places, were cross-reviewed before refinement and consolidation into the current paper.

Findings

The term “facility (or facilities) management” appears in most of the programs reviewed, but terms such as “environment” and “property” also appear in some programs’ titles. The programs reviewed range from certificate level to doctorate level; those between diploma level and master level are more common. Most of the programs have obtained professional accreditations, but some are accredited by FM-related rather than FM-specific professional bodies.

Research limitations/implications

Further research should investigate issues such as the performance of the programs reviewed, extent to which they have met the market needs and how they compare with the counterparts in other regions (e.g. Europe, America). For such research, the process of the study reported here and its findings about the status quo of the programs can serve as references.

Practical implications

To strengthen FM as a well-established discipline, it is imperative to have the programs accredited by FM-specific professional bodies.

Originality/value

Providing the first-ever international review on the major FM programs in Asia, this paper is useful to program planners, educators and researchers in the FM field.

Abstract

Purpose

Despite successfully adopting building information modelling (BIM) for design and construction, its adoption in post-construction is critically lagging. This study aims to investigate the adoption of BIM for post-construction in Nigeria. Specifically, it aims to investigate the barriers hindering BIM adoption, propose strategies to facilitate its integration into the post-construction phase and examine the relationship between the barriers and strategies towards adopting BIM for post-construction.

Design/methodology/approach

This study employs a quantitative approach to gather numerical data on BIM perceived barriers among International Facility Management Association (IFMA) members. The study also develops strategies from an extensive literature review and combines them with insights from preliminary investigation. The data were analysed using descriptive and inferential statistics.

Findings

The top perceived barriers among the professionals are lack of BIM awareness, software availability issues and difficulties using new technologies. Institute training/workshops on BIM software for the professionals in the organisation, including BIM software courses in various related professional exams, and encouraging adoption of BIM from the grassroots, such as higher institutions, emerge as the top strategies. The findings further show a significant relationship between the barriers and strategies, emphasising the recognition that understanding barriers prompts the active development and implementation of strategies.

Originality/value

This study holds originality in its examination of the relationship between the barriers and strategies associated with BIM adoption in Nigerian Architecture, Construction, Engineering and Operation.

Abstract

Purpose

The purpose of this paper is to address the knowledge gap on the use of benchmarking techniques as utilized by facilities management (FM) professionals for the purpose of identifying means to improve industry benchmarking practices and guide the direction of future FM benchmarking research.

Design/methodology/approach

Data were collected through surveying 585 FM practitioners representing various countries, organization sizes, types, industries. The data were summarized and analyzed through creating frequency tables, charts, and cross-tabulations. The survey results were compared to a previously published study on benchmarking use to identify the similarities and differences between benchmarking for FM functions vs core business functions.

Findings

The findings indicate that while FM-oriented benchmarking has been adopted at similar levels as other industries, FM-oriented benchmarking tends to be simplistic, lacks a strategic position in the company, often relies upon self-report survey data, is often performed by an individual with no formal benchmarking team and does not utilize process benchmarking or benchmarking networks. These findings emphasize the need for benchmarking education, advocacy for FM as a strategic business partner, the development of verified data sources and networks specifically for the unique greater facilities management field functions.

Practical implications

These findings provide needed data on the state of FM practitioner use of benchmarking specifically for FM functions in North America. The results can be used as an assessment for the industry, to improve practitioner use and knowledge, and to identify further avenues for academic study.

Originality/value

The value of this study lies in filling in identified knowledge gaps on how FM practitioners are using benchmarking in practice. These data are absent from the research literature and offer the potential to help bridge the academic-practitioner divide to ensure that future research will focus on addressing practitioner needs for the industry.

Abstract

Purpose

The robot offers interesting capabilities, but suffers from a lack of stiffness. The proposed solution is to introduce redundancies for the overall improvement of different capabilities. The management of redundancy associated with the definition of a set of kinematic, mechanical and stiffness criteria enables path planning to be optimized.

Design/methodology/approach

The resolution method is based on the projection onto the kernel of the Jacobian matrix of the gradient of an objective function constructed by aggregating kinematic, mechanical and stiffness weighted criteria. Optimized redundancy management is applied to the 11-DoF (degrees of freedom) cells to provide an efficient placement of turntable and track. The final part presents the improvement of the various criteria applied to both 9-DoF and 11-DoF robotic cells.

Findings

The first application concerns the optimized placement of a turntable and a linear track using 11-DoF architecture. Improved criteria for two 9-DoF robotic cells, a robot with parallelogram closed loop and a Tricept are also presented. Simulation results present the contributions of redundancies and the leading role of the track.

Research limitations/implications

The redundancy-based optimization presented and the associated simulation approach must be completed by the experimental determination of the optimization criteria to take into account each machining strategy.

Practical implications

This work in robotics machining relates to milling operations for automotive and aerospace equipment. The study is carried out within the framework of the RobotEx Equipment of Excellence programme.

Originality/value

The resolution method to optimized path planning is applied to 9- and 11-DoF robotic cells, including a hybrid robot with a parallelogram closed loop and a Tricept PKM.

Abstract

Purpose

This study aims to investigate the drivers influencing the adoption of building information modelling (BIM) for post-construction management in the architecture, engineering, construction and operations (AECO) industry, specifically focusing on International Facility Management Association (IFMA) registered professionals in Abuja, Nigeria.

Design/methodology/approach

A quantitative approach was employed, using a purposive sampling technique. In total, 132 valid responses were analysed using statistical tools such as Cronbach’s alpha, mean, one sample t-test, Kruskal–Wallis, factor and correction analysis.

Findings

Result shows that flexibility among industry stakeholders towards adopting new technology and safety/emergency management are the most critical drivers. All the identified drivers were significant (p < 0.05). Kruskal–Wallis’s analysis shows that professionals have similar opinions on the BIM drivers. Factor analysis categorises the drivers into seven components: availability and usage of software, increased efficiency, improved performance, safety and resources, change in method of operation, improved profitability and government intervention. Positive correlations connect BIM software availability with efficiency, performance, safety, resource management, operational changes, profitability and government support.

Research limitations/implications

One limitation of this study is the focus on a specific group of professionals in Abuja, which may limit the generalisability of findings to the broader Nigerian AECO industry. Future research should consider a more diverse sample. In addition, qualitative research methods could provide deeper insights into the qualitative aspects of BIM adoption.

Originality/value

This research contributes to the existing body of knowledge by providing empirical evidence of the drivers influencing BIM adoption in the post-construction phase, particularly in Nigeria.

Three days in a blacked‐out ballroom, during lovely autumn weather that showed Denver and the massive Rockies at their very best, are enough to test the patience of angels. But not of 300 mustard‐keen American facilities managers (and one Facilities correspondent) who packed out the annual conference and exhibition of the International Facility Management Association, to debate the theme, ‘the electronic connection’. (Report to follow in issue 9.) From the name tabs to an elegantly produced conference programme, from the exceptionally interesting panel of speakers (including that same Facilities correspondent) to the giving of awards to distinguished facilities managers, from debates on accreditation and education to earnest parleyings in smoke‐filled rooms, everything was exactly what one would expect of a well‐established professional organisation. Only the rate of growth of this particular organisation betrayed the newness of the profession — membership trebled in under three years and a waiting list of over 20 volunteers eager to found new regional chapters. No one at Denver was in any doubt that IFMA, after just three years, was unstoppable.

Abstract

This paper reports the results of a postal questionnaire survey of UK primary stakeholders, members of the Institutional Fund Managers Association, as to the definition of the expectations gap, its constituents, and the extent to which the expectations gap might be narrowed by audit regulation. The study revealed that fund managers were aware of the audit expectations gap and were particularly concerned about the scope and responsibilities of the auditor, and monitoring of auditors’ work. Fund managers agreed that increased regulation offered potential to narrow the expectations gap, especially as regards monitoring and discipline of auditors. The paper concludes that establishment of the Accountancy Foundation should provide greater independence to the investigation and disciplinary processes of the existing regulatory framework, and thus go some way to narrowing the expectations gap. Concerns may remain about its perceived independence of the profession and the lack of a specific obligation to investigate auditors’ work in circumstances of corporate failure.

Abstract

Purpose

This paper aims to assess the facility management (FM) practices in public and private buildings, and compare the practices in both the buildings. This paper critically analysed the current FM practices and explored the range of contributions that the facility manager could offer in both public and private buildings.

Design/methodology/approach

A case study of 19 public and 20 private buildings in Ibadan and Akure cities was carried out in this paper.

Findings

The paper revealed that the state of FM awareness is higher in private buildings than in public buildings and that FM practices in the two types of buildings are significantly related, but the extent of usage of FM methods are significantly different in the buildings. It was also observed in the research that corrective and responsive FM practices are the order of the day in both public and private buildings.

Practical implications

The paper acknowledged that the involvement of the facility manager with the integrated design team if implemented efficiently will contribute in reducing the need for major repairs and alterations in the lifespan of the facility and that the practices of preventive, planned and immediate responsive approaches would better the life of buildings.

Social implications

The paper recommended that stricter action should be taken to mitigate against the poor handling and misuse of buildings by users, as it affects negatively the success story of FM in the country.

Originality/value

This paper reached out to address the lack of proper FM in the country.
