Abstract

Purpose

Holistic renovation of historic and heritage buildings involving different stakeholders has the potential to reduce environmental impact. Climate change concerns are emphasizing environmental issues of cultural built heritage leading to new policies, guidelines and methods dealing with the challenge on how to lessen the environmental impact of built heritage without damaging its cultural significance. The purpose of this paper is to review existing international and New Zealand holistic guidelines for renovation of historic and heritage buildings.

Design/methodology/approach

A systematic review is used to identify international projects, methods and criteria within the holistic approach. Secondly, the New Zealand context is explored and compared with best international practices.

Findings

For instance, in New Zealand one increasingly important issue is the many vacant heritage and historic buildings in provincial town centres that need action to deal with building code seismic changes. Upgrades and adaptive reuse are opportunities to make them more sustainable and climate change resilient. However, the lack of national holistic guidelines regarding the challenge of reducing environmental impact whilst keeping the heritage values is a critical gap which urgently needs to be resolved. The need is further increased within the context of the recently passed Zero Carbon Act 2019, which aims for national zero carbon emissions by 2050.

Originality/value

These shared responsibilities for conserving historic and heritage buildings to maintain life in provincial towns on one hand, and the need to reduce greenhouse gas (GHG) emissions on the other, have the potential to contribute to a sustainable development of cities and communities.

Abstract

Purpose

Proper performance assessment of residential building renovation is crucial to sustainable urban development. However, a comprehensive review of the literature in this research domain is lacking. This study aims to uncover the study trend, research hotspots, prominent contributors, research gaps and directions in this field.

Design/methodology/approach

With a hybrid review approach adopted, relevant literature was examined in three stages. In Stage 1, literature retrieved from Scopus was screened for their relevance to the study topic. In Stage 2, bibliographic data of the shortlisted literature underwent scientometric analyses by the VOSviewer software. Finally, an in-depth qualitative review was made on the key literature.

Findings

The research hotspots in performance assessment of residential building renovation were found: energy efficiency, sustainability, thermal comfort and life cycle assessment. After the qualitative review, the following research gaps and future directions were unveiled: (1) assessments of retrofits incorporating renewable energy and energy storage systems; (2) evaluation of policy options and financial incentives to overcome financial constraints; (3) establishment of reliable embodied energy and carbon datasets; (4) indoor environment assessment concerning requirements of COVID-19 prevention and involvement of water quality, acoustic insulation and daylighting indicators; and (5) holistic decision-making model concerning residents' intentions and safety, health, well-being and social indicators.

Originality/value

Pioneered in providing the first comprehensive picture of the assessment studies on residential building renovations, this study contributes to offering directions for future studies and insights conducive to making rational decisions for residential building renovations.

Abstract

More significant reductions in residential primary energy consumption and in space heating in particular, can contribute to achieving climate change and energy efficiency objectives. Project information from demonstration projects is now becoming available for highly energy-efficient renovation concepts.

The goal of this research is to understand how owner-occupants can be persuaded to apply far-reaching energy-saving renovations of single-family houses. To this end, the research examines drivers and barriers of owners to adopt highly energy-efficient renovation concepts. Theory on decision processes in innovation diffusion is used, in order to examine the adoption of integrated concepts to achieve high energy performance. Belgian case studies (different building typologies) were examined. Adoption drivers and barriers perceived by owner-occupants are analysed. This leads to improved understanding of characteristics that can persuade future adopters. Possible measures are discussed to overcome barriers in the introduction phase of innovation diffusion, and are illustrated more in detail with a case study. The research shows that especially expectations of improved comfort provide an opportunity for the market entry of integrated concepts. Owners, architects and contractors could benefit from increased attractiveness, competitiveness, affordability and availability of highly energy-efficient renovations. Holistic approaches (stronger coordination and clustered renovation concepts), higher skill competence (education) and improved communication (actor networks, significant economic incentives) are recommended.

Abstract

Purpose

Heritage buildings are consistently impacted by technical and pathological issues associated with their maintenance and conservation such as diminish of building's authenticity and damaging environmental impact. This paper aims to evaluate the environmental maintenance impact (EMI) of the Singgora roof tiles repair in heritage buildings. The EMI is an evaluation upon embodied carbon expenditure during maintenance phase, thus important in repair efficiency appraisal.

Design/methodology/approach

Calculation procedures within selected boundaries of life cycle assessment (LCA) and arbitrary period enabled evaluation of the EMI of Singgora roof tiles repair in heritage buildings during the maintenance phase.

Findings

Evaluation of the EMI could be appreciated as a carbon LCA of Singgora roof tiles repair and has been recognised in embodied carbon expenditure reduction in the form of CO2 emissions mitigation. Importantly, the evaluation underpins decision-making for heritage buildings repair.

Practical implications

EMI evaluation encompasses all building types and forms, thus comprehends the associated applied methodologies. Moreover, the evaluation reflects the emerging environmental challenges of sustaining resilient buildings globally.

Social implications

EMI evaluation highlights options that may be adopted in repair. Indirectly, this implicates heritage building preservation and place's identity protection. Significantly, the evaluation supports environmentally focused conservation and promotes a sustainable repair approach.

Originality/value

EMI evaluation of this paper may devoted to the holistic understanding of the complex relations between Singgora roof materials and their environmental performance. Meanwhile, the application of a carbon LCA had dictated integration of multidisciplinary of heritage buildings maintenance and conservation.

Abstract

Purpose

A robust method in environmental load assessment of buildings is urgently required to reduce the environmental burden of the construction industry. While the industry utilizes the life cycle assessment (LCA) method to assess environmental impacts of detailed designs, the implementation of changes at that late stage of development is often expensive and undesirable. On the other hand, during the early design stages, the LCA method is severely limited by the lack of information available, e.g., uncertainty about final materials to be used. This research study investigates how building information modeling (BIM) can facilitate LCA analysis at an early design stage.

Design/methodology/approach

A literature review is conducted to establish a framework for BIM and LCA integration, which creates the foundation for the development of a new BIM-based LCA tool. The tool is empirically evaluated on a large case study of a residential building in Denmark.

Findings

Case study results show that the new tool facilitates decision-making in an integrated design process, providing reliable LCA results on an early stage model, while avoiding intermediate manual input by the end user in contrast to other commercial LCA tools.

Originality/value

A first prototype of a BIM-based tool is demonstrated, which allows professionals, small architectural companies, students and researchers to calculate the environmental loads of the building in the early design stage in an automated, transparent and time-saving manner.

Abstract

Purpose

The aim of this study is to develop a framework that incorporates social aspects of housing refurbishment when evaluating the sustainability of refurbishment projects. The research examined whether the German Sustainable Building Council (DGNB) certification yields a holistic approach to social sustainability.

Approach

A framework for social sustainability was established from values identified through reviews of certification systems, published literature and from interviews. The target is to better assess and value holistic and soft parameters like social sustainability when assessing the overall value creation of projects.

Findings

The result was a more transparent and systematic structure, which revealed that the DGNB certification had shortcomings in a holistic approach to social sustainability. Counteractions for these shortcomings are discussed.

Research Limitations

Researchers are still discussing how to include more soft aspects like social aspects with the more hard measures like energy consumption and initial cost in the same equation for addressing sustainability in a more holistic framework. This research contributes to this.

Practical Implications

Considering the current climate situation and the amount and the state of existing European building stock, sustainable renovation is inevitable. In Europe, the DGNB certification is one of the most applied certification systems of sustainability. It approaches all parts of sustainability. Yet, social sustainability has been criticised for being neglected.

Originality/Value

A review of literature concerning the concept suggests that it is a concept in chaos. There have been a number of attempts to impose some order to this; however, the attempts have all been made differently and with limited success.

Abstract

Purpose

Decarbonising the housing stock is one of the largest challenges in the built environment today, which is getting the attention not only from policymakers but also from social housing corporations, financial organisations and users. In line with the international Paris-Climate-Change-Conference 2015, Dutch cities and housing associations have embraced this challenge with the ambitions to become carbon neutral in 2050. To reach such goals, both the rate and depth of renovation need to increase. Several technical solutions to eliminate the energy demand in dwelling have been developed and tested. Nevertheless, the intake rate of deep retrofitting is low. Despite recent developments, there are still significant barriers related to financing, lack of information and user acceptance. To address those barriers, the purpose of this paper is to investigate the relationship between energy efficiency upgrades and the cost of living.

Design/methodology/approach

Focusing on walk-up apartments in the Netherlands, a framework of refurbishment measures that affect the energy efficiency was identified, and their performance was calculated. Furthermore, the rental price adjustment was estimated, taking into account the refurbishment investment and the exploitation cost of the renovated dwellings.

Findings

The comparison of the energy use and rental price for the different options demonstrated how the different renovation measures affect the energy cost, the energy use, rent and cost of living. The tenants are more likely to accept the solutions that take into account the total cost of living and sustainability benefits. The study gives a holistic standpoint to the issue of energy upgrades, by quantifying the effect of the potential measures for the whole exploitation period. It has shown the potential of the different interventions to improve the performance and living conditions, without necessarily increasing the total cost of living.

Practical implications

Such results aim at supporting the decision making between the stakeholders, primarily housing associations and tenants.

Originality/value

The importance of the study is that it gives a holistic standpoint to the issue of energy upgrades, by quantifying the effect of the potential measures for the whole exploitation period. The cost, as a key, if not the more most decisive, issue, is put into perspective in relation to the benefit, in order to give a direction to the renovation design and arguments for the stakeholders’ dialogue. The approach of the study goes beyond cost-optimality of measures and investigated the relation between energy upgrades and cost, as a way to evaluate design variation and address the lack of information barrier in renovations. Moreover, it also proves that deep renovation is feasible without increasing in the total cost of living, which is a principal argument to promote renovations.

Abstract

Purpose

All built facility begins to show signs of deterioration immediately after the facility is completed and put to use, thus necessitating routine maintenance. Increase in defects due to age, usage, and other factors, requires extensive maintenance activities known as renovation. The data used for a typical renovation plan can be collected using the condition assessment (CA) tool which depends on physical inspection of the defects or through a facility condition index which hinges on harnessing and analyzing the information in the operational history of the facility. The purpose of this paper is to examine the quality of a typical renovation plan using both tools.

Design/methodology/approach

The single case study of qualitative research was adopted. The data were collected through the principle of semi-structured questionnaire complemented with interviews and document analysis. The documents include periodic operational reports and a CA report used for planned renovation exercise of the Facilities Management (FM) Unit in a higher education institution in South Africa.

Findings

The findings revealed that although the FM Unit produces periodic reports, but there was no evidence of detailed analysis of the reports. Therefore, the programmed renovation exercises are based purely on the information from a CA.

Research limitations/implications

This research is a single site case study of qualitative research; the data collected are limited and not sufficient for generalization of the results. Furthermore, the lack of record of the analysis of the operational history in the periodic reports negatively affected the computation of facilities condition index (FCI). Thus it was not possible to demonstrate the strength of FCI over CA from empirical information.

Originality/value

The quality of a typical renovation plan is influenced by the tool used for data collection. Although the CA tool is commonly used, experience shows that the renovation exercise developed from such records is prone to many execution setbacks, such as frequent scope changes and the associated cost and time overruns. These setbacks can be minimized if the FCI is used as the tool for data collection.

Abstract

Purpose

The purpose of this study was to evaluate how decisions are taken in the early stages of a renovation project, up to the design brief, leading up to the decisions on how to proceed with the renovation in the design phase. Although many technical solutions are visualised in the design phase, it is in the early evaluations of needs and demands, leading up to the design brief, that set the requirements for viable solutions in the design and production phases.

Design/methodology/approach

The study was carried out as a longitudinal case study of the planning phases of a school renovation. The studied buildings were researched by document analysis and by attending meetings over a four-year period between the building owners and the municipality.

Findings

Aspects such as technical status, energy use and indoor environment in the buildings were not discussed to any great extent. A few inventories were carried out in the buildings to establish their technical and accessibility status. The aspects mainly discussed in the studied renovation project have been: accessibility, functionality with respect to teaching and learning requirements in addition to architectural and cultural values.

Originality/value

This study illustrates the comprehensive analysis needed when renovating a building and on difficulties of addressing and evaluating all the viable aspects of concern. It also shows that this planning for a renovation is not a straight line but rather a process where conditions are continuously changing.

Abstract

Purpose

The paper is to propose a tool for holistic impact assessment of commercially reused immovable cultural heritage resources on local, sustainable development along with the possibility to ensure the cultural sustainability of these assets themselves. The paper contains a case study using the proposed tool. The case study concerns a historic object in the form of a Polish manor house located in rural areas in Poland adapted for commercial purposes – restaurant, painting gallery and renovation of antique furniture.

Design/methodology/approach

The author proposes a holistic approach based on aspects, to impact assessment of given heritage resources on the economic, social, cultural and environmental pillars of sustainable development and the sustainable use of heritage assets themselves. Above that, the approach proposes to use the assumptions of EMAS or ISO 14001 systems for assessment of environmental aspects in case of reused cultural heritage assets.

Findings

The test study showed that the proposed tool allows determining whether, how and to what extent the contemporary commercial function of a given element of immovable cultural heritage contributes to local sustainable development and whether and to what extent the cultural sustainability of a given cultural heritage is ensured.

Research limitations/implications

In the proposed approach, very detailed quantitative data cannot be included because of the need to simplify the research.

Practical implications

The proposed tool can be used by owners of reused historic buildings, local authorities, services responsible for the protection of cultural heritage and financing institutions to determine whether a given contemporary commercial function of cultural heritage resources contributes to local sustainable development in holistic approach and whether this function ensures the preservation of its cultural sustainability.

Social implications

The use of the proposed tool will give the opportunity to take appropriate actions to increase the impact of historic objects on local sustainable development including social aspects. Moreover, it will be possible to increase the cultural sustainability of these objects.

Originality/value

There are not many studies and tools that provide a possibility to assess a holistic impact of reused cultural heritage on local sustainable development. Research usually concerns one or two pillars: social and economic. Above that, the study of the cultural appreciation in two different groups: direct users and the local community is a novelty in the perception of contribution to cultural development. It may contribute to the different way of measurement of appreciation of cultural heritage and its contribution to social and cultural development. In addition, to study the environmental pillar, the author proposes an approach used in environmental management (ISO 1400 and EMAS), i.e. the application of activities related to eliminating the potentially harmful impact of a new function of the historic resource on the natural environment.
