Abstract
Purpose
The efficient application of building information modeling (BIM) methodology in the sustainable building design process, known as green BIM, provides ideal leverage to significantly enhance multidiscipline team collaboration. However, the practical execution of green BIM is characterized by issues such as duplication of work, information silos and poor cross-party coordination. Besides, there are limited studies on the specific components that are critical to driving green BIM collaborative design. This study aims to establish the critical components of green BIM collaborative design to enable the multidiscipline team to effectively use diverse software to collaboratively exchange accurate information, thus ensuring informed decision-making in the sustainable building design process.
Design/methodology/approach
Data were obtained by using a questionnaire to survey 360 respondents comprising mainly architects and engineers (civil, mechanical and electrical) in Malaysia. Subsequently, data were analyzed via confirmatory factor analysis. Afterward, a measurement model was established and used to test the 11 hypotheses of this study.
Findings
A covariance-based structural equation model of the critical components for successful BIM-based sustainable building design collaboration was established.
Practical implications
The research findings will guide the multidisciplinary team to collaboratively exchange accurate information in green BIM practices.
Originality/value
To the best of the authors’ knowledge, this research is the first attempt in the literature to provide a pragmatic approach for practitioners to combine the established critical components of green BIM to collaboratively exchange heterogeneous sustainability criteria and efficiently design buildings with high sustainability performance, particularly in emerging countries like Malaysia.

Abstract
Purpose
Sustainability represents innovative elements in determining the profitability of real estate investments, among other factors, including the green component in real estate. Evidence from the literature has pointed out that incorporating green features into residential buildings can reduce operational costs and increase the building’s value. Although green real estate is considered the future trend of choice, it is still being determined whether prospective buyers are willing to accept the extra cost of green residential investment. Therefore, this study aims to investigate the effect of housing attributes and green certification on residential real estate prices.
Design/methodology/approach
The impact of the housing attribute and green certification in the residential sectors was assessed using a transaction data set comprising approximately 861 residential units sold in Selangor, Malaysia, between 2014 and 2022. Linear and quantile regression were used in this study by using SPSS software for a robust result.
Findings
The findings indicate that the market price of residential properties in Malaysia is influenced by housing attributes, transaction types and Green Building Index certification. The empirical evidence from this study suggests that green certification significantly affects the sales price of residential properties in Malaysia. The findings of this research will help investors identify measurable factors that affect the transaction prices of green-certified residential real estate. These identifications will facilitate the development of strategic plans aimed at achieving sustainable rates of return in the sustainable residential real estate market.
Practical implications
Specifically, this research will contribute to achieving area 4 of the 11th Malaysia Plan, which pertains to pursuing green growth for sustainability and resilience. This will be achieved by enhancing awareness among investors and homebuyers regarding the importance of green residential buildings in contributing to the environment, the economy and society.
Originality/value
The regression model for housing attributes and green certification on house price developed in this study could offer valuable benefits to support and advance Malaysia in realising its medium and long-term goals for green technology.

Abstract
Purpose
The purpose of this study is to develop a set of parameters universally acceptable for assessing design and construction strategies for reducing operational energy usage and its associated greenhouse gas (GHG) emission. Also, the parameters are intended to estimate the quantity of energy and its associated GHG emission reduction over the assessment period.
Design/methodology/approach
This study used five steps framework comprising definition of purpose, selecting the candidate parameters, criteria selection and description, selecting proposed parameters and defining the proposed parameters. The criteria used were the parameter’s prevalence, measurability, preference and feasibility toward adaptability to the relevant stakeholders.
Findings
This study consolidated 11 parameters. Seven cover designs and construction strategies comprising energy monitoring, natural lighting and ventilation design. Others are building thermal performance, efficient equipments, renewable energy and energy policy. The remaining four consider operational energy consumption, GHG emission quantification and their reduction over time.
Practical implications
Providing suitable indicators for assessing direct and indirect GHG emission with easily accessible data is essential for assessing built environment. The consolidated parameters can be used in developing rating systems, monitoring GHG inventories and activities of building related industries.
Originality/value
This study was conducted at the CEIES UTHM and used 11 existing rating systems open for research purposes, International Panel for Climate Change reports and GHG protocol report and guides and several other standards.

Purpose
This study evaluates the knowledge structure of building information modeling (BIM) in green buildings. Buildings are one of the main contributors to carbon emissions, and implementing BIM in green buildings is seen as an indispensable approach to mitigate environmental and climate change issues.
Design/methodology/approach
Through a bibliometric analysis, 297 publications retrieved from the Web of Science (WoS) were analyzed to explore their intellectual structure.
Findings
Bibliographic coupling analysis produced four clusters on current and emerging trends, while co-word analysis produced four clusters on future BIM and green building trends. Current and emerging trends revolve around BIM adoption in green and existing buildings, life cycle analysis (LCA) and sustainable rating tools. Future trends related to BIM and performance analysis and optimization, the BIM framework for green building design and construction, overcoming barriers and maximizing benefits in BIM adoption.
Research limitations/implications
The implications of this study are relevant to all BIM and green building stakeholders, including developers, engineers, architects, occupants, tenants and the whole community.
Originality/value
This study examines the crucial integration of BIM and green building within the more extensive construction and building field scope.

Abstract
Purpose
Commercial buildings, which include office buildings, are one of the three major energy-consuming sectors, alongside industrial and transportation sectors. The vast increase in the number of buildings is a positive sign of the rapid development of Malaysia. However, most Malaysian government office buildings tend to consume energy inefficiently due to lack of energy optimization. Most of the previous studies focused on the performance of green buildings in fulfilling the green development guidelines. As such, it is essential to study the energy performance of existing government office buildings that were constructed before most energy-efficient standards were implemented to mitigate energy wastage due to the lack of energy optimization. This study aims to analyse the energy performance of existing non-green Malaysian government office buildings and the factors that influence building energy consumption, as well as to evaluate the efficacy of the existing energy conservation measures.
Design/methodology/approach
This study was conducted by a literature review and case study. The chosen buildings are six government office building blocks located in Kuala Lumpur, the capital city of Malaysia. In this study, a literature review has been conducted on the common factors affecting energy consumption in office buildings. The energy consumption data of the buildings were collected to calculate the building energy intensity (BEI). The BEI was compared to the MS1525:2019 and GBI benchmarks to evaluate energy performance. SketchUp software was utilized to illustrate the solar radiation and sun path diagram of the case study buildings. Finally, recommendations were derived for retrofit strategies based on non-design factors and passive design factors.
Findings
In typical government office buildings, the air-conditioning system consumed the most energy at 65.5%, followed by lighting system at 22.6%, and the remaining 11.9% was contributed by office appliances. The energy performance of the case study buildings is considered as satisfactory as the BEI did not exceed the MS1525:2019 benchmark of 200 kWh/m2/year. The E Block recorded the highest BEI of 183.12 kWh/m2/year in 2020 due to its north-east orientation which is exposed to the most solar radiation. Besides, E Block consists of rooms that can accommodate large number of occupants. As such, non-design factors which include higher occupancy rate and higher cooling demand due to high outdoor temperature leads to higher energy consumption. By considering passive design features such as building orientation and building envelope thermal properties, energy consumption can be reduced significantly.
Originality/value
This study provided a comprehensive insight into the energy performance of Malaysian government office buildings, which were constructed before the energy-efficient standards being introduced. By calculating the BEI of six government office buildings, it is found that the energy performance of the case study buildings fulfils the MS1525 benchmark, and that all their BEIs are below 200 kWh/m2/year. Malaysia's hot and humid climate significantly affects a building's cooling load, and it is found the air-conditioning system is the major energy consumer of Malaysian government office buildings. This study discusses the efficacy of the energy-saving measures implemented in the case study buildings to optimize energy consumption. Recommendations were derived based on the non-design factors and passive design factors that affected the energy consumption of the case study building. It is envisioned that this study can provide practical strategies for retrofit interventions to reduce energy consumption in Malaysian office buildings as well as for office buildings that are in a similar climate.

Abstract
Purpose
The survival of hotel business in maintaining market competitiveness depends on the constant improvement of the quality of hotel facilities and services. The key to sustain hotel business is lean on the adaptability of the hotel management team towards current lifestyle trends and its surrounding context in fulfilling customer satisfaction. Because of hotel operating service complexity, the hotel contributes a higher impact on environmental degradation in performing their daily activities. Therefore, hoteliers need to determine sustainable strategies to minimize environmental impact and at the same time be able to provide satisfaction to their customers. However, green initiatives require a proactive action by the organizational management engaging both employees and guests in the environmental management process. Thus, this paper aims to review the concept of green practices, the implementation of green practices from the stakeholders’ perspectives (manager, employee and customers) in the hotel industry, the performance impact from the green practices on the sustainability pillars and to further develop a conceptual green practice to sustainable hotel operations and performance impact.
Design/methodology/approach
This paper identified relevant empirical research that published in the recent 10 years from January 2012 to December 2021. The articles are searched through reputable databases such as Emerald, Elsevier and Taylor and Francis. The obtained data were screened preliminarily from 108 research papers. The post-screening process has finalized a total of 57 articles as the findings for this paper, where the themes were delineated to the attributes that need to implemented by the stakeholder in hotels industry, that is, manager’s perspectives, employee’s perspectives and customer’s perspectives.
Findings
The findings of this paper revealed that there are 27 attributes of green practices and initiatives for sustainable hotel operations from the manager perspectives (10 attributes – Green Marketing Strategy, Green Managerial Attitude, Eco-Innovation Investment, Marketing and Sustainability, Environmental Management Strategy, Green Supply Chain, Green Managerial Awareness, Green Procurement, Green Human Resources and Green Technology), employee perspectives (5 attributes – Employee Green Awareness, Employee Green Training and Educating, Employee Environmental Behaviour, Employee Green Performance and Employee Green Reward) and customer’s perspectives (12 attributes – Customer Perception, Customer Loyalty, Customer Awareness, Customer Behaviour, Customer Trust, Green Supply Chain, Green Value, Green Marketing Strategy, Customer Perceived Value, Service Quality, Brand Image and Hotel Design). All of the attributes are aligned to the performance effectiveness as the major concern in the hotel’s operations and impacted towards the sustainability pillars, environmental performance, economic performance and social performance. Sustainable practice in organization benefits the owners towards sustainable economic, environmental, socio-cultural and legal policy.
Originality/value
This review paper provides key elements of current green practices and sustainable initiatives for the hotel’s operations, as proactive measures. The novelty of the findings is to be able to convey valuable inputs to the relevant stakeholders (hotel’s owner, consultants, designers, maintenance officers, hoteliers, staffs, customers and end-users) in perceiving the elements of green practices into the preliminary planning of the hotel’s design. The review also helps to identify practices and measures to the performance impact to the hotel’s operations.

Abstract
Purpose
This study integrates the theory of planned behaviour (TPB) and value-belief-norm (VBN) theory to investigate tourists' intention and behaviour to visit green hotels in Malaysia.
Design/methodology/approach
A total of 160 valid questionnaire responses were collected via an online survey. The partial least square–structural equation modelling (PLS-SEM) technique was utilised to assess the study framework and the hypothesised relationship.
Findings
The study's results confirmed that tourists' intention to stay at a green hotel is directly influenced by their subjective norms and perceived behavioural control. Besides, the study confirms the insignificant relationship between green trust, personal norms and tourists' stay intention. On the other hand, perceived morals, responsibility, willingness to pay more and perceived consumer effectiveness were significant in explaining the customer's subjective norms, personal norms and perceived behaviour control.
Research limitations/implications
The hotel industry may benefit from this empirical outcome to devise effective marketing strategies for retaining their customers, particularly in rejuvenating the impact of the COVID-19 pandemic on the industry.
Practical implications
This study provides valuable practical implications for green hotel operators to develop effective strategies to attract tourists to green hotel visits.
Originality/value
This study is the first to integrate the extended TPB and VBN theory to understand tourist intention to visit a green hotel. Notably, the extended TPB and VBN theory was practical and helpful in predicting tourist intention to visit a green hotel.

Abstract
Purpose
The main objective of this paper is to analyze works of literature on SRI sukuk to highlight the potential for these kinds of instruments in financing more sustainable financial systems (SFSs). The analysis mainly accentuates a dearth of knowledge on the various challenges and opportunities in the realm of SRI.
Design/methodology/approach
This paper pioneers the bibliometric and systematic literature review of the development of the SRI sukuk from 2016 (the first available year in the field) to and 2021.
Findings
The study findings highlighted several pertinent SRI issues: the lack of standardization due to the different interpretations of Shariah and green, the lack of retail investors, which inevitably produce a lack of liquidity in the secondary market, thus limiting their growth, its funding allocation’ close resemblance to green financing, and the role of Malaysia and Indonesia as global sustainable financial hubs to stimulate the development of Shariah-compliant sustainable instruments and contribute to the international debate about the building of a global standardized framework related to sustainable investments.
Originality/value
The integration of the environmental principles of a green bond with the Shariah-compliant financial structure of a sukuk, the SRI sukuk, represents a vital crossroad in both sustainable and Islamic finance. Social-impact sukuk and green sukuk is an undervalued instrument that could play an important role in financing a more sustainable economic and financial system, including Islamic investing. This kind of instruments, which is based on a “pay for success” principle in the conventional layout, perfectly fit with the profit-and-lost sharing’s (PLS's) ethicality, the sustainability principles of Islamic finance and the religious principles of Islamic law.

Abstract
Purpose
The increasing urgency to address climate change in construction has made green construction (GC) and sustainability critical topics for academia and industry professionals. However, the volume of literature in this field has made it impractical to rely solely on traditional systematic evidence mapping methodologies.
Design/methodology/approach
This study employs machine learning (ML) techniques to analyze the extensive evidence-base on GC. Using both supervised and unsupervised ML, 5,462 relevant papers were filtered from 10,739 studies published from 2010 to 2022, retrieved from the Scopus and Web of Science databases.
Findings
Key themes in GC encompass green building materials, construction techniques, assessment methodologies and management practices. GC assessment and techniques were prominent, while management requires more research. The results from prevalence of topics and heatmaps revealed important patterns and interconnections, emphasizing the prominent role of materials as major contributors to the construction sector. Consistency of the results with VOSviewer analysis further validated the findings, demonstrating the robustness of the review approach.
Originality/value
Unlike other reviews focusing only on specific aspects of GC, use of ML techniques to review a large pool of literature provided a holistic understanding of the research landscape. It sets a precedent by demonstrating the effectiveness of ML techniques in addressing the challenge of analyzing a large body of literature. By showcasing the connections between various facets of GC and identifying research gaps, this research aids in guiding future initiatives in the field.

Abstract
Purpose
The main objective of this study is to evaluate the driving forces behind the adoption of indoor environmental quality (IEQ) principles in building designs from the perspectives of Nigerian quantity surveying firms.
Design/methodology/approach
A quantitative approach was used which involved administering a well-structured questionnaire to a sample of 114 quantity surveyors. The collected data were analyzed using various statistical methods, including frequencies, percentages, mean item scores, Kruskal–Wallis test and exploratory factor analysis.
Findings
The top five ranked drivers were climate change mitigation, conservation of natural resources, reduction of waste and pollution, use of sustainable building materials and development of new materials and building systems. Based on the factor analysis, the study identified five clusters of drivers: (1) health and well-being drivers (2) economic drivers (3) environmental drivers (4) innovation and technology drivers and (5) regulatory drivers.
Practical implications
The findings from this study suggest that to effectively integrate IEQ principles, quantity surveying firms should consider developing comprehensive guidelines and checklists that align with the identified drivers and clustered categories. These resources can serve as practical tools for project teams, facilitating a structured and holistic approach to the incorporation of IEQ factors throughout the project lifecycle.
Originality/value
The study’s identification of the top drivers and the subsequent clustering of these drivers into five distinct categories contributes to the existing body of knowledge on IEQ. This approach provides a structured framework for comprehensively understanding the factors influencing IEQ adoption, offering a valuable tool for researchers, policymakers and industry practitioners.
