Abstract

Purpose

Advancements in digital technologies have provided significant opportunities to improve the Architecture, Engineering, Construction and Owner-operated (AECO) sector’s performance through superior data management, streamlined processes and cooperative working practices. However, whilst academic literature widely espouses these benefits during the design and construction phases of development, research suggests that the operational phase of a building’s lifecycle has yet to fully realise performance improvements available through the application of digital modelling technology. The purpose of this paper is to synthesise extant digital modelling, asset management and emergent digital asset management literature, to report upon the beneficial implications of digitalised asset management and identify obstacles hampering its adoption in industry.

Design/methodology/approach

A componential synthesis of future work reported upon in extant literature is organised into thematic categories that indicate potential research avenues and a trajectory for digital asset management research and practice.

Findings

Themes identified include: imprecise Building Information Modelling definitions; isolated software development; data interoperability; intellectual property and virtual property rights; and skills and training requirements. Notably, increased environmental performance also arose as a theme requiring further research but received considerably less academic coverage than the other obstacles identified.

Originality/value

The work presents a comprehensive review of digital technologies utilised within the AECO sector and as such provides utility to researchers, policy makers and practitioners to enhance their knowledge capabilities.

Abstract

Purpose

Using a discrete choice experiment (DCE), this study aims to better understand the job preference of postgraduate students studying at the Kwame Nkrumah University of Science and Technology-Institute of Distance Learning, Ghana and also rank the attributes of a job they deem important.

Design/methodology/approach

The research adopted a positivist epistemological design contextualised within a deductive approach and case study strategy. Primary survey data was collected from a stratified random sample of 128 postgraduate students with multi-sectorial career prospects. Sample students were subjected to a DCE in which their stated preferences were collected using closed-ended questionnaires with 28 pairs of hypothetical job profiles. Respondents’ preferences from the DCE data were then modelled using the conditional logit.

Findings

The research reveals that: salary in the range GHC 2,800.00 to GHC 3,400.00 ($1 = GHS 5.3); supportive management; very challenging jobs; and jobs located in the city were the top attributes that were significant and had the most impact in increasing the utility of selecting a particular job. Interestingly, jobs with no extra hours workload were not significant hence, had a negative impact upon student preferences.

Originality/value

This novel research is the first to use a DCE to better elicit preference and trade-offs of postgraduate students in a developing country towards varying job characteristics that have an impact on their future employment decisions. Knowledge advancements made provide invaluable insight to employers and policymakers on the key criteria that should be implemented to retain the best candidate.

Abstract

Purpose

Tracked hydraulic excavators are versatile and ubiquitous items of off-highway plant and machinery that are utilised throughout the construction industry. Each year, a significant number of excavators overturn whilst conducting a lifting operation, causing damage to property, personnel injury or even fatality. The reasons for the overturn are myriad, including: operational or environmental conditions; machine operator acts or omissions; and/or inadequate site supervision. Furthermore, the safe working load (SWL) figure obtained from manufacturer guidance and utilised in lift plans is based upon undertaking a static load only. The purpose of this paper is to determine whether the SWL is still safe to be used in a lift plan when slewing a freely suspended (dynamic) load, and, if not, whether this may be a further contributory factor to overturn incidents.

Design/methodology/approach

Previous research has developed a number of machine stability test regimes but these were largely subjective, impractical to replicate and failed to accurately measure the “dynamic” horizontal centrifugal force resulting from slewing the load. This research contributes towards resolving the stability problem by critically evaluating existing governing standards and legislation, investigating case studies of excavator overturn and simulating the dynamic effects of an excavator when slewing a freely suspended load at high rotations per minute (rpm). To achieve this, both the static load and horizontal centrifugal force from slewing this load were calculated for six randomly selected cases of an excavator, with different arm geometry configurations.

Findings

The results from the six cases are presented and a worked example of one is detailed to demonstrate how the results were derived. The findings reveal that the SWL quoted on an excavator’s lift rating chart considerably underestimates the extra forces experienced by the machine when an additional dynamic load is added to the static load whilst lifting and slewing a freely suspended load.

Originality/value

This work presents the first attempt to accurately model excavator stability by taking consideration of the dynamic forces caused by slewing a freely suspended load and will lead to changes in the way that industry develops and manages lift plans. Future research proposes to vary the weight of load, arm geometry and rpm to predict machine stability characteristics under various operational conditions, and exploit these modelling data to populate pre-programmed sensor-based technology to monitor stability in real time and automatically restrict lift mode operations.

Abstract

Purpose

Incipient detection of pavement deterioration (such as crack identification) is critical to optimizing road maintenance because it enables preventative steps to be implemented to mitigate damage and possible failure. Traditional visual inspection has been largely superseded by semi-automatic/automatic procedures given significant advancements in image processing. Therefore, there is a need to develop automated tools to detect and classify cracks.

Design/methodology/approach

The literature review is employed to evaluate existing attempts to use Hough transform algorithm and highlight issues that should be improved. Then, developing a simple low-cost crack detection method based on the Hough transform algorithm for pavement crack detection and classification.

Findings

Analysis results reveal that model accuracy reaches 92.14% for vertical cracks, 93.03% for diagonal cracks and 95.61% for horizontal cracks. The time lapse for detecting the crack type for one image is circa 0.98 s for vertical cracks, 0.79 s for horizontal cracks and 0.83 s for diagonal cracks. Ensuing discourse serves to illustrate the inherent potential of a simple low-cost image processing method in automated pavement crack detection. Moreover, this method provides direct guidance for long-term pavement optimal maintenance decisions.

Research limitations/implications

The outcome of this research can help highway agencies to detect and classify cracks accurately for a very long highway without a need for manual inspection, which can significantly minimize cost.

Originality/value

Hough transform algorithm was tested in terms of detect and classify a large dataset of highway images, and the accuracy reaches 92.14%, which can be considered as a very accurate percentage regarding automated cracks and distresses classification.

Abstract

Purpose

This study aims to develop a decision-making tool that assesses the economic feasibility of converting commercial and industrial buildings into rented residential accommodation. This tool also enables developers to provide high-quality rented residential accommodation that contribute to the gentrification of formerly industrialised inner city or developed areas.

Design/methodology/approach

The overarching epistemological approach adopted used inductive reasoning and a postpositivist philosophical design to structure the research problem and devise new theories about the phenomena under investigation. From an operational perspective, a two-phase “waterfall” research approach was adopted. Phase one used extant literature to identify development factors and variables for consideration, risks posed and conversion appraisal criteria. Two case studies formed the basis of a cross comparative analysis, namely, a new build and conversion of a former industrial building into rented residential accommodation. Phase two identified development appraisal criteria, conducted a cost analysis and premised upon the findings, developed a decision support appraisal tool as a “proof of concept”.

Findings

The research combined key decision factors and variables that assist property developers when evaluating whether to convert commercial and industrial property into rented residential accommodation. The appraisal tool’s functionality was validated via a focus group discussion with senior property developers to ensure that assessment criteria and development weightings were appropriate. Feedback revealed that the tool was suitable for purpose and should now be adopted in practice and refined as appropriate and with usage.

Research limitations/implications

The appraisal tool presented could yield a far more accurate means of decision-making which, in turn, could ensure that predicted investment returns are received (thus reducing errors and lowering risk for investors). Future work is required to robustly test and validate the tool’s accuracy in practice. It is envisaged that future projects will provide a rich stream of data for such testing.

Originality/value

To the best of the authors’ knowledge, this work constitutes the first attempt to conceptualise a decision support tool for rented residential property development.

Abstract

Purpose

A mixed philosophies epistemological design with inductive reasoning was adopted to develop new theoretical insights into the phenomena under investigation. First, interpretivism was employed to contextualise the prevailing body of knowledge and source questions (and prompts) to be posed to practitioners. Second, a case study strategy (augmented by participant action research) was adopted to measure construction industry professionals' perceptions of the clerk of work's role and their impact upon both quality and safety of construction.

Design/methodology/approach

This research conducts a case study investigation of affordable and/or social home construction and examine industry's perception of the clerk of works (CoW) and their powers and responsibilities within existing legislation to impact quality of construction.

Findings

The findings illustrate that while the clerk of work's role positively impacts quality and safety of construction, it is hindered by cost and time constraints that are often prioritised. An analogy to “yield points” in materials science is then adapted to develop new theory to conceptualise the pivotal position that the CoW has in upholding quality construction. The research concludes with pragmatic recommendations (such as industry centric codes of practice) to mitigate quality and safety issues arising and signpost future academic research in this area.

Originality/value

UK construction has been criticised for prioritising costs and profits vis-à-vis quality and safety issues, as exemplified by the Grenfell fire. This study demonstrates the need for reinstatement of the CoW role in mitigating residential housing quality decline.

Abstract

Purpose

Occupational safety issues among employees remains a contemporary and omnipresent concern. In developing countries, safety-related problems are amplified, resulting in higher incidences of serious accidents and occupational diseases. This study aims to evaluate employees’ knowledge and attitudes toward occupational health and safety, and how these influence overall occupational health and safety compliance. Ghana’s oil and gas industry provides the contextual backdrop for this research, given it is characterized by high rates of injury.

Design/methodology/approach

A positivist and deductive research strategy was used to quantitatively analyze both primary and secondary data sources. A structured survey was administered to industry employees, and multiple linear regression was used to establish the effects of employee’s knowledge and attitude toward occupational health hazards on overall health and safety compliance.

Findings

The findings indicate that most employees had both a high level of knowledge and positive attitude toward mitigating occupational health hazards. Moreover, the study reveals that most employees complied with occupational health safety practices. However, the study also reveals that the effect of employees’ knowledge and attitude toward occupational health hazards does not translate into deployment of comprehensive safety practices. Interestingly, female employees were found to be more knowledgeable and compliant with occupational health and safety practices than their male counterparts.

Practical implications

Premised upon the findings, the study recommends: implementation of relevant education and training programs encompassing the proper usage of machinery and equipment, tailored hazard safety training appropriate to specific employee job requirements, effective dissemination of risk information and governance initiatives that enforce strict adherence to correct safety procedures.

Originality/value

The study uniquely examines the influence of employee’s knowledge of health and safety to overall compliance within the oil and gas industry. Cumulatively, the study’s findings and recommendations contribute to improving the occupational health and safety outcomes within the industry.

Abstract

Purpose

Integrating building information modelling (BIM) into facility management (FM) has generated fervent debate within the extant literature given an increasing realisation amongst practitioners that the majority of BIM benefits reside within the whole lifecycle management. Converting a building’s in-use data and information into tangible business knowledge to augment FM performance is crucial for business growth and prosperity. Yet curiously, scant academic attention has been paid in investigating the data and information hand-over process through BIM required by FM. The purpose of this paper is to address this knowledge gap.

Design/methodology/approach

The research approach adopted draws upon pertinent BIM in the FM literature and a qualitative discourse accrued via focus group meetings of Australian FM experts.

Findings

The study’s findings are presented as a data and information typology matrix that captures the associations among different forms of data ownership, FM service delivery categories and data and information typologies for using BIM in FM.

Practical implications

The analysis results will prove invaluable for policy-makers, researchers and practitioners by providing a relevant data and information typology and capturing the complex associations in the process of integrating BIM into FM.

Originality/value

This study contributes to the field by providing a better understanding of different forms of data and information, required by members of a FM team. The original insight shared here is the necessity to consider a distinctive array of interests and the potential for using different forms of data and information when integrating BIM into FM.

Purpose

The UK government has elaborated the effect of late payment on the economy, with its impact on the construction sector being particularly pronounced. This paper aims to evaluate the late payment epidemic that persists within the construction industry, specifically analysing the effectiveness of government-led voluntary payment initiatives.

Design/methodology/approach

A mixed philosophical lens is adopted that incorporates both pragmatism and post-positivism to examine the late payment phenomena. Couched within deductive reasoning and a case study strategy, a questionnaire survey was conducted to elicit responses from one-hundred construction professionals. Elucidating upon respondents’ perceptions of the UK’s late payment epidemic, a comparative analysis was undertaken of upstream (main contractor) and downstream (subcontractors/suppliers) contractors through Cronbach’s alpha, descriptive statistics, independence chi-square test, Kruskal–Wallis test and Mann–Whitney U test.

Findings

Emergent findings reveal that in practice, the monitoring and enforcement of government-led voluntary payment initiatives has been unprosperous with numerous contractors being forced to adopt indefensibly poor and punitive payment practices. Survey responses and extant literature substantiate and underscore the industry’s need to strengthen voluntary government-led payment initiatives. To create a responsible payment culture, any future code created should be mandatory and enforceable as a self-regulating approach has failed dismally. The work concludes with practical additional measures that could be introduced to create a responsible payment culture and promote ethical trading within the UK construction industry.

Originality/value

This paper constitutes a novel vignette of, and reflection upon, contemporary practice in this area of construction finance and serves to emphasise that very little has changes in the sector despite numerous UK government led reports and interventions.

Abstract

Purpose

A comprehensive literature review of performance management within the Dutch steel processing industry is presented. The purpose of this paper is to analyse the motives for companies to become excellent performers in their field of expertise. These internal and external motives (refined by quantitative analysis of bibliographic data) sought to reveal the common factors that impact company performance.

Design/methodology/approach

Inductive reasoning was adopted using an interpretivist philosophical stance to generate new theoretical insight. A mixed-methods analysis of pertinent extant literature afforded greater synthesis of the research problem domain and generated more valid and reliable findings. The software visualisation of similarities viewer was used to conduct a qualitative bibliographic analysis of extant literature to yield greater clarification on the phenomena under investigation.

Findings

Four thematic groups of past research endeavours emerged from the analysis and were assigned appropriate nomenclature, namely: industry internal motives; industry external motives; excellent performer and incremental working method. To further expand upon the continuous improvement process (CIP – embodied within performance management), the paper describes the virtuous cycle of improvement, which consists of the consecutive steps of “planning”, “doing”, “checking” and ultimately of “acting” accordingly to the previous steps. It can be concluded that a high-performing company acts according to its mission, plans in line with the vision do as defined in the strategy and checks by reflection.

Originality/value

This unique study provides invaluable insight into the performance management of Dutch steel processing companies. Although the research context was narrowly defined, the findings presented are equally applicable to clients, contractors and sub-contractors active in other sectors of the construction industry. The research concludes by prescribing factors of mitigation strategies to support chief executive officers to focus on the optimum distribution of their scarce resources.
