Abstract

Purpose

The purpose of this study is to assess the impact of land rights and tenure types on farmers' investment behavior in Chinese collective forests, using household survey data from Fujian Province.

Design/methodology/approach

In this study, the authors conducted a household survey in Fujian province of 520 randomly selected forest farmers. The authors used a random‐effects Tobit model to estimate the impact of land rights and other components on, for example, tenure security and harvest quota, and the impact of tenure types on farmers' investment incentives.

Findings

This study produced three main findings: perceived tenure security in the context of frequent agricultural land redistribution negatively affects input intensity; farmers still perceive some tenure arrangements to be more uncertain than others, which discourages them from undertaking investments on such plots; and the harvest quota regulation, introduced to conserve forest stock, has in fact acted as a disincentive in forestry management.

Originality/value

Almost all previous studies are based on national or regional data, which have primarily focused on the links between tenure types and investment incentives. In this study, based on the plot‐level data, the authors are able to assess not only the impacts of tenure types but also how specific land rights and their components affect farmers' investment behavior.

Abstract

Purpose

The purpose of this paper is to first explore whether Australia and the main metropolitan areas demonstrate significant differences in tenure and property type between generational groups. Second, whether the millennial generation is more likely to rent rather than own. Third, if such variation in tenure and property type by millennials is one of individual choice and lifestyle or the impact of housing market inefficiencies.

Design/methodology/approach

This paper employs a comparative research approach using secondary data from the Australian Bureau of Statistics (ABS) to consider housing tenure and type distributions across generations as well as through cross-city analysis.

Findings

The results show that home ownership is still the dominant tenure in Australia, but private rental is of increasing significance, becoming the tenure of choice for Millennials. Owner occupation is shown to remain and high and stable levels for older generations and while lower in percentage terms for Generation X; this generation exhibits the highest growth rate for ownership. Significant differences are shown in tenure patterns across Australia.

Originality/value

The significance of this paper is the focus on the analysis of generational differences in housing tenure and type, initially for Australia and subsequently by major metropolitan areas over three inter-census periods (2006, 2011 and 2016). It enhances the understanding of how policies favouring ageing in place can contradict other policies on housing affordability with specific impact on Millennials as different generations are respectively unequally locked-out and locked-in to housing wealth.

Abstract

Purpose

After the Collective Forest Tenure Reform (CFTR) in China, the enthusiasm of farmers for forestry management is stimulated. However, the forest tenure security varies among farmers, making the research conclusions of its impact on forestry management efficiency inconsistent. Based on the survey data of 1,627 households from the collective forest regions in 6 provinces of China in 2017, this paper not only discusses the differences of farmers' forestry management efficiency after the reform, but also further explores the heterogeneous impact of forest tenure security on forestry management efficiency in combination with different forest management types.

Design/methodology/approach

This study employed the stochastic frontier production function model to measure the forestry management efficiency of farmers. Then, Tobit models were used to discuss the influencing factors of farmers' forestry management efficiency.

Findings

The results demonstrate that the improvement of farmers' forest tenure security can effectively improve forestry management efficiency, but the effect is affected by forest management types. For farmers who manage economic forests and non-timber forests, safe tenure promotes the forestry management efficiency; while for those who manage ecological public welfare forests, tenure security plays an opposite role.

Originality/value

Therefore, satisfying farmers' differentiated demands for forest tenure according to forest management types to improve forest tenure security and further refining supporting policies of collective forestry reform is of great significance to improve the efficiency of farmers' forestry management in collective forest regions.

Abstract

Purpose

This study aims to investigate the relationship between top manager tenure and the sophistication level of management accounting system (MAS) in extant literature.

Design/methodology/approach

Cumulating evidence from 31 studies (N = 12,739), this study meta-analytically examines the central question of whether top managers' tenure is significantly associated with MAS sophistication after correcting individual studies for statistical artifacts. The study also assesses the strength of this association bniy exploring the influence of several moderating factors.

Findings

The findings show that long-tenured top managers are not significantly related to MAS sophistication. However, the moderator analtgcqyses indicate that the relationship between top manager tenure and MAS sophistication is moderated by tenure measurement type, firm sector and size. The study provides evidence for the significant moderation of tenure measurement type (i.e. position tenure). The results also argue that top manager tenure matters for MAS sophistication in small- and medium-sized enterprises (SMEs) and firms in the private sector.

Originality/value

The meta-analysis summarizes existing studies quantitatively to expand prior narrative reviews by providing definitive evidence of the overall effect of top manager tenure on MAS sophistication.

Abstract

Purpose

The purpose of this paper is to examine the factors that lead to the controversy within the existing empirical literature on the relationship between land tenure and agricultural investments in China.

Design/methodology/approach

This study conducts a meta-regression analysis (MRA) based on 265 samples from 29 selected studies. These studies are collected from different regions and populations; therefore, this study utilizes a random-effects meta-regression model to control between-study heterogeneity.

Findings

The empirical results show that the variable “land-related long-term investments” significantly affects the relationship between land tenure and agricultural investments. The variables: “ration land,” “land titling” and “land transfer rights” all have significant effects on this relationship, but at different levels. The study area (e.g. “western China,” “central/inland China,” “two regions contained”), “plot level,” “panel data,” “sample size,” “considered endogeneity” and “off-farm employment” variables all significantly influence the relationship. Additionally, the results show that the relationship is significantly affected by the survey time.

Practical implications

Policymakers should treat the existing research conclusions with caution and pay more attention to defining land tenure. The relationship between land tenure and agricultural investments also depends on regional resource availability. Therefore, land property rights policies should be region-specific in order to successfully encourage agricultural investments.

Originality/value

In this study, the author collectively examines existing empirical studies to investigate whether their inconsistent results are affected by research characteristics. To the author’s knowledge, this is the first study that analyzes land tenure and agricultural investments in China using MRA. Future research should refine the definition of land tenure, the selection of agricultural investment types, the research method and the method of data collection.

Abstract

Purpose

The purpose of this paper is to re‐appraise the role of the private renting in the housing system drawing on a review of public policies toward the sector in six countries. It re‐examines the adequacy of explanations about tenurial “competition” and the dynamics of tenurial change using a cross disciplinary perspective.

Design/methodology/approach

The paper critiques key explanations on the nature and type of competition between housing tenures, notably dual and unitary models, and the role of private renting in explanations of tenure dynamics. The paper also explores some of these ideas empirically by examining the changing role of the private renting relative to other tenures in a number of European countries and in Australia.

Findings

The paper expresses doubts about the potential for unitary markets to develop/continue as integrated markets because of the fundamental problems about ensuring continuing investment in the private rented sector and constraints on the maturation process, particularly where ownership of rental housing is diverse and small‐scale. The analysis suggests that housing tenures are quite fluid and with a general trend towards deregulation of private rents there is a blurring of the distinction between different types of rental systems.

Practical implications

The analysis suggests that it is critical to understand changes in private renting taking into account broader economic conditions, trade‐offs about housing consumption and investment, and public policy settings.

Originality/value

The analysis draws out theoretically, and explores empirically, the process of change in tenure relations by for the first time focusing on the role of private renting in these dynamics.

Abstract

Purpose

This paper aims to analyse the extent to which the government’s recent proposals to end no-fault evictions will result in “family-friendly” tenancies.

Design/methodology/approach

It applies the theoretical scholarship on the meaning of family and home to the current law relating to private rented tenancies and the government’s proposals to increase security of tenure in the private rented sector.

Findings

Security of tenure is important to a number of the key aspects of home. However, feelings of home are better protected by security of occupancy, which requires more than de jure security of tenure. For families to feel at home in the private rented sector, they must be permitted to personalise their home and to keep pets. Further legislative changes could achieve these changes. However, for families to really make a home in the private rented sector, they need to exercise some choice over where they live and for low-income families; this will only be possible with broader policy changes.

Originality/value

This paper contributes to the important scholarship on the meaning of home and applies this to the very current debate on the rights of tenants in the private rented sector.

Abstract

Purpose

This study explores the economic and sociodemographic factors that influence households' decisions on the type of fuel used for cooking in urban areas in Uganda.

Design/methodology/approach

In total, two cross-section data surveyed by the Uganda Bureau of Statistics (UBOS) in 2012/13 and 2016/17 were used to analyze consumption of energy for cooking purposes in urban areas of Uganda. This paper employed a multinomial probit regression model and the corresponding marginal effects to analyze cooking fuel choices, which are biomass, electricity and gas and kerosene combined.

Findings

The results showed that household expenditure was statistically significant for the choice of cooking fuel chosen. Furthermore, kitchen type, dwelling type and apartment tenure type are found to be significantly influence the choice of household cooking fuel decisions.

Originality/value

This study takes into consideration the combined influence of the kitchen type, dwelling and tenure type as explanatory variables for the choice of cooking fuel for households in urban areas in Uganda. These factors have not been considered in previous studies done in Uganda, especially within the context of urban households when making choices for cooking fuel.

Abstract

It was not until the late 1960s that housing attracted much attention from academic social scientists. Since that time the literature has expanded widely and diversified, establishing housing with a specialised status in economics, sociology, politics, and in related subjects. As we would expect, the new literature covers a technical, statistical, theoretical, ideological, and historical range. Housing studies have not been conceived and interpreted in a monolithic way, with generally accepted concepts and principles, or with uniformly fixed and precise methodological approaches. Instead, some studies have been derived selectively from diverse bases in conventional theories in economics or sociology, or politics. Others have their origins in less conventional social theory, including neo‐Marxist theory which has had a wider intellectual following in the modern democracies since the mid‐1970s. With all this diversity, and in a context where ideological positions compete, housing studies have consequently left in their wake some significant controversies and some gaps in evaluative perspective. In short, the new housing intellectuals have written from personal commitments to particular cognitive, theoretical, ideological, and national positions and experiences. This present piece of writing takes up the two main themes which have emerged in the recent literature. These themes are first, questions relating to building and developing housing theory, and, second, the issue of how we are to conceptualise housing and relate it to policy studies. We shall be arguing that the two themes are closely related: in order to create a useful housing theory we must have awareness and understanding of housing practice and the nature of housing.

Abstract

Purpose

In previous research publications the authors combined the available knowledge about obsolescence in a conceptual model for further research on and appliance in the decision making about demolition. Since evidence-based theoretical research references on obsolescence are rare, the model inevitably had an explorative character. The purpose of this paper is to test and elaborate the model.

Design/methodology/approach

A series of case studies were conducted in various residential building estates. In each estate the types of obsolescence (according to the model) and their interrelationships were identified.

Findings

The model can usefully be applied; it enables the determination of types of obsolescence. The case studies also show that several types of obsolescence occur simultaneously, and that these types can be interrelated. This touches upon the complexity of cause-effect mechanisms as already mentioned in the introduction. One of the weaknesses is that information is sometimes available for only one point in time, and that the availability of information varies with the type of obsolescence.

Research limitations/implications

The study is based on a limited selection of case studies. Further, the causal relationships between the types of obsolescence could not always be revealed.

Practical implications

The current model does not distinguish between causes and effects. For further development of the model, cause-effect processes have to be further analysed.

Social implications

Actual measurement of the extent of obsolescence per type is not part of this study, but has to be carried out before social implications can adequately be indicated.

Originality/value

The paper presents a conceptual classification of obsolescence that turns out to be workable when tested in practice.
