Abstract

Purpose

This paper aims to study vehicle-type strategies for the manufacturer's car sharing by accounting for consumers' behavior and the subsidy.

Design/methodology/approach

The authors develop a game model, in which a monopoly manufacturer that can produce gasoline vehicles (GVs) or energy vehicles (EVs) not only sells vehicles in the sales market, but also rents them out in the sharing market by the self-built platform. The manufacturer strategically chooses which type of vehicles based on consumers' behavior and whether the government provides the EVs’ subsidy.

Findings

When consumers' low-carbon awareness is relatively high or the marginal cost is low, the manufacturer chooses EVs. The manufacturer chooses GVs when the low-carbon awareness and the marginal cost are low. Only when the low-carbon awareness and the subsidy are not too low, the manufacturer who originally chose GVs launches EVs. When the low-carbon awareness is high, the excessive subsidy discourages the manufacturer from entering the sharing market. If the government provides the subsidy, the manufacturer launches high-end EVs. Otherwise, the manufacturer launches low-end EVs. Moreover, the subsidy increases consumer surplus and social welfare since the high subsidy makes EVs’ sharing market demand be negative.

Originality/value

This study enriches the literature on vehicle-type strategies for the manufacturer's car sharing, owns a practical significance to guide the manufacturer's operation management in the car sharing market and provides advice on whether the government should provide EVs’ subsidy.

Abstract

Purpose

This paper aims to assess the overall social housing development, point out factors affecting it and propose some policy implications for social housing development.

Design/methodology/approach

The research investigated investors, credit institutions and officials involved in social housing development. Bac Ninh province currently has 51 social housing projects that have been and are being implemented. The hypothetical regression model has seven latent variables and is tested by the criteria through the SPSS25.0 software.

Findings

There are 29 factors belonging to seven groups affecting housing development. Their impact rates range from 3.47% to 30.25%.

Research limitations/implications

The study has only identified the factors affecting social housing development but has not undertaken an in-depth assessment of its development status and forecast for the future. Therefore, this gap needs to be further studied. The proposed research method could also be applied when researching social housing developments in other countries around the world.

Practical implications

To develop social housing to meet the needs of the real estate market, it is necessary to improve the policies that have the strongest impact first. Then, it is necessary to improve the factors with a smaller impact.

Social implications

The study proposes policy implications for faster housing development for low-income people that improve their living standards.

Originality/value

To the best of the authors’ knowledge, the paper has studied for the first time social housing development and the factors affecting it. The paper also shows the level of their impact so that priority policies can be applied to each factor.

This paper aims to propose a model for democratization of Islamic home financing to tackle the issue of sustainability of homeownership affordability.

Abstract

Purpose

This paper aims to propose a model for democratization of Islamic home financing to tackle the issue of sustainability of homeownership affordability.

Design/methodology/approach

A conceptual framework and fractional equity model (FEM) are developed to incorporate big data analytics, artificial intelligence and blockchain technology in an ecosystem for affordability and sustainability of homeownership via the proposed financing model. In addition, the FEM adopts the simulation approach to show its validity in terms of liquidity when compared with traditional home financing. In this regard, this paper is focused on developing and demonstrating the feasibility of a new financing model, rather than testing specific hypotheses or relationships. This is to propose the democratization model for Islamic Home Financing that will not benefit the prospective home buyers without compromising the profitability of the financial institutions.

Findings

The findings indicate that the proposed end-to-end solution within the financing ecosystem can lead to more efficient matching market between the buyers and sellers of houses, reduced transaction costs, greater transparency and enhanced efficiency which in the end could lead to lower costs of owning homes and sustained financial resilience among house owners. The findings indicate that the FEM model is able to increase homeownership with more elements of liquidity, marketability and sustainability for homebuyers.

Research limitations/implications

This research highlights the potential of big data and blockchain technology in democratizing Islamic home financing and evidence that the transfer of ownership is possible through tokenization. However, this will require a mature financing environment to adapt the technology for practical application.

Practical implications

The model proposes a solution to propagate shared prosperity among stakeholders such as the house buyers/owners, sellers, investors as well the government agencies. The proposed FEM model provides alternative home financing that is more marketable, flexible and sustainable for households/buyers and financiers.

Social implications

It is hoped that with the proposed financing ecosystem to promote affordability and sustainability of homeownership via big data analytics, artificial intelligence and blockchain technology can lead to greater financial resilience for homeowners which can then be translated to enhanced well-being, increased productivity and can further promote economic growth.

Originality/value

This research is a concept paper based on academic research and industry collaboration with a technology provider.

Abstract

Purpose

Adopting a welfare stance, this paper considers whether the neoliberalist approach which has been adopted by successive UK and Scottish governments will achieve optimal societal outcomes or lead to the under provision of senior housing.

Design/methodology/approach

Data collection centred on informed multi-stakeholder groups that have significant experience working in the retirement and senior housing sector. Core techniques included desk-based study of secondary academic, consultancy and policy documents. Primary data collection techniques involved primary participation of three Scottish taskforce meetings and interviews with key stakeholders from across the sector.

Findings

The paper concludes that without direct government intervention in the market, the welfare ambition to provide adequate housing for an ageing population will not materialise with significant shortfalls in appropriate stock predicted. To prevent this scenario developing, increased public and private sector interaction is essential.

Originality/value

The research follows the growing concern to provide research that has “real world” relevance. The paper conducts a detailed analysis of the Scottish government's housing strategy and reports on the findings of interviewees with key stakeholders. The paper makes recommendations for greater public/private partnerships.

Abstract

Purpose

Luxury consumption has evolved, and two important reasons behind the change include globalization and the COVID-19 crisis. These factors have led to the rise of new luxury consumption, which is different from traditional luxury consumption. This study examines how consumers’ identities shape their intentions to consume traditional luxury and new luxury brands.

Design/methodology/approach

The theoretical underpinnings of the schema congruity theory and heuristic systematic framework were applied to understand the role of identities in determining consumers’ regulatory focus, price luxuriousness inference and preference for traditional and new luxury brands.

Findings

Findings suggest that the global identity of consumers shapes their promotion focus and price luxuriousness inferences. However, their local identities induce a prevention goal. Consumers with such a goal are unlikely to make price luxuriousness inferences. Further, these inferences lead to the choice of traditional luxury over new luxury brands. The results also establish the moderating effects of consumer flexibility.

Originality/value

The extant literature is inconclusive on the role of globalization in luxury consumption and ignores new luxury brands. The current study shows the impact of identities and regulatory focus on traditional and new luxury consumption. The findings also indicate consumers’ regulatory focus and price luxuriousness inference as the reasons behind the influence. The paper also implies that consumers open to renting, sharing or buying second-hand goods will prefer new luxury over traditional luxury brands.

Abstract

Purpose

This study aims to analyze the variables that affect residential real estate demand by millennials based on hedonic demand functions.

Design/methodology/approach

The method of analysis in this study is robust regression ordinary least square using cross-sectional data from Indonesian Family Survey Wave 5 (IFLS-5) with a sample of 1.672 households of male married millennials.

Findings

The aspect of millennial generation characteristics is significant on the variables of income, number of dependents, education level and presence of millennial generation in urban and rural areas. While the variable of age of the millennial generation does not significantly influence expenditure for residential real estate. All aspects of the millennial generation’s spending behavior consisting of spending on food consumption, education, health, telephone and internet, transportation, recreation and the variable of the presence of urban and rural millennial generations significantly affect the spending of the millennial generation for residential real estate with the assumption of ceteris paribus.

Research limitations/implications

The implication of this study brings together the characteristics of the millennial generation with the aspect of behavior to expenditure for residential real estate assets relevant to the needs of the housing microfinance market.

Practical implications

In this study, it was found that the character and behavior of the millennial generation towards spending on residential real estate can be factors in determining policies by both the government and financial institutions that will serve the millennial generation through housing microfinance.

Social implications

This implication study, it was found that the needs and behavior of the millennial generation towards the demand for housing microfinance principles according to their character and behavior.

Originality/value

The difference between the results of this study and previous studies is possible because previous studies did not differentiate the unit of analysis for the millennial generation.

Abstract

Purpose

In the Global North, affordable housing has evolved and thrived, and it is now gaining traction in the Global South, where governments have been vocal supporters of the concept. Therefore, this paper aims to investigate the important criteria for selecting affordable housing units in Ghana.

Design/methodology/approach

A quantitative research approach was used, and a survey was administered to the residents. The data was analysed using both descriptive and inferential statistics. The relative importance index technique was used to rank the important criteria, and the EFA technique was used to create a taxonomy system for the criteria.

Findings

The hierarchical ranking of the most significant criteria for selecting affordable housing includes community safety, waste management and access to good-quality education. Furthermore, the important criteria for selecting affordable housing are classified into two groups, namely, “sustainability criteria” and “housing demand and supply and social service provision”.

Research limitations/implications

This study has implications for the real estate industry and construction stakeholders, as this will inform decision-making in terms of the design of affordable housing and the suitability of the location for the development.

Originality/value

These findings provide a baseline to support potential homeowners and tenants in their quest to select affordable housing. Furthermore, these findings will aid future longitudinal research into the indicators or criteria for selecting suitable locations for the development of low- and middle-income housing.
