Abstract

Purpose

The purpose of this paper is to present an innovative approach to addressing increasing sustainable challenges facing China's built environment which are linked to a diverse range of factors including rapid economic and population growth. The research context includes mass urbanisation in and the Chinese construction industry's attitude towards adopting sustainable construction processes. The focus is placed on examining current on-site construction practices in China which have historically remained largely unchanged; this includes a high reliance on cheap labour accompanied by a substantial material waste. An alternative approach is to increase the uptake of off-site production in China's residential construction industry, however no previous studies have investigated the potential advantages and barriers of this alternative approach.

Design/methodology/approach

In collaboration with an industry organisation a survey was completed by 110 construction professionals in China. The questionnaire referred to 21 individual factors relating to their perception about the current and potential future uptake of off-site production in construction processes in China.

Findings

The results confirmed the existing level of off-site production in China's urban residential construction industry was relatively low. At present the cast-in-situ method was considered by stakeholders as the most effective approach. The findings also confirmed the benefits of off-site production are not fully understood by the housing construction industry in China. It is argued this knowledge gap reduces the Chinese construction industry's motivation levels when seeking to embrace the off-site production approach and adopt improved sustainable construction practices.

Originality/value

This is an original study designed to address a gap in knowledge as there has been no previous research conducted into the use of off-site industrialised process in China. The results provide a valuable insight into the uptake of off-site production in the residential construction industry and will assist stakeholders and policymakers to increase the level of sustainability.

Abstract

Purpose

This paper aims to report a comprehensive analysis of literature on stakeholder relationships towards identifying patterns of relationships within the off-site construction context.

Design/methodology/approach

Key scholarly databases were accessed and after a filtering process, 74 relevant papers were retrieved for analysis. The papers were analysed using qualitative content analysis and scientometric techniques through the application of software Leximancer and VOSviewer.

Findings

Research synthesis methods used in the present study generate compatible results. Through text mining analysis, the key themes identified in the off-site construction stakeholder relationships literature included “collaboration”, “building information modelling”, “social network analysis”, supply chain. As a finding by scientometric analysis, collaboration, BIM, supply chain management, housing and social network analysis were the most frequently entered keywords context of off-site construction. Regarding authorship pattern, the whole network of collaboration was fragmented into multiple isolated clusters, implying that the authors had tendency to cooperate in small groups.

Practical implications

The paper can bring together an important area of research not previously studied in detail. It will primarily assist academics in the first instance; however, the research leads to important findings that will ultimately assist policymakers and practitioners better understand factors affecting stakeholder relationships and in particular network thinking and collaborative mind-sets.

Originality/value

The review contributes a needed systematic and theoretical foundation for future stakeholder relationship studies and practices in off-site construction sector. It provides the basis for future studies and is a seminal analysis of stakeholder management and off-site construction. The scientometric methodology offers scholars a different approach to analysing and visualising literature reviews.

Abstract

Purpose

This paper aims to examine general contractors’ experiences of using off-site manufactured structural framing systems. This engaged a single-case study using a qualitative methodology to identify expected benefits, actual benefits and challenges of such systems.

Design/methodology/approach

A single-case study approach evaluated general contractors’ experience of using a manufactured structural framing system. Qualitative data were collated and analyzed from industry domain experts to determine commonalities and thematic thinking.

Findings

The study revealed that the reasons behind considering off-site building systems were: accelerating the project schedule, overcoming site constraints and having a better end-product. The top expected benefits were: saving time (schedule), saving cost and improving quality. The top actual observed benefits were: saving erection time, reducing waste generation, reducing project costs, reducing safety risks and improving construction site logistics. The main challenges encountered were: unfamiliarity of different project parties with the off-site framing system, difficulty with reducing the overall project schedule, heavy site logistics and complicated off-site system design and standards requirements. The findings include solutions to overcome the challenges associated with using a manufactured structural system.

Research limitations/implications

This paper was a case study and therefore inherently limited in its generalizability. The study was conducted with general contractors in the mountain-west region of the USA. However, the implications of the study may have a broad application, as contractors across the globe seek to find similar solutions to using off-site or manufactured construction methods.

Practical implications

Construction labor shortages around the world are forcing the construction industry to find creative solutions to meet the demand for their services. Manufactured or off-site construction methods provide a possible solution to that labor shortage. However, builders need to be aware of the immediate challenges and actual benefits of using a manufactured structural framing system.

Social implications

Manufactured structural framing systems have the potential to impact lean and sustainable practices in construction. Reduced waste, reduced on-site man-power requirements, reduced construction schedules and reduced injuries each improve the lives of construction workers and the communities around these buildings.

Originality/value

An extensive literature review was performed to guide the design of this case study. Much has been written about off-site construction practices, but there is a significant research gap on the topic of structural framing systems. This study contributes to expanding the knowledge of off-site construction and specifically helps researchers and practitioners understand the challenges and benefits of this systematic approach to construction.

Abstract

Purpose

The Japanese prefabrication industry not only has automated its processes to a high extent, but it also innovates due to the fact that it delivers buildings of outstanding quality accompanied by a multitude of services. In order to explore and specify the concepts and parameters that have driven this industry, Japan's prefabrication industry, its cultural, economic and technological surrounding, as well as the applied processes, technologies and economic strategies, have to be illustrated and analysed. The purpose of this paper is to identify, describe and analyse these concepts and their related parameters, as well as to recognise the most influential drivers for the future that provide an indication into which direction the industry could evolve.

Design/methodology/approach

Being aware that literature does not provide relevant information and data, which would allow the authors to explore concepts and parameters explaining the success of the Japanese prefabrication industry, the authors performed field surveys, visited factories, R&D centres and sales points of all major Japanese prefabrication companies. In some cases the authors also interviewed general managers, researchers and developers, and academicians at Japanese universities. Based on an extensive literature review in the area of product development, production technology, modularisation, mass customisation, and innovation, the authors qualitatively and quantitatively analysed all major prefabrication companies according to a fixed scheme.

Findings

The concepts and parameters identified and analysed in this paper demonstrate that the Japanese prefabrication industry, which is leading in large‐scale industrialization, nowadays focuses towards services that are related to the building's utilisation phase, rather than delivering products. By involving customers it enhances the companies' customer relations, thus creating competitive advantages.

Originality/value

Overall the paper identifies that Japanese prefabrication industry acts rather like a “production industry” than a “construction industry”. Similar to many other high‐tech industries, Japan's prefabrication industry incorporates the latest product and process technologies and combines automation, products and services into complex value‐capturing systems.

Abstract

Purpose

Off-site manufacturing (OSM) is a modern method of construction that brings various environmental sustainability benefits for stakeholders. The increasing take-up of OSM in practice has attracted much research interest in its environmental sustainability. However, a holistic understanding of these previous research studies is still lacking. Therefore, the purpose of this paper is to critically review the existing body of knowledge regarding the environmental sustainability of OSM.

Design/methodology/approach

A qualitative content analysis was adopted to systematically and objectively review 55 related historical studies.

Findings

Three research themes were identified, including environmental sustainability assessment and performance, environmental sustainability strategies and critical environmental sustainability factors. A detailed discussion of the three themes was conducted to depict a whole picture of the current explorations in the research field. Additionally, a research framework was developed to articulate the interrelationship between the research themes and their specific research topics. Scientific research gaps were identified together with the future research directions in terms of sustainability strategies, performance impacting factors, sustainability indicators and drawbacks resulted from OSM application.

Originality/value

The literature review promotes construction stakeholders’ in-depth understanding about the environmental sustainability of OSM, which offers valuable implications for green industry practice. Additionally, it highlights the future research trends, which facilitates further explorations in the research area.

Abstract

Purpose

Informal learning networks are critical to response to calls for practitioners to reskill and upskill in off-site construction projects. With the transition to the coronavirus disease 2019 (COVID-19) pandemic, social media-enabled online knowledge communities play an increasingly important role in acquiring and disseminating off-site construction knowledge. Proximity has been identified as a key factor in facilitating interactive learning, yet which type of proximity is effective in promoting online and offline knowledge exchange remains unclear. This study takes a relational view to explore the proximity-related antecedents of online and offline learning networks in off-site construction projects, while also examining the subtle differences in the networks' structural patterns.

Design/methodology/approach

Five types of proximity (physical, organizational, social, cognitive and personal) between projects members are conceptualized in the theoretical model. Drawing on social foci theory and homophily theory, the research hypotheses are proposed. To test these hypotheses, empirical case studies were conducted on two off-site construction projects during the COVID-19 pandemic. Valid relational data provided by 99 and 145 project members were collected using semi-structured interviews and sociometric questionnaires. Subsequently, multivariate exponential random graph models were developed.

Findings

The results show a discrepancy arise in the structural patterns between online and offline learning networks. Offline learning is found to be more strongly influenced by proximity factors than online learning. Specifically, physical, organizational and social proximity are found to be significant predictors of offline knowledge exchange. Cognitive proximity has a negative relationship with offline knowledge exchange but is positively related to online knowledge exchange. Regarding personal proximity, the study found that the homophily effect of hierarchical status merely emerges in offline learning networks. Online knowledge communities amplify the receiver effect of tenure. Furthermore, there appears to be a complementary relationship between online and offline learning networks.

Originality/value

Proximity offers a novel relational perspective for understanding the formation of knowledge exchange connections. This study enriches the literature on informal learning within project teams by revealing how different types of proximity shape learning networks across different channels in off-site construction projects.

Purpose

High risk is one of the most prominent characteristics of the Chinese construction industry, and it poses a significant threat to construction projects. Owing to initiatives aimed at achieving high efficiency, low carbon emissions, etc., industrialization of the construction industry has become an inevitable trend in China. However, it remains to be discussed whether industrialization of construction can reduce the risks entailed in construction projects compared with traditional construction. The paper aims to discuss these issues.

Design/methodology/approach

Based on the theory of risk life cycle, this paper proposes a practical risk assessment technique to assess the risk life cycle, including the risk occurrence time and potential financial losses. This technique is then applied to assess the differences between the risks involved in an engineering, procurement and construction (EPC) project executed via traditional and industrial production modes.

Findings

The results show that the total duration of risks in the industrial construction project is half of that in the traditional project. In addition, the expected financial loss entailed in the industrial construction project is 29 percent lower than that in the traditional construction project. Therefore, industrial construction has the potential to optimize risk performance.

Originality/value

There is no significant difference between the traditional and industrial construction models in terms of probability of risk. The maximum total loss might occur in the procurement stage in the case of industrial production, and in the construction stage in the case of traditional production. Moreover, the total expected loss from risk in the EPC project in the industrial production mode is only half of that in the traditional production route. This study is expected to provide a new risk evaluation technique and promote an understanding of the life cycle of risk management in the construction industry.

Abstract

Purpose

The purpose of this paper is to understand if and how industrialized house building (IHB) could support productivity developments for housebuilding on project and industry levels. The take is that fragmentation of construction is one explanation for the lack of productivity growth, and that IHB could be an integrating method of overcoming horizontal and vertical fragmentation.

Design/methodology/approach

Singe-factor productivity measures are calculated based on data reported by IHB companies and compared to official produced and published research data. The survey covers the years 2013–2020 for IHB companies building multi-storey houses in timber. Generalization is sought through descriptive statistics by contrasting the data samples to the used means to control vertical and horizontal fragmentation formulated as three theoretical propositions.

Findings

According to the results, IHB in timber is on average more productive than conventional housebuilding at the company level, project level, in absolute and in growth terms over the eight-year period. On the company level, the labour productivity was on average 10% higher for IHB compared to general construction and positioned between general construction and general manufacturing. On the project level, IHB displayed an average cost productivity growth of 19% for an employed prefabrication degree of about 45%.

Originality/value

Empirical evidence is presented quantifying so far perceived advantages of IHB. By providing analysis of actual cost and project data derived from IHB companies, the article quantifies previous research that IHB is not only about prefabrication. The observed positive productivity growth in relation to the employed prefabrication degree indicates that off-site production is not a sufficient mean for reaching high productivity and productivity growth. Instead, the capabilities to integrate the operative logic of conventional housebuilding together with logic of IHB platform development and use is a probable explanation of the observed positive productivity growth.

Abstract

Purpose

The purpose of this paper is to explore academic papers and reports and present a chronology of the evolution of British low-rise prefabricated housing. The paper provides chronological information for construction and surveying researchers undertaking research in associated areas.

Design/methodology/approach

This is a qualitative literature review, providing an exploration and analysis of academic papers and reports on low-rise prefabricated housing.

Findings

A substantial literature was discovered. However, there are gaps in the available literature. The history of British construction technology is a rich research area but is under-researched. Prefabricated housing has a long history dating back to the eleventh century. Stigmatised from the failures of housing in the twentieth century, it is being increasingly used again in the twenty-first century when considering mass housing supply.

Research limitations/implications

This paper provides researchers with an overview of the history of low-rise prefabricated housing in Britain. It is not a comprehensive in-depth study; such would require numerous larger individual studies.

Originality/value

From reviewing literature it was evident that there was a broad literature, but there was no single journal publication exploring the evolution of British low-rise prefabricated housing. The research provides an overview, exploration and analysis of the literature while providing a chronology. The evolution of prefabricated housing is chronologically presented. Areas for further research are also recommended.
