Abstract

Purpose

The purpose of this paper is to investigate the challenges faced by occupants and fire fighters during evacuation and rescue operations in highrise buildings.

Design/methodology/approach

The paper has analysed the published literature for the purpose of identifying and examining the factors that make highrise buildings a high‐risk type of facility to fire and the common avenues of fire spread in highrise buildings. The paper then investigates a number of evacuation strategies in highrise buildings and the set of human factors affecting highrise evacuations. It also discusses the challenges that building occupants and fire departments face during a fire emergency.

Findings

The paper has established that highrise buildings are a high‐risk type of facility in fire emergencies due to a combination of three risk factors. The characteristics of the occupants to consider when designing the means of escape were identified, and the challenges faced by fire fighters during rescue operation in highrise fires were classified under five main categories.

Originality/value

The paper provides for an exchange of knowledge, thus facilitating a better comprehension of the roles of designers, building services engineers, facility managers and professionals in safety in the provision and maintenance of safety systems in highrise buildings.

Abstract

This study provides insight into using ecological design principles in designing high-rise buildings for increasing the ecological capacity of a region. It is a descriptive-analytical survey, which starts with the literacy of the subject, and continues by analyzing successful ecologically designed case studies around the world and notes that by using ecological design principles in designing high-rise buildings, can increase the ecological capacity of a region in order to meet its occupant needs. It indicates that by the industrialization of cities, due to population growth, the value of the land and lack of it for growing population to be settled in, designing high-rise buildings may be the best solution to solve the problem. Moreover, the importance of designing high-rise buildings based on ecological principles has been highlighted by environmental pollution, natural hazards and endangered ecosystems. The ecological design for high-rise buildings is becoming more and more important considering environmental issues. This approach is routed in remaking the natural relationships in ecosystems. The most important feature of nature which can be used in ecological design is its power of reconstruction and rehabilitation. So we can reach an ecosystem in scale of a high-rise building which imitates nature in all its aspects.

Abstract

Purpose

All over the world, millions of people live in buildings and neighbourhoods that follow the principles of Congrès International d’Architecture Moderne (CIAM) and Le Corbusier: high-rise “residential machines” in parks reminiscent of green seas. Some of these have become very successful living environments, but in Europe and the USA, several neighbourhoods featuring this architectural design dream have become a social nightmare. Residents who were able to moved to more desirable neighbourhoods. This led to a high level of vacancy and crime and fear of crime have flourished, resulting in a stigma that is often long-lasting and difficult to repair. The pupose of this study is to learn from these experiences.

Design/methodology/approach

In this paper, two high-rise neighbourhoods, built in a Corbusier-like fashion and situated on the outskirts of major cities, are put under the evaluation spotlight: Bijlmermeer: located in Amsterdam, The Netherlands, with an abundance of landscaping, shrubbery, green fields and one high-density neighbourhood; and Bellvitge: located in Barcelona, Cataluña, Spain, looking less like a park and more like a city with open-air parking on ground level, and many small shops, bars and restaurants.

Findings

Both neighbourhoods faced enormous problems from crime, incivilities, disorder and drug abuse. Fear of crime and feelings of insecurity were high. Both governments reacted by investing huge sums of money. In Bellvitge, the investment was mainly in public transport, the public domain and new approaches in policing while keeping the high-rise buildings intact. In Bijlmermeer, a large regeneration project supported the demolition of two-thirds of all apartments and the neighbourhood was rebuilt in a low-rise fashion.

Research limitations/implications

This paper outlines the history of both neighbourhoods and describes the solutions that were implemented. Important lessons can be learned regarding current high-rise neighbourhoods and about the learning capacity of urban designers and planners regarding urban management.

Practical implications

The paper suggests that urban planners, designers and managers are slow in learning from earlier mistakes. The hypothesis is that there is no clear method available to evaluate new urban planning designs by incorporating lessons from the success or failure of previous cases. This paper focuses on density, ownership and design to identify possible approaches to evaluate new high-rise estate plans.

Originality/value

The Western high-rise “wave” has faded away but nowadays has become a high-rise “tsunami” in Asia. Learning from European experience may be beneficial.

Abstract

Purpose

Modular integrated construction (MiC) is the most advanced off-site construction technology. However, the application of MiC for high-rise buildings is still limited and challenging. One critical issue is tower crane layout planning (TCLP) to guarantee safe and efficient multiple crane-lifts for module installation, which, however, has been insufficiently explored. For filling this knowledge gap, this paper aims to systematically explore the critical considerations on TCLP for high-rise MiC to support contractors in determining the optimal crane layout plan.

Design/methodology/approach

This study employed a multimethod strategy. First, previous studies on TCLP and critical features of MiC were reviewed to develop a conceptual model of TCLP considerations. Second, expert interviews with 15 construction planners were conducted to identify the critical TCLP considerations for high-rise MiC. Third, a multicase study with three high-rise MiC projects was undertaken to demonstrate and verify the identified considerations.

Findings

The paper characterises critical considerations on TCLP as performance criteria and influencing factors and identifies 7 critical performance criteria and 25 influencing factors for high-rise MiC. Specifically, the features of MiC (e.g. various modularised layout design, heavyweight and large size of modules) were found to significantly affect the crane layout performance (i.e. technical feasibility, safety and economic efficiency).

Originality/value

The paper is the first-of-its-kind study on crane layout planning for high-rise modular buildings, which contributes a two-stage multicriteria decision-making framework integrated with systematic TCLP considerations. The findings should help contractors determine safe and efficient tower crane layout plans for high-rise MiC projects.

Abstract

Purpose

Compared to low-rise and mid-rise buildings, commercial high-rise buildings have severe maintenance management deficiencies due to the complex nature of the structure and building services incorporated. Previous studies have shown that implementing lean in maintenance is a recognised prominent strategy to enhance maintenance performance. Thus, this study aims to investigate how lean maintenance can be applied to improve maintenance management in commercial high-rise buildings in Sri Lanka.

Design/methodology/approach

This study adopted a case study method. Three commercial high-rise buildings were selected to conduct the empirical study. An expert survey is also conducted to validate the findings.

Findings

The findings of the study revealed that out of the eight cardinal types of lean maintenance waste, six are rooted in the selected cases: (i) excessive preventive maintenance, (ii) waiting (maintenance resources, tools, procuring of additional supplies and documentation and permits), (iii) transportation due to centralised maintenance, (iv) poor inventory management, (v) poor information handling and (vi) poor utilisation of labour. Then the study revealed strategies to eradicate identified lean maintenance wastes.

Practical implications

The findings of this study can be used to guide maintenance practitioners in implementing lean maintenance in Sri Lankan commercial high-rise buildings. Furthermore, the proposed strategies can be directly applied to mitigate identified maintenance wastes.

Originality/value

This paper provides information on how high-rise commercial buildings in Sri Lanka can enhance their maintenance management by mitigating lean maintenance wastes.

Abstract

Purpose

As an important indicator of the quality of life of individuals, residential environments are continuing to evolve, due to the rapidly changing production–consumption relations. However, in this evolving process, the effect of the differentiated residential environments on the individuals' residential satisfaction remains unclear. This paper aims to measure the effects of the varying residential environments on the overall quality of urban life (QoUL) in Kayseri, one of the most developed cities in Central Anatolia.

Design/methodology/approach

It is based on empirical data on the quality of life in the different residential environments of Kayseri. The research method used stratified purposeful sampling, and the household survey data were analyzed using factor analysis, multiple regression and ANOVA statistical methods.

Findings

The most influential factors on the overall QoUL of individuals living in different Kayseri residential neighborhoods were satisfaction with neighborhood and city-level urban services, neighborhood relations and belonging factor groups. The critical finding obtained in this study is that residential satisfaction in low-rise and compact form housing areas in Kayseri is higher compared to residential satisfaction in high-rise neighborhoods. This result reveals that the high-rise building typology that is dominant in Turkey's big cities should be seriously questioned, and urban development policies should be re-evaluated.

Research limitations/implications

The study was designed to produce baseline data so that future changes in residential conditions as perceived by the residents of Kayseri could be monitored to support decisions for residential areas.

Originality/value

Comparative case studies, particularly on low-rise versus high-rise environments, are scarce. As a result, this research contributes to the field of comparative studies on residential environments.

Abstract

Purpose

The purpose of the current research is to examine the student’s residential satisfaction (SRS) of dormitories in Tehran and Shiraz. Providing homes for non-native students is considered as one of the key issues in university development.

Design/methodology/approach

A combination of qualitative and quantitative measurements (mixed methods) was used to compare some of the design features between middle-rise and high-rise student housing. Questionnaire forms were distributed between male students of “Shahid Beheshti University” and “Shiraz University” dormitories. Cluster sampling is done among residential blocks in each university. Students assessed perceived attributes of dormitories by indicating their satisfaction from different categories. The obtained data were analysed by SPSS software and the Mann-Whitney test.

Findings

Findings show that although in comparing two samples with only some of the criteria, Shahid Beheshti University dormitory was ranked higher, generally Shiraz University dormitory was more successful in meeting resident’s satisfaction. Among the physical features, the pleasant views and landscape are important components which are related to aesthetic preferences.

Research limitations/implications

More research examining student/environment interactions is needed to pay close attention to cultural aspects. The consideration of culturally diverse individuals in the assessment may also provide valuable insight into the students’ residential satisfaction.

Practical implications

In sum, the design implications resulting from the data analysis act as a step toward an evidence-based design approach. Housing designers can integrate the research findings with design solutions. They take active part in the design process by developing new methodologies to highlight their role in creating high-quality student housing.

Originality/value

The relationship between students and their residential environment has been a mainstream topic in environmental psychology. Some previous studies have focused on socio-demographic characteristics, whereas others have dealt with the physical characteristics of the student housing that affect SRS.

Purpose

The financial and economic risks associated with high-rise building projects are many. They make project stakeholders to undergo financial difficulties. However, very few past studies have discussed the management of these risks. Thus, the purpose of this paper is to provide a guideline for the effective management of these financial and economic risks associated with high-rise apartment building projects in Sri Lanka.

Design/methodology/approach

The study adopted the mixed research approach. A literature review and semi-structured interviews were used to identify the financial/economic risk factors of high-rise apartment building projects and their risk response measures. The data obtained were used for a questionnaire survey, and the findings were analysed using the mean score method. They were validated using pattern matching. The risk response measures that were identified were ranked according to their effectiveness.

Findings

The findings revealed that “financial problems arising from errors in estimating” is the most significant financial and economic risk factor faced by the property developers involved in high-rise apartment building projects, while “poor contract management” is the most significant financial and economic risk factor faced by the contractors of these projects.

Originality/value

The study recommends a guideline to manage, using effective risk response measures, the financial and economic risk factors that are significant in high-rise apartment building projects.

Abstract

Purpose

A tax based on land value is in many ways ideal, but many economists dismiss it by assuming it could not raise enough revenue. Standard sources of data omit much of the potential tax base, and undervalue what they do measure. The purpose of this paper is to present more comprehensive and accurate measures of land rents and values, and several modes of raising revenues from them besides the conventional property tax.

Design/methodology/approach

The paper identifies 16 elements of land's taxable capacity that received authorities either trivialize or omit. These 16 elements come in four groups.

Findings

In Group A, Elements 1‐4 correct for the downward bias in standard sources. In Group B, Elements 5‐10 broaden the concepts of land and rent beyond the conventional narrow perception, while Elements 11‐12 estimate rents to be gained by abating other kinds of taxes. In Group C, Elements 13‐14 explain how using the land tax, since it has no excess burden, uncaps feasible tax rates. In Group D, Elements 15‐16 define some moot possibilities that may warrant further exploration.

Originality/value

This paper shows how previous estimates of rent and land values have been narrowly limited to a fraction of the whole, thus giving a false impression that the tax capacity is low. The paper adds 14 elements to the traditional narrow “single tax” base, plus two moot elements advanced for future consideration. Any one of these 16 elements indicates a much higher land tax base than economists commonly recognize today. Taken together they are overwhelming, and cast an entirely new light on this subject.
