Abstract
Purpose
The failure and abandonment of construction projects have proven to be insurmountable problems incessantly militating against the efficient performance of the construction industry in Nigeria. The complexity, technicality and a host of other project execution issues unique to multi-storey building projects do increase their susceptibility to failure and abandonment. Thus, the purpose of this paper is to examine the factors influencing failure and abandonment of multi-storey building projects in Nigeria. This is with a view to provide inferential empirical data that could enhance successful delivery of multi-storey building projects in Nigeria.
Design/methodology/approach
Primary data were used for the study. A structured questionnaire was administered on consultants and contractors’ personnel within Lagos State, Nigeria. A total of 180 copies of the questionnaire were administered ,and 134 copies which represent a combined response rate of 74.4 per cent were retrieved. The data were analysed using frequency distribution and percentages, Mean item score and factor analysis.
Findings
The factors most significant to the failure and abandonment of multi-storey building projects are inadequate funding by the client, improper planning at the pre-construction phase, structural failure in multi-storey building during construction, bankruptcy/business failure of the contractor, improper scheduling of the building project activities and failure to engage qualified professionals with technical expertise and experience. The rated factors clustered under human resources capability, planning and structural quality, contractor selection and variation, insecurity and variation, and force majeure and political risk.
Research limitations/implications
The study was limited to multi-storey building projects in Lagos State, Nigeria. Further studies could focus on specific resuscitation strategies for abandoned multi-storey building projects.
Practical implications
The study provided implications for effective project and contract management of multi-storey building projects which is very paramount to improve the delivery of complex, technical- and capital-intensive building projects in Nigeria.
Originality/value
The study provides specific implications for the management of multi-storey building projects, thereby enhancing the delivery of building projects.

Abstract
Purpose
The purpose of this paper is to investigate human behaviour during fire evacuations in multi-storey residential buildings through a focus on the challenges and obstacles that occupants face. In addition, the paper aims to study all the various behaviours that are relevant to the evacuation strategies/plans in the UK of multi-storey buildings in large cities.
Design/methodology/approach
A literature review was conducted to identify the factors occupants face and also the decision making of occupants regarding the methods of egress. A mixed methods research was adopted using interviews and a questionnaire survey. The findings from the interviews and survey are benchmarked against the information gathered from the literature review.
Findings
The paper identifies various challenges that occupants face when evacuating a multi-storey residential building. In terms of the decision-making process, the research results evidence that occupants could be given more information on the evacuation procedures within their specific building. The paper also finds that occupants remain reluctant to use a lift during evacuation in fire event, irrespective of any signage clearly stating that is appropriate to do so in the context of modern lift technology.
Originality/value
This paper contributes to the body of knowledge available on the evacuation of multi-storey buildings located in large cities within the UK, outlining the potential areas for future research, focussed on providing an insight of the behavioural decisions made by the occupants make when evacuating a building in the event of a fire.

Abstract
Purpose
The purpose of this study is how to use the quality function deployment (QFD) in the construction industry. The study was performed for the owners and decision-makers of a construction company in Egypt, as a sample, and the owners’ requirements.
Design/methodology/approach
The data collection process and the type of data collected are described in this section. The data used in this study was collected from a questionnaire survey and was quantitatively analyzed using statistical analysis to identify the practices that have a statistically significant correlation with the performance of the design in the structural system of multistory buildings. A structured questionnaire five points Likert scaled based was adopted in this study; the questionnaires were distributed to experts, managers in real estate companies, construction industry-academic experts and advisors. The resulting list of factors, issues and knowledge gaps was subjected to a questionnaire survey for quantitative confirmation and identification of the most important factors, issues and knowledge gaps by distributing the questionnaires to experts, managers in real estate companies, construction industry-academic experts, and advisor to identify ambiguous questions/items and to test the techniques used to collect data.
Findings
The effect of many internal and external factors that affect on value engineering and decision support systems, such as schedule time, cost, the purpose of the building, availability of materials and environmental, needs to be considered in the structural system for multi-story buildings. The final proposal for the house of quality-chart helps designers and decision-makers in the preliminary phase and feasibility study stage for choosing the structural system using value engineering analysis for multi-story buildings. Also, construction and engineering industries can use the findings from this study as a basis for selecting the optimal structural system for multi-story buildings. The estimating team will be able to accurately make decisions and give recommendations regarding an optimal structural system for multi-story buildings for different activities.
Practical implications
The proposed approach enables decision-makers and designers to select the optimum system for multi-story buildings according to the key performance indicators (KPIs) toward client satisfaction and conduct analytical investigations to facilitate decision-making in a structural system for the multi-story building in Egypt. QFD is a technique that availed in many industries and it is used in evaluating the customer expectations, reflecting this evidence on the product specifications. It is will help designers and decision-makers in the preliminary phase and feasibility study stage for choosing the structural system using value engineering analysis for multi-story buildings.

Abstract
Purpose
The purpose of this paper is to examine the economic viability of a new and innovative seismic damage resisting system (SDRS) device by conducting a feasibility study. The SDRS device has been patented and specifically designed to be implemented in multi-storey modular buildings in seismic regions such as New Zealand.
Design/methodology/approach
Using a case study approach, two sample modular multi-storey buildings were purposively selected for the study. A cost-comparison analysis was conducted using the SDRS device in the two buildings, by carrying out a measure and price exercise of the construction elements.
Findings
The research results showed that the SDRS device is an economically viable option for mitigating seismic damage in modular multi-storey buildings in New Zealand. There is an average of 7.34 per cent of cost reduction when SDRS is used in modular multi-storey buildings when compared to other seismic resistance systems such as base isolation, moment resisting frames and friction damper systems.
Practical implications
The economic viability of the SDRS presents an opportunity for its usage in modular design and construction of multi-storey buildings. SDRS system is also applicable to other building typologies and construction methods. The use of SDRS also aligns with the current national objective to provide more affordable and resilient housing within a limited time; the opportunity is considered significant in New Zealand, including for export and manufacturing.
Originality/value
The confirmation of the SDRS device’s economic feasibility is the original contribution of the authors.

Abstract
Purpose
The paper aims to understand Finnish architects' attitudes towards the use of timber as a structural material in multi-storey (over two--storeys high) residential construction.
Design/methodology/approach
The study was conducted through a literature survey mainly including international peer-reviewed journals and similar research projects. Furthermore, the literature survey informed the generation of the web-based survey questionnaire design to gather information on architects' perceptions, attitudes and interest in the use of wood in multi-storey (over two-storeys high) residential buildings.
Findings
The paper's findings are as follows: (1) respondents perceived the most important advantages of wood as a lightweight, local and ecological material; (2) wood construction (compared to concrete) included perceived concerns about it being more costly and needing more complex engineering and (3) respondents had a favourable overall attitude towards the use of wood particularly in low-rise residential construction, whilst their perception of tall housing, including timber ones, was mostly negative.
Originality/value
No studies have evaluated the use of wood in tall residential buildings and architects' perceptions in Finland.

Purpose
The purpose of this paper is to identify factors that influence the diffusion of a systemic innovation in the Swedish construction sector. The focus is on high-rise multi-storey timber housing; the development of which was enabled by a change in building regulations. This allowed building higher than two stories in timber.
Design/methodology/approach
A longitudinal case study was used with multiple data collection methods to study the development and diffusion of a multi-storey timber house system by a case study organisation.
Findings
The findings contribute to understanding for a number of interacting factors influencing the diffusion of a systemic innovation related to the case study organisation.
Originality/value
The research provides a holistic view of interacting factors influencing the diffusion of a systemic innovation. The results have value to the Swedish construction sector and to the global community of construction researchers, as it provides empirical findings that further increase the understanding for diffusion of systemic innovations in a specific context.

Abstract
Purpose
The purpose of this paper is to explore the barriers preventing investment in the re-use of low-grade multi-storey building stock in order to identify attributes that determine whether an existing building is suitable for retrofitting.
Design/methodology/approach
Semi-structured interviews were undertaken with key industry practitioners to investigate existing practices and barriers facing low-grade building retrofits and what “ideal” multi-storey building features represent a successful investment opportunity.
Findings
The findings showed that tenant commitment is necessary before any project goes ahead and that there exist many barriers influencing the investment decision. These include: high levels of asbestos found in existing buildings; changes in the National Construction Code necessitating enhanced fire safety and disability access; heritage listing; lack of awareness; overestimation of costs involved on simple and effective energy efficiency upgrades and change in tenant demands towards modern and efficient open plan offices. Many low-grade structures are privately owned inherited assets where the owners lack the expertise and capital to undertake retrofitting effectively.
Research limitations/implications
The study is focused on the Adelaide CBD in South Australia but the findings are relevant to other Australian cities.
Practical implications
There is room in the market for more positive and influential schemes such as the Green Building Fund that encourage more energy efficiency upgrading of these buildings.
Social implications
The greater occurrence of retrofitting and re-use of older buildings, rather than demolition and rebuilding, has advantages with regard to reducing the impact of buildings on the environment and promoting sustainability.
Originality/value
The research has indicated certain features of older buildings which render them as suitable candidates for retrofitting and refurbishment.

Purpose
Passive design strategies contribute to improving indoor comfort conditions and reducing buildings' energy consumption. For several years, courtyards have received wide attention from researchers because of their significant role in reducing energy demand. However, the abundance of multi-story buildings and the courtyards' incompatibility with them, the courtyard is currently limited. Therefore, it is necessary to search for alternatives. This paper aims to bridge the gaps in previous limited studies considering skycourt as a passive alternative on the vertical plane of the facades in contrast to the courtyard.
Design/methodology/approach
This research presents an overview and a bibliometric analysis of the evolution of the courtyard to the skycourt via VOSviewer software and the bibliometrix R package.
Findings
The research provided various concepts related to skycourt as a promising passive design strategy, which can be suitable for multi-story buildings, starting with its evolution, characteristics, configurations, benefits, and challenges.
Practical implications
The findings can urge designers, researchers and policymakers to incorporate such an important passive alternative.
Social implications
Researchers, instructors, educational specialists, faculty members, and decision-makers can provide design motivation for skycourt in buildings, in addition to achieving awareness about skycourt and its significant benefits and its role as an important passive design strategy.
Originality/value
The research highlights the possibilities of the skycourt and its role as a passive design element as an extension of the courtyard in addition to identifying design indicators that help designers determine the appropriate designs.

Abstract
Purpose
Sustainable retrofitting of aged buildings plays a significant role in reducing energy demands and greenhouse gas emissions. This study aims to assess the performance and effectiveness of energy retrofit measures (ERMs) for an archetype of aged multi-storey residential buildings.
Design/methodology/approach
The methodology consists of three parts, namely, a desktop study including the selection of a case-study building and identification of ERM options for the building; development of a computer model to simulate the building’s energy use in the baseline scenario and different scenarios of ERMs; and evaluation of the ERMs based on energy-saving rate.
Findings
Among the 13 ERMs tested, lighting-related ERMs were found to be optimal measures while window fin is the least suitable option in terms of energy saving. Based on the research findings, a two-level retrofitting framework was developed for aged multi-storey buildings.
Research limitations/implications
Future studies may take a similar approach of this study to develop retrofitting frameworks for other types of buildings, and further research paper can be extended to study retrofitting for buildings in a district or a region.
Practical implications
The findings of this study can serve as a reference for building owners to select effective ERMs for aged multi-storey buildings, which invariably exist in developed cities.
Originality/value
This study presents a pioneering work where an energy model and a building archetype were used to analyze the energy savings of a variety of ERMs that are applicable to aged multi-storey buildings.

Purpose
Studies on human behaviour during a seismic emergency in tall buildings are scant. During such emergencies, occupants need to reach a safe place. The purpose of this paper is to address some of the emotional and behavioural responses of the occupants of three multi-storey buildings during the 19 September earthquake that hit Mexico City in 2017.
Design/methodology/approach
A cross-sectional and non-probability study was conducted using a questionnaire-based survey; the sample size was n = 352, and the study was conducted from 4 October to 20 November 2017.
Findings
(1) In the 11 storey-building, women, age (18–49 years old [yo]) and participants with higher education exhibited flight behaviour, and those of the six storey-building within the age category 18–49 yo also exhibited a similar behaviour; (2) Women and age (18–49 yo) in the six and 11-storey buildings were significantly associated with fear of the earthquake; (3) Women were significantly more fearful and felt more intense the tremors than men in the 11-storey building; (4) Women were significantly more fearful of the 11-storey building collapsing; (5) The taller the building, the more fearful were the occupants of the building collapsing.
Research limitations/implications
First, the sample considered in the study was no probability; consequently, the results should not be generalised to the existing high-rising buildings in Mexico City. Second, some of the variables considered herein were of the Likert-type scale but have been assumed as continuous; in fact, some future work could be the design of a valid and reliable questionnaire to address human behaviour during earthquakes in tall buildings.
Practical implications
The presented results may be the great value to key decision-makers on how to address the lack of earthquake preparedness during a seismic emergency. Further, the results have shed light on the negative emotions (fear) experienced by the occupants of tall buildings.
Social implications
Gaining a better understanding of human behavioural in tall buildings is essential in devising measures to mitigate the impact of earthquake disasters.
Originality/value
Research on human behaviour during a seismic emergency in high-rise buildings is scant. To gain a better understanding of human emotional and behavioural response to earthquakes in tall buildings, it becomes necessary to conduct research such as the present case study. This may help decision-makers to devise measures so that the impact of earthquake disasters may be limited.
