Abstract

Purpose

Mauritius’s residential real estate sector has undergone an increase in foreign investment over the past decades. This study aims to establish if the increasing level of foreign real estate investments (FREI) has increased land demand and land prices. The study also aims to depict whether the relation between FREI and land prices prevails at an aggregate and/ or a regional level.

Design/methodology/approach

Data from 26 regions, classified as urban, rural and coastal is collected on an annual basis over the period 2000 to 2019, and a dynamic panel regression framework, namely, an autoregressive distributed lag model, is used to take into account the dynamic nature of land price modeling.

Findings

The findings show that, at the aggregate level, in the long-term, FREI does not have a significant influence on land prices, while in the short term, a positive significant relationship is noted between the two variables. A regional breakdown of the data into urban, rural and coastal was done. In the long term, only in coastal regions, a positive significant link was observed, whereas in urban and rural regions FREI did not influence land prices. In the short term, the positive link subsists in the coastal regions, and in rural regions also land prices are positively affected by FREI.

Originality/value

Unlike other studies which have used quite general measures of FREI, the present research has focused on FREI mainly undertaken in the residential real estate market and how these have affected residential land prices. This study also contributes to research on the determinants of land prices which is relatively scarce compared to research on housing prices.

Abstract

Purpose

The purpose of this paper is to examine the effects of real estate market factors on foreign real estate investment (FREI).

Design/methodology/approach

Applying panel data technique, this paper uses related observations from 31 countries (inclusive of developed countries and emerging market economies) between 2000 and 2008 to investigate the relationships between real estate market factors and FREI.

Findings

Controlling for market size, infrastructure and political stability, the results for all countries indicate that lower financing costs and higher levels of transparency in real estate market attract greater amounts of FREI. Moreover, the paper finds that foreign real estate investors favor countries with higher property prices. Interestingly, when the paper splits the sample in developed countries and emerging market economies the paper finds that there are some differences in results in terms of determinants of FREI.

Originality/value

While FREI is a large component of service FDI, currently there are no analyses of FREI determinants across a broad set of countries over time. Therefore, the present study has filled this gap.

Abstract

In the big data era, image compression is of significant importance in today’s world. Importantly, compression of large sized images is required for everyday tasks; including electronic data communications and internet transactions. However, two important measures should be considered for any compression algorithm: the compression factor and the quality of the decompressed image. In this paper, we use Frei-Chen bases technique and the Modified Run Length Encoding (RLE) to compress images. The Frei-Chen bases technique is applied at the first stage in which the average subspace is applied to each 3 × 3 block. Those blocks with the highest energy are replaced by a single value that represents the average value of the pixels in the corresponding block. Even though Frei-Chen bases technique provides lossy compression, it maintains the main characteristics of the image. Additionally, the Frei-Chen bases technique enhances the compression factor, making it advantageous to use. In the second stage, RLE is applied to further increase the compression factor. The goal of using RLE is to enhance the compression factor without adding any distortion to the resultant decompressed image. Integrating RLE with Frei-Chen bases technique, as described in the proposed algorithm, ensures high quality decompressed images and high compression rate. The results of the proposed algorithms are shown to be comparable in quality and performance with other existing methods.

Abstract

Purpose

The purpose of this paper is to find if there is an existing trade‐off between service quality and cost when strategies of low‐cost accommodation and uncompromised reduction are implemented.

Design/methodology/approach

The model is designed on hand system dynamics, using Vensim™ software. It consists of a situation where no side effects are interrupting the result. The modeled service system is designed as two parts: a situation where five sorts of customer variables are introduced, continued by a situation where low‐cost accommodation and uncompromised reduction change the system.

Findings

There is no typical trade‐off pattern between service quality and cost when implementing Frei's two solutions. Rather, the findings resulted in an almost conform line of quality curve so that the promotion of Frei's solutions can be interpreted as the result of cost reduction.

Research limitations/implications

Owing to the use of simulation tools, it is still critical whether the result holds in the real world where various influences to the service system can exist.

Originality/value

There are various papers regarding service quality and cost but not that much about managerial tools used in a service system. Aside from many statistically proofed papers, this paper uses system dynamics to simulate certain managerial tools for service when implemented into a system.

Abstract

Purpose

The aim of this paper is to explore the relationship between vernacular architecture and Frei Otto's work, searching for shared principles and specific singularities, and testing whether lightness and sustainability can be identified as a common goal.

Design/methodology/approach

The study is focused on tents and yurts, as archetypal examples of traditional architecture, and membrane structures and gridshells, as two types of light structures developed by Frei Otto. A comparative analysis of their behavior, form, elements, types, materials and strength has been carried out.

Findings

The survey carried out shows that Frei Otto's innovative tents and gridshells were not based on form imitation of vernacular architecture, but rather on a thorough understanding of physical form-generating processes, driving specific materials to optimal form, like his experiments with soap film models to generate tensioned minimal surfaces or his experiments with hanging chain net models to generate compressive antifunicular lattice shells.

Originality/value

This paper highlights how Frei Otto's endeavor to get the maximum with the minimum, to achieve a lot from a little, is also a key target of lightness and sustainability, and an essential feature of vernacular architecture.

In a service business, it is difficult to cope with all your customers’ needs. They come and go with various wants and when it comes to their own good there are complaining. Such variances in the service business interfere the operation resulting in inefficiency. To come against all those fluctuate wants, Frei is suggesting a new way how to cope with this customer variability in the service business: Low‐Cost accommodation and uncompromised reduction. However, his assertion that these solutions can reduce cost and enhance service quality at the same time is empirically not proved. Thus, the following research will be dedicated in the empirical proof whether the solutions mentioned above can enhance service quality while reducing cost by pursuing efficiency in the service business.

In this book, the authors propose that leadership, at its core, is about how effective you are at empowering other people and unleashing their full potential. Unleashing others is the fundamental mandate of leadership.

Findings

Trust is the coin of the leader’s realm. The basic formula for building trust: people tend to trust leaders when they think they are interacting with the real person (authenticity), when they have faith in the leader’s judgment and competence (logic), and when they believe that the leader cares about them (empathy).

Practical implications

Strategy is a primary way that leaders embed who they are, their core values and beliefs, into their organization’s behavior.

Originality/value

The authors’ advice to to executives: Your job as a leader is to create the conditions for the people around you to become increasingly effective, to help them fully realize their own capacity and power. They explain how to effectively and authentically manage the leader/follower relationship.

Deklarativ betrachtet ist das Recht auf Reisen eines der grundlegendsten Menschenrechte. Um das Recht auf Reisen bzw. das Recht auf Tourist zu sein einem Einzelnem realisierbar zu machen, müssen bestimmte Vorbedingungen erfllt werden: es müssen gengend Finanzmittel zur Verfügung stehen und es sollten keine politische Barrieren bestehen, die die freie Bewegung begrenzen würden. Gleichzeitig musss man auch über genügend Freizeit verfügen, es muss der Bedarf nach touristischer Rekreation bestehen und dieser Bedarf muss mit einem Angebot von dessen Befriedigung verbunden werden, d.h. einem Touris‐musangebot. Zur Zeit sind die ersten zwei Faktoren als begrenzt zu betrachten, die Zukunft wird es beweisen können, ob der touristische Verkehr (z.B. aus ökologischen Gründen) auch die Grenze der Weiterentwicklung an der Seite der Befriedigungs‐möglichkeiten erreichen wird.

Abstract

Purpose

Foreign direct investment in the real estate (FDIRE) sector is required to bridge the gap between investment needed and domestic funds. Further, foreign direct investment is gaining importance because other sources of raising finance such as External Commercial Borrowing and foreign currency convertible bonds have been banned in the Indian real estate sector. Therefore, the objective of the study is to explore the determinants attracting foreign direct investment in real estate and to assess the impact of those variables on foreign direct investments in real estate.

Design/methodology/approach

Johansen cointegration test, vector error correction model along with variance decomposition and impulse response function are employed to understand the nexus of the relationship between various macroeconomic variables and foreign direct investment in real estate.

Findings

The results indicate that infrastructure, GDP and tourism act as drivers of foreign direct investment in real estate. However, interest rates act as a barrier.

Originality/value

This article aimed at exploring factors attracting FDIRE along with estimating the impact of identified variables on FDI in real estate. Unlike other studies, this study considers FDI in real estate instead of foreign real estate investments.

Abstract

In 1969, Warren Nutter left the University of Virginia Department of Economics to serve as the Assistant Secretary of Defense for International Security Affairs in the Nixon administration. During his time in the Defense Department, Nutter was deeply involved in laying the groundwork for a military coup against the democratically elected president of Chile, Salvador Allende. Although Nutter left the Pentagon several months before the successful 1973 coup, his role in Chile was far more direct than the better-known cases of Friedrich Hayek, Milton Friedman, James Buchanan, and Arnold Harberger. This chapter describes Nutter’s role in Chile policymaking in the Nixon administration. It shows how Nutter’s criticisms of Henry Kissinger are grounded in his economics, and compares and contrasts Nutter with other economists who have been connected to Pinochet’s dictatorship.
