Abstract
Purpose
Existing old building stock needs retrofit of structures and performance upgrading. Retrofit is often neglected, either lacking understanding of maintenance importance or to keep living costs low. Retrofit is inevitable. Depending on a buildings geographical location, condition or expected time of use; demolition of building or increment space is worth considering. This study looks at the economics about which is the best option: renovation and energy efficient upgrading of existing building or replacement of existing building.
Design
Research method is case study. The same case building – size, age, existing performance as well as renovation and new performance – studied at different regions. These are (1) growing city, (2) stable city and (3) shrinking city. Life cycle cost analysis bases on payback periods. The most important input data are the rent and occupancy rate on each area.
Findings
In growing cities, both renovation and replacement of existing buildings are feasible options. In other two areas, payback periods of renovations are rather long and acceptable only if building is in own use. Often retrofit is necessary because of the poor condition of the building.
Research Implications
This study looks at the subject only from building owners economical point of view and ties building to its location. Life cycle assessment (energy use and greenhouse gas emissions) has analysed earlier (Nippala and Heljo, 2010).
Practical Implications
Analysis gives the most feasible option to different regions.
Originality
This study raises the debate on how realistic it is to expect the building stock to meet the EU’s energy saving and greenhouse cut targets.

Abstract
The need to design buildings with due consideration for bioclimatic and passive design is central to promoting sustainability in the built environment from an energy perspective. Indeed, the energy and atmosphere considerations in building design, construction and operation have received the highest consideration in green building frameworks such as LEED and BREEAM to promote SDG 9: Industry, Innovation and Infrastructure and SDG 11: Sustainable Cities and Communities and contributing directly to support SDG 13: Climate Action. The research literature is rich of findings on the efficacy of passive measures in different climate contexts, but given that these measures are highly dependent on the prevailing weather conditions, which is constantly in evolution, disturbed by the climate change phenomenon, there is pressing need to be able to accurately predict such changes in the short (to the minute) and medium (to the hour and day) terms, where AI algorithms can be effectively applied. The dynamics of the weather patterns over seasons, but more crucially over a given season means that optimum response of building envelope elements, specifically through the passive elements, can be reaped if these passive measures can be adapted according to the ambient weather conditions. The use of representative mechatronics systems to intelligently control certain passive measures is presented, together with the potential use of artificial intelligence (AI) algorithms to capture the complex building physics involved to predict the expected effect of weather conditions on the indoor environmental conditions.

Abstract
Purpose – The purpose of this research is to compare trends, drivers, and best sustainable development (SD) practices in the Nordic region and California, USA.Design/methodology/approach – Four research propositions are explored: (1) SD is driven by governmental, economic, and social/cultural influences. (2) Social democracy and mixed economies in the Nordic region influence SD differently than the free market system of the United States. (3) The profit-centered, short-term view in the United States impacts SD differently than the longer-term approach in the Nordic region. (4) The egalitarian culture in the Nordic region influences SD differently than the entrepreneurial culture in the United States. The study incorporates a comprehensive literature review, 34 field interviews and research observations in the United States and the Nordic region.Findings – California and the Nordics have similar market economies where SD is largely driven by private sector; however, the role of government more directly influences SD in the Nordic region. Also, the profit-centered, entrepreneurial view of the United States drives innovation in SD based on short-term profitability gains, which ultimately hinders long-term solutions. Alternatively, the egalitarian culture in the Nordic region manifests in more focused and quicker adoption of SD policies. Lastly, the Nordics have a broad range of SD goals and a competitive advantage in key SD technologies. Conversely, California pursues a large variety of technologies without clearly defined goals that tend to be less effective than the Nordic countries.Originality/value of chapter – The chapter identified similarities and differences in SD trends, best practices, policies, and attitudes: California compared to Nordic countries.

Abstract
The model and existing practice of the construction supply chain (CSC) in the United Kingdom (UK) and Australia was presented in this chapter. The policies and reports that support the practice of the CSC were examined in both countries. It was discovered from the review of literature that the UK has a more detailed report targeted at improving the CSC than Australia. However, both countries have a common factor affecting their CSC which originates from fragmentation experienced within their supply chain. Construction stakeholders in the UK and Australia believe that collaboration and integration are vital components for improving performance. The majority of the contractors in both countries embrace collaborative working for the sole purpose of risk sharing, access to innovation and response to market efficiency. However, most of the models developed for managing the CSC in the UK are built around building information modelling (BIM). Also, the reviewed studies show that supply chain management practice will be effective following the following principle: shared objectives, trust, reduction in a blame culture, joint working, enhanced communication and information-sharing. Finally, the UK has a more established framework and more CSC models compared to Australia.

Abstract
This chapter aims to examine the linkages between urbanisation, real estate investments and sustainability in Turkey. To do so, theoretical and conceptual frameworks were discussed based on literature review. Through mixed-methods research, primary data were collected via questionnaires from relevant 248 company executives while secondary data were collected from relevant institutions. Data on two case study green buildings were also collected through documents from building owners and project and construction managers. The results show that many urban development, transformation and real estate projects are executed without considering sustainability principles. Thus, nationally, mixed-use real estate and green building projects are limited even though a majority of the companies surveyed (85%) designed and executed projects based on a green structure approach. Generally, the costs of green buildings are higher compared to traditional buildings. There is the need for strategic spatial plans based on reliable cadastre systems, targeting national and regional development in using existing resources efficiently and paying attention to the importance of environmental quality. For the efficiency of real estate markets, advanced real estate market and financing systems and the integration of sustainability principles into decision-making process in planning, design, construction and operation phases of projects should be considered.

Abstract
With numerous and ambiguous sets of information and often conflicting requirements, construction management is a complex process involving much uncertainty. Decision makers may be challenged with satisfying multiple criteria using vague information. Fuzzy multi-criteria decision-making (FMCDM) provides an innovative approach for addressing complex problems featuring diverse decision makers’ interests, conflicting objectives and numerous but uncertain bits of information. FMCDM has therefore been widely applied in construction management. With the increase in information complexity, extensions of fuzzy set (FS) theory have been generated and adopted to improve its capacity to address this complexity. Examples include hesitant FSs (HFSs), intuitionistic FSs (IFSs) and type-2 FSs (T2FSs). This chapter introduces commonly used FMCDM methods, examines their applications in construction management and discusses trends in future research and application. The chapter first introduces the MCDM process as well as FS theory and its three main extensions, namely, HFSs, IFSs and T2FSs. The chapter then explores the linkage between FS theory and its extensions and MCDM approaches. In total, 17 FMCDM methods are reviewed and two FMCDM methods (i.e. T2FS-TOPSIS and T2FS-PROMETHEE) are further improved based on the literature. These 19 FMCDM methods with their corresponding applications in construction management are discussed in a systematic manner. This review and development of FS theory and its extensions should help both researchers and practitioners better understand and handle information uncertainty in complex decision problems.

Over the last 30 years, the University of British Columbia (UBC) in Vancouver, Canada has advanced sustainable development on campus and created a culture of sustainability, with ambitious goals, and strong collaborative relationships. Launched in 2010, the Campus as a Living Laboratory (CLL) initiative utilizes the campus buildings and infrastructure as opportunities for research, teaching, and learning. Projects under the CLL bring together academic researchers, students, staff, and partners to demonstrate, test, research, and learn from new ideas for sustainable development. These projects range in scale from small and discrete educational or research projects, often led by students, to the design and construction of innovative buildings, with multiyear interdisciplinary research programs. CLL projects are opportunities for UBC students to engaged in applied research and learning that enhances their educational experience at the university, and may serve as models for other universities interested in expanding sustainable development on their campuses.
