Abstract

It is well‐known from the literature that locational externalities influence the price formation of residential property. This effect is usually studied empirically with the hedonic price models, by including various neighbourhood and proximity variables in the model. These regression based techniques have, however, been criticised for a number of reasons. The arguments pertain partly to technical issues such as model flexibility, functional discontinuity and nonlinearity, and data quality, and partly to more fundamental problems regarding the nature of the value formation process. The criticism has attracted experiments with new modelling approaches, each of which adds something substantial to the hedonic approach. The study comprises two parts: it first highlights the rationale behind each broad approach composed of specific modelling techniques currently available, and then demonstrates an improvement of the demand side analysis by applying the analytic hierarchy process. This method enables quantification of qualitative expert judgements, and may lead to conclusions that go beyond the purely economic value framework.

Abstract

Purpose

The purpose of this paper is to examine the determinants of average health expenditures for inpatients in China with national data for period 2002-2010 and regional data during 2005-2010.

Design/methodology/approach

The semi-parametric framework is established to identify the determinants of health expenditures with local-constant least squares (LCLS) and local-linear least squares (LLLS) techniques. The LCLS technique aims to identify correlative determinants among all considered variables, and LLLS technique aims to further distinguish linear decisive and nonlinear control variables among all correlative determinants.

Findings

First, root mean square error tends to decrease with irrelative variables smoothed out in regression model, validating the modelling reasonability of the semi-parametric approach. Second, the determinants of average health expenditures for inpatients exhibit considerable variation among regions despite the fact that governmental health expenditure, GDP per-capita, and urbanization do impact average health expenditures for inpatients to a certain extent. Third, both linear decisive and nonlinear control variables vary greatly with national, provincial, and regional data.

Practical implications

First, the illiteracy rate should be further reduced nationally. Second, urbanization development and the average treatment number of inpatients for each physician per day should be strictly controlled in region A and C, respectively, in order to control average health expenditure for inpatients.

Originality/value

First, the semi-parametric framework with LCLS and LLLS techniques allows for data structure-oriented model in regions rather than a uniform and definite model for underlying structure. Second, the research undertakes for the first time a comprehensive data analysis of the determinants of average health expenditures for inpatients with national and regional data in China.

Abstract

Purpose

Corporate managers spend on research and development (R&D) for reasons of growth and survival. However, they may be less willing to invest in R&D because of its long-term horizon, high failure rate and uncertain outcomes. This study aims to explore the extent to which managerial ownership influences R&D expenditure decisions.

Design/methodology/approach

Apart from the linear regression models, this study uses a semi-parametric quantile regression analysis for a sample of German non-financial firms throughout 2009–2018.

Findings

This study finds a nonmonotonic sensitivity of R&D spending to the level of managerial ownership over various quantiles of R&D distribution. That is, managerial ownership increases the expenditure on R&D at low R&D intensity firms. However, it decreases the expenditure on R&D at high R&D intensity firms. These results suggest the presence of a maximum level of R&D expenditure, after which owner-managers would be unwilling to spend on R&D.

Practical implications

The results confirm the importance of corporate ownership structure for firm R&D and innovation activities. It provides an implication for corporate policymakers to reform the corporate ownership structures to encourage corporate managers and owners to invest in R&D projects.

Originality/value

This study offers two distinct contributions study. First, it provides the first German shred of evidence on the nonlinear relationship between managerial ownership and R&D expenditure decisions by distinguishing between high and low R&D intensity firms. Second, unlike prior research, it uses a semi-parametric quantile regression analysis. This method is more efficient than least-squares estimators and produces robust estimators to heteroscedasticity of the residuals.

Abstract

Purpose

This paper aims to examine the different impacts of six variables on firm technological innovation performance in different high-tech industries in China. Through a comparative analysis of data about growth enterprises market board (GEM)-listed companies, this study attempts to get some conclusions, to help firms in different high-tech industries use resources more rationally and to improve technological innovation performance more effectively.

Design/methodology/approach

This paper constructs semi-parametric models based on the relevant data of GEM-listed companies during 2010 to 2015 for different high-tech industries. These models can ensure that the influencing factors of firm technological innovation performance are no longer restricted to a particular aspect but can provide a comprehensive comparative analysis of the effects of factors on firm technological innovation performance in different high-tech industries.

Findings

The empirical results show that R&D expenditures have a significant positive impact on firm technological innovation performance in most high-tech industries, but not in electronic and communication equipment manufacturing industry; R&D personnel investment and government subsidies have significant positive impacts on firm technological innovation performance in knowledge-oriented industries; technology diversity has a significant positive impact on firm technological innovation performance in technology-oriented industries; the proportion of exports shows an inverted U-shaped relationship with firm technological innovation performance in electronic and communication equipment manufacturing industry, while firm size shows an inverted U-shaped relationship with firm technological innovation performance in general equipment manufacturing industry; and the effect of semi-parametric model fit is superior to the general parameters model.

Originality/value

Drawing on the resource dependence perspective, this paper is the first to consider a comprehensive treatment of differential effects of internal resources (R&D personnel, R&D expenditure), external resources (government subsides) and firm characteristics (firm size, export ratio) on firm technological innovation performance in different high-tech industries in an emerging country, in particular in contrast to previous studies that have focused on a single industry or taken the type of industry as a control variable. In addition, most studies about the determinants of firm innovation performance are based on survey questionnaires, which may introduce large subjective errors. Setting the relationship between variables in advance may also introduce fit error when using a general-parameter model. Semi-parametric regression which is used in this paper is able to prevent this shortcoming effectively. When constructing a regression model, this can be exempted from the formal constraints, thus estimating data more accurately and ensuring superior fit.

Abstract

Purpose

The purpose of this paper is to test the asymptotic properties and prediction accuracy of two innovative methods proposed along the hedonic debate: the geographically weighted regression (GWR) and the generalized additive model (GAM).

Design/methodology/approach

The authors assess the asymptotic properties of linear, spatial and non-linear hedonic models based on a very large data set in Germany. The employed functional form is based on the OLS, GWR and the GAM, while the estimation methodology was chosen to be iterative in forecasting, the fitted rents for each quarter based on their 1-quarter-prior functional form. The performance accuracy is measured by traditional indicators such as the error variance and the mean squared (percentage) error.

Findings

The results provide evidence for a clear disadvantage of the GWR model in out-of-sample forecasts. There exists a strong out-of-sample discrepancy between the GWR and the GAM models, whereas the simplicity of the OLS approach is not substantially outperformed by the GAM approach.

Practical implications

For policymakers, a more accurate knowledge on market dynamics via hedonic models leads to a more precise market control and to a better understanding of the local factors affecting current and future rents. For institutional researchers, instead, the findings are essential and might be used as a guide when valuing residential portfolios and forecasting cashflows. Even though this study analyses residential real estate, the results should be of interest to all forms of real estate investments.

Originality/value

Sample size is essential when deriving the asymptotic properties of hedonic models. Whit this study covering more than 570,000 observations, this study constitutes – to the authors’ knowledge – one of the largest data sets used for spatial real estate analysis.

Abstract

Purpose

This study aims to investigate whether temperature affects the product quality of exporters and whether the effect is non-linear. More specifically, whether the impact of high temperatures differs from the impact of low temperatures, and whether different types of companies or industries are affected differently.

Design/methodology/approach

The paper uses detailed data covering all Chinese exporters from 2000 to 2016 to estimate the effects of temperature on the product quality of export firms. To clarify the relationship between them, the authors use a semi-parametric regression method, trying to test whether there is a non-linear relationship between temperature and the export quality of firms.

Findings

The increase in the number of high temperature days significantly reduces the quality of exported products, and this negative effect increases as the temperature rises. High temperature has the most significant negative impact on export quality for firms with low technical complexity, private firms and firms with no intermediate imports and located in historical hot cities. Product quality of both labor-intensive and capital-intensive firms will be affected by heat. High temperatures have the greatest negative impact on the export quality of newly entering products, followed by exiting products, with the least negative impact on persisting product.

Originality/value

To the best of the authors’ knowledge, this paper is the first to examine the impact of temperature on the quality of economic development. The findings of this paper again show that the potential economic impacts of global warming are huge. In addition to some potentially devastating impacts in the future, global warming is already causing imperceptible impacts in the present. Public and economic agents need to fully understand the possible adverse impacts of climate change and take corresponding adaptation measures to cope with global warming.

Abstract

This paper employs choice‐theoretic models to study the impact of the 1986 Tax Reform Act on firms' issue behavior and the determinants of corporate capital structures. Choice‐theoretic models allow researchers to examine firms' leverage decisions at the margin. Both parametric and semi‐parametric estimations are employed to perform a more precise statistical inference. The results show that firms tend to issue more debt after the 1986 Tax Reform Act. The results also support the theories based on the trade‐off between tax shields and financial distress costs, corporate non‐debt tax shields, and agency costs inclusive of those from free cash flows.

Purpose

The purpose of this paper is to investigate the willingness of households to pay for academic and deprivation-compensating components of the Contextual Value Added (CVA) indicator of school quality used in England in order to locate themselves in the catchment area of state schools. Deprivation-compensating school performance, defined as the difference in the disadvantaged intake between two schools with the same academic performance.

Design/methodology/approach

The empirical analysis, based on data drawn from three independent UK data sources, used parametric and non-parametric analysis approaches. The analysis conducted separately for primary and secondary schools, because household behaviour can differ between these two levels of education.

Findings

Consumers are willing to pay for houses in the catchment area of primary and secondary schools with high academic achievement, as measured by the mean score; whereas, the component of the CVA indicating deprivation-compensating aspects of school performance is found to have a positive effect only on the price of houses in the catchment area of primary schools in London; its impact on the price of houses elsewhere is mostly negative.

Practical implications

The analysis in this study suggested that the recently adopted practice of using CVA as a measure of school quality in England can encourage government and Local Authorities to pay more attention to raising the deprivation-compensating aspects of school performance of their schools.

Originality/value

This is the first study to explore the value which households attach to deprivation-compensating outcomes, at a given level of academic performance using the CVA indicator.

Abstract

Purpose

This study aims to examine variables influencing resort hotels’ survival in Spain, which had not previously been analysed. In this country, determining whether the reasons resort hotels close are different from other hotels could be imperative to resort hotels’ survival.

Design/methodology/approach

The survival analysis used Cox’s semi-parametric proportional hazards regression to determine which variables influence hotel closure and how much each variable increases risk of closure.

Findings

Resort hotel closure depends on hotel size, location, executive management and the business cycle. Survival is not affected by hotel type or financial structure.

Research limitations/implications

While this methodology is common in business survival analyses, it has seldom been applied to hotels and has never been used to study the survival of resort hotels.

Practical implications

Companies need to rethink the location of new hotels. For already-built facilities, good management practices are strategically important for resort hotels’ survival.

Originality/value

This paper explores the reasons why resort hotels survive. The study’s selection of variables and methodology and its conclusions are unique.

Abstract

Purpose

The purpose of this paper is to explore the significance impact of air quality as a contributing factor on residential property rents by applying geo-informatics to economic issues. Since air pollution poses a severe health threat, city residents should have a right to know about the (invisible) hazards they are exposed to.

Design/methodology/approach

Within spatial-temporal modeling of air pollutants in Berlin, Germany, three interpolation techniques are tested. The most suitable one is selected to create seasonal maps for 2018 and 2021 with pollution concentrations for particulate matter values and nitrogen dioxide for each 1,000 m2 cell within the administrative boundaries. Based on the evaluated pollution particulate matter values, which are used as additional variables for semi-parametric regressions the impact of the air quality on rents is estimated.

Findings

The findings reveal a compelling association between air quality and the economic aspect of the residential real estate market, with noteworthy implications for both tenants and property investors. The relationship between air pollution variables and rents is statistically significant. However, there is only a “willingness-to- pay” for low particulate matter values, but not for nitrogen dioxide concentrations. With good air quality, residents in Berlin are willing to pay a higher rent (3%).

Practical implications

These results suggest that a “marginal willingness-to-pay” occurs in a German city. The research underscores the multifaceted impact of air quality on the residential rental market in Berlin. The evidence supports the notion that a cleaner environment not only benefits human health and the planet but also contributes significantly to the economic bottom line of property investors.

Originality/value

The paper has a unique data engineering approach. It collects spatiotemporal data from network of state-certified measuring sites to create an index of air pollution. This spatial information is merged with residential listings. Afterward non-linear regression models are estimated.
