Abstract
Purpose
This study aims to examine the challenges in the implementation of energy management systems in residential buildings to lower the running cost and achieve a better energy-efficient building.
Design/methodology/approach
This study adopted a mixed research method. Quantitative data was gathered by issuing a research questionnaire to 20 Delphi experts, while qualitative data was acquired through a Systematic Literature Review. Data received was analyzed using the descriptive analysis method.
Findings
The findings revealed that the main barriers to incorporating energy management systems (EMSs) in residential buildings consist of a lack of awareness of energy management systems, lack of management commitment to energy management, lack of knowledge about energy management systems, lack of funds for energy management systems, resistance to energy management technology by the property owners and property managers, distrust and resistance to energy management technology by the property owners, high initial cost of energy management technologies, shortage of technicians for energy management technologies, the nonexistence of local manufacturers of energy management equipment, lack of incentives for efficient energy management and high repair costs of energy management technologies.
Research limitations/implications
The specific focus on residential buildings may limit the applicability of findings to commercial or industrial sectors. Further research is warranted to accommodate other energy-consuming sectors.
Practical implications
People’s perceptions, either wrong or correct, affect their ability to make an informed decision to adopt energy management systems, denying them the opportunity to reap the associated benefits. Therefore, there is an urgent need for the residential industry stakeholders and the government to increase educational opportunities for property owners, managers and property tenants on the importance of energy management systems.
Originality/value
This research presents the potential obstacles and problematic areas that residents may encounter while using these energy management systems. Consequently, they will be able to make a well-informed choice when installing energy management systems. Moreover, the research elucidates the identification of novel perspectives and also unexamined obstacles that impede the widespread use of energy management systems in residential buildings.

Abstract
Purpose
Most residential building owners often report problems associated with the plumbing systems. If identified at the early stages, plumbing-related defects can be easily repaired. However, if unnoticed for a long period of time, they could lead to major damages and incur a significant cost to repair. Despite the problems, studies investigating plumbing anomalies and their root causes in residential buildings are limited. This study aims to explore plumbing defects and their potential causes, diagnosis methods and repair techniques in residential buildings.
Design/methodology/approach
This research used data collected through an extensive survey of both academic and grey literature. Through the content analysis, plumbing defects and the associated causes have been identified and presented in tabular format.
Findings
The study investigated the anomalies and causes in the residential plumbing system under five key sub-systems: water supply system; sanitary plumbing system; roof drainage system; heating, ventilation, air conditioning and gas system; and swimming pool. Accordingly, some of the identified plumbing defects include leakages, corrosion, water penetration, slow drainage and cracks. Damaged pipes, faulty equipment and installations are some of the common causes of the anomalies. Visual inspection, hydrostatic pressure test, thermography, high-tech pipe cameras, infrared cameras, leak noise correlators and leak loggers are techniques used for diagnosing anomalies. Reactive, preventive, predictive and reliability-centred maintenance strategies are identified to control or prevent anomalies.
Originality/value
The findings of this research can be used as a useful tool or guideline for contractors, plumbers, facilities managers and building surveyors to identify and rectify plumbing system-related defects in residential buildings.

Abstract
Purpose
This paper aims to identify the different system approach that is equipped with decision making processes. Presently, most maintenance organisations are still implementing conventional methods rather than fully integrated information and communication technology (ICT) to manage the information database on maintenance of residential building. The significant factor to select an ICT is much more advantageous than just a way to improve interfirm communication and cooperation on maintenance management processes and be able to perform the task needed without stressing the budget. ICT could be a pillar of fundamental importance for the implementation of an effective and efficient maintenance management on residential building and facility.
Design/methodology/approach
This paper presents a review of recent publications on the topic regarding residential maintenance systems, which also takes into consideration the heritage structures, due to their same maintenance requirements and processes.
Findings
The findings reveal the need for ICT tools and techniques specific to the needs of reducing poor service delivery, inadequate financial support, poor maintenance plan and maintenance backlogs.
Originality/value
The paper concludes with a comprehensive research framework of ICT-based system as the basis for further progress in the development of the residential maintenance schemes of system.

Abstract
Purpose
Earlier most of the research groups have designed and developed hybrid renewable energy system models with technological, scientific and industrial advancement for the energy systems, but slight attention has been paid towards the grid-connected sustainable urban residential energy systems (SUReS) for metropolitan cities. The current research wishes to design, model and analyze grid-connected energy system for residential applications for sustainable urban residential energy system. The works aims to explore the potential of the augmented energy system for grid-connected energy system.
Design/methodology/approach
The proposed grid-connected SUReS are validated for a sample location at New Delhi (India) with a hybrid optimization model for electric renewable (HOMER) software to define and understand the various load profile. It presents the sensitivity analysis approach to validate the design of the proposed energy system.
Findings
The obtained results reports the key barriers, proposed model and scenarios for sustainable urban energy system development.
Research limitations/implications
Similar approaches can be replicated to design and develop an independent, self-sustainable cleaner and environmental-friendly energy system in the future scenario for the extension of complex grid infrastructures.
Practical implications
It will assist the stakeholder in solving the complex urban sustainability issues raised due to the shortage of energy.
Social implications
It will offer a clean and environment friendly sustainable energy resources with reduced carbon emissions. It will benefit sustainable energy resources with a mix of challenges and opportunities, to suggest an approach for implementation of efficient energy policies to optimize the existing and forthcoming energy systems.
Originality/value
The current research offers a design and model to analyze grid-connected energy system sustainable urban residential applications. It explores the potential of the augmented energy system. The proposed model are validated for a sample location with HOMER simulation software to define and understand various scenarios of the multiple load profile. Abstract
Purpose
The proposed use of unlatched, reverse swing flappy doors is becoming widespread in the design of residential common corridor smoke control systems. This article explores the conceptual arguments for and against the use of these systems.
Design/methodology/approach
This article relies on industry experience, with reference to relevant building design practices, standards and research literature, to categorise arguments. These are collated into four common areas of concern relating to compartmentation, reliability, depressurisation and modelling practices. A final comparison is made between different common corridor smoke control system types for these four areas.
Findings
The article highlights several concerns around the use of flappy door systems, including the enforced breaches in stair compartmentation, uncertainties around system reliability, the reliance on door closers as a single point of failure, the impact of day-to-day building use on the system performance and the false confidence that modelling assessments can provide in demonstrating adequacy. The article concludes in suggesting that alternative smoke control options be considered in place of flappy door systems.
Originality/value
Discussion on the use of flappy door smoke control systems has been ongoing within the fire engineering community for several years, but there is limited public literature available on the topic. By collating the common arguments relating to these systems into a single article, a better understanding of their benefits and pitfalls has been provided for consideration by building design and construction professionals.

Purpose
The purpose of this article is to give a brief introduction to the global phenomenon of standardization of management systems and to analyze the case of Spanish care homes.
Design/methodology/approach
Observation and interviews were conducted with top and middle managers, consultants and employees of UNE 158001 certified Spanish care homes. The paper analyzes the impact of UNE 158001 standards for residential homes for the elderly, the only specific standard for care homes that has been enacted by a European standardization body.
Findings
Those homes which have implemented and certified the UNE 158001 standard point out that the application of this standard has not been difficult, thanks to the prior implementation of the ISO 9001:2000 standard, and also due to the fact that most of the requirements laid down by the UNE 158001 standard were already deemed to be customary according in their systems, with only some “minor” requirements needing change. The reasons behind the implementation the UNE 158001 standard were varied. Thus, some representatives of residential care homes pointed out that the standard was implemented in order to improve the efficiency of the home and/or improve the quality of the service provided. On the other hand, however, there were representatives who claimed that implementing UNE 158001 serves essentially a business purpose – in other words, of an image conveyed on the market.
Originality/value
The paper provides a useful up‐to‐date conceptual overview for the different agencies interested in the sector, including managers, public administrators and consultants. In addition, the paper provides information for future developments in the sector.

Abstract
Purpose
This study aims to provide and illustrate the application of a framework for conducting techno-economic analyses (TEA) of early-stage designs for net-zero water and energy, single-family homes that meet affordable housing criteria in diverse locations.
Design/methodology/approach
The framework is developed and applied in a case example of a TEA of four designs for achieving net zero-water and energy in an affordable home in Saint Lucie County, Florida.
Findings
Homes built and sold at current market prices, using combinations of well versus rainwater harvesting (RWH) systems and grid-tied versus hybrid solar photovoltaic (PV) systems, can meet affordable housing criteria for moderate-income families, when 30-year fixed-rate mortgages are at 2%–3%. As rates rise to 6%, unless battery costs drop by 40% and 60%, respectively, homes using hybrid solar PV systems combined with well versus RWH systems cease to meet affordable housing criteria. For studied water and electricity usage and 6% interest rates, only well and grid-tied solar PV systems provide water and electricity at costs below current public supply prices.
Originality/value
This article provides a highly adaptable framework for conducting TEAs in diverse locations for designs of individual net-zero water and energy affordable homes and whole subdivisions of such homes. The framework includes a new technique for sizing storage tanks for residential RWH systems and provides a foundation for future research at the intersection of affordable housing development and residential net-zero water and energy systems design.

Purpose
The authors seek to understand the process of digital servitization as a shift of manufacturing companies from the provision of standard products and services to smart solutions. Specifically, the authors focus on changes in the business model (i.e. the value proposition, the value delivery system and the value capture mechanism) for digital servitization.
Design/methodology/approach
The authors examine a Chinese air conditioner manufacturer, Gree, who became the global leader with their smart solutions. These solutions included performance-based contracts underpinned by artificial intelligence (AI)-powered air conditioners that automatically adjust to environmental changes and are capable of remote monitoring and servicing thanks to its Internet of things (IoT) technology.
Findings
To successfully offer smart solution value propositions, a manufacturer needs an ecosystem value delivery system composed of suppliers, distributors, partners and customers. Once the ecosystem relationships are well aligned, the manufacturer gains value with multiple value capture mechanisms (i.e. efficiency, accountability, shared customer value and novelty). To arrive at this point, a manufacturer has to pass through different stages that are characterized by both discontinuous and continuous interplay between business models and digital technologies. At the beginning of each stage, new value propositions and value delivery systems are first discontinuously created and then enabled with digital technology. As a result, new value capture mechanisms are activated. Meanwhile, the elements of the existing business model are continuously improved.
Research limitations/implications
By combining process-perspective and business-model lenses, the authors offer nuanced insights into how digital servitization unfolds.
Practical implications
Executives can obtain insights into the business model elements, they need to change over the course of digital servitization and how to manage the process.
Originality/value
A longitudinal case study of a traditional manufacturer that has achieved stellar success through digital servitization business models development.

Abstract
Each person in Hong Kong produces three times more waste than that of Singapore. This is because a large portion of the waste in Hong Kong is from the construction sector. Re-decoration work carried out by dwellers in Hong Kong is one of the major sources of the construction and demolition waste. Development of flexible reusable infill systems with high recycling potential is significant. A number of these systems are currently used, mainly in public and commercial buildings. They may have potential to be applied in residential buildings in the future.
This paper starts with an introduction to the infill systems applied in open building history. It then points out the need to investigate the development of infill processes by integrating infill products available in the market. The paper further introduces current open building studies on reusability of infill systems and addresses the problem that there is a lack of quantitative information on embodied energy and other environmental impacts of infill systems.
In the methodology section the paper describes five types of partition walls selected, ranging from low flexibility to high flexibility. Applying an evaluation model for environmental impact, the paper analyzes embodied energy intensity, and environmental impacts of each partition systems in two simulated situations. One is in a two room unit of a public housing prototype and the other is in private apartment. It concludes that partition walls with higher flexibility are highly intensive in their embodied energy. In other environmental impacts, especially recycling potential, flexible partition wall panels exceed that of conventional block-work partitions. The study will enable more complete information to be obtained concerning the environmental impact of infill components and will assist architects and other building professional wisely apply open building design concepts.

Abstract
In recent years, there have been a growing number of projects and initiatives to promote the development and market introduction of low and net-zero energy solar homes and communities. These projects integrate active solar technologies to highly efficient houses to achieve very low levels of net-energy consumption. Although a reduction in the energy use of residential buildings can be achieved by relatively simple individual measures, to achieve very high levels of energy savings on a cost effective basis requires the coherent application of several measures, which together optimise the performance of the complete building system. This article examines the design process used to achieve high levels of energy performance in residential buildings. It examines the current design processes for houses used in a number of international initiatives. The research explores how building designs are optimised within the current design processes and discusses how the application of computerised optimisation techniques would provide architects, home-builders, and engineers with a powerful design tool for low and net-zero energy solar buildings.
