Abstract
Purpose
The residential buildings sector has a high priority in the climate change adaptation process due to significant CO2 emissions, high energy consumption and negative environmental impacts. The article investigates how, conversely speaking, the residential buildings will be affected by climate change, and how to improve existing structures and support long-term decisions.
Design/methodology/approach
The climate dataset was created using the scenarios determined by the Intergovernmental Panel on Climate Change (IPCC), and this was used in the study. Different building envelope and Heating, Ventilating and Air Conditioning (HVAC) systems scenarios have been developed and simulated. Then, the best scenario was determined with comparative results, and recommendations were developed.
Findings
The findings reveal that future temperature-increase will significantly impact buildings' cooling and heating energy use. As the outdoor air temperatures increase due to climate change, the heating loads of the buildings decrease, and the cooling loads increase significantly. While the heating energy consumption of the house was calculated at 170.85 kWh/m2 in 2020, this value shall decrease significantly to 115.01 kWh/m2 in 2080. On the other hand, the cooling energy doubled between 2020 and 2080 and reached 106.95 kWh/m2 from 53.14 kWh/m2 measured in 2020.
Originality/value
Single-family houses constitute a significant proportion of the building stock. An in-depth analysis of such a building type is necessary to cope with the devastating consequences of climate change. The study developed and scrutinised energy performance improvement scenarios to define the climate change adaptation process' impact and proper procedure. The study is trying to create a strategy to increase the climate resistance capabilities of buildings and fill the gaps in this regard.

Abstract
Purpose
The problem of long delay and waiting time in Disabled Facilities Grants (DFG) housing adaptation has been ongoing for years. This study aimed at constructing an innovative smart solution to streamline the housing adaptation process to prevent lengthy delays for disabled and elderly people.
Design/methodology/approach
The Adapt-ABLE approach is suggested based on a constructive research approach, where extensive theoretical development of the Adapt-ABLE concept is developed. It consists of four integrated platforms that undergo theoretical and analogical development and validations through applicable theories, a workshop, four brainstorming sessions and a focus group.
Findings
The proposed Adapt-ABLE approach utilises process optimisation techniques through an IT system for streamlining the process. The merits of the semi-automated system include the development of a preventive measure that allows measurement of suitability index of homes for the occupants, indicative assessment that shorten the application duration, procurement and contracting platform that utilises principles based on framework agreement and call-off contract, and a platform that standardised performance management for continuous improvement.
Originality/value
The Adapt-ABLE solution will cut the application journey of non-qualified applicants and suggest where help can be sought. The qualified applicants' application journey will also be shortened through an online indicative assessment regime and early online resources (means) testing. Overall, the proposed system reduces the waiting time, and timely delivery improves the applicant's quality of life by living independently. It will potentially save the NHS billions of pounds used to replace hips and residential care costs due to lengthy delays in the housing adaptations process.

Abstract
Purpose
This study aims to support the global initiatives that advocate for ensuring healthy lives and promoting well-being for everyone, regardless of age, while allowing people to stay at their homes as long as they desire. The built environment (BE) plays a crucial role in achieving this, but in some countries, such as the UK, the housing stock has been found to require extensive adaptations to support resident’s health and well-being. While much research has been done on care provisions and later living housing, these solutions are unsuitable for low-population density areas (LPDAs).
Design/methodology/approach
The study is encompassed by investigations around a systematic product development guided by the Double-Diamond Design Framework. This research focused on the “Discovery” phase, which involved online in-depth interviews, incorporating elements from the Human-Activity-Space-Technology Model, supplemented by an interactive board to discover key activities, elements and actors involved in supporting strategies for ageing in place.
Findings
This paper presents strategies to help people age in place, focusing on LPDAs. The interventions identified in this paper encompass fundamental elements such as layout design and smart home technologies.
Originality/value
The results provide contextualised BE interventions applicable to creating age-friendly communities, focusing on house design and service delivery from a product design approach.

Abstract
Purpose
The primary objective of this study was to evaluate the influence of greenery on residential mobility within purpose-built student housing facilities in Northern Ghana.
Design/methodology/approach
This research employed a structured questionnaire and utilized an experimental block design, encompassing 124 comparative greened and non-greened student housing facilities, with a total of 995 resident participants. The impact of greenery on residential mobility was analyzed using a repeated sales model and t-test analysis.
Findings
Results revealed that residential mobility was significantly higher in non-greened student housing facilities than their greened counterparts. The study further indicated that the presence of greenery had a substantial effect on residential mobility, attributed to residents' preferences for the ecological, social and economic benefits associated with greenery, rather than merely infrastructure considerations.
Practical implications
Enhancing the aesthetic appeal, economic viability, safety, security and health benefits of greened student housing facilities while managing the influence of greenery on infrastructure was found to affect residential mobility. The findings suggest that improving occupancy rates in these facilities through the incorporation of greenery could yield higher rental income and better cash flows for investors involved in student housing operations.
Originality/value
This study highlights the ecological, social and economic advantages of greenery for residents. While the benefits of greenery in residential contexts are increasingly recognized, the specific impact of greenery on residential mobility within the Sub-Saharan African context represents a novel contribution. The application of neighborhood effects theory to the examination of greenery benefits and residential mobility in this region adds a new dimension to existing research.

Abstract
Purpose
There is a renowned interest in adaptability as an important principle for achieving circularity in the built environment. Circular building adaptability (CBA) could enable long-term building utilisation and flexible use of space with limited material flows. This paper identifies and analyses design strategies facilitating CBA to propose a framework for enhancing the implementation of the concept.
Design/methodology/approach
Interviews were conducted with professionals experienced in circular building design to explore the questions “How do currently applied design strategies enable CBA?” and “How can CBA be implemented through a conceptual design framework?”. The interviews encircled multi-residential building examples to identify currently applied circular design strategies. The interviews were analysed through qualitative content analysis using CBA determinants as a coding framework.
Findings
The results show that all ten CBA determinants are supported by design strategies applied in current circular building design. However, some determinants are more supported than others, and design strategies are often employed without explicitly considering adaptability. The design strategies that enable adaptability offer long-term solutions requiring large-scale modifications rather than facilitating low-impact adaptation by dwelling occupants. The proposed conceptual design framework could aid architects in resolving these issues and implementing CBA in their circular building design.
Originality/value
This paper’s contribution to CBA is threefold. It demonstrates design strategies facilitating CBA, proposes a conceptual design framework to apply the concept and identifies the need for a more comprehensive application of available adaptability strategies.

Abstract
Purpose
This study aims to investigate the interrelationship between critical design criteria (CDC) that affect health, well-being and productivity (i.e. WELL) for residential buildings in developing countries, using Malaysia as a case study. To achieve the aim, the objectives are to identify CDC that affect WELL collectively; determine CDC that affect health, well-being, and productivity simultaneously; and analyze the interrelationship between the CDC.
Design/methodology/approach
Data from the semi-structured interviews and a systematic review of the existing literature were gathered for survey development. Next, survey data was collected from 114 professionals living in multistory buildings. Finally, normalized mean analysis, analytic hierarchy process (AHP), agreement analysis and Spearman correlation analysis were used to analyze the collected data.
Findings
Out of the 51 potential design criteria, 16 are critically affecting WELL collectively. Furthermore, six are critically affecting WELL collectively as well as health, well-being and productivity simultaneously: property price, water flow and supply, water treatment, pest management, management services and waste management. Finally, “water treatment” is highly correlated to “water management” and “water flow and supply.” In addition, “waste management” and “management services,” as well as “fire safety” and “emergency evacuation plans,” are highly correlated.
Originality/value
This study's originality includes investigating the CDC of residential buildings for the first time, to the best of the authors’ knowledge, in a developing country. As a result, this study uncovers holistic design criteria for policymakers to establish holistic building assessment tools for residential buildings.

Abstract
Purpose
The adoption of nature-based solutions (NBS) for resilient cities has been receiving concern because of global threats of climate variation and a bid to achieve the Sustainable Development Goals 2030. NBS promotes a healthy environment and discourages land loss. NBS applications have been researched, especially in developing nations; however, there is a lack of evidence on their roles, impediments and drivers in southern Nigerian cities. Therefore, this study aims to systematically review the applicability of NBS for resilient urban residences (RUR) in southern Nigeria. Also, it proposes strategies for addressing environmental issues via a framework that will support future studies.
Design/methodology/approach
Southern Nigeria's riparian settlements are vulnerable to climate variability's devastating effects. A systematic review of literature on NBS for RUR resilience was conducted, sourcing 29 papers included in the study from 2004 to 2023 using Preferred Reporting Items for Systematic Reviews and Meta-Analyses from Google Scholar, Scopus and Web of Science databases in November 2023.
Findings
The review identified three themes: NBS's role in fostering urban resilience, impediments to its application and drivers for resilient RUR, with five roles, eight impediments and eight drivers identified in the literature.
Research limitations/implications
This study explores literature on environmental drivers for practitioners promoting NBS, suggesting a qualitative research approach for advanced studies. However, the systematic review-based recommendations maintain the robustness of the NBS application for RUR in southern Nigeria, despite the need for advanced studies.
Practical implications
This study outlines the five roles, eight impediments and eight drivers for promoting the application of NBS in southern Nigeria. This study noted that NBS can improve urban residential precincts, maintain residents' quality of life, purify air, regulate temperature and reduce glare, urban heat and land loss. The findings can be used by environmental and construction practitioners, clients, academics and policymakers to promote NBS applications in Nigeria. Adapting NBS should be a basic consideration in residential property planning and design for building plan approval.
Originality/value
To the best of the authors’ knowledge, this systematic review analysis is the first to explore NBS application in Southern Nigeria RUR, offering flexible strategies to advance NBS in the Nigerian locale.

Abstract
Purpose
This study aims to examine the challenges in the implementation of energy management systems in residential buildings to lower the running cost and achieve a better energy-efficient building.
Design/methodology/approach
This study adopted a mixed research method. Quantitative data was gathered by issuing a research questionnaire to 20 Delphi experts, while qualitative data was acquired through a Systematic Literature Review. Data received was analyzed using the descriptive analysis method.
Findings
The findings revealed that the main barriers to incorporating energy management systems (EMSs) in residential buildings consist of a lack of awareness of energy management systems, lack of management commitment to energy management, lack of knowledge about energy management systems, lack of funds for energy management systems, resistance to energy management technology by the property owners and property managers, distrust and resistance to energy management technology by the property owners, high initial cost of energy management technologies, shortage of technicians for energy management technologies, the nonexistence of local manufacturers of energy management equipment, lack of incentives for efficient energy management and high repair costs of energy management technologies.
Research limitations/implications
The specific focus on residential buildings may limit the applicability of findings to commercial or industrial sectors. Further research is warranted to accommodate other energy-consuming sectors.
Practical implications
People’s perceptions, either wrong or correct, affect their ability to make an informed decision to adopt energy management systems, denying them the opportunity to reap the associated benefits. Therefore, there is an urgent need for the residential industry stakeholders and the government to increase educational opportunities for property owners, managers and property tenants on the importance of energy management systems.
Originality/value
This research presents the potential obstacles and problematic areas that residents may encounter while using these energy management systems. Consequently, they will be able to make a well-informed choice when installing energy management systems. Moreover, the research elucidates the identification of novel perspectives and also unexamined obstacles that impede the widespread use of energy management systems in residential buildings.

Abstract
Purpose
This study aims to identify the transformations of the residential landscape and trends in the popular real estate market associated with tourist activity in a low-income neighborhood in Bogotá.
Design/methodology/approach
The methodology was mainly qualitative, although the author analyzed some quantitative data. The author conducted three guided tourist tours in the area and systematically compared photographs taken in 2022 with satellite images in 2019 before starting the tourist activity. To analyze the real estate market, the author uses data on housing offers for sale and rent. Finally, the author conducted semi-structured interviews with tour guides, residents and other key actors in the sector.
Findings
This study identified some dynamics of change in the real estate market, particularly associated with an increase in housing sales and rental prices, as well as a possible effect on the increase of new informal growth processes. The author found a growing transformation of the urban and residential landscape associated with the painting of facades by the local administration and mural painting processes by community organizations. There are evident housing investment processes, some associated with verticalization and other use changes for tourism activities. It is necessary to reflect on these processes’ effects on the city’s sociospatial dynamics.
Originality/value
This study makes an empirical contribution to the relationship between residential real estate markets in low-income sectors and tourism activity. Although analyses of community-based tourism in popular areas have been conducted, less is known about the effects on the real estate market and the associated sociospatial transformations.

Abstract
Purpose
The Covid-19 pandemic highlighted the contradictions inherent to balconies. Despite the attention given to these architectural elements on that moment, there is a knowledge gap concerning the preferences and expectations of the inhabitants in relation to them. For this reason, this paper aims to conduct a critical literature review of the publications about the inhabitants’ perceptions of balconies in order to identify the most relevant criteria to consider during the design process.
Design/methodology/approach
The analysis was based on the post-occupancy evaluation (POE) criteria (technical, functional and behavioural).
Findings
The results highlighted the relevance of the behavioural criteria for the valorisation of the balconies by the inhabitants and presented indications to the research about these liminal spaces and the design practice of housing buildings.
Originality/value
According to the authors’ best knowledge, this study represents the more holistic study of the kind.
