Abstract
Purpose
The chemical plant (CP) maintenance industry has been under increasing pressure by process designers to demonstrate its evaluation and information management of model checking (MC) on the durability’s performance and design of plant control instrument. This main problem has been termed as imperfect maintenance actions (IMAs) level. Although IMAs have been explored in interdisciplinary maintenance environments, less is known about what imperfect maintenance problems currently exist and what their causes are, such as the recent explosion in the Beirut city (4 August 2020, about 181 fatalities). The aim of this paper is to identify how CP maintenance environments could integrate MC within their processes.
Design/methodology/approach
To achieve this aim, a comprehensive literature review of the existing conceptualisation of MC practices is reviewed and the main features of information and communication technology tools and techniques currently being employed on such IMA projects are carried out and synthesised into a conceptual framework for integrating MC in the automation system process.
Findings
The literature reveals that various CP designers conceptualise MC in different ways. MC is commonly shaped by long-term compliance to fulfil the requirement for maintaining a comfortable durability risk on imperfect maintenance schemes of CP projects. Also, there is a lack of common approaches for integrating the delivery process of MC. The conceptual framework demonstrates the importance of early integration of MC in the design phase to identify alternative methods to cogenerate, monitor and optimise MC.
Originality/value
Thus far, this study advances the knowledge about how CP maintenance environments can ensure MC delivery. This paper highlights the need for further research to integrate MC in CP maintenance environments. A future study could validate the framework across the design phase with different CP project designers.

Abstract
Purpose
Regular inspection and maintenance is recommended to preserve and sustain built cultural heritage. Systematising inspection processes and knowledge on defects, and providing pictorial guides for evaluating defects is an approach that may facilitate their condition survey. Generating pictorial guides for preliminary visual inspection of Modern Heritage buildings with rendered-painted facade concerning two defects (i.e. crack and efflorescence) is aimed in this study. These guides are thought as aids in determining the defect levels and deciding the necessity of advanced examination and/or maintenance. Analysing briefly the evolution of crack over time in the inspected buildings under environmental conditions of Istanbul (Turkey) is also aimed.
Design/methodology/approach
Preliminary guide generation was based mainly on literature survey on defects, and visual data collection from eight Modern Movement examples in Istanbul. The guides were then refined through systematic visual inspection of three buildings among them. Evolution of crack over time was analysed through a second inspection performed after 2.5 years.
Findings
Visual inspections showed that crack is the commonest defect occurring mostly on projecting structural members, while efflorescence is less in number. Comparison of cracks' visuals taken in the first and second inspections showed that deterioration process is slow.
Originality/value
Modern heritage buildings usually have some characteristic features, which may sometimes lead to accumulation of defects at certain locations or may lead to formation of certain defects. Generating visual guides as a start for an initiative for a comprehensive defects catalogue particular for Modern Movement buildings in line with associated cultural heritage standards may contribute to their preservation by easing the condition surveys.

Abstract
Purpose
This paper highlights a crucial public safety issue due to falling objects from tall residential buildings in Singapore. A systematic façade inspection regime and a system of evaluation of severity for the detection and assessment of potential falling objects from tall buildings are presented.
Design/methodology/approach
The research uses qualitative case study approach with 450 tall residential buildings sampled for the study. The common materials, elements, components with high risk of falling objects, the nature and type of the falling, the critical factors affecting the falling, the respective level of severity, and the effectiveness of various diagnostic techniques and protocols, are summarised.
Findings
Façade for tall residential buildings in Singapore comprises mainly cementitious materials cast in situ or precast, with fixtures and architectural features, all of which have potential of falling. The common anomalies arising from each material and fixture/features are identified, the causes evaluated and their implications to future design, construction and maintenance analysed.
Originality/value
This study provides original and significant information to a crucial public safety issue, setting design and construction criteria that will serve as a benchmark for new and existing facades, applicable to all cities dominated by tall buildings. The paper presents original figures, checklists and guides as a basis for readers' consideration to use according to their respective unique conditions.

Abstract
Purpose
Community centers play a socio-economic and urban role of combining different communal necessities, that serve inhabitants, at different neighborhoods in cities. Their role emerged in importance as being a hub for improving and customizing quality of life experiences of the public. This research presents a code-based risk assessment tool for evaluating fire safety measures that can be adapted in the context of community centers. It also provides an exemplary case study to demonstrate its application.
Design/methodology/approach
The study identified the factors that render community centers as a high-risk type of facilities in fire events. Various fire codes and standards were reviewed to describe the relevant fire safety measures. A code-based fire risk assessment tool was developed and implemented, through a case study. A set of recommendations were developed to improve the fire safety conditions of the case study facility.
Findings
Several violations to fire safety were identified in the case study building. The findings led to identifying a set of recommendations to improve its fire safety conditions.
Practical implications
This research introduced a systematic approach to raise awareness about fire incidences and consequences in community centers, and provides facilities managers with a tool, to assess compliance based on international fire code requirements.
Originality/value
In fire events, community centers are considered as high-risk facilities that may lead to significant losses of human lives and damages to assets. It is significant to study the causes of fire, for ensuring effective prevention and safe operations.

This article aims to predict the rapid track geometry change in the short term with a higher detection frequency, and realize the monitoring and maintenance of the railway state.
Design/methodology/approach
Firstly, the ABA data needs to be filtered to remove the DC component to reduce the drift due to integration. Secondly, the quadratic integration in frequency domain for concern components of the vertical and lateral ABA needs to be done. Thirdly, the displacement in lateral of the wheelset to rail needs to be calculated. Then the track alignment irregularity needs to be calculated by the integration of lateral ABA and the lateral displacement of the wheelset to rail.
Findings
By comparing with a commercial track geometry measurement system, the high-speed railway application results in different conditions, after removal of the influence of LDWR, identified that the proposed method can produce a satisfactory result.
Originality/value
This article helps realize detection of track irregularity on operating vehicle, reduce equipment production, installation and maintenance costs and improve detection density.

Purpose
Global building failures, such as the Grenfell Tower fire in London, UK, emphasised the need for trustworthy building handover information for safety. However, a notable gap remains in understanding how reliable handover information can ensure the safety of occupants. This study aims to investigate the use and essential quality of handover information to understand the effects of the quality of information on the management of commercial buildings.
Design/methodology/approach
Ninety-four participants from nine organisations who regularly use handover information to manage multiple commercial buildings participated in the semi-structured interviews. Qualitative thematic coding using interview transcripts was performed to identify the utilisation of handover information and its quality requirements.
Findings
This study reveals that as-built drawings and product information are predominately used to fulfil statutory obligations, comply with the organisation’s internal policies, evaluate asset valuation and make informed decisions about capital investment and operating expenses. The quality dimensions of “accuracy”, “timeliness”, and “completeness” are preferred in combination to achieve desired outcomes.
Research limitations/implications
This study focused on using handover information in the management of commercial buildings. However, its results can offer valuable perspectives for improving its application across various sectors in the built environment.
Practical implications
The findings affirm the need for quality handover information for safety, compliance and efficient management in commercial buildings.
Originality/value
This research significantly contributes to the current knowledge of handover information in the building sector. Given the study findings, building owners are equipped to define specific handover information requirements and quality requisites.

Abstract
Purpose
The use of renewable energy has become necessary because of the harmful effects of current energy sources on the environment, limited availability and financial crisis. Transparent solar panels have emerged as a promising technology for integrating renewable energy generation into building structures. Therefore, this paper aims to explore the feasibility of transparent solar panels for high-rise building façades in Sri Lanka.
Design/methodology/approach
The research apprehended a qualitative approach, including two expert interview rounds adhering to the Delphi technique with 17 and 15 experts each per round. Manual content analysis was incorporated to analyse the collected data.
Findings
Regarding operation and maintenance, the study emphasizes the importance of regular inspection, cleaning and repair of transparent solar panels to ensure optimal performance and longevity. These activities contribute to maximizing energy generation and maintaining the aesthetic appeal of the building. The benefits of implementing transparent solar panels on building façades are manifold. They include renewable energy generation, reduced greenhouse gas emissions, improved energy efficiency and enhanced architectural aesthetics. Furthermore, the research findings underscore the potential of transparent solar panels to contribute to Sri Lanka’s sustainable development goals and address the country’s increasing energy demand. However, the study also identifies challenges that need to be addressed for successful implementation.
Originality/value
This study contributes to understanding the feasibility of transparent solar panels for high-rise building façades in Sri Lanka. The research findings offer valuable insights into the operation and maintenance aspects, benefits, challenges and strategies for implementing transparent solar panels effectively. This knowledge can guide policymakers, architects and developers in making informed decisions regarding the integration of transparent solar panels, thereby promoting sustainable and energy-efficient building practices in Sri Lanka.

Abstract
Purpose
This paper aims to simulate vital corrective actions (CAs) affecting system availability through a system dynamics approach based on the results obtained by analyzing the causal relationships among failure modes and effects analysis elements.
Design/methodology/approach
A stock and flow diagram has been developed to simulate system behaviors during a timeframe. Some improvement scenarios regarding the most necessary CAs according to their strategic priority and the possibility of eliminating root causes of critical failure modes in a roller-transmission system have been simulated and analyzed to choose the most effective one(s) for the system availability. The proposed approach has been examined in a steel-manufacturing company.
Findings
Results indicated the most effective CAs to remove or diminish critical failure causes that led to the less reliability of the system. It illustrated the impacts of the selected CAs on eliminating or decreasing root causes of the critical failure modes, lessening the system’s failure rate and increasing the system availability more effectively.
Research limitations/implications
Results allow managers and decision-makers to consider different maintenance scenarios without wasting time and more cost, choosing the most appropriate option according to system conditions.
Originality/value
This study innovation would be the dynamic analysis of interactions among failure modes, effects and causes over time to predict the system behavior and improve availability by choosing the most effective CAs through improvement scenario simulation via VENSIM software.

Purpose
The paper seeks to bridge the already familiar benefits of 3D printing (3DP) to the rehabilitation of cultural heritage, still based on the use of complex and expensive handcrafted techniques and scarce materials.
Design/methodology/approach
A compilation of different information on frequent anomalies in cultural heritage buildings and commonly used materials is conducted; subsequently, some innovative techniques used in the construction sector (3DP and 3D scanning) are addressed, as well as some case studies related to the rehabilitation of cultural heritage building elements, leading to a reflection on the opportunities and challenges of this application within these types of buildings.
Findings
The compilation of information summarised in the paper provided a clear reflection on the great potential of 3DP for cultural heritage rehabilitation, requiring the development of new mixtures (lime mortars, for example) compatible with the existing surface and, eventually, incorporating some residues that may improve interesting properties; the design of different extruders, compatible with the new mixtures developed and the articulation of 3D printers with the available mapping tools (photogrammetry and laser scanning) to reproduce the component as accurately as possible.
Originality/value
This paper sets the path for a new application of 3DP in construction, namely in the field of cultural heritage rehabilitation, by identifying some key opportunities, challenges and for designing the process flow associated with the different technologies involved.

Abstract
Purpose
To achieve efficient operation and maintenance (O&M) management, this study seeks to identify critical success factors (CSFs) affecting service delivery factors of O&M services at stratified residential buildings. The purpose of this study is to yield measurable data for developing an effective O&M framework to enhancing its performance. In future research, this study will further investigate the relationship between the CSF and service performance factors.
Design/methodology/approach
This study adopts a combination of qualitative and quantitative techniques that yields conclusive study findings while improving the research’s validity and dependability. Two series of instruments were conducted in an effort to refine the efficient O&M framework variables. Instruments used in addressing the research gap were a questionnaire survey and focus group discussion (FGD). Analysis of data was completed via the Statistical Package for the Social Sciences (SPSS) programme for quantitative data and thematic analysis for qualitative data.
Findings
This study concludes that the CSFs directly affect the performance of O&M. Questionnaire survey and FGD findings have refined the CSF into three main categories, namely, building characteristics, O&M management and community participation. FGD experts further suggested that service performance factors can be measured against SERVQUAL service qualities such as reliability, tangible, responsiveness, assurance and empathy.
Research limitations/implications
Future research may consider the inclusion of financial elements in the O&M service delivery.
Originality/value
This study presents a fresh insight into the CSFs that construct an efficient O&M framework through rigorous steps of data collection and analysis. This study proposes impactful guidance for policymakers, practitioners and residents on the significance of all parties’ involvement to support the management of residential buildings, where the current practice of O&M constantly faces complex issues. This study derives novice strategies that should correspond to the growing issues and challenges in managing residential buildings. The deeper insight into the role of O&M represents a direction for the future development of facilities management progress and stratified residential building sectors.
