Abstract

Purpose

The purpose of this paper is to propose a new framework for time–cost trade-off. The new framework provides the optimum time–cost value taking into account the float loss impact.

Design/methodology/approach

The stochastic framework uses Monte Carlo Simulation to calculate the effect of float loss on risk. This is later translated into an added cost to the trade-off problem. Five examples, from literature, are solved using the proposed framework to test the applicability of the developed framework.

Findings

The results confirmed the research hypothesis that the new optimum solution will be at a higher duration and cost but at a lower risk compared to traditional methods. The probabilities of finishing the project on time using the developed framework in all five cases were better than those using the classical deterministic optimization technique.

Originality/value

The objective of time–cost trade-off is to determine the optimum project duration corresponding to the minimum total cost. Time–cost trade-off techniques result in reducing the available float for noncritical activities and thus increasing the schedule risks. Existing deterministic optimization technique does not consider the impact of the float loss within the noncritical activities when the project duration is being crashed. The new framework allows project managers to exercise new trade-offs between time, cost and risk which will ultimately improve the chances of achieving project objectives.

Abstract

Project duration and cost play a significant role in fulfilling the objectives of both the contractor and the client. This paper builds upon the assumption that, for a given project quality, there exists a relationship between the project duration and the project cost. The behaviour of this relationship is very much influenced by the nature of the project. The paper proposes a general set of potential mathematical expressions for the above relationship and facilitates the identification of the project duration which yields lowest project cost. These are then applied to ‘Harmony’ type housing projects in Hong Kong. Moreover, while demonstrating the difference between the contractor's optimum cost‐time curve and that of the client, the paper suggests that the parties can select one of three options to reach a compromise. To this end, the paper introduces a set of mathematical expressions to represent these compromise‐solutions.

Abstract

Purpose

Cost estimation model serves as a framework for forecasting the probable cost of proposed construction projects. It can be classified either as traditional or non-traditional depending on the cost variables formulation. However, in the building industry, quantity surveyors traditionally estimate the initial cost of building projects using the traditional models, which have been criticized overtime for its inaccuracies. This paper therefore aims to examine barriers for the utilization of non-traditional cost estimating models.

Design/methodology/approach

By using a questionnaire survey, respondents were invited to rate their level of agreement on 23 barriers identified from literature and interview (expert’s opinion).

Findings

Based on factor analysis inefficient techniques, perceptions of model techniques, unavailability of cost data and lack of understanding and unstable economic conditions were identified as barriers to the utilization of non-traditional cost estimating models.

Practical/implications

Findings demonstrate that there is need for quantity surveyors to get adapted to utilization of non-traditional cost models which offers better accuracies than the traditional approaches in their quest to improve their professional practices.

Originality/value

This study demonstrates that there are barriers to the utilization of non-traditional cost estimating models in the Ghanaian construction industry, as evident of this will help in policy formulation for the improvement cost estimating practices.

Abstract

Purpose

Continual cost reduction of overhead costs of building projects can realign the concept of post-contract cost control towards value-driven construction projects and stakeholders’ satisfaction. This study synthesised and analysed the viable continuous improvement measures critical for waste reduction during the execution phase of a building project.

Design/methodology/approach

A review of existing literature facilitated a list of continuous improvement measures. This literature review findings enabled a Likert-scale questionnaire which was administered to two-hundred and fifty (250) small- and medium-scale construction companies (SMSCC) in Nigeria. Multiple linear regression statistical tests deduced the significant cost reduction measure from which a causal loop diagram was designed to indicate continuous improvement measures during the execution phase of a building project.

Findings

Cogent construction activities associated with overhead costs were deduced from the statistical tests as being payment of suppliers and sub-contractors and purchase orders. An all-inclusive casual loop model for cost reduction through waste minimisation in construction projects as a viable oriented mechanism for meeting clients' requirements was developed.

Practical implications

The causal loop continuous improvement model recognised external and internal factors which are crucial for SMSCC to focus on for their organisational growth and performance enhancement.

Originality/value

A focus on non-physical waste in construction organisations potentially addresses behavioural challenges for continuous improvement.

Abstract

Purpose

The Government’s investment in infrastructure projects is considerably high, especially in bridge construction projects. Government authorities must establish an initial forecasted budget to have transparency in transactions. Early cost estimating is challenging for Quantity Surveyors due to incomplete project details at the initial stage and the unavailability of standard cost estimating techniques for bridge projects. To mitigate the difficulties in the traditional preliminary cost estimating methods, there is a requirement to develop a new initial cost estimating model which is accurate, user friendly and straightforward. The research was carried out in Sri Lanka, and this paper aims to develop the artificial neural network (ANN) model for an early cost estimate of concrete bridge systems.

Design/methodology/approach

The construction cost data of 30 concrete bridge projects which are in Sri Lanka constructed within the past ten years were trained and tested to develop an ANN cost model. Backpropagation technique was used to identify the number of hidden layers, iteration and momentum for optimum neural network architectures.

Findings

An ANN cost model was developed, furnishing the best result since it succeeded with around 90% validation accuracy. It created a cost estimation model for the public sector as an accurate, heuristic, flexible and efficient technique.

Originality/value

The research contributes to the current body of knowledge by providing the most accurate early-stage cost estimate for the concrete bridge systems in Sri Lanka. In addition, the research findings would be helpful for stakeholders and policymakers to propose policy recommendations that positively influence the prediction of the most accurate cost estimate for concrete bridge construction projects in Sri Lanka and other developing countries.

Abstract

Purpose

Exact solution of time–cost trade-off problem (TCTP) by the state-of-the-art meta-heuristic algorithms can be obtained for small- and medium-scale problems, while satisfactory results cannot be obtained for large construction projects. In this study, a hybrid heuristic meta-heuristic algorithm that adapts the search domain is developed to solve the large-scale discrete TCTP more efficiently.

Design/methodology/approach

Minimum cost slope–based heuristic network analysis algorithm (NAA), which eliminates the unfeasible search domain, is embedded into differential evolution meta-heuristic algorithm. Heuristic NAA narrows the search domain at the initial phase of the optimization. Moreover, activities with float durations higher than the predetermined threshold value are eliminated and then the meta-heuristic algorithm starts and searches the global optimum through the narrowed search space. However, narrowing the search space may increase the probability of obtaining a local optimum. Therefore, adaptive search domain approach is employed to make reintroduction of the eliminated activities to the design variable set possible, which reduces the possibility of converging into local minima.

Findings

The developed algorithm is compared with plain meta-heuristic algorithm with two separate analyses. In the first analysis, both algorithms have the same computational demand, and in the latter analysis, the meta-heuristic algorithm has fivefold computational demand. The tests on case study problems reveal that the developed algorithm presents lower total project costs according to the dependent t-test for paired samples with α = 0.0005.

Research limitations/implications

In this study, TCTP is solved without considering quality or restrictions on the resources.

Originality/value

The proposed method enables to adapt the number of parameters, that is, the search domain and provides the opportunity of obtaining significant improvements on the meta-heuristic algorithms for other engineering optimization problems, which is the theoretical contribution of this study. The proposed approach reduces the total construction cost of the large-scale projects, which can be the practical benefit of this study.

Abstract

Purpose

The present work seeks to determine the optimal delivery schedule of equipment at a project site in the backdrop of limited storage space, at a minimum cost, and without disturbing the overall project schedule. In addition, the optimized delivery schedule helps in minimizing the fluctuating requirements of space at the project site across the entire project lifespan.

Design/methodology/approach

The study is carried out at a Steel plant operating in a constrained space but undergoing a production capacity expansion. The problem motivated us to explore the possibility of postponing the delivery dates of certain equipment closer to the erection dates without compromising on the project schedule. Given the versatility of linear programming models in dealing with such schedule optimization problems, the authors formulated the above problem as a Zero-One Integer Linear Programming problem.

Findings

The model is implemented for all the new equipment arriving for two major units – the Hot Strip Mill (HSM) and the Blast Furnace (BF). It generates an optimized delivery schedule by delaying the delivery of some equipment by a certain number of periods, without compromising the overall project schedule and at a minimum storage cost. The average space utilization increases by 25.85 and 14.79% in HSM and BF units respectively. The fluctuations in space requirements are reduced substantially in both units.

Originality/value

The study shows a timeline in the form of a Gantt chart for the delivery of equipment, storage of equipment across different periods, and the number of periods for which the delivery of certain equipment needs to be postponed. The study uses linearly increasing storage costs with the increase in the number of periods for storage of the equipment in the temporary shed.

Abstract

Purpose

The purpose of this paper is to identify optimum crew formations at unit execution level of repetitive projects that minimize project duration, project cost, crew work interruptions and interruption costs, simultaneously.

Design/methodology/approach

The model consists of four modules. The first module quantifies uncertainties associated with the crew productivity rate and quantity of work using the fuzzy set theory. The second module identifies feasible boundaries for activity relaxation. The third module computes direct cost, indirect cost and interruption costs, including idle crew cost as well as mobilization and demobilization costs. The fourth module identifies near-optimum crew formation using a newly developed multi-objective optimization model.

Findings

The developed model was able to provide improvements of 0.2, 16.86 and 12.98% for minimization of project cost, crew work interruptions and interruption costs from US$1,505,960, 8.3 days and US$8,300, as recently reported in the literature, to US$1,502,979, 6.9 days and US$7,222, respectively, without impacting the optimized project duration.

Originality/value

The novelty of this paper lies in its activity-relaxation free float that considers the effect of postponing early finish dates of repetitive activities on crew work interruptions. The introduced new float allows for calculating the required crew productivity rate that minimizes crew work interruptions without delaying successor activities and without impacting the optimized project duration. It safeguards against assignment of unnecessary costly resources.

Abstract

Purpose

The spatial conflicts and congestion of construction resources are challenges that lead to the reduction in efficiency. The purpose of this paper is to enable users to detect and resolve workspace conflicts by implementing four resolution strategies in a five-dimensional (5D) CAD model. In addition to resolving conflicts, the model should be able to optimize time and cost of the projects. In other words, three variables of spatial conflicts, time and cost of project are considered simultaneously in the proposed model to find the optimum solution.

Design/methodology/approach

In the first step, a 5D simulation model is developed that includes time, cost and geometrical information of a project. Then, time-cost trade-off analysis was carried out to distinguish optimum schedule. The schedule was imported to the 5D CAD model to detect spatial conflicts. Finally, a novel algorithm was implemented to solve identified conflicts while imposing minimum project’s time and cost. Several iterations are performed to resolve all clashes using conflict resolution algorithm and visual simulation model.

Findings

The proposed methodology in this research was applied to a real case. Results showed that in comparison to the normal and initial schedule with 19 conflicts, the finalized schedule has no conflict, while time and cost of the project are both reduced.

Research limitations/implications

Implementing the proposed methodology in construction projects requires proper technical basis in this field. In this regard, the executive user should have a proper understanding of the principles, concepts and tools of building information modeling and have project management knowledge. Also, the implementation conditions of the basic model requires the determination of the construction methods, estimated volumes of working items, scheduling and technical specification. The designed methodology also has two limitations regarding to its implementation. The first is the fact that strategies should be applied manually to the schedule. The other one pertains to the number of strategies used in the research. Four strategies have been used in the conflict resolution algorithm directly and the two others (spatial divisibility and activities breakdown strategies) have been used as default strategies in the visual simulation model. Since the unused strategies including the changing of construction method and the activity resources are subjective and depend upon the planner and project manager’s personal opinion, the authors have avoided using them in this research.

Practical implications

The method proposed in this research contributes the coordination of the working teams at the planning and execution phases of the project. In fact, the best location and work direction for each working team is presented as a schedule, so that the space conflict may not come about and the cost can be minimized. This visual simulation not only deepens the planners’ views about the executive barriers and the spatial conditions of the worksite, it also makes the construction engineers familiar on a daily basis with their executive scope. Therefore, it considerably improves the interactions and communication of the planning and construction teams. Another advantage and application of this methodology is the use of initial and available projects’ documents including the schedule and two-dimensional drawings. The integration of these basic documents in this methodology helps identify the spatial conflicts efficiently. To achieve this, the use of the existing and widely-used construction tools has facilitated the implementation of the methodology. Using this system, planners have applied the strategies in an order of priority and can observe the results of each strategy visually and numerically in terms of time, cost and conflicts. This methodology by providing the effective resolution strategies guides the practitioner to remove conflicts while optimum time and cost are imposed to project.

Originality/value

Contrary to the previous models that ignore cost, the proposed model is a 5D visual simulation model, which considers the variable of cost as a main factor for conflict identification and resolution. Moreover, a forward-pass approach is introduced to implement resolution strategies that are novel compared to other investigations.

Abstract

Purpose

The purpose of this paper is to present a newly developed multi-objective optimization method for the time, cost and work interruptions for repetitive scheduling while considering uncertainties associated with different input parameters.

Design/methodology/approach

The design of the developed method is based on integrating six modules: uncertainty and defuzzification module using fuzzy set theory, schedule calculations module using the integration of linear scheduling method (LSM) and critical chain project management (CCPM), cost calculations module that considers direct and indirect costs, delay penalty, and work interruptions cost, multi-objective optimization module using Evolver © 7.5.2 as a genetic algorithm (GA) software, module for identifying multiple critical sequences and schedule buffers, and reporting module.

Findings

For duration optimization that utilizes fuzzy inputs without interruptions or adding buffers, duration and cost generated by the developed method are found to be 90 and 99 percent of those reported in the literature, respectively. For cost optimization that utilizes fuzzy inputs without interruptions, project duration generated by the developed method is found to be 93 percent of that reported in the literature after adding buffers. The developed method accelerates the generation of optimum schedules.

Originality/value

Unlike methods reported in the literature, the proposed method is the first multi-objective optimization method that integrates LSM and the CCPM. This method considers uncertainties of productivity rates, quantities and availability of resources while utilizing multi-objective GA function to minimize project duration, cost and work interruptions simultaneously. Schedule buffers are assigned whether optimized schedule allows for interruptions or not. This method considers delay and work interruption penalties, and bonus payments.
