Abstract

Purpose

The purpose of this paper is to propose an empirical investigation targeting companies operating in Northern Italy and focusing on some main topics of maintenance.

Design/methodology/approach

Through a combined application of factor analysis and cluster analysis, the paper first identified the main approaches implemented by Italian companies with the purpose of preventing failures and reducing their consequences. Then, the paper grouped companies on the basis of such approaches, and derived the profile of each cluster, in terms of both the company's characteristics and some key maintenance elements, including the maintenance policy or the use of advanced techniques to make maintenance interventions more effective.

Findings

Results of this study suggest that the approach to maintenance management could be related to the implementation of specific maintenance policies, as well as to other topics, such as the company characteristics, the use of advanced techniques for enhancing maintenance effectiveness and the criteria used for selecting the maintenance policy.

Research limitations/implications

The sample of companies investigated in this study is quite limited, and prevented the possibility of providing statistical evidence of all outcomes.

Practical implications

The outcomes of this study can be useful for practitioners to understand the positioning of companies towards the implementation of maintenance policies, as a function of their approach to maintenance management.

Originality/value

This study complements previous empirical works on maintenance by exploring the relationships between maintenance management, maintenance policies, the application of different tools and techniques for maintenance management, and the criteria adopted for the maintenance policy selection.

Abstract

Purpose

In today's competitive industries, the selection of best suitable maintenance strategy is dependent on large number of quantitative and qualitative factors, and it becomes an extensively difficult problem for maintenance engineers. Over the years, a diverse range of solution methodologies have been developed for solving this multi-criteria decision-making (MCDM) problem. In this paper, the authors have presented a comprehensive review of latest maintenance strategy paradigms and solution approaches proposed for the selection of an appropriate strategy in various industries. It would provide a systematic mapping of developments in this field and identify some research gaps to explore further studies.

Design/methodology/approach

A systematic state-of-the-art comprehensive literature review on maintenance strategy paradigms and selection approaches is presented in this study. In this study, 87 research articles published in peer-reviewed journals, since year 2012, are reviewed.

Findings

For the selection of a suitable maintenance strategy, a variety of criteria are considered to better evaluate the alternatives. In this study, contemporary strategies are discussed, and their applications in different industries are also depicted. Moreover, through the analysis of extant literature, critical criteria are selected and classified in six major categories (namely, economic, technical, safety, environmental, feasibility and social) and further sub-categorized in quantitative and qualitative classes. These clusters of criteria can be helpful as an initial set of criteria for survey and then case- or industry-specific criteria can be shortlisted for further alternative evaluation.

Practical implications

From the perspective of maintenance managers, maintenance management can be a very difficult task, considering the numerous factors affecting the decision-making process. In order to help in the decision-making process, this study presents the contemporary maintenance strategies in a systematic manner. In a previous study (Kothamasu et al., 2006), these strategies were classified into repair and prevent classes only. With the developments of autonomous maintenance and design out maintenance (DOM), it was fair to include continuous improvement class. It will help managers and practitioners to identify, according to organization policy, appropriate maintenance strategy alternatives for the asset. A benchmark set of state-of-the-art maintenance strategies are laid out with their applications. The industrial case studies discussed in this study summarizes the optimal maintenance strategies for respective industries. Also, most critical criteria are identified from the existing studies for various industries that can help maintenance practitioners in acknowledging the critical factors and making appropriate decisions. Evaluation parameters for the maintenance strategy selection (MSS) generally conflict with each other, and considering the difficulty of quantifying the qualitative measures, it is a challenging task to determine the optimal trade-off. In order to overcome these challenges, popular MCDM approaches, demonstrating effective results across different industries are discussed with their limitations and applications. Decision-makers can refer this study to identify best suitable decision-making technique for the MSS problem in the industry of their choice. Maintenance managers and engineers can refer the case studies illustrated in Tables 1 and 2 to analyse the MSS techniques proposed by previous studies with industry-specific applications.

Social implications

This study is an attempt to provide a reference point for research scholars interested in the field of maintenance management and/or development of maintenance strategy framework. This study provides a critical state-of-the-art review of efforts made in the field of MSS. The prominent maintenance strategies being implemented in contemporary industries are discussed with respective case studies. Interested researchers and academicians can familiarize themselves with these strategies and their distinct features in this study. In order to guide future studies and provide a reference point for academicians, MSS critical criteria used in extant literature are identified and classified into a comprehensive benchmark framework. Moreover, the industrial case studies are discussed with the most critical criteria of MSS for different industries and which strategy is most suitable for the respective industries based on these criteria. Table 1 presents different MCDM techniques and their hybrid applications for solving MSS problem that can help researchers in identifying research gaps. Future research can be directed at addressing the limitation of MCDM approach employed in existing studies and comparing the differences in results obtained by the proposed approach. Different industrial case studies with considered maintenance strategy alternatives are presented in Table 2, which can help researchers in identifying the industries that have not been studied yet. Moreover, not all of the existing studies are carried out by considering all the presented benchmark strategies, which can be addressed in future studies by interested researchers. More detailed discussion on research gaps is presented in the following section.

Originality/value

From the analysis of the extant literature, the authors could observe that the decision-making process adopted in numerous studies was limited to the classical maintenance strategies and not inclusive of aggressive maintenance strategy alternatives. To overcome these limitations and help maintenance managers in the decision-making, this study depicts the contemporary maintenance strategies, critical evaluation criteria and MCDM frameworks (employed to solve the MSS problem with industrial case studies) in a structured manner.

The paper outlines the approach and contrasts it with the current approaches. It then discusses the industry‐university partnership in the implementation of this approach and the current activities at the University of Queensland to assist industry in the implementation of the SMM approach.

Abstract

Purpose

This paper aims to prioritize preventive maintenance actions on process equipment by evaluating the risk associated with failure modes using predictive maintenance data instead of maintenance history alone.

Design/methodology/approach

In process plants, maintenance task identification is based on the failure mode and effect analysis (FMEA). To eliminate or mitigate risk caused by failure modes, maintenance tasks need to be prioritized. Risk priority number (RPN) can be used to rank the risk. RPN is estimated invariably using maintenance history. However, maintenance history has deficiencies, like limited data, inconsistency etc. To overcome these deficiencies, the proposed approach uses the predictive maintenance data clubbed with expert domain knowledge. Unlike the traditional single step approach, RPN is estimated in two steps, i.e. Step 1 estimates the “Possibility of failure mode detection” and Step 2 estimates RPN using output of step 1. Fuzzy sets and approximate reasoning are used to handle the uncertainty/imprecision in data and subjectivity/vagueness of expert domain knowledge. Fuzzy inference system is developed using MATLAB® 6.5.

Findings

The proposed approach is applied to a large gearbox in an integrated steel plant. The gearbox is covered under a predictive maintenance program. RPN for each of the failure modes is estimated with the proposed approach and compared with the maintenance task schedule. The illustrative case study results show that the proposed approach helps in detection of failure modes more scientifically and prevents “Over maintenance” to ensure reliability.

Originality/value

This approach gives an opportunity to integrate the predictive maintenance data and subjective/qualitative domain expertise to evaluate the possibility of failure mode detection (POD) quantitatively, which is otherwise purely estimated using subjective judgments. The approach is generic and can be applied to a variety of process equipment to ensure reliability through prioritized maintenance scheduling.

Abstract

Purpose

The purpose of this paper is to identify areas of waste and inefficiency in the built asset maintenance process and to outline an alternative approach based around performance metrics, which seeks to minimise waste and produce a more sustainable, cost‐ effective approach to built asset maintenance.

Design/methodology/approach

A theoretical analysis of the built asset maintenance process identified potential areas within the process that could be subject to significant waste or inefficiencies. Structured interviews with 37 property managers and two in‐depth case studies of UK social landlords were used to provide greater insights into the causes of the waste/inefficiencies and to develop a performance‐based approach to identify built asset maintenance needs.

Findings

The current approach to built asset maintenance is prone to wide ranging inefficiencies. These inefficiencies are deep rooted and resulted from an intrinsic weakness in the theoretical model underpinning built asset maintenance management. The theory assumes condition is a suitable proxy for performance. Whilst this assumption may have been valid in the past, current drivers for a sustainable future, coupled with the need to reduce costs in light of current public sector spending, requires a wider range of issues to be considered when identifying and prioritising maintenance needs. Identifying needs, planning of work and post contract inspection were perceived to be the most inefficient activities in the current approach to built asset maintenance management. These could be reduced by adopting a new approach that links performance of the built asset to key business drivers.

Research limitations/implications

At this stage, the new performance model is conceptual and requires further implementation to test its robustness and resilience.

Practical implications

The adoption of the model will force maintenance managers to consider the implications of their maintenance actions at a strategic level that links priorities to critical success factors through targeted key performance indicators.

Originality/value

This paper extends the concept of performance‐based approaches used in other industries to built asset maintenance and provides a practical representation of a process model by which the theory can be implemented.

Sustainability encapsulated economic, environmental and societal parameters. Without exception, these parameters also conforms the efficiency and increasingly importance of sustainable maintenance management for built heritage. However, there is less attention to the appraisal approach for maintenance management of built heritage, twinned with inconsistent and impractical assessment upon their maintenance strategies. With the aim to support sustainability, the purpose of this paper is to give an insight to the question on how the maintenance management appraisal approach practically determines and ultimately substantiates the decision-making process that promotes sustainable built heritage, based on current scenarios and practices in Malaysia.

Design/methodology/approach

Maintenance management appraisal for sampling of built heritage enables assessment of efficiency of maintenance and repair during maintenance phase based on survey (questionnaires) and statistical analysis.

Findings

It recognises the importance of maintenance management appraisal in achieving efficiency and underpinning rationale decision making for maintenance strategies and service quality (SERVQUAL).

Practical implications

It must be emphasised that maintenance management appraisal is not confined to built heritage, and can be applied to any types and forms of property. The decision made as a result of its utilisation is practically support sustainable repair.

Social implications

The implementation of this appraisal highlights the efficacy of maintenance strategies and SERVQUAL that may be adopted.

Originality/value

The paper is a rigorous appraisal of maintenance management of built heritage. This appraisal relays the “true” sustainable built heritage, contextualised within maintenance strategies and SERVQUAL that consequently allows rationale in achieving sustainable development.

The purpose of this paper is to review the literature on maintenance management and suggest possible gaps from the point of view of researchers and practitioners.

Design/methodology/approach

The paper systematically categorizes the published literature and then analyzes and reviews it methodically.

Findings

The paper finds that important issues in maintenance management range from various optimization models, maintenance techniques, scheduling, and information systems etc. Within each category, gaps have been identified. A new shift in maintenance paradigm is also highlighted.

Practical implications

Literature on classification of maintenance management has so far been very limited. This paper reviews a large number of papers in this field and suggests a classification in to various areas and sub areas. Subsequently, various emerging trends in the field of maintenance management are identified to help researchers specifying gaps in the literature and direct research efforts suitably.

Originality/value

The paper contains a comprehensive listing of publications on the field in question and their classification according to various attributes. The paper will be useful to researchers, maintenance professionals and others concerned with maintenance to understand the importance of maintenance management

Purpose

The purpose of this paper is to review maintenance practices, tools and parameters for marine mechanical systems that can be classified as plant, machinery and equipment (PME). It provides an insight for the maintenance crew on which maintenance parameters and practices are critical for a given PME systems.

Design/methodology/approach

The review paper characterizes the various maintenance parameters and maintenance practices used onshore and offshore for PME and identifies the possible gaps.

Findings

A variety of maintenance techniques are being used in the marine industry such as corrective maintenance, preventive maintenance and condition-based maintenance. As marine vehicles (MV) get older, the most important maintenance parameters become maintenance costs, reliability and safety. Maintenance models that have been developed in line with marine mechanical systems have been validated using a single system, whose outcome could be different if another PME system is used for validation.

Research limitations/implications

There is a limited literature on MV maintenance parameters and maintenance characterization regarding mechanical systems. The maintenance practices or strategies of marine mechanical systems should be based on maintenance parameters that suit the marine industry for a given PME.

Originality/value

Based on the available literature, the paper provides a variety of maintenance framework, parameters and practices for marine mechanical systems. The paper further gives an insight on what maintenance parameters, strategies and platforms are given preference in the shipping industry.

Purpose

Maintenance planning is a complicated decision-making process that involves the major stakeholders and the main life-cycle phases of an engineering system. The purpose of this paper is to propose an availability-centred maintenance planning approach for offshore wind farms, with special focus on the early system design phase.

Design/methodology/approach

The proposed approach is based on a stepwise procedure that integrates logistics consideration into reliability-centred maintenance. For each step, the essential methods for systematic analysis and documentation are introduced.

Findings

Practical information from current offshore wind farms and lessons learned from relevant industries are included to exemplify and justify the implementation of the proposed approach. In a general way, the approach shows that valuable input can be provided to decision making about maintainability and maintenance planning. Furthermore, the approach facilitates the initial maintenance plan to be adjusted and improved upon as additional operating experience becomes available.

Research limitations/implications

Offshore wind energy is still an industry in its infancy with an attendant high degree of confidentiality. There is scarcely any detailed practical information available for the production of a case study on this topic. However, the current paper’s theoretical basis may be applied to identify current and future knowledge gaps, for the development of more detailed guidelines as established in the further research.

Originality/value

Maintenance planning of offshore wind farms is an area of current interest, although often the focus is on achieving cost reductions and not on the formal development of such a systematic approach as conceived in this paper.
