Abstract

Purpose

Each building project demands an integrated method for information and requirement management in its life cycle. The main purpose of this paper is to explore the major obstacles in integrated life cycle information management and recognize the potentials of CoClass as the new Swedish digital classification system to tackle them throughout asset life cycle.

Design/methodology/approach

The industry viewpoint toward the current status of asset information management considering ISO 19650-1 principles and the existing obstacles and the industry practitioners' ideas regarding CoClass capabilities and applicability were captured and analyzed. A total of 13 semistructured interviews were conducted with the AECO industry professionals to have an understanding of information requirement management. Then the results were analyzed qualitatively, using the NVivo 12 software. Different attributes of a component (heating panel) in a meeting room according to CoClass and data deviations throughout the asset life cycle were elaborated.

Findings

This study reveals some obstacles in information management process in seven categories in relation to: (1) the need to employ information exchange platforms as common data environments (CDEs) by all actors from early stages; (2) the communication issues caused by lack of utilizing common languages; (3) the costly and time-consuming implementation process; (4) the misunderstandings in terms of data communication between service providers and owners; (5) the definition and fulfillment of information requirements as well as keeping track of data deviations throughout asset life cycle; (6) the information update difficulty; and (7) the need for training practitioners dealing with new systems such as CoClass.

Originality/value

The research explores the major obstacles in information requirement management concerning the practical implementation of the new Swedish classification system, CoClass, supporting the asset life cycle.

Abstract

Purpose

This paper aims to further the discussion on Building Information Modelling (BIM) legal requirements, providing a framework with key energy parameters capable of supporting the Appointing Party in the definition of the Exchange Information Requirements (EIR) for a BIM project appointment. The EIR is described in ISO-19650–1:2018 as a fundamental step in the information delivery cycle.

Design/methodology/approach

A literature review on the topic of BIM energy analysis was completed to identify current knowledge gaps and support the need for the proposed framework. Afterwards, the framework was established based on the review findings and the authors’ domain knowledge. The applicability of the proposed framework was assessed through a case study, where several energy simulations were performed in three different design stages of the same BIM model.

Findings

This study identified a lack of standards and legislation capable of supporting the Appointing Party in the definition of energy-related BIM requirements. To this end, a new framework is proposed to mediate existing practices, linking prior knowledge with BIM’s new reality. The study showcases the applicability of the framework, identifying that the performance of different energy studies involves distinct Level of Development (LOD) requirements, which in turn have an impact on the modelling time and cost.

Originality/value

A BIM framework for the specification of information requirements in energy-related projects was developed to support the Appointing Party. The framework presents appropriate parameters for energy analysis in each design stage, as well as the suitable LOD for the BIM model.

Abstract

Purpose

Integrated project delivery (IPD) and building information modeling (BIM) has begun to be used in real estate development projects over the past decade to improve collaboration, communication and efficiency. However, the use of BIM and IPD in projects does not always imply that the information is well used and managed. This study aims to explain how information management should be carried out in BIM and IPD projects, what activities should be managed by the information manager and which stakeholder should play this role and why?

Design/methodology/approach

This study provides a framework on the subject by conducting a comprehensive systematic review in the field of real estate development, BIM, IPD and information management. In this context, the Web of Science and Scopus databases have been systematically reviewed, n = 45 out of a total of n = 1,356 articles and additionally, the BIM documents and standards prepared by public institutions and organizations and industry reports have been examined in detail.

Findings

The framework for information management roles was established by reviewing the literature. According to this framework, information management activities of information managers are listed in the table that covers all phases of real estate development. The owner should undertake this role as it is the entity that oversees the built asset from planning to the management of that facility.

Originality/value

In terms of acquiring information management roles, there is no research on BIM and IPD projects and who will take over this role. This study desired to close this gap in the literature.

Abstract

Purpose

The purpose of this study is to identify the key data categories and characteristics defined by asset information requirements (AIR) and how this affects the development and maintenance of an asset information model (AIM) for a blockchain-based digital twin (DT).

Design/methodology/approach

A mixed-method approach involving qualitative and quantitative analysis was used to gather empirical data through semistructured interviews and a digital questionnaire survey with an emphasis on AIR for blockchain-based DTs from a data-driven predictive analytics perspective.

Findings

Based on the analysis of results three key data categories were identified, core data, static operation and maintenance (OM) data, and dynamic OM data, along with the data characteristics required to perform data-driven predictive analytics through artificial intelligence (AI) in a blockchain-based DT platform. The findings also include how the creation and maintenance of an AIM is affected in this context.

Practical implications

The key data categories and characteristics specified through AIR to support predictive data-driven analytics through AI in a blockchain-based DT will contribute to the development and maintenance of an AIM.

Originality/value

The research explores the process of defining, delivering and maintaining the AIM and the potential use of blockchain technology (BCT) as a facilitator for data trust, integrity and security.

Abstract

Purpose

The efficient application of building information modeling (BIM) methodology in the sustainable building design process, known as green BIM, provides ideal leverage to significantly enhance multidiscipline team collaboration. However, the practical execution of green BIM is characterized by issues such as duplication of work, information silos and poor cross-party coordination. Besides, there are limited studies on the specific components that are critical to driving green BIM collaborative design. This study aims to establish the critical components of green BIM collaborative design to enable the multidiscipline team to effectively use diverse software to collaboratively exchange accurate information, thus ensuring informed decision-making in the sustainable building design process.

Design/methodology/approach

Data were obtained by using a questionnaire to survey 360 respondents comprising mainly architects and engineers (civil, mechanical and electrical) in Malaysia. Subsequently, data were analyzed via confirmatory factor analysis. Afterward, a measurement model was established and used to test the 11 hypotheses of this study.

Findings

A covariance-based structural equation model of the critical components for successful BIM-based sustainable building design collaboration was established.

Practical implications

The research findings will guide the multidisciplinary team to collaboratively exchange accurate information in green BIM practices.

Originality/value

To the best of the authors’ knowledge, this research is the first attempt in the literature to provide a pragmatic approach for practitioners to combine the established critical components of green BIM to collaboratively exchange heterogeneous sustainability criteria and efficiently design buildings with high sustainability performance, particularly in emerging countries like Malaysia.

Abstract

Purpose

Researchers and standardisation bodies are key to accelerating societal transition and contributing to society’s demands for sustainability, resilience and digitalisation. Standards are the agreed-upon best practices published by national or international bodies and are key enablers of transformation. Scholars have not yet identified a relationship between standards and facilities management (FM) research. The purpose of this paper is to investigate the role of formal standards in FM research.

Design/methodology/approach

A literature review was conducted to identify journal articles addressing standards and FM. A total of 198 journal articles published from 2010 to 2021 were identified. After screening these articles, 27 journal articles were considered the most relevant for data analysis.

Findings

The findings show that the role of standards in research can be analysed thematically, categorically, textually, methodologically and directionally. Standards are relevant to research by defining terms, creating backgrounds, guiding research, supporting the development of new standards and encouraging more collaboration between research and standardisation. Some studies have shown how standards influence research, but only a few have explored how research influences standards.

Research limitations/implications

This research provides examples that inspire stronger collaboration between people and processes in research and standardisation.

Originality/value

The articles collected and analysed in this study comprise original research. A limited preliminary study of ten core articles was presented at the International Council for Research and Innovation in Building and Construction World Congress 2022. This presentation of this work provides an expanded framework for analysing the roles of standards in research. This framework includes (1) categorical analysis of research and standardisation streams; (2) thematic analysis of the topic of interest; (3) textual analysis of the use of the term “standard”; (4) methodological analysis of the influence of standards on the research method; and (5) directional analysis of the intended audience.

Abstract

Purpose

This paper aims to describe the development of guidance to help clients and operational teams to clearly define information requirements for projects using building information modelling (BIM). ISO 19650 standards highlight this as a critical first step to ensure adequate information is available to optimise built assets over their whole life cycle.

Design/methodology/approach

A document analysis of existing BIM guidance supported by literature was undertaken to answer the research questions: “What guidance already exists specific to clients? and Would additional guidance help clients to better fulfil their role as the ‘appointing party’ in line with ISO 19650?”

Findings

A research gap was established highlighting a lack of guidance specifically aimed to help clients formulate information requirements as the appointing party. This research makes recommendations for an approach to define the requirements and support successful outcomes for BIM projects.

Practical implications

This paper provides a standardised approach and a starting point for an appointing party to gather and structure information requirements in line with ISO 19650.

Originality/value

This paper considers BIM information requirements specifically from an operations perspective with a focus on the client and facility management team.

Abstract

Purpose

This study proposes a framework for collaborative building information modeling BIM implementation in construction and development companies in the Brazilian architecture, engineering and construction (AEC) market. The study addresses aspects concerning BIM collaboration, levels of adoption and maturity, classification of BIM objects and use of tools.

Design/methodology/approach

The study conclusions are based on a bibliographic review and on active participation in a BIM implementation process conducted with two construction and development companies that participated in the study, which allowed examining the practical problems of the elaboration of BIM in various technical specialties, and the proposition of a framework to help overcome these limitations.

Findings

The research identified the importance of adopting standardized methods to develop models, establishing common classifications for objects to allow the use by different stakeholders on 3D, 4D and 5D processes, in a context that information is scattered and, in many cases, divergent across different companies and even different areas from the same company.

Originality/value

The study presents a practical set of methods and tools to be used within a context common to the Brazilian AEC market, on which construction and development companies are responsible for the management of the design and construction phase of a building. The recommendations of the research take into account the shortage of nationwide frameworks and classification standards, so it contributes to filling some gaps of current literature that cover theoretical aspects of guidance documents for BIM implementation but do not detail specific practical applications within a determined context. The limitations of the framework proposed are its focus on establishing context-specific guidelines, which may not be suitable universally.

Abstract

Purpose

This paper aims to provide an integrated BIM-based approach for quantity take-off for progress payments in the context of high-rise buildings in Vietnam. It tries to find answers for the following questions: (1) When to start the QTO processes to facilitate the contract progress payments? (2) What information is required to measure the quantity of works to estimate contract progress payment (3) What are the challenges to manage (i.e. create, store, update and exploit)? What are the required information for this BIM use? and (4) How to process the information to deliver BIM-based QTO to facilitate contract progress payment?

Design/methodology/approach

The paper applied a deductive approach and expert consensus through a Delphi procedure to adapt to current innovation around BIM-based QTO. Starting with a literature review, it then discusses current practices in BIM-based QTO in general and high-rise building projects in particular. Challenges were compiled from the previous studies for references for BIM-based QTO to facilitate contract progress payment for high-rise building projects in Vietnam. A framework was developed considering a standard information management process throughout the construction lifecycle, when the BIM use of this study is delivered. The framework was validated with Delphi technique.

Findings

Four major challenges for BIM-based QTO discovered: new types of information required for the BIM model, changes and updates as projects progress, low interoperability between BIM model and estimation software, potentiality of low productivity and accuracy in data entry. Required information for QTO to facilitate progress payments in high-rise building projects include Object Geometric/Appearance Information, Structural Components' Definition and Contextual Information. Trade-offs between “Speed – Level of Detail–Applicable Breadth” and “Quality – Productivity” are proposed to consider the information amount to input at a time when creating/updating BIM objects. Interoperability check needed for creating, authoring/updating processing the BIM model's objects.

Research limitations/implications

This paper is not flawless. The first limitation lies in that the theoretical framework was established only based on desk research and small number of expert judgment. Further primary data collection would be needed to determine exactly how the framework underlies widespread practices. Secondly, this study only discussed the quantity take-off specifically for contract progress payment, but not for other purposes or broader BIM uses. Further research in this field would be of great help in developing a standard protocol for automatic quantity surveying system in Vietnam.

Originality/value

A new theoretical framework for BIM-based QTO validated with Delphi technique to facilitate progress payments for high-rise building projects, considering all information management stages and the phases of information development in the project lifecycle. The framework identified four types of information required for this QTO, detailed considerations for strategies (Library Objects Development, BIM Objects Information Declaration, BIM-based QTO) for better managing the information for this BIM use. Two trade-offs of “Speed – LOD–Applicable Breadth” and “Quality – Productivity” have been proposed for facilitating the strategies and also for enhancing the total efficiency and effectiveness of the QTO process.

Abstract

Purpose

Sustainability considerations are often treated as an add-on to building design, following ad-hoc processes for their implementation. The purpose of this study was to investigate, model and facilitate the early stages of building information modelling (BIM) enabled sustainable building design (SBD) by formalising the ad-hoc working relationships of the best practices in order to standardise the optimal collaboration workflows.

Design/methodology/approach

Four stages of data collection were conducted, including a total of 32 semi-structured interviews with industry experts from 17 organisations. Fourteen “best practice” case studies were identified, and roles and responsibilities, resources, information exchanges, interdependencies, timing and sequence of events and critical decisions were examined.

Findings

The research classified the critical components of SBD into a framework utilising content and thematic analyses. These components were coordinated explicitly into a systematic process, which followed concurrent engineering (CE) principles utilising Integrated DEFinition (IDEF) 3 structured diagramming technique. Then, Green BIM Box (GBB) workflow management prototype tool was developed to analyse communication and delivery of BIM-enabled SBD in a centralised system.

Originality/value

This study represents an improvement to previous attempts to systematically define the BIM-enabled SBD process for the early stages. The results support the idea that a transparent SBD process, which follows specified communication patterns, can assist in achieving sustainability efficiently in terms of time, cost and effort.
