Abstract

Purpose

This paper aims to review the elements of facilities condition index (FCI) as one of the most widely used metrics for describing the physical condition of facilities and as a measure of financial indicator related to maintenance activity. This research will benefit future studies that focus on implementation of FCI and encourage the best practice when assessing the physical condition to evaluate the performance of facilities as well as to plan for maintenance action to be taken and financial implication involved based on the findings from FCI.

Design/methodology/approach

A total of 33 studies from 2012 to 2022 were identified and extracted from four academic databased, named Scopus, Google Scholar, Web of Science and Mendeley. These published studies were selected because it matches with the inclusion requirements for research question, “What are the elements of facilities condition index discussed in the literature from 2012 to 2022?”. To answer the research question, the studies in ATLAS.ti were grouped into five major themes based on the codes and categories found.

Findings

This paper presents the findings of a thematic analysis of the current literature discussed about FCI. A total of 33 studies from 2012 to 2022 were identified and extracted from four academic databased, named Scopus, Google Scholar, Web of Science and Mendeley. A themed review was conducted, and five themes were identified as elements of FCI, which are named as follows: “Condition Assessment”, “Deferred Maintenance”, “Facilities Performance”, “Financial and Fund Allocation” and “Decision Making”.

Originality/value

This paper fulfils the fundamental elements on current FCI practices as well as intended to highlight existing practices that are essential to evaluate facilities performance and planning for maintenance strategies.

Abstract

Purpose

The purpose of this study is to fill the research gap that exists with respect to availability of research on correctional facilities in India, which restricts one’s ability to comprehend the prison environment and recidivism from the perspective of the inmates. By examining inmates’ perception of their environment within correctional facilities, researchers and policymakers can identify specific aspects of the prison climate that may contribute to increased risks of reoffending. This understanding would not only help to improve prison conditions and encourage humane treatment, but it is also essential to support the inmates in their efforts to find and retain employment, achieve self-sufficiency and personal growth. It is also necessary to encourage the inmates to participate in a variety of therapeutic and prison programmes both inside and outside of prison to help them reintegrate into the community.

Design/methodology/approach

The present research investigated the association between negative perceptions of prison climate and the heightened probability of recidivism among a sample of 37 adult women convicts incarcerated in Tihar Prisons, Delhi. Data were obtained by administering CSS-M Hindi version and PCQ Hindi version to the convicts in person in the prison premises. Furthermore, the collected data were subjected to Pearson’s product moment correlation coefficient to analyse the correlation between the probability of recidivism and the dimensions of prison climate.

Findings

Results suggested that negative perceptions of relationships in prison (staff–inmate relationship, inmate–inmate relationship), safety, facilities (cell conditions, food quality, etc.), meaningful activities (recreation, education, yard time, etc.) and autonomy in prison were inversely associated with a higher probability of recidivism. The results from the current study demonstrated that recognising and taking cognisance of the inmates’ perceptions of prison environment on their well-being and their probability of recidivism is crucial for the successful implementation of interventions and policies within correctional systems.

Research limitations/implications

The sample size procured for the research was relatively small, as the number of available women convicts in Tihar Prison at the time of the research was limited, making it difficult to generalise the findings. In addition, this investigation included solely women convicts, while undertrials and detenues were excluded, and thus does not represent all the individuals in conflict with the law.

Practical implications

The findings of the current investigation allow for the formulation of potential policy recommendations for improving the prison climate, which in turn might consequently impact future criminality.

Social implications

Policymakers may use these findings when developing policies that foster a rehabilitative prison environment, as it can help in reducing the incidence of recidivism.

Originality/value

This study is unprecedented in its approach, especially with respect to the Indian context, as it sheds light on the relatively understudied association between the variables of perceived prison climate and the probability of recidivism among women convicts in India. The findings of this study add to the current body of research indicating that subjective experience and perception of prison climate have a substantial influence on the likelihood of recidivism.

Abstract

Purpose

This research focuses on the role of facilities management (FM) elements which are people who represent the household, and process, place and technology as the FM elements. The findings of this research include a list of suggestions to improve SSI implementation based on the FM elements. A waste separation behaviour model was established based on the findings, which was then further validated by experts in related fields.

Design/methodology/approach

This paper explains how the process, place and technology elements of FM moderate and influence waste separation behaviour among households. A conceptual framework is proposed, grounded on the theory of planned behaviour (TPB), and a questionnaire survey was conducted to collect primary data from 900 eligible respondents among the residents of high-rise residential units in Malaysia’s capital city, Kuala Lumpur. SmartPLS software was used to analyse the structural equation model (SEM) of the conceptual framework developed to test the moderator’s effects.

Findings

The findings show that the process, place and technology moderators significantly and positively affected the relationship between perceived behavioural control and waste separation behaviour. Process and technology moderators significantly and positively affect the relationship between moral norms and waste separation behaviour among households. This research focuses on the role of FM elements which are people who represent the household and process, place and technology as the FM elements. The findings of this research include a list of suggestions to improve Separation at Source Initiative (SSI) implementation based on the FM elements. A waste separation behaviour model was established based on the findings, which was then further validated by experts in related fields.

Originality/value

This study implements the case of categorical moderator type and multiple constructs toward the relationships of formative indicators and contributes to knowledge regarding the analysis of moderator variables and structural equation modelling.

Abstract

Purpose

As laser scanning technology becomes readily available and affordable, there is an increasing demand of using point cloud data collected from a laser scanner to create as-built building information modeling (BIM) models for quality assessment, schedule control and energy performance within construction projects. To enhance the as-built modeling efficiency, this study explores an integrated system, called Auto-Scan-To-BIM (ASTB), with an aim to automatically generate a complete Industry Foundation Classes (IFC) model consisted of the 3D building elements for the given building based on its point cloud without requiring additional modeling tools.

Design/methodology/approach

ASTB has been developed with three function modules. Taking the scanned point data as input, Module 1 is built on the basis of the widely used region segmentation methodology and expanded with enhanced plane boundary line detection methods and corner recalibration algorithms. Then, Module 2 is developed with a domain knowledge-based heuristic method to analyze the features of the recognized planes, to associate them with corresponding building elements and to create BIM models. Based on the spatial relationships between these building elements, Module 3 generates a complete IFC model for the entire project compatible with any BIM software.

Findings

A case study validated the ASTB with an application with five common types of building elements (e.g. wall, floor, ceiling, window and door).

Originality/value

First, an integrated system, ASTB, is developed to generate a BIM model from scanned point cloud data without using additional modeling tools. Second, an enhanced plane boundary line detection method and a corner recalibration algorithm are developed in ASTB with high accuracy in obtaining the true surface planes. At last, the research contributes to develop a module, which can automatically convert the identified building elements into an IFC format based on the geometry and spatial relationships of each plan.

Purpose

Architectural programming, as a critical phase in construction projects, has been widely recognized for its importance and advantages throughout the construction process. With the rapid development of the socioeconomic landscape, architectural programming has garnered increasing attention from various other disciplines, becoming a key trend in interdisciplinary collaboration. This study aims to provide a comprehensive understanding of the current status and future directions of architectural programming from an interdisciplinary perspective through scientometric analysis and systematic review.

Design/methodology/approach

This study first collected English journal articles on architectural programming published between 1975 and 2024 from the Web of Science and Scopus databases. After an initial screening of titles and abstracts, 515 articles were selected for scientometric analysis to reveal the current state and advantages of architectural programming research in multidisciplinary fields. Subsequently, a second screening of full-text articles identified 75 journal articles for systematic review, focusing on research topics and challenges in interdisciplinary applications.

Findings

The study reveals an exponential increase in the number of papers related to architectural programming between 1975 and 2024, particularly in the last decade. Six key research topics of architectural programming in multidisciplinary fields were identified: (1) performance optimization and evaluation, (2) digitalization and automation development, (3) project management and decision support, (4) improvement of human and social welfare, (5) sustainable resources and environment and (6) educational practices of architectural programming. Additionally, the study identified the main challenges in the interdisciplinary application of architectural programming, including (1) incompatibility among disciplines, (2) limitations of data and methodologies and (3) insufficient social engagement. To address these challenges, three potential future directions were proposed: (1) establishing interdisciplinary teams and platforms, (2) enhancing multi-source data integration and digital transformation and (3) improving governance mechanisms and educational training.

Originality/value

By combining quantitative and qualitative methods, this study provides a comprehensive review of architectural programming research and applications in multidisciplinary fields, offering theoretical foundations and practical references for the future development of architectural programming. This review not only aids in understanding the overall status of current architectural programming research but also offers valuable insights and recommendations for future research directions and practical applications.

Abstract

Purpose

This study aims to minimize the cost and time of blood delivery in the whole blood supply chain network (BSCN) in disaster conditions. In other words, integrating all strategic, tactical and operational decisions of three levels of blood collection, processing and distribution leads to satisfying the demand at the right time.

Design/methodology/approach

This paper proposes an integrated BSCN in disaster conditions to consider four categories of facilities, including temporary blood collection centers, field hospitals, main blood processing centers and medical centers, to optimize demand response time appropriately. The proposed model applies the location of all permanent and emergency facilities in three levels: blood collection, processing and distribution. Other essential decisions, including multipurpose facilities, emergency transportation, inventory and allocation, were also used in the model. The LP metric method is applied to solve the proposed bi-objective mathematical model for the BSCN.

Findings

The findings show that this model clarifies its efficiency in the total cost and blood delivery time reduction, which results in a low carbon transmission of the blood supply chain.

Originality/value

The researchers proposed an integrated BSCN in disaster conditions to minimize the cost and time of blood delivery. They considered multipurpose capabilities for facilities (e.g. field hospitals are responsible for the three purposes of blood collection, processing and distribution), and so locating permanent and emergency facilities at three levels of blood collection, processing and distribution, support facilities, emergency transportation and traffic on the route with pollution were used to present a new model.

Abstract

Purpose

This paper (Part 2 of 2) aims to expand the previously developed performance assessment model (PAM) into a decision support system (DSS) to produce optimized decisions on rehabilitation of facilities.

Design/methodology/approach

The research includes a comprehensive PAM that integrates analytical hierarchy process-multi attribute utility theory methods for the physical, operational, and environmental aspects of the mosque, as described in Part 1 of the study. An optimized intervention tool is added to the PAM to complete the DSS development. The tool determines the optimum maintenance decisions that are in line with the budget and condition criticality. The deterioration measures are created using a deterministic straight-line extrapolation technique, and the intervention actions used in the optimization are specified through literature review and in-depth interviews with 11 experts. The optimization model was simplified into a user-friendly visual basic application and applied to an existing facility case study depicting its useful functionality.

Findings

The optimization model recommendation of interventions recovered the overall condition rating index (CRI) of the facility while maintaining budget constraints. The CRI in the first approach (minimum budget to achieve acceptable overall performance) was improved from 6.5 to 7.76, costing 275,850 SAR. While the second approach (Maximum recovery with a selected budget constraint, 300,000 SAR in this case) CRI was improved from 6.5 to 8.3, costing 299,850 SAR.

Originality/value

The presented DSS in this paper offers a tool that enables the rehabilitation and overall management of any facility by its managers. The DSS can also be further customized to fit the facility manager’s specific strategies and achieve desired objectives.

Abstract

Purpose

This paper evaluates the factors influencing the utilization of the Internet of Things (IoT) for sustainable facilities management (SFM) practices in Saudi Arabia.

Design/methodology/approach

A mixed approach, combining a literature review, pilot-testing and questionnaire survey, was adopted to evaluate the factors. Twenty-seven factors were identified and grouped into four groups: technical, business and organizational, operational and security and privacy. The questionnaire was distributed to 30 facilities managers and 30 IoT specialists, totaling 60 practitioners, to determine the effect index of each factor. The practitioners' consensus on the ranking of the factors was then determined.

Findings

The study identifies the top-ranking factors as: “Difficulty in ensuring data security and protection,” “Difficulty in ensuring data privacy and confidentiality” and “Limited awareness and understanding of IoT benefits and capabilities.” These factors highlight the challenges to successful IoT implementation in the FM sector. The FM sector could benefit from utilizing IoT while maintaining the security, privacy and effectiveness of building operations by successfully addressing these concerns. A high level of consensus on the ranking of the factors was observed between facilities managers and IoT specialists. This was substantiated by a Spearman’s rank correlation coefficient of 0.79.

Originality/value

This study enriches the literature by combining practical insights from facilities managers with technical expertise from IoT specialists on the factors impacting IoT implementation in the Saudi Arabian FM sector. Beyond academic contributions, it provides practical insights for industry professionals, fostering a culture of knowledge-sharing and guiding future research in this field.

Abstract

Purpose

Indoor environmental quality (IEQ) in buildings has an impact on people’s health, productivity and comfort. Maintaining the highest possible IEQ level in complex buildings, such as health care, is difficult due to economic and organizational constraints. This study aims to categorize the vicinities in a typical health-care facility in terms of importance and criticality in relation to the various IEQ factors, as well as to develop an IEQ assessment procedure.

Design/methodology/approach

A comprehensive literature review, established standards and structured interviews with industrial hygiene professionals in health-care settings were used in this study. To test the applicability of the developed IEQ assessment procedure, a pilot study was conducted in an existing health-care facility.

Findings

This study categorized health-care facilities into various vicinities and discovered three respondents group had varying IEQ perceptions (facility managers, environmental health specialists and nurses). According to the findings, indoor air quality is the most important and dominant factor influencing overall IEQ in health-care facilities. The trial application of the framework shows that much work is needed to improve the level of response and readiness of facility management and occupants to allow for the effective use of the developed procedure.

Originality/value

Previous research did not include a detailed categorization of vicinities in health-care buildings based on IEQ requirements. The findings of this study will help to close this knowledge gap and guide facility managers and operators in recognizing the relative importance of different IEQ factors, maintaining functional requirements and identifying priorities when developing maintenance and operational procedures and allocating resources.

Abstract

Purpose

This paper aims to empirically investigate the effect of facility–maintenance service quality on tenants’ satisfaction and their subsequent willingness to pay higher rent in the National Capital Region (NCR), India.

Design/methodology/approach

The data for this study was collected from 1,692 tenants in NCR, India. SmartPLS4.0 was used to analyze the data using structured equation modeling.

Findings

The study findings indicate that all parameters of facility–maintenance service quality (tangibles, service personnel quality and empathy) positively impact tenants’ satisfaction. Further, satisfied tenants are willing to pay higher rentals. In addition, customer satisfaction partially mediates the relationship between facility–maintenance service quality and willingness to pay higher rent.

Research limitations/implications

The study extends evidence-based research in the service industry to provide empirical evidence that facility–maintenance service quality positively impacts customer satisfaction in real estate settings in emerging markets (India). This research will guide future researchers to explore other dimensions to support evidence-based research in real estate settings.

Practical implications

Based on the data collected online after personal interaction in residents’ meetings, the study findings provide significant insights for stakeholders such as policymakers, practitioners, landlords, associations and builders. With rising housing demand because of rural migrations toward urban or metro locations coupled with the government’s inability to expand the infrastructure simultaneously, the government has enhanced the role of public–private partnership (PPP) in housing development. The findings will help policymakers incorporate the service angle into key performance indicators in PPP contracts. Additionally, with rising competition in the housing sector, understanding these factors will help landlords and resident associations improve service quality standards, thus enhancing the residential societies’ word-of-mouth publicity and attracting high-paying residents.

Originality/value

To the best of author’s knowledge, this is a pioneer study to empirically investigate the impact of facility–maintenance service quality standards on tenants’ satisfaction and willingness to pay higher rent in a residential setting in India.
