Abstract

Purpose

The architecture, engineering and construction industry faces several challenges when performing life-cycle cost calculations. On the basis of activity theory, this study aims at improving our understanding of the current cost calculation in design practices as an activity system with a number of built-in contradictions.

Design/Methodology/Approach

Drawing on one of the authors’ practical experience from a design office, the research design comprises a paradigmatic case study of a Danish architecture firm, in which data are gathered through documents, observations, interviews and physical artefacts. Moreover, this paper applies a literature review on barriers for adopting life-cycle costing.

Findings

The paper identifies a number of primary, secondary, tertiary and quaternary contradictions between practices of design, cost calculations and data management. Thus, hypotheses are formulated on how and to what extent these different contradictions shape cost calculations in design practices to obstruct or support the application of life cycle costing principles in design.

Research Limitations/Implications

This study is part of an ongoing research project. Thus, additional analysis is required before the authors may conclude on final results.

Practical Implications

This paper identifies a number of factors that obstruct or support the implementation of life cycle costing in current design practices.

Originality/Value

This paper provides new insights into the various contradictions that shape data management in architectural offices as a prerequisite for improving life cycle design practices.

Abstract

Purpose

This article’s purpose is to develop The Model for Smart, Self-learning and Adaptive Resilience Building (SARB).

Design/Methodology/Approach

Products and patents of methods and systems analysis was carried out in the fields of BIM application, Smart, Self-learning and Adaptive Resilience Building. Based on other researchers’ findings, The SARB Model was proposed.

Findings

Analysis of the literature showed that traditional decisions on the informational modelling do not satisfy all the needs of smart building technologies owing to their static nature. The SARB Model was developed to take care of its efficiency from the brief stage to the end of its service life.

Research Limitations/Implications

The SARB Model was developed to take care of its efficiency from the brief stage to the end of its service life. The SARB Model does have some limitations: (1) the processes followed require the collection of much unstructured and semi-structured data from many sources, along with their analyses to support stakeholders in decision-making; (2) stakeholders need to be aware of the broader context of decision-making and (3) the proposal is process-oriented, which can be a disadvantage during the model’s implementation.

Practical Implications

Two directions can be identified for the practical implications of the SARB Model. The initial expectation is the widespread installation of SARB Model within real estate and construction organisations. Furthermore, development of the SARB Model will be used to implement the ERASMUS+ project, “Advancing Skill Creation to ENhance Transformation—ASCENT” Project No. 561712-EPP-1-2015-UK-EPPKA2-CBHE-JP.

Originality/Value

The practical implications of this paper are valuable.

Abstract

The purpose of this chapter is to investigate the adoption and use of building information modelling (BIM) for residential real estate development in Nigeria (using Lagos as a case study), with a view to providing information towards improving BIM uptake, which could enhance sustainable housing delivery in the country. A quantitative research methodology was adopted involving the use of questionnaire survey to collect primary data. The data were obtained from private real estate developers in Lagos State. The self-administered questionnaire was distributed to all the 72 active real estate developers in the study area, and the response rate was 62.5%. The collected data were analysed using statistical tools such as frequency and percentages, mean rating and chi-square. The results revealed a low level of awareness and usage of the transformative and contemporary BIM technology (6D BIM version) by real estate developers. It was established that the 2D and 3D BIM traditional versions were the most utilised across the phases of real estate development process. It was also found that the level of BIM utilisation has a significant relationship with the age and asset base of the real estate developers. The chapter concludes by advocating increase in the asset base and organisational profile of real estate developers to enhance BIM adoption, especially, the 6D BIM, which could facilitate sustainable real estate development.

Abstract

In recent years, sustainability considerations in the real estate sector have moved from being a niche market phenomenon to a mainstream trend. The movement has been accompanied by a shift in the industry’s perception of sustainable buildings. Traditional cost-saving goals are now complemented by a growing interest in the potential for sustainable buildings to tackle broader economic and social sustainability challenges as well as issues related to health and well-being. The real estate industry is increasingly expected to adapt its strategies to incorporate new and more stringent environmental and urban development requirements, to cater to shifting demographics, and to utilize new advancements in construction processes and materials. This chapter explores recent research on sustainable real estate and highlights some of the newest trends in the market. The chapter then examines how policy and technological advancements can enable real estate developers to tackle environmental, social, and economic sustainability challenges. This will be exemplified through a focus on carbon taxation and timber construction. Based on these case studies, the chapter illustrates how today’s sustainable real estate sector – marked by its move beyond a focus on cost savings – requires for building practices to be strongly rooted in global, sustainable development policies.

Abstract

This empirical chapter contributes to international business (IB) research on the United Nations’ sustainable development goals (SDGs) by opening a new research trajectory on sustainable headquarters (HQ) buildings. This multidisciplinary study conceptualizes the notion of a sustainable HQ based on a case study and three streams of literature – research on HQs, sustainable office design and the SDGs in IB. It offers a novel angle to prior research on HQs that has largely focused on their functional roles. While IB scholars are increasingly embracing the SDGs, limited attention has been devoted to SDG 11, “sustainable cities and communities.” This chapter draws on a real-time, longitudinal, single case study of a Nordic multinational in renewable products. The authors adopt a future-facing, phenomenon-based approach to envision and reimagine the modern wooden corporate HQ building on a culturally sensitive site in the heart of Helsinki, Finland. The findings emphasize the environmental, social, economic and cultural considerations of HQ buildings. By combining HQ premises with commercial spaces, and by opening the building to citizens, sustainable HQ buildings create a lively city space and increase urban social cohesion. The use of wood as a construction material and the application of design principles that promote human–nature relationships, have a positive impact on climate and human health. By focusing on the physical building, the authors aim to change the way IB scholars understand and study the role of HQ as a part of sustainable cities.

Abstract

The United Nations (UN) sustainable development goals (SDGs) that became effective at the commencement of January 2016 constitute a global community agreement calling for action to end poverty, protect the planet and ensure that all people enjoy peace and prosperity. This chapter looks at the nexus between real estate (RE) and SDGs by investigating the extent to which Ghana's RE sector incorporates, especially, environmental sustainability principles from the design and construction stages to occupation, operation and activities aimed at helping to solve the problem of climate change, thereby, contributing to achieving the SDGs. The chapter is theoretical and, therefore, heavily reliant on critical review of relevant extant literature. The chapter has shown that RE cuts across virtually all the sectors that contribute greenhouse gas (GHG) emissions, which over the years have generally been increasing. Only a few buildings in both the private and public sectors (six located in three of the 16 administrative regions in the country) are officially classified as green based on three sustainability-rating systems currently used in the country, which suggests that the uptake of green building technologies (GBTs) is rather low leading to the conclusion that at the moment, the RE sector is not contributing much towards the attainment of the SDGs. However, it may be the case that there are buildings, which are sustainable in one form or the other, but because they have not been officially certified, they are not regarded as green – employing the services of the sustainability-rating agencies to certify buildings involve significant costs that might serve as a barrier in accessing their services. Thus, there is the need for country-wide, large-scale studies that systematically investigate the uptake of GBTs in the private and public RE sectors (not necessarily based on using the rating systems) as that may reveal the actual uptake of GBTs and what can be done policy-wise based on the outcomes of such studies.

Abstract

This chapter discusses the profound and influential impact the construction industry has on the national economy, together with the huge negative effect it has on the environment. It argues that by adopting smart and industrialised prefabrication (SAIP), the Australian construction industry, and the construction industry globally, is well positioned to leverage the circular economy to advance future industries with less impact on our natural environment. It discusses aspects of the application of digital technologies, specifically building information modelling, virtualisation, augmented and virtual reality and 3D printing, coupled with reverse logistics as a proponent for advancing the circular economy through smart, digitally enabled, industrialised prefabrication. It further postulates a framework for SAIP for the circular economy.
