Abstract

Purpose

This study aims to evaluate the perception of the local experts and end users on the drivers, barriers and strategies to the use of alternative building technologies (ABTs), with a focus on sandbag building technologies (SBTs) in the provision of sustainable housing in South Africa towards improving the public's understanding of SBTs.

Design/methodology/approach

This research adopted a qualitative approach that used focus group meetings as the primary data collection method for this study. This study's focus group participants comprised ABT experts and end users of ABT houses in South Africa who were selected using a convenient sampling technique. The data were recorded, transcribed verbatim and analysed using NVivo 11 software.

Findings

This study found that the perceived drivers to using ABTs such as SBT comprise sustainability, affordability, job creation potentials, fire-resistant and earthquake resistance. This study revealed strategies for the SBTs, including awareness, building sandbag prototypes across cities and training.

Practical implications

This study's findings have practical implications for the practice and praxis of ABT implementation and uptake in South Africa. This study provides a framework for broadening the worldwide understanding of use and uptake of SBTs to provide sustainable and affordable housing.

Originality/value

This study adds significantly to the limited body of knowledge on ABTs, focusing on sandbag houses. Consequently, the findings provide policymakers with information on the expert and end-user perspectives on the barriers and strategies to using ABTs.

Abstract

Purpose

Sandbag building technologies (SBTs) have been offered as a cost-effective and sustainable alternative building technology (ABT) capable of accelerating house construction in South Africa, but its acceptance remains low. However, knowledge about how to effectively improve SBT social acceptance is limited. This study aims to develop and prioritise SBT social acceptability strategies towards providing a comprehensive framework for the successful deployment and widespread adoption of sandbag technology.

Design/methodology/approach

This study used a quantitative research strategy that included a literature review and a structured questionnaire survey of 228 ABT professionals and stakeholders in the South African housing industry. The study statistically analysed 13 strategies for the social acceptance of SBT.

Findings

The analysis showed that the top three strategies include the availability of sandbag demonstration projects in all provinces, the approval of a sandbag building code and the availability of standard design methods for earthbags. A factor analysis clustered the 13 strategies into Stakeholders integration and policy formation, Effective education and knowledge sharing and Grassroots advocacy and incentives.

Practical implications

The current study’s findings provide a broad framework for the effective implementation and wide acceptance of sandbag technology in housing projects. It offered certain best practices that policymakers and practitioners might use to promote ABT and SBT societal acceptability.

Originality/value

To the best of the authors’ knowledge, the study represents the first and only attempt to investigate the viewpoints of experts and housing market stakeholders in South Africa regarding sandbag technology social acceptance strategies and contributes to the social acceptance body of knowledge in ABT and SBT.

Abstract

Purpose

Though alternative building technologies (ABTs) have been encouraged to address accessible and affordable issues in low-cost housing (LCH) provision, their adoption is still overwhelmed with encumbrances. The encumbrances that hinder ABT adoption require an in-depth study, especially in developing countries like Nigeria. However, studies regarding ABT and its role in improving Nigeria's LCH to achieve Sustainable Development Goal (SDG) 11 are scarce. This research investigates encumbrances to ABT adoption in Nigeria's LCH provision and suggests feasible measures to prevent or reduce the encumbrances, thereby improving achieving SDG 11 (sustainable cities and communities).

Design/methodology/approach

This research utilised qualitative research and adopted a face-to-face interview as the primary data collection. The interviewees comprised ABT practitioners and end users in Nigeria who were chosen by a convenient sampling technique. The study's data were analysed manually through a thematic approach.

Findings

This study shows that stakeholders should embrace ABT in LCH provision to improve achieving SDG 11 in Nigeria. Also, it clustered the perceived 20 encumbrances to ABT adoption in LCH provision into government/policymaker, housing developers/building contractors, ABT users and ABT manufacturers-related issues in Nigeria's context. This study suggested mechanisms to mitigate encumbrances to ABT adoption in LCH provision, thereby improving achieving SDG 11.

Originality/value

This research adds to the limited literature by analysing ABT adoption encumbrances in Nigeria's LCH provision, which could assist policy formulation for the uptake of ABT in LCH provision and improve achieving Goal 11.

Abstract

Purpose

China is a large country with different regions due to regional differences and project characteristics, and the selection of prefabricated building technology according to local conditions is the key to its sustainable development in China. The purpose of this paper is to develop the suitability evaluation system of prefabricated building technology from the perspective of the suitability concept and to analyze the selection path of prefabricated building technology and to provide a reference for selecting and developing prefabricated building technology schemes that meet regional endowments.

Design/methodology/approach

Based on relevant literature, technical specifications, and standards, this paper constructs an index system for analyzing the technical suitability of prefabricated buildings. It includes 23 indicators, 7 dimensions, and 3 aspects through the semantic clustering method. Following this, the comprehensive weight of each index is determined using the order relation method (G1) and the continuous ordered weighted averaging (COWA). The selection of technical schemes is comprehensively evaluated using Visekriterjumska Optimizacija Ikompromisno Resenje (VIKOR) and Fuzzy Comprehensive Evaluation Method.

Findings

 (1) The technical suitability of prefabricated buildings is influenced by 7 core factors, such as adaptability of resources and environment, project planning and design level, and economic benefit; (2) When selecting the appropriate technology for prefabricated buildings, economic suitability should be considered first, followed by regional suitability, and then technical characteristic; (3) The prefabricated building technology suitability evaluation model constructed in this paper has high feasibility in the technical suitability selection of the example project.

Research limitations/implications

The comprehensive evaluation model of prefabricated building technology suitability constructed in this paper provides technical selection support for the promotion and development of prefabricated buildings in different regions. In addition, the model can also be widely used in areas related to prefabricated building consulting and decision-making, and provides theoretical support for subsequent research.

Practical implications

This study provides a new decision support tool for prefabricated building technology suitability selection, which helps decision makers to make more rational technology choices.

Social implications

This study has a positive impact on the advancement of prefabricated building technology, the improvement of construction industry standards, and the promotion of sustainable development.

Originality/value

The contribution of this study is twofold: (1) Theoretically, this paper provides technical evaluation indicators and guidelines for provincial and regional governments to cultivate model cities, plan industrial bases, etc. (2) In practice, it offers project-level appropriate technology system solutions for the technology application of assemblers in various regions.

Abstract

Purpose

Offsite construction (OSC) is a modern method of construction (MMC) that involves manufacturing and assembly of buildings. Industry 4.0-driven technological advancements have accelerated OSC uptake causing many skilled construction workers requiring re-skilling or up-skilling. Quantity surveyors currently play an important role throughout a construction project life cycle, and hence, their knowledge on OSC projects is vital for the continuity of quantity surveying (QS) profession. The purpose of this paper is to critically review QS education in an OSC perspective and to propose strategies for up-skilling.

Design/methodology/approach

This research includes a detailed literature review of QS and OSC to evaluate how OSC affects the QS profession. Publicly available information on the university websites on accredited QS and construction management degrees was reviewed to identify OSC and MMC references, specifically the content listing and learning outcomes.

Findings

Out of the 315 degrees offered by 157 universities, only 69 degrees in 32 universities refer to OSC or MMC. OSC concept is explicitly referred in subjects related to construction technology, production management, lean construction, digital construction and MMC. As such, the research suggests including lean production principles, OSC techniques and design philosophies such as design for manufacture and assembly be added to the QS curricula.

Research limitations/implications

This research is a comprehensive desktop study that does not involve empirical data-based evaluation. Research findings inform strategies to improve QS education and professional competencies.

Originality/value

To the best of the authors’ knowledge, this paper is the first of its kind that evaluates accredited QS degrees and learning requirements in an OSC perspective.

Abstract

Purpose

Despite advancements in construction digitalisation and alternative building technologies, cost overrun is still a challenge in the construction industry. The inflation rate is increasing, especially in developing countries, and is critical in cost overrun matters. It can deviate construction built-up rate components. This may thwart improving construction-related Sustainable Development Goals (SDGs). Studies concerning the impact of the inflation rate on construction-related SDGs are scarce in developing countries, including Nigeria. The study investigated the impact of inflation on Nigeria’s construction projects and their outcome on SDGs and suggested possible ways to improve achievement of construction-related SDGs and their targets.

Design/methodology/approach

The researchers employed a qualitative research design. This is because of the study’s unexplored dimension. The researchers engaged 35 participants across major cities in Nigeria via semi-structured virtual and face-to-face interviews. The research utilised a thematic method for collated data and accomplished saturation.

Findings

Findings reveal that the impact of inflation on construction projects, if not checked, could hinder achieving construction-related SDGs in Nigeria. This is because of the past three years of hyperinflation that cut across major construction components. It shows that the upward inflation rate threatens achieving construction-related SDGs and proffered measures to mitigate inflation and, by extension, enhance achieving construction-related SDGs. This includes a downward review of the Monetary Policy Rate, control of exchange rate volatility and addressing insecurity to restore FDIs and FPIs confidence.

Originality/value

Besides suggesting possible solutions to mitigate hyperinflation on construction components to improve achieving construction-related SDGs, findings will stipulate government policymakers put measures in place through favourable fiscal and monetary policy implementation and encourage moving from a consumption to a production nation.

Abstract

Purpose

Built environments are highly vulnerable to climatic disasters such as extreme floods, droughts and storms. Inaccurate decisions in adopting emerging construction technologies can result in missed opportunities to improve the resilience of built environments. Therefore, understanding the effectiveness of emerging construction technologies in improving built environment resilience can help in making better strategic decisions at the national and organizational levels. This study aims to evaluate the effectiveness of Construction 4.0 technologies in improving built environment resilience.

Design/methodology/approach

A list of Construction 4.0 technologies was adopted from a national strategic plan. Then, the data were collected using the fuzzy technique for order preference by similarity to ideal solution technique from selected built environment experts to determine the relative effectiveness of Construction 4.0 technologies in improving built environment resilience.

Findings

Six Construction 4.0 technologies are critical in improving built environment resilience (in rank order): building information modeling, autonomous construction, advanced building materials, big data and predictive analytics, internet of Things and prefabrication and modular construction. In addition, adopting Construction 4.0 technologies collectively is crucial, as moderate to strong connections exist among the technologies in improving built environment resilience.

Originality/value

To the best of the authors’ knowledge, this is one of the first papers that evaluate the effectiveness of Construction 4.0 technologies in improving built environment resilience. Industry professionals, researchers and policymakers can use the study findings to make well-informed decisions on selecting Construction 4.0 technologies that improve built environment resilience to climatic disasters.

Abstract

Purpose

Contemporary construction techniques provide benefits of speed and cost savings on a large scale, and is viable in urban regions with exorbitant housing demand. In rural areas, where scale and access to technology are unavailable, locally prevalent vernacular architecture and methods are more suitable. Although vernacular construction techniques have historically proven more sustainable and climate-sensitive, the lack of skilled labour and lack of versatility in material selection limits its application on large-scale projects. This study explores the choice of building design and technology, from the context of embodied energy, carbon and other life cycle impacts for housing construction.

Design/methodology/approach

Life cycle assessment (LCA) that evaluates impacts due to the products/processes is used to analyse different construction techniques. Further a detailed estimation of embodied carbon and embodied energy is done for both “vernacular” and “contemporary” choices of construction methodology for a case study project.

Findings

The building constructed using vernacular techniques has lower embodied carbon and energy by over 30% compared to the other clusters designed using contemporary confined masonry techniques. However, with a few external interventions the contemporary methods can be implemented with improved sustainability.

Research limitations/implications

The limitation of the study is that it presents a case study-based exploration into comparing construction techniques to provide a practical understanding of making sustainable design choices and, hence, is limited to two construction methods. However, the same method could be extended to compare other construction techniques. Furthermore, it does not present a whole building LCA since the operating phase impacts are assumed to be fairly constant for such housing type, irrespective of the chosen method. Similarly, the demolition phase or the potential of reuse of the waste generated, water consumption and cultural and social heritage are not investigated in comparing the alternatives. Nevertheless, future studies could perform extensive exploratory and modelling studies on the operation phase and demolition phase to understand these impacts further.

Practical implications

In mass housing projects that belong to the so-called “affordable housing” or low-income housing category, sustainability concerns are not yet at the forefront of the decision-making process. Therefore, this study emphasizes the importance of incorporating sustainability into building design and construction and making sustainability accessible to even low-income communities. Adequate planning, social awareness initiatives and imparting skills and knowledge of sustainability to these communities are of utmost importance. The choice of design and materials should be encouraged by keeping in mind lower upfront costs as well as low maintenance and operational costs.

Social implications

The primary implications of the study are that the vernacular technologies are much superior in terms of sustainability in comparison to conventional construction of RCC framed structures as well as contemporary construction methods such as confined masonry. However, the implementation of such techniques presents significant challenges such as a lack of skilled forces, increased maintenance and lack of flexibility to minor modifications. Hence, although being a sustainable choice its acceptance and execution present practical difficulties. Therefore, this study primarily aims to reinforce the belief in vernacular architecture and techniques to build sustainable and resilient communities while highlighting the challenges of the modern world in implementing them.

Originality/value

Most studies advocate using construction methods based on their ease of implementation, maintenance or cost. However, this study highlights the importance of considering the aspect of sustainability in the context of the choice of methods for housing construction in urban and semi-urban areas. This study also addresses the need not to overlook vernacular construction technologies while selecting technology for housing for low-income communities.
