Abstract

Purpose

The purpose of this study is to systematically analyse and synthesise the existing research published on offsite manufacturing/construction. The study aims to highlight and associate the core elements for adopting the offsite concept in different construction contexts. This ultimately facilitates the enhancement of the offsite uptake.

Design/methodology/approach

The research study was carried out through a systematic literature review (SLR). The SLR was conducted to identify and understand the existing themes in the offsite research landscape, evaluate contributions and compile knowledge, thereby identifying potential directions of future research. The grand electronic databases were explored to gather literature on the offsite concept, lean and agile principles and simulation. A total of 62 related articles published between 1992 and 2015 have been included in this study. The relevant literature was systematically analysed and synthesised to present the emerging offsite themes.

Findings

The descriptive and thematic analyses presented in this paper have identified related offsite research studies that have contributed to setting a firm foundation of the offsite concept in different construction contexts. Each of the 62 articles was examined for achieving the aim and objectives of this study, the method of data collection and coverage of offsite themes. The results of the analyses revealed that the articles mostly provide information on the offsite concept and its definitions (53 per cent) and offsite barriers and/or drivers (27 per cent). However, limited attention has been paid to the integration of lean and agile principles (13 per cent) and simulation (7 per cent) within the offsite concept, which are therefore more open to research within the offsite concept.

Research limitations/implications

The literature review highlights the main themes and components of the offsite construction concept. This forms a solid basis and motivation for researchers and practitioners to build on to enhance the uptake of the offsite concept in different contexts. This study also presents a research roadmap within the offsite concept, along with a recommendation for further research to be conducted using the research framework proposed in this study. The framework could lead to validation of using simulation to integrate lean and agile principles within the offsite concept.

Originality/value

This paper presents a systematic review of the literature related to offsite construction in different contexts. The emerging components, that is, offsite definitions, drivers and/or barriers, lean and agile principles and simulation have been highlighted and discussed thematically. A research framework that enables pursuit of the integration of lean and agile principles offsite through the lens of simulation has been proposed. The framework is expected to open up new opportunities on the effectiveness of offsite development in different contexts.

Abstract

Purpose

The purpose of this paper is to evaluate the accuracy of life cycle cost analysis (LCCA) for institutional (higher education) buildings as a predictor of actual realised facility costs.

Design/methodology/approach

Research methodology includes a comprehensive literature review to identify issues, best practices and implementation of LCCA in the construction industry. A case study was conducted to evaluate the accuracy of LCCA in predicting facility costs.

Findings

Notwithstanding the benefits of LCCA, its adoption has been relatively slow for institutional buildings. The case study revealed that the average difference between estimated and actual construction cost is 37 per cent, whereas the average difference between the actual and estimated maintenance cost is 48 per cent. There is an average difference of 85 per cent in the actual and estimated administration cost.

Research limitations/implications

While limited to a few buildings, the case study underscores that LCCA methods should not be used for cost predictions of facility performance but rather for comparing total costs of alternative building features and systems, as well as building types. Sensitivity analysis also revealed that the selection of a discount rate would have less impact on recurring costs estimates compared to non‐recurring cost estimates. Facilities managers' involvement in LCCA technique developments and implementations will likely improve its performance during programming phases.

Practical implications

The value of LCCA procedures is limited as a predictor of actual realised facility costs. Educational institutions can use the methods described in this paper to replicate the study and arrive at their own conclusions regarding the LCCA techniques and their potential use in programming stages.

Originality/value

The paper evaluated the accuracy of LCCA for institutional buildings and the potential of LCCA as an asset management tool for institutional buildings and provided suggestions to improve its adoption in facilities management.

Abstract

Purpose

The purpose of this paper is to present a case study that considers the links between cost avoidance, lean design, and sustainability in relation to two different library projects at University of Alberta Libraries (UAL) – the design of the Research and Collections Resource Facility and the development of new fee-based library services at UAL’s John W. Scott Health Sciences Library.

Design/methodology/approach

This case study describes the analysis of each project’s workflows in relation to lean design in order to enhance processes and service delivery.

Findings

Findings to date in both of these ongoing projects suggest that consideration of the lean philosophy has already led to process and service improvements. With regard to the new building design project, revised task design is already resulting in significant savings in staff time, and work space. And the staffing model for fee-based specialized services has already been redesigned, an alignment with lean principles.

Research limitations/implications

While this paper does discuss and define lean design, it does not provide a comprehensive summary of research in this area.

Originality/value

This paper highlights the value of lean design as a framework for designing, developing, and reviewing academic library buildings, services, processes, and workflows to ensure they are sustainable.

Abstract

Purpose

The construction industry sector is developing rapidly, especially with the increasing pace of the Fourth Industrial Revolution in this sector. Construction projects can benefit from greater integration and collaboration between their technologies and processes to reap the advantages and keep pace with the recent significant technological and managerial techniques developments. Therefore, this study aims to delve into and investigate building information modeling (BIM) and Lean Construction (L.C.) with a concentration on the potential BIM–lean interactions synergy and integration in the Jordanian construction industry.

Design/methodology/approach

This study takes exploratory nature, followed by the deductive research approach, and is designed to be a mono-quantitative research methodology. Moreover, the sampling technique is non-probability convenience sampling, and the research strategy is implemented through a questionnaire used and analyzed by using Statistical Package for Social Science to conduct descriptive and inferential statistical analysis and verify the reliability and validity through proper tests.

Findings

The BIM–lean interactions synergy and integration findings revealed that eliminating waste (time, cost, resources), promoting continuous improvement (Kaizen) and standardizing as lean construction principles are the most significant and agreeable toward achieving BIM–lean interactions synergy. On the other hand, “High 3D Visualization Modelling” was the most significant BIM function, followed by “Rapid and Auto-Generation of Documents and Multiple Design Alternatives” and “Maintenance of Information and Design Model Integrity.” Moreover, based on the relative importance index (RII) values, “Lack of Technical Expertise in BIM-LEAN” is the most significant challenge with a 0.89 value of RII, followed by “Lack of Government Direction and Standard Guidelines” with a 0.88 value of RII and “Financial considerations” with a 0.83 value of RII.

Originality/value

This study will help provide a new detailed overview that investigates the effects and expected benefits of integrating BIM processes and technological functionalities with lean construction principles within a synergetic environment. Moreover, the study will increase the awareness of using new technologies and management approaches in the architectural, engineering and construction industry, seeking to achieve integration between these technologies to reach ideal results in terms of the outputs of construction operations.

Abstract

Purpose

The purpose of this paper is to identify and theoretically explain the general barriers to adopting lean construction practices in the construction industry regardless of the country or the company size or specialization, and to suggest future research studies in this field.

Design/methodology/approach

Systematic literature review was conducted to identify and explain the list of the barriers from scientific sources that were published before May 2018.

Findings

Twenty-nine barriers were identified and explained, and a proposed model to classify the sources of the barriers was chosen. Seventeen barriers were classified as internal environment-related barriers, five were labor-related, three were materials-related and four were exogenous barriers. In addition, some directions for the future research studies were suggested.

Research limitations/implications

The barriers that are related to the advanced levels of lean construction (LC) implementations, to a specific location or to a specific LC tool were excluded.

Originality/value

This review will help to increase the understanding of the new concept of LC and might help to encourage the adoption of LC practices. Also, it might be useful for identifying the strategies to achieve successful application of these practices.

Abstract

Purpose

The highest number of accidents in proportion to the employment rate is found in construction industry among all industries in Pakistan. The purpose of this paper is to identify and prioritize the contributory factors of accident causation that can significantly reduce the rate of accident in the construction industry.

Design/methodology/approach

In total, 32 contributory factors of accident causation were identified through a triangulation strategy comprising eight face-to-face semi-structured interviews with the academic and industry experts coupled with a comprehensive literature review. Delphi survey was then conducted among the four respondent groups (clients, contractors, safety official and academia) to prioritize these factors. A consensus was achieved among the respondent groups after conducting two rounds of Delphi survey. Finally, the results were validated using the technique of inter-rater agreement (IRA) analysis.

Findings

All the shortlisted accident causation factors were graded as “important” to “extremely important”. Moreover, a “moderate” to “strong level” agreement was developed among the respondent groups. The three most significant factors were highlighted as “poor enforcement of safety rules and regulations by the Government agencies”, “insufficient allocation of safety budget and safety incentives by the client”, and “insufficient provision of safety training and resources by the contractor”.

Practical implications

The findings will help the key stakeholders to prioritize their energies towards achieving zero accident in the construction industry. Moreover, addition of academic experts as one of the respondent groups will enhance the linkages between the academia and the industry practitioners.

Originality/value

Besides highlighting the underlying causes of construction accidents in Pakistan, a detailed methodology is presented in this study for the analysis and validation of the Delphi survey data, which can be extrapolated in other regions and industries for elements prioritization. The findings of the study can also be generalized for other developing countries having similar work environment. The results validation through the use of IRA analysis is an addition to the field of construction safety research. The study also authenticates the applicability of IRA analysis to assess the agreement level among the respondents.
