Abstract
Purpose
This paper aims to examine the behavior of “rational” residential developers, under game theory, for their pricing strategy in a competitive environment.
Design/methodology/approach
Results show that residential developers cooperate implicitly for long-term benefit, leading to a slow-down in sales. Developers are motivated to deviate from cooperating at the beginning and at the end of successive periods in a sub-market. Relatively high profits, earnable in the first few periods, provide an allowance to undercut prices and improve sales. For the last few periods, the punishment for any deviation from cooperating is insignificant or zero. Note that the first-mover advantage in a new market is evident. On the effect of uncertainty on the developer’s residential prices, results show that as uncertainty increases, prices decrease while price variability increases.
Research limitations/implications
This study highlights the merits of a uniquely simplified experimental research design for the strategic behavioral pricing of the private residential development market using a game theoretic approach.
Practical implications
This study enhances the understanding of the residential development strategy of developers in the residential development market.
Originality/value
There is limited research on pricing strategy for the private residential development market in Asia.

Abstract
Purpose
The goal of this research is to demonstrate micro‐electro‐mechanical systems (MEMS)‐based transducers for aircraft maneuvering. Research in wind tunnels have shown that micro‐actuators can be used to manipulate leading edge vortices found on aerodynamic surfaces with moderate to highly swept leading edges, such as a delta wing. This has been labeled as the MEMS vortex shift control (MEMS‐VSC). The work presented in this paper seeks to detail the evolution of real‐world flight tests of this research using remotely piloted vehicles (RPVs).
Design/methodology/approach
Four different RPVs were constructed and used for flight tests to demonstrate the ability of using MEMS devices to provide flight control, primarily in the rolling axis.
Findings
MEMS devices for high angle‐of‐attack (AOA) turning flights have been demonstrated and the paper finds that the success of a complex project like the MEMS‐VSC requires the marriage of basic science expertise found in academia and the technical expertise found in industry.
Research limitations/implications
Owing to the need to test fly the RPVs at low altitudes for video documentation while performing high AOA maneuvers, the attrition of the RPVs becomes the dominant factor to the pace of research.
Practical implications
MEMS sensors and actuators can be used to augment flight control at high AOA, where conventional control surfaces typically experiences reduced effectiveness. Separately, the lessons learned from the integration efforts of this research provide a potentially near parallel case study to the development of ornithopter‐based micro aerial vehicles.
Originality/value
This is the only research‐to‐date involving the demonstration of the MEMS‐VSC on real‐world flight vehicles.

Abstract
Man has been seeking an ideal existence for a very long time. In this existence, justice, love, and peace are no longer words, but actual experiences. How ever, with the American preemptive invasion and occupation of Afghanistan and Iraq and the subsequent prisoner abuse, such an existence seems to be farther and farther away from reality. The purpose of this work is to stop this dangerous trend by promoting justice, love, and peace through a change of the paradigm that is inconsistent with justice, love, and peace. The strong paradigm that created the strong nation like the U.S. and the strong man like George W. Bush have been the culprit, rather than the contributor, of the above three universal ideals. Thus, rather than justice, love, and peace, the strong paradigm resulted in in justice, hatred, and violence. In order to remove these three and related evils, what the world needs in the beginning of the third millenium is the weak paradigm. Through the acceptance of the latter paradigm, the golden mean or middle paradigm can be formulated, which is a synergy of the weak and the strong paradigm. In order to understand properly the meaning of these paradigms, however, some digression appears necessary.

Abstract
Purpose
Literature on teacher leadership highlights a significant gap in understanding the role of teacher leaders (TLs) as entrepreneurs. This research aims to bridge this gap by examining the multifaceted entrepreneurial dimension of teacher leadership. It specifically focuses on providing a comprehensive profile of these leaders and assessing their perceived influence on teachers’ outcome, which are important for improving school performance.
Design/methodology/approach
A two-step clustering procedure was utilized to discern profiles of teacher leaders’ entrepreneurial behaviours, sampling 586 participants in a teacher leader training program. To assess mean differences in relation to perceived influence on teacher outcomes (i.e. job satisfaction, intrateam trust and innovative teaching practices) among these clusters, two-way contingency table analysis and MANOVA were conducted.
Findings
We identified three teacher-leader profiles: congenial facilitators, champion-leaders and executors. Our findings reveal the unique strengths and weaknesses of each profile and their contributions to job satisfaction, intrateam trust and innovative teaching practices.
Originality/value
This study is innovative in its detailed examination of teacher leadership through the lens of Teacher Entrepreneurial Behaviour (TEB), providing new perspectives on the intricate relationships between teacher leaders' TEB and their perceived influences. This deeper insight emphasizes the important role of entrepreneurial behaviours within teacher leadership, suggesting new directions for further research and development in educational leadership practices.

Abstract
Purpose
This study investigates teachers' perceptions of how school conditions influence their motivation for opportunity recognition. It uses discovery theory as a theoretical lens to understand the dynamics of entrepreneurial teachers' knowledge and alertness in responding to school conditions.
Design/methodology/approach
Using a multi-case study approach, in-depth interviews were conducted with participants in three schools highlighting similarities and differences in their conditions of empowering entrepreneurial teachers to discover opportunities.
Findings
The results indicate that four school conditions facilitate entrepreneurial teachers to discover opportunities, namely, a rigorous working environment, a trusting and opened culture, extensive communication networks and rewarding work conditions.
Originality/value
These findings further underscore the use of discovery theory in educational contexts showing that entrepreneurial teachers are in an active mode of searching for opportunities. Specific ways through which teachers can better recognize opportunities for school improvement are included.

Abstract
Purpose
Hong Kong has undergone a rapid transformation from a small fishing village to one of Asia's top commercial cities. With the booming economic development that it has undergone, heritage has been criticised as largely neglected. To respond to this criticism proactively, the local government introduced a “Revitalising Historic Buildings through Partnership Scheme” which is considered an innovative social public‐private partnership initiative. However, it is still early stages and the effectiveness of this scheme is yet to be evaluated. The purpose of this paper is therefore to evaluate the success of this innovative scheme by means of a case study.
Design/methodology/approach
The case study approach has been adopted to analyse the effectiveness of this scheme. The Mei Ho House is a Grade I listed building marking the history of early public housing in Hong Kong. This project was studied thoroughly by looking at the historical background, the selected service provider, project details, historical significance, social benefits and public opinion.
Findings
The findings indicate that the scheme has been implemented effectively to revitalize historical buildings such as Mei Ho House. Efforts have been made to preserve these buildings into innovative use, uplift local culture and social benefits. In addition, an effective partnership arrangement between the public and private parties has been established.
Originality/value
The analyses will help to assess whether the proposed scheme has been successfully implemented. As a result, the suitability of using this scheme for future projects in Hong Kong or even other jurisdictions will be recommended. The proposed scheme will be an innovative and alternative approach for preserving and restoring historical buildings if proved to be feasible.

This paper reviews the strategic responses of successful local Chinese banks (LCBs) in the changeable Hong Kong banking sector over the past decades. Given the mixed outlook of the industry resulting from the handover of sovereignty, financial internationalization, and regional and domestic economic developments, this paper also discusses the benefits of using strategic alliance as a means for LCBs to meet current and future challenges. Based on case reviews, the paper demonstrates the values of strategic management concepts for small banks to cope with an externally oriented and politically uncertain operating environment.

Examines the state of the art over the 1979‐97 period, with particular emphasis on the topics that have been researched, the extent of the theory development in the field and the methodologies used in conducting research. Uses content analysis to review 75 relevant articles. Suggests that, while a considerable breadth of topics have been researched, there remains much to be done, there is further room for theoretical development in Chinese consumer behaviour studies; and the methodologies used need improvement and further refinement.

Purpose
This paper seeks to argue that racially discriminatory zoning in Colonial Hong Kong could have been a form of protectionism driven by economic considerations.
Design/methodology/approach
This paper was based on a review of the relevant ordinances, literature, and public information, notably data obtained from the Land Registry and telephone directories.
Findings
This paper reveals that many writings on racial matters in Hong Kong were not a correct interpretation or presentation of facts. It shows that after the repeal of the discriminatory laws in 1946, an increasing number of people, both Chinese and European, were living in the Peak district. Besides, Chinese were found to be acquiring land even under the discriminatory law for Barker Road during the mid‐1920s and became, after 1946, the majority landlords by the mid‐1970s. This testifies to the argument that the Chinese could compete economically with Europeans for prime residential premises in Hong Kong.
Research limitations/implications
This paper lends further support to the Lawrence‐Marco proposition raised in Environment and Planning B: Planning and Design by Lai and Yu, which regards segregation zoning as a means to reduce the effective demand of an economically resourceful social group.
Practical implications
This paper shows how title documents for land and telephone directories can be used to measure the degree of racial segregation.
Originality/value
This paper is the first attempt to systematically re‐interpret English literature on racially discriminatory zoning in Hong Kong's Peak area using reliable public information from Crown Leases and telephone directories.
