Shany Jalal, Promoter and Managing Director of Servicecare Pvt. Ltd., and the protagonist of the case proud owner of Servicecare Pvt. Ltd. reminisced the circumstances that drove her to start the business venture in Bangalore, India. At the age of 17, a personal setback instilled in Shany a strong desire to become self-reliant and independent. Backed with a degree in hotel management and a meager loan amount of INR 10,000 provided by her father on certain terms and conditions, Shany deep dived into the soft facility management sector business way back in the year 1999 and since then there has been no turning back. Today, Shany Jalal is proud that her venture by starting a proprietorship company “Service Care”, and later converted it into a Private Limited Company, “Servicecare Private Limited” in 2011. Shany Jalal was proud that her venture is a name to reckon with in Bangalore. She has had a team of 4,200 employees, which operates Pan India, providing top-notch corporate cleaning solutions. Her motto was not to compromise on quality and she continues to provide the highest level of service to her esteemed clients, some of them even dating back to the days of inception. Her determination powered by a strong value system is what keeps the company a cut above the rest. Being in the soft facilities management service for almost 20 years, Shany Jalal feels she has achieved her dream. Today, she is a highly successful woman entrepreneur. As she retraces her career path, she owes her success earned through years of dedication, commitment, hard work and timely intervention of some kind-hearted individuals. Since 2011, the company witnessed an average growth of 41% year on year. Though there was stiff competition from domestic and multinational property management companies, Shany sailed through. However, in the global pandemic of 2020, when her business was impacted, Shany realized that to sustain organizational growth, she had to integrate technology with service. She contemplated ways and means of integrating technology with services to meet the clients’ demands. However, Shany believes that to sustain organization growth, technology must be integrated with service. She is currently contemplating ways to introduce and integrate technology with services to efficiently and effectively meet clients’ demands.

Expected learning outcomes

1. Understand the gender issues in India and its impact on women entrepreneurs. 2. Analyse the ecosystem that supports supported women entrepreneurs in creating a new venture. 3. Identify the leadership traits and style, entrepreneurial competencies and capacities of the women entrepreneur in this case. 4. Recognize the challenges faced by women entrepreneurs in the facilities management business sector. 5. Explore various options of integrating technology to improve facilities management services provided to the clients.

Social implications

Shany was able to face the challenges that came her way successfully with grit and courage. She was able to expand her business. Her business helped lighten the lives of many people as she provided a means of livelihood to the underprivileged. Shany was also able to motivate her husband to start a business venture and stood by him. She encouraged women to stand on their own feet especially motivating women to set up their own businesses. She is also in constant touch with other like-minded women entrepreneurs who share similar experiences in handling crises. This gives her more insight to take proper decisions.

Abstract

Aurelia Dimas had been sent to investigate the various properties being offered by the State of California in the form of a sale-leaseback agreement. The opportunity was perfect for her firm, Orrington Financial Partners, which had recently expanded its fixed-income portfolio to include real estate. The wide range of offerings in the Golden State Portfolio provided both diversification and stability over a period of decades. She had spent the last week walking the halls of each and every building to see the offering first hand. Now the task of valuing the portfolio rested on her shoulders.

By reading and analyzing this case, students will be exposed to real estate valuation and understand the issues with a sale-leaseback investment. The objectives are obtained by requiring students to justify how and why they make adjustments to the cash flow forecasts provided to them by a real estate advisory firm, explain their methodology for arriving at a specific value for a piece (or a portfolio) of commercial property, and debate the pros and cons of a sale-leaseback structure.

The case highlights a $1.4 billion fraud committed by the founder of a NYSE listed, Information Technology Services firm in India. In response to the crisis, the Indian government appointed an interim board to find a strategic investor in the company. The case traces the events leading to the fall of the company. Students are asked to analyze the governance and intermediation failures, assess the financial position of the company and to estimate the intrinsic value of the company from an acquirer's perspective.

Learning outcomes

The purpose of this paper is to enable tourism management and strategic management students to evaluate and analyze tourism activities in the United Arab Emirates by TCA. Students will gain a comprehensive understanding of developing tourism in rural areas in the United Arab Emirates and to build up proper strategies. They will be able to perform the organization’s competitive standing using Porter’s Five competitive forces and analyze its business strategies as well. They will be able to analyze the current status of the organization using SWOT analysis and to design alternative strategies for the company using TOWS analysis.

Case overview/synopsis

The Department of Tourism and Culture – Abu Dhabi, also known as the TCA, is a governmental tourism authority in the Emirate of Abu Dhabi established 14 years ago as part of an economy-diversifying strategy for the non-oil era. The TCA is responsible of creating tourism activities to generate new tourists in Abu Dhabi, which will increase the revenue of the authority and as well increase the gross domestic product of the United Arab Emirates (UAE) economy. Tourism activities have been focused on Abu Dhabi City as is it considered the capital city of the UAE. However, other cities are also part of this strategy, e.g. Al Ain City, which is located in the eastern region of the Emirate of Abu Dhabi, and Al Dhafra City, which is located in the western region of the Emirate of Abu Dhabi, both of which lack the required infrastructure, population, and tourism activity, due in part at least to the fact that the TCA’s strategy plans have been focused on Abu Dhabi City. Sultan Al Mutawa Al Dhaheri (Al Dhaheri), the TCA’s Executive Director of Tourism, has been responsible for developing tourism in Al Ain City and Al Dhafra, but due to the current situation of the two cities regarding the low revenue growth (and the consequent lack of investors willing to invest) and no critical mass (i.e. a sufficient number of hotel rooms available), Al Dhaheri is facing a dilemma regarding achieving TCA strategy in Al Ain City and Al Dhafra City.

Case overview

This case study unveils the story of Al Qatef Holding, a Gulf-based real estate company that was created on the vision of one ambitious businessman. The case begins in 1999 when Faisal Al Qatef decided to pursue his dream of establishing a full-fledged corporation to serve the mounting real estate needs in the Gulf region. Faisal started his company by launching a number of residential and commercial property developments in his home country, Kuwait. During its early years of operation, Al Qatef Holding witnessed an impressive success and an increasing appetite for growth. A couple of years down the road, the founder made the strategic decision to open a new branch in Doha to seize the opportunity that the Qatari real estate market presented at that time. Yet, along with the rapid expansion came the company’s incapacity to deliver on its promises, generating many customer complaints and a damaged reputation owing to poor construction quality and significant delays in project delivery. The case describes the multiple challenges experienced by Al Qatef Holding throughout its evolution and portrays the external and internal dynamics that led to its initial success and subsequent decline.

City Developments Limited (CDL) is one of Singapore's leading international property and hotel conglomerates, involved in real estate development and investment, hotel ownership and management, facilities management and the provision of hospitality solutions. The group has developed over 22,000 luxurious and quality homes in Singapore, catering to a wide range of market segments. CDL is widely recognised as a champion of sustainable practices in Singapore. It was the first company honoured with the President's Social Service Award and President's Award for the Environment in 2007. It was also the only developer to be accorded the Built Environment Leadership Platinum Award in 2009 and Green Mark Platinum Champion Award in 2011 by the Building and Construction Authority, the governing authority for Singapore's built environment. CDL was the first Singaporean company to be listed on all three of the world's top sustainability benchmarks – FTSE4Good Index Series since 2002, Global 100 Most Sustainable Corporations in the World since 2010 and the Dow Jones Sustainability Indexes since 2011. This case discusses the many factors that have enabled CDL to successfully manage its journey in sustainable business development. It also creates an opportunity for students to discuss other steps or measures the company could take to further increase stakeholders' awareness and adoption of their sustainability vision.

This case discusses the concepts of sustainability and the reasons why companies believe in following sustainable practices. The case describes the challenge faced by Gautam Raj, Executive Vice President, Strategic Development, The Oberoi Group, in making submissions to the Chairman, P.R.S. Oberoi for giving shape to the company's future strategic plans and developing the blueprint for further growth. The Oberoi Group is a leading India-based hospitality company, which was looking at selective expansion in the five-star deluxe segments by seeking new opportunities for its luxury leisure business in order to achieve a greater geographic spread. The case gives detailed information related to “The Oberoi” resorts ranging from their genesis to their branding and marketing strategies to put into perspective the challenge faced by the protagonist in making appropriate recommendations regarding the optimal choice of location for new-luxury leisure resorts.

Abstract

Theoretical basis

This case covers the framework and process to determine fair value as specified in International Financial Reporting Standards (IFRS) 13. It illustrates an instance in which auditors interpret the concept of fair value to be consistent with other principles in standards such as the principle of prudence in the conceptual framework. In addition, a lot of the discussion in the case is applicable to accounting education in any regulatory jurisdictions given the convergence of US generally accepted accounting principles (GAAP) and IFRS 13. In addition, while fair value accounting may have been designed to give investors more useful information, in practise it could involve highly subjective judgement and the resulting implementation may be affected by incentives of different stakeholders. The CK Tang’s case provides an excellent opportunity to discuss incentives of varies parties in determining the fair value in financial reporting decisions. In short, this case could be a good jumping-off point to talk about management and auditors’ incentives in financial reporting in general.

Research methodology

Publicly available information (e.g. financial reporting standards, corporate announcements and reports, news reports) was used as the basis for this case.

Case overview/synopsis

The case centres on an iconic Singaporean integrated retailing and property landlord entity: Tang holdings. As part of its succession planning, the company’s founding family decided to take its listing arm, C.K. Tang Limited (CK Tang hereafter), private in May 2006. The Tang brothers, who represented the controlling family, initiated several attempts to delist the company. The minority shareholders of CK Tang were unhappy that the offer price was below the net asset value of the company. The minority shareholders also highlighted that the reported fair value of the flagship Tang Plaza complex understated its highest and best use and might not possibly comply with International Financial Reporting Standards (IFRS) 13.

Hundreds of thousands of would-be hoteliers have been popping up all around the world, hoping to rent their own homes and apartments to complete strangers through a service called Airbnb. The goal of Airbnb’s aspiring hosts was to use the company’s website to attract guests who were willing to pay the highest rates to stay in their homes for a short time. For Airbnb, the goal was to improve customer review performance so it could, in turn, increase profits. How could the company achieve its goal? Enter text mining, a technique that allowed businesses to scour Internet pages, decipher the meaning of groups of words, and assign the words a sentiment proxy through the use of a software package.

In order for text mining to be useful for Airbnb, its marketing professionals first had to gain access to customer review data on the company’s own website. The team then had to analyze the data to find ways to improve property performance. Was the team going to be able to leverage this large amount of data to determine a strategy going forward?
