Abstract

Purpose

This paper highlights the importance of user satisfaction in office renovation. A user-focussed renovation approach can enhance user satisfaction in offices and their functional quality while meeting energy performance goals. The purpose of this paper is to investigate users’ needs and the physical and psychological factors affecting user satisfaction, as input to office renovation projects.

Design/methodology/approach

The selected articles are collected from Scopus, ScienceDirect and Google Scholar. Searching was limited to the main key terms of office, work environment, and user satisfaction and comfort. The important factors were searched through empirical-based international literature mainly. Based hereupon, a guide will be developed for the analysis and evaluation of user satisfaction in office renovations.

Findings

From a comprehensive overview, the findings present ten main factors to increase user satisfaction in office renovation. These are associated with physical and psychological satisfaction and comfort. In addition, the influential factors were categorised into three levels based on needs theories to organise the hierarchy of priorities.

Practical implications

This research adds to the body of knowledge about which factors are important for user satisfaction, based on what previous research has found in that field. This is important to improve the sustainability in use.

Originality/value

User satisfaction is often studied through separate aspects: health and indoor climate vs functionality and productivity. This paper examines overall user satisfaction of workplaces by integrating the perspectives of physical and psychological conditions, and by providing insight into the priority of satisfaction factors.

Abstract

Purpose

This paper aims to uncover an understanding of how the quality assurance measures used by the property management teams of Grade-B high-rise office blocks influence the satisfaction and retention of tenants and walk-in users.

Design/methodology/approach

This study used a case study design backed up by qualitative and quantitative research approaches on a sample size of 90 respondents, including tenants, landlords, property managers and walk-in building users. The data were collected predominantly through interview guides and transcribed, coded and illustrated by the aid of ATLAS.ti software. Data reporting was through tables, graphs and themed direct quotations and eventual discussion. The in-depth/structured interview sessions took between 40 min and 1 h, and the walk-along interviews ranged between 30 and 40 min. Content analysis through thematic coding, categorisation and analysis were used in handling qualitative data. Direct quotes from participant responses from interview transcripts were inserted in line with the themes. And participants allocated pseudo-names to guard their confidentiality.

Findings

The key themes that linked quality assurance measures of access systems and tenant retention included distribution of access systems, the retention trends, quality assurance measures followed and the tenant experiences regarding how complaints are handled.

Originality/value

It is important to understand how tenants and other users of high-rise buildings experience their performance and inclusiveness. In a place like Kampala city, such a phenomenon can be proven through tenants sustaining their tenures/use of the facilities. Yet, to the best of the authors’ knowledge, presently no empirical studies have explored such a connection.

Abstract

Purpose

The purpose of this paper is to identify the preferred communication channels to foster energy conservation behaviour among office building users. Energy demand from the commercial sector in Malaysia is, at 33.2 per cent, the highest after the industry sector, at 45.1 per cent. The country’s progress in actively practising energy conservation is lacking, despite various energy conservation programmes having been launched in recent years. A large amount of energy is wasted by users’ poor energy conservation behaviour. To market voluntary energy conservation behaviour, the delivery of energy conservation messages using the appropriate communication channels remains an important strategy.

Design/methodology/approach

This paper involves two-stage data collection. The communication categories associated with a set of channels identified from expert interview serve as the basis for the second stage of empirical data gathering using conjoint analysis. A choice-based conjoint analysis assisted by Sawtooth Software is used to analyse the 525 usable empirical data gathered from a final questionnaire survey among the office building users in Malaysia.

Findings

This paper has identified five communication categories associated with a total of 19 channels. The mass media is acknowledged as the most preferred communication channel among office building users in the marketing of energy conservation behaviour, while the least preferred channel to communicate energy conservation information is audio-visual media.

Originality/value

This study contributes to existing literature with a novel case in Malaysia office building by identifying the preferred combination of communication channels in fostering energy conservation behaviour. The findings could benefit the building managers in marketing energy conservation behaviour among office building users to effectively achieve the desired change for sustainable development.

Abstract

Purpose

The purpose of this paper is to research the impact of sustainable office buildings on occupant's comfort and self‐assessed performance and work engagement.

Design/methodology/approach

The research consists in an empirical study of 18 office buildings and is based on survey data from almost 1,500 employees.

Findings

The study shows that the building itself has a clear impact on the comfort level of the building user. Also, the positive impact of certain features, such as operable windows and the absence of air conditioning, can be clearly identified. While productivity is not directly correlated to comfort levels, work engagement is. Generally, the analysis shows that specific building aspects seem to have an influence on user comfort and with that, also an impact on productivity; however, this impact appears to be limited.

Originality/value

This is a very important insight since this shows the connection between employee and company and thus demonstrates that a high user comfort can reduce the turnover rate of employees. Therefore, additional planning towards user comfort and social sustainability can be shown to yield real returns.

Abstract

Purpose

This paper aims to analyze how a real estate business model innovation developed in a real estate network, with a special focus on the relationship between ego network structure and the innovative development of the business model.

Design/methodology/approach

The paper is a single case study of a Swedish real estate network of 38 actors. The data were collected at the individual actor level using multiple sources: 12 semi-structured in-depth interviews, 94 min of meetings and 28 written contracts. The empirical findings resulted in four propositions.

Findings

This study demonstrates that it was primarily the building user who was behind the innovative development of the real estate business model innovation, whereas the real estate company acted as a network hub and network resource coordinator. The ego network structures significantly affected the outcome.

Practical implications

Real estate companies should act as hubs, coordinating all the network actor resources the building user needs in the value-creation process. To be effective hubs, the representatives of real estate companies must create extensive personal and open ego networks to acquire central network positions.

Originality/value

Few studies examine business model innovation, particularly in the real estate context. Though large real estate businesses usually operate in the networks of various actors, analyses based on the network perspective are also lacking. This case study builds a valuable understanding of how network processes in real estate networks can be used as tools to foster real estate business model innovation, which in turn can lead to more competitive real estate companies and building users.

Abstract

Purpose

This paper identifies the importance of key factors influencing the quality of CBD office buildings. An office building quality index (BQI) is constructed and its relationship with net rent assessed.

Design/methodology/approach

The importance of 30 property‐specific CBD office building attributes on the quality of CBD office buildings is assessed using a survey of property industry respondents. The analytical hierarchy process procedure is used to determine weights for each of these attributes to construct an office BQI.

Findings

Findings indicate that functionality (31.0 per cent), services (22.6 per cent), access and circulation (16.4 per cent), presentation (13.1 per cent), management (11.5 per cent) and amenities (5.4 per cent) are the order of importance in assessing office building quality. There was found to be a strong functional relationship between office building quality and net rent.

Practical implications

A better understanding of the factors influencing CBD office building quality is determined, with a more effective and practical office BQI developed for benchmarking purposes in property portfolios.

Originality/value

Importance of CBD office building attributes is determined and a new CBD office BQI is developed for practical implementation in the property industry.

States that failure to obtain feedback on building performance can have serious consequences. Focuses on post‐occupancy evaluation (POE) an evaluation methodology. Abstract

Sustainable features are gradually becoming important considerations by commercial real estate users. This is because of their considered impact in reducing operating costs and potential at reducing the negative impacts of buildings on human health and the natural environment. This chapter sought to examine the demands for sustainable features by users of commercial real estate like offices in Lagos State, Nigeria. It also evaluated the factors influencing demand for them to achieve value for money and enhance real estate investment decisions. The quantitative research methodology was adopted, and primary data were collected via questionnaires distributed to 134 purposively selected estate surveying firms in the study area. Ninety-five representing (70.9%) were returned and found useable and were analysed with the aid of descriptive statistics of percentages, mean and relative willingness index. The study found that power/energy-saving features are in high demand as alternatives to the epileptic nature of power supply in the country. The study recommended the need for the government to encourage the adoption and incorporation of locally made sustainable features in commercial real estate and to subsidise them for use in the Lagos commercial real estate market. Thus, it is concluded that with the right environment created by policy makers, sustainable features in buildings have huge potentials to contribute to prevent environmental problems in an emerging commercial real estate market like Nigeria.

Abstract

Purpose

This paper aims to explore the literature on office design approaches (ODAs) in relation to employee health. The overall goal is to facilitate the practical use and theoretical development of design approaches to healthy offices.

Design/methodology/approach

A scoping review of 7,432 papers collected from 4 electronic databases and 5 scientific journals resulted in the selection of 18 papers for content analysis.

Findings

Various ODAs relating to building design features and health were identified. The findings highlight challenges for this emergent field, including a paucity of literature on ODAs, a lack of definitions of health and healthy offices, ambiguous design strategies and a lack of a holistic ODA.

Originality/value

ODAs are potentially valuable resources but an under-considered topic for healthy office development. To the best of the authors’ knowledge, this study is the first scoping review to map and compare different design approaches in the context of office design and its main contribution is in encouraging researchers and practitioners to bring a salutogenic and holistic perspective to their design approaches.

Abstract

Purpose

The purpose of this paper is to deepen understanding of what is working and what is not working within green workplace environments. The paper examines management and employee perceptions of their experiences of working in green workplace environments and assesses the effectiveness of such places.

Design/methodology/approach

Being the second stage of a longitudinal study, this paper relies on a data set derived from its survey of 31 management and 351 employee respondents occupying Green Building Council Australia Green Star‐rated offices for more than 12 months.

Findings

The green workplace is a great place to be, at least most of the time, but there is a discrepancy between the views of management who see greater benefits of the green workplace than their employees.

Research limitations/implications

By focussing on green buildings, there is no control to establish a benchmark. Hence, the next stage of the research is a comparable study of a non‐green data sample. Also to be tested is – whilst managers and employees overall report satisfaction with their green workplace, what is the norm?

Practical implications

The findings are useful for green building industry practitioners and for building owners and managers to maximise the benefits of owning and occupying green buildings by highlighting areas that may require particular attention in order to get it right. The results are particularly useful to support targeted efforts to meet the environmental aspects of the workspace needs of employees. This study aims to assist industry practitioners, owner and managers to learn from the experience of current occupiers and thereby assist the design and space management of office space in the future where such considerations will become increasingly important given the international concerns for improved resource management.

Originality/value

With international applicability, a large sample of office space users provides empirical evidence of what works/does not work within the green workplace, i.e. its strengths and weaknesses and provides a good reference point for similar studies in the future, leading to the establishment of clearer, more useful benchmarks of green building occupier satisfaction.
