Abstract

Purpose

This paper aims to explore factors influencing apartment price volatility in the two biggest cities in Vietnam, Hanoi and Ho Chi Minh City.

Design/methodology/approach

The study uses the supply and demand approach and provides a literature review of previous studies to develop four main hypotheses using four determinants of apartment price volatility in Vietnam: gross domestic product (GDP), inflation rate, lending interest rate and construction cost. Subsequently, the Vector Error Correction Model (VECM) is used to analyze a monthly data sample of 117.

Findings

The research highlights the important role of construction costs in apartment price volatility in the two largest cities. Moreover, there are significant differences in how all four determinants affect apartment price volatility in the two cities. In addition, there is a long-run relationship between the determinants and apartment price volatility in both Hanoi and Ho Chi Minh City.

Research limitations/implications

Limitations related to data transparency of the real estate industry in Vietnam lead to three main limitations of this paper, including: this paper only collects a sample of 117 valid monthly observations; apartment price volatility is calculated by changes in the apartment price index instead of apartment price standard deviation; and this paper is limited by only four determinants, those being GDP, inflation rate, lending interest rate and construction cost.

Practical implications

The study provides evidence of differences in how the above determinants affect apartment price volatility in Hanoi and Ho Chi Minh City, which helps investors and policymakers to make informed decisions relating to the real estate market in the two biggest cities in Vietnam.

Social implications

This paper makes several recommendations to policymakers and investors in Vietnam to ensure a stable real estate market, contributing to the stability of the national economy.

Originality/value

This paper provides a new approach using VECM to analyze both long-run and short-run relationships between macroeconomic and sectoral independent variables and apartment price volatility in the two biggest cities in Vietnam.

Abstract

Purpose

Digital transformation continues to rapidly progress in higher education globally, spanning all aspects of higher education operations, values and culture. Despite expanding literature, guidance remains focussed on emergency application during pandemic lockdowns and/or on single organisational case studies. Digital transformation frameworks that move beyond these foci are heavily criticised for being commercially contextualised (outside of higher education) and are often too narrowly conceptualised. The purpose of this paper is to review the most common framework currently used in the UK, which takes a strategic and organisational perspective on digital transformation.

Design/methodology/approach

This is a technical review article that summarises key guidance for organisational digital capability and then reflects on its application in the UK (a developed economy and higher education system) and in Vietnam (one of the fastest-growing economies with a developing higher education committed to digital transformation) as an initial attempt to explore its applicability beyond the UK context. Vietnam has been chosen as a reference context, given its significant current digital transformation policy reform at the national level and as a collaboration partner with the UK in its digital transformation.

Findings

The guidance highlights six core areas to consider for digital capability: information and communication technology (ICT) infrastructure, content and information, research and innovation, communication, learning, teaching and assessment and organisational digital culture. Although the framework is normative, findings suggest it is sufficiently open-ended to enable its users to determine practical steps to drive digital transformation. However, complementary tools are suggested to deal with the rapidly developing digital transformation policy context of Vietnam.

Originality/value

This is the first time a review has been conducted from the perspective of different countries, with a view to supporting leaders, managers and policymakers in the UK, Vietnam and other Association of South Eastern Nations (ASEAN) networks in their own digital transformation transitions.

This paper reviews the literature extensively by analysing recent work and providing a guide for models, data sets and research findings within the context of capital market imperfections. The authors further break down the literature into closer-in-nature categories for reader’s convenience and comprehension. Finally, the authors address gaps in the existing literature and propose government policies that can tone down the potential effect of credit rationing on employment.

Findings

This paper provides a map of the literature so as to help future researchers in the relevant literature and give a short insight of what has been explored so far.

Originality/value

This paper is original and is the result of a thorough review of an extensive literature.

Abstract

Purpose

This pragmatic research paper aims to unravel the smart vision-based method (SVBM), an AI program to correlate the computer vision (recorded and live videos using mobile and embedded cameras) that aids in manual lifting human pose deduction, analysis and training in the construction sector.

Design/methodology/approach

Using a pragmatic approach combined with the literature review, this study discusses the SVBM. The research method includes a literature review followed by a pragmatic approach and lab validation of the acquired data. Adopting the practical approach, the authors of this article developed an SVBM, an AI program to correlate computer vision (recorded and live videos using mobile and embedded cameras).

Findings

Results show that SVBM observes the relevant events without additional attachments to the human body and compares them with the standard axis to identify abnormal postures using mobile and other cameras. Angles of critical nodal points are projected through human pose detection and calculating body part movement angles using a novel software program and mobile application. The SVBM demonstrates its ability to data capture and analysis in real-time and offline using videos recorded earlier and is validated for program coding and results repeatability.

Research limitations/implications

Literature review methodology limitations include not keeping in phase with the most updated field knowledge. This limitation is offset by choosing the range for literature review within the last two decades. This literature review may not have captured all published articles because the restriction of database access and search was based only on English. Also, the authors may have omitted fruitful articles hiding in a less popular journal. These limitations are acknowledged. The critical limitation is that the trust, privacy and psychological issues are not addressed in SVBM, which is recognised. However, the benefits of SVBM naturally offset this limitation to being adopted practically.

Practical implications

The theoretical and practical implications include customised and individualistic prediction and preventing most posture-related hazardous behaviours before a critical injury happens. The theoretical implications include mimicking the human pose and lab-based analysis without attaching sensors that naturally alter the working poses. SVBM would help researchers develop more accurate data and theoretical models close to actuals.

Social implications

By using SVBM, the possibility of early deduction and prevention of musculoskeletal disorders is high; the social implications include the benefits of being a healthier society and health concerned construction sector.

Originality/value

Human pose detection, especially joint angle calculation in a work environment, is crucial to early deduction of muscoloskeletal disorders. Conventional digital technology-based methods to detect pose flaws focus on location information from wearables and laboratory-controlled motion sensors. For the first time, this paper presents novel computer vision (recorded and live videos using mobile and embedded cameras) and digital image-related deep learning methods without attachment to the human body for manual handling pose deduction and analysis of angles, neckline and torso line in an actual construction work environment.

Abstract

Purpose

The use of technology in 4th industrial revolution is at its peak. Industries are trying to reduce the consumption of resources by effectively utilizing information and technology to connect different functioning agents of the manufacturing industry. Without digitization “Industry 4.0” will be a virtual reality. The present survey-based study explores the factual status of digital manufacturing in the Northern India.

Design/methodology/approach

After an extensive literature review, a questionnaire was designed to gather different viewpoints of Indian industrial practitioners. The first half contains questions related to north Indian demographic factors which may affect digitalization of India. The latter half includes the queries concerned with various operational factors (or drivers) driving the digital revolution without ignoring Indian constraints.

Findings

The focus of this survey was to understand the current level of digital revolution under the ongoing push by the Indian government focused upon digital movement. The analysis included non-parametric testing of the various demographic and functional factors impacting the digital echoes, specifically in Northern India. Findings such as technological upgradations were independent of type of industry, the turnover or the location. About 10 key operational factors were thoughtfully grouped into three major categories—internal Research and Development (R&D), the capability of the supply chain and the capacity to adapt to the market. These factors were then examined to understand how they contribute to digital manufacturing, utilizing an appropriate ordinal logistic regression. The resulting predictive analysis provides seldom-seen insights and valuable suggestions for the most effective deployment of digitalization in Indian industries.

Research limitations/implications

The country-specific Industry 4.0 literature is quite limited. The survey mainly focuses on the National Capital Region. The number of demographic and functional factors can further be incorporated. Moreover, an addition of factors related to ecology, environment and society can make the study more insightful.

Practical implications

The present work provides valuable insights about the current status of digitization and expects to facilitate public or private policymakers to implement digital technologies in India with less efforts and the least resistance. It empowers India towards Industry 4.0 based tools and techniques and creates new socio-economic dimensions for the sustainable development.

Originality/value

The quantitative nature of the study and its statistical predictions (data-based) are novel. The clubbing of similar success factors to avoid inter-collinearity and complexity is seldom seen. The predictive analytics provided in this study is quite elusive as it provides directions with logic. It will help the Indian Government and industrial strategists to plan and perform their interventions accordingly.

Abstract

Purpose

This study aims to explore occupants’ perceived importance and satisfaction with high-rise students’ housing facilities’ fire safety considerations (FSCs). The specific objectives are to explore the FSCs for high-rise students’ housing facilities and assess the level of importance and satisfaction with the FSCs provided in high-rise students’ housing facilities in controlling fire outbreaks.

Design/methodology/approach

The study uses an exploratory sequential design with an initial qualitative phase followed by a quantitative data collection phase. Twenty FSCs were identified through the qualitative phase via semistructured interviews. Their importance and satisfaction were revealed through survey questionnaires with 168 respondents who stayed in or were involved in the operation of high-rise students’ housing facilities. Data from the qualitative phase were analyzed thematically, and those obtained from the quantitative phase were analyzed descriptively and inferentially.

Findings

The study’s findings revealed that all the 20 FSCs identified via the qualitative phase and confirmed through the quantitative phase were perceived to be very important in fighting fires in high-rise students’ housing facilities. However, only 9 out of the 20 FSCs received some satisfaction among the respondents in fighting fires in the facilities.

Originality/value

This study offers insight into a rare study area, especially in sub-Saharan Africa. In addition, it grants insight into the occupants’ perspective regarding which FSCs they consider essential and their level of satisfaction with such FSCs in fighting fires in high-rise students’ housing facilities.

Abstract

Purpose

This research aims to investigate the influence of building design on the thermal comfort of occupants of naturally ventilated hospital (NVH) wards to identify the aspects with the most significant influence on the thermal comfort of hospital buildings during the hot-dry season in the hot-humid tropics of Southeast Nigeria.

Design/methodology/approach

Field measurements, physical observations and a questionnaire survey of 60 occupants of the wards of the Joint Presbyterian Hospital, Uburu in Ebonyi State, Nigeria were undertaken. The data were analysed using Humphreys' neutral temperature formula, descriptive statistics and multiple regression analysis.

Findings

The results revealed that the neutral temperature for the wards ranges from 26.2 °C to 29.9 °C, the thermal condition in the wards was not comfortable because it failed to meet the ASHRAE Standard 55 as only 65% of the occupants said the thermal condition was acceptable. The number and sizes of windows, building orientation, the presence of high-level windows and higher headroom significantly influenced the occupants' thermal comfort vote.

Practical implications

This research is valuable in estimating comfort temperature and identifying aspects that require attention in enhancing the capacity of NVH wards to effectively meet the thermal comfort needs of occupants in the hot-humid tropics of Southeast Nigeria and other regions that share similar climatic conditions.

Originality/value

To the best of the authors’ knowledge, this is the first study of this nature that provides valuable feedback for building design professionals on the performance of existing hospital buildings in meeting users' thermal comfort needs in the hot-dry season of the hot-humid tropics in Southeast Nigeria.

Abstract

Purpose

The construction industry is famous for gender imbalance and reluctance in initiating change. In recent years, construction is becoming an attractive career choice for women. However, this change has been gradual. The purpose of this research was to understand the challenges women are facing in construction sector after a decade of implementation of the Equality Act 2010 in the UK and how women in the sector feel the industry could be further improved. This research investigated real-life experiences to identify where the industry needs to make viable improvements.

Design/methodology/approach

A qualitative research methodology was adopted. In total, 31 semi-structured interviews were conducted to collect data, which was then analysed using content analysis for inference and conclusion.

Findings

This research revealed that women still experience adversity forcing them to work harder than usual to prove their belonging in construction sector. The “man’s world” culture is still widespread. However, women have seen improvements over recent years but believe more can be done from an intersectionality perspective. This is pertinent due to the Brexit and Covid-19 situation.

Originality/value

The study contributes to the field of equality and diversity in the construction sector. Women believe that factors such as bespoke initiatives, equal pay, flexible working hours (considering childcare and caring responsibilities), mental health and well-being support, and equality and diversity policies will enable the construction sector to create conducive environment for women now and in the future.

Abstract

Purpose

Many countries have a significant vaccination hesitancy rate regardless of vaccine prosperity. This study aims to identify factors restricting hesitancy and fostering vaccination intention and uptake against coronavirus in Vietnam.

Design/methodology/approach

The study has proposed an extended COM-B model based on the Theoretical Domains Framework to explore critical factors influencing vaccination intention and uptake in Vietnam. A database was collected from 1,015 suitable respondents who had received at least one dose of the COVID-19 vaccine, and ten hypotheses were tested by the partial least squares structural equation model.

Findings

The findings showed that six factors, including knowledge, experience, resource, social influence, belief and reinforcement, have either direct or indirect positive effects on COVID-19 vaccine uptake behavior. The output also indicated that personal experience positively affects vaccination intention and uptake.

Originality/value

This study contributes to understanding COVID-19 vaccine uptake behavior by identifying several direct and indirect factors of the extended COM-B model that include “knowledge” and “reinforcement” in shaping behavior change. The study adds to the literature on COVID-19 vaccine uptake behavior and could help achieve higher vaccination rates, ultimately leading to better control of the pandemic.

Abstract

Purpose

In the evolution process of building construction accidents, there are key nodes of risk change. This paper aims to quickly identify the key nodes and quantitatively assess the node risk. Furthermore, it is essential to propose risk accumulation assessment method of building construction.

Design/methodology/approach

Authors analyzed 419 accidents investigation reports on building construction. In total, 39 risk factors were identified by accidents analysis. These risk factors were combined with 245 risk evolution chains. Based on those, Gephi software was used to draw the risk evolution network model for building construction. Topological parameters were applied to interpret the risk evolution network characteristic.

Findings

Combining complex network with risk matrix, the standard of quantitative classification of node risk level is formulated. After quantitative analysis of node risk, 7 items of medium-risk node, 3 items of high-risk node and 2 items of higher-risk nodes are determined. The application results show that the system risk of the project is 44.67%, which is the high risk level. It can reflect the actual safety conditions of the project in a more comprehensive way.

Research limitations/implications

This paper determined the level of node risk only using the node degree and risk matrix. In future research, more node topological parameters that could be applied to node risk, such as clustering coefficients, mesoscopic numbers, centrality, PageRank, etc.

Practical implications

This article can quantitatively assess the risk accumulation of building construction. It would help safety managers could clarify the system risk status. Moreover, it also contributes to reveal the correspondence between risk accumulation and accident evolution.

Originality/value

This study comprehensively considers the likelihood, consequences and correlation to assess node risk. Based on this, single-node risk and system risk assessment methods of building construction systems were proposed. It provided a promising method and idea for the risk accumulation assessment method of building construction. Moreover, evolution process of node risk is explained from the perspective of risk accumulation.
