Abstract

Purpose

User-driven innovation has been proven to successfully increase the value of products and services in companies with direct linkages to the end-user. The construction industry demonstrates low productivity and innovation performance. In refurbishment the end-users are very visible and can either be seen as an innovation potential or burden. The purpose of this study was (1) examine the level of UDI in refurbishment, (2) develop UDI framework suitable for refurbishment and (3) mapping of UDI enablers.

Method

The research design is a case study of renovation within social housing associations, and where user involvement processes have been the primary scope of analysis. The data analysis consisted of the mapping of user-related activities regarding the level of involvement and the extent of power allocated to the end-user in influencing the end product. Additionally, a literature review on UDI has been carried out.

Findings

This research validated a possible theoretical implementation of UDI on refurbishment projects. In addition, the research identified present barriers related to the current form of procurement and incentive structures.

Limitations

The research was only based on Danish refurbishment projects.

Implications

This exploratory research has resulted in the development of a potential new paradigm of applying UDI in the construction industry. This research takes the initial steps towards creating a body of knowledge within UDI in the context of refurbishment projects.

Value

This research is pointing towards higher degree of user-driven innovation in refurbishment and in the construction industry in general.

Abstract

Reverse supply chain (RSC) is an extension of the traditional supply chain (TSC) motivated by environmental requirements and economic incentives. TSC management deals with planning, executing, monitoring, and controlling a collection of organizations, activities, resources, people, technology, and information as the materials and products move from manufacturers to the consumers. Except for a short warranty period, TSC excludes most of the responsibilities toward the product beyond the point of sale. However, because of growing environmental awareness and regulations (e.g. product stewardship statute), TSC alone is no longer an adequate industrial practice. New regulations and public awareness have forced manufacturers to take responsibilities of products when they reach their end of lives. This has necessitated the creation of an infrastructure, known as RSC, which includes collection, transportation, and management of end-of-life products (EOLPs). The advantages of implementing RSC include the reduction in the use of virgin resources, the decrease in the materials sent to landfills and the cost savings stemming from the reuse of EOLPs, disassembled components, and recycled materials. TSC and RSC together represent a closed loop of materials flow. The whole system of organizations, activities, resources, people, technology, and information flowing in this closed loop is known as the closed-loop supply chain (CLSC).

In RSC, the management of EOLPs includes cleaning, disassembly, sorting, inspecting, and recovery or disposal. The recovery could take several forms depending on the condition of EOLPs, namely, product recovery (refurbishing, remanufacturing, repairing), component recovery (cannibalization), and material recovery (recycling). However, neither the quality nor the quantity of returning EOLPs is predictable. This unpredictable nature of RSC is what makes its management challenging and necessitates innovative management science solutions to control it.

In this chapter, we address the order-driven component and product recovery (ODCPR) problem for sensor-embedded products (SEPs) in an RSC. SEPs contain sensors and radio-frequency identification tags implanted in them at the time of their production to monitor their critical components throughout their lives. By facilitating data collection during product usage, these embedded sensors enable one to predict product/component failures and estimate the remaining life of components as the products reach their end of lives. In an ODCPR system, EOLPs are either cannibalized or refurbished. Refurbishment activities are carried out to meet the demand for products and may require reusable components. The purpose of cannibalization is to recover a limited number of reusable components for customers and internal use. Internal component demand stems from the component requirements in the refurbishment operation. It is assumed that the customers have specific remaining-life requirements on components and products. Therefore, the problem is to find the optimal subset and sequence of the EOLPs to cannibalize and refurbish so that (1) the remaining-life-based demands are satisfied while making sure that the necessary reusable components are extracted before attempting to refurbish an EOLP and (2) the total system cost is minimized. We show that the problem could be formulated as an integer nonlinear program. We then develop a hybrid genetic algorithm to solve the problem that is shown to provide excellent results. A numerical example is presented to illustrate the methodology.

Abstract

Purpose

The aim of this study is to develop a framework that incorporates social aspects of housing refurbishment when evaluating the sustainability of refurbishment projects. The research examined whether the German Sustainable Building Council (DGNB) certification yields a holistic approach to social sustainability.

Approach

A framework for social sustainability was established from values identified through reviews of certification systems, published literature and from interviews. The target is to better assess and value holistic and soft parameters like social sustainability when assessing the overall value creation of projects.

Findings

The result was a more transparent and systematic structure, which revealed that the DGNB certification had shortcomings in a holistic approach to social sustainability. Counteractions for these shortcomings are discussed.

Research Limitations

Researchers are still discussing how to include more soft aspects like social aspects with the more hard measures like energy consumption and initial cost in the same equation for addressing sustainability in a more holistic framework. This research contributes to this.

Practical Implications

Considering the current climate situation and the amount and the state of existing European building stock, sustainable renovation is inevitable. In Europe, the DGNB certification is one of the most applied certification systems of sustainability. It approaches all parts of sustainability. Yet, social sustainability has been criticised for being neglected.

Originality/Value

A review of literature concerning the concept suggests that it is a concept in chaos. There have been a number of attempts to impose some order to this; however, the attempts have all been made differently and with limited success.

The earth’s carrying capacity cannot withstand the pace of consumption resulting from current economic models, mainly the linear economy (LE) built on a throwaway culture. In the last few decades, the concept of a circular economy (CE), aiming to design waste out of the economy and mimic ecosystems, emerged as a strong alternative to LE. Being at the heart of the economic landscape, supply chains (SCs) need to respond to the necessary shift to CE. In so doing, the planning and execution of circular supply chains (CSCs) require a broader comprehension of CE and more sophisticated and large-scale analytical decision models. This chapter surveys extant literature on available best practices and quantitative models for sustainable supply chains (SSCs) and offers a new definition of CSC. Mapping on the knowledge extracted from this classification, potential gaps and strengths in the literature are identified. Key research papers on the “closed-loop” and “open-loop” ends of CSCs are highlighted. Challenges in developing CSC performance indicators and prescriptive models are emphasized.

Abstract

Technological advances and increasing competition are forcing organisations to monitor their performance ever more closely. The concept of the balanced scorecard offers a systematic and coherent method of performance measurement that in particular concentrates on assessing present performance in the light of an organisation’s strategy and takes into account the importance of the various policy aspects. In this paper we study the extent to which the concept contributes to the desired improvement of performance. To this end, we examine the motives for adopting the concept and the decision-making process around this adoption. We study the functioning of the balanced scorecard as a means to control performance, assuming that its functioning is linked to an organisation’s problems and is influenced by other control instruments used. This is why we have done case research.

Conventional shopping-scapes are designed to promote a linear form of consumption. Products are moved from production systems through consumer distribution nodal points. The consumption of commodities through these points is promoted as the main, if not only, legitimate activity of shopping centres. A circular economic (CE) paradigm offers an alternative to the current model of linear consumption so that there are restorative processes to ensure products, components and materials are valued at all stages of product life (Ellen Macarthur Foundation, 2013). However, this model, like its contemporary linear model, overlooks the opportunities for more socially rewarding consumption that could particularly be addressed through the shopping scape. The ByeBuy! Shop was conceived to test ideas on an alternative shopping scape to increase social engagement and reduced consumption without the use of money for exchange. Accordingly, it is used here to exemplify a CE paradigm.

Abstract

The purpose of this chapter is to investigate the adoption and use of building information modelling (BIM) for residential real estate development in Nigeria (using Lagos as a case study), with a view to providing information towards improving BIM uptake, which could enhance sustainable housing delivery in the country. A quantitative research methodology was adopted involving the use of questionnaire survey to collect primary data. The data were obtained from private real estate developers in Lagos State. The self-administered questionnaire was distributed to all the 72 active real estate developers in the study area, and the response rate was 62.5%. The collected data were analysed using statistical tools such as frequency and percentages, mean rating and chi-square. The results revealed a low level of awareness and usage of the transformative and contemporary BIM technology (6D BIM version) by real estate developers. It was established that the 2D and 3D BIM traditional versions were the most utilised across the phases of real estate development process. It was also found that the level of BIM utilisation has a significant relationship with the age and asset base of the real estate developers. The chapter concludes by advocating increase in the asset base and organisational profile of real estate developers to enhance BIM adoption, especially, the 6D BIM, which could facilitate sustainable real estate development.
