Abstract

Purpose

With over three billion years of existence of the world, researchers have seen the need to turn to nature to solve most of the problems faced in not only construction industry but in other industries. The principles of biomimicry are natural laws that has helped nature maintain its self-regenerating status over this long period of time of the world’s existence. This study investigates the areas of construction projects to which biomimicry principles can be applied with a view to enhance the delivery of sustainable projects.

Design/methodology/approach

The study adopted the use of quantitative approach, and well-structured questionnaires were administered to professionals in the construction industry who are responsible for the design, construction and maintenance of buildings. A total of 243 answered questionnaires were analysed for this study. The variables were analysed using both descriptive analysis and further grouped into components by using factor analysis.

Findings

Data analysis for this study revealed that the principles of biomimicry can be applied to all the stages of building projects development and operations; this implies that the principles of biomimicry can be adopted at both pre-construction (design) and construction phases of developmental projects.

Research limitations/implications

This study was limited to Nigeria, but the findings can be generalized for construction industry across the globe.

Originality/value

The study identified design stage of work, tiling and painting as the foremost aspects of construction projects where biomimicry principles are applicable. Furthermore, biomimicry principles are applicable to four major areas of construction, namely, early construction stage, finishing and services stage, foundation and frame stage and project planning stage.

Abstract

Purpose

Modular construction is an innovative method that enhances the performance of building construction projects. However, the performance of steel modular construction has not been systematically understood, and the existing measurement methods exhibit limitations in effectively addressing the features of steel modular building construction. Therefore, this study aims to develop a new performance measurement framework for systematically examining the performance of steel modular construction in building projects.

Design/methodology/approach

This study was conducted through a mixed-method research design that combines a comprehensive review of the state-of-the-art practices of construction performance measurement and a case study with a 17-story steel modular apartment building project in Hong Kong. The case project was measured with data collected from the project teams and other reliable channels, and the measurement practices and findings were referenced to establish a systematic performance measurement framework for steel modular construction.

Findings

Considering steel modular construction as a complex socio-technical system, a systematic performance measurement framework was developed, which considers the features of steel modular construction, focuses on the construction stage, incorporates the views of various stakeholders, integrates generic and specific key performance indicators and provides a benchmarking process. Multifaceted benefits of adopting steel modular construction were demonstrated with case study, including improved economic efficiency (e.g. nearly 10% cost savings), improved environmental friendliness (e.g. approximately 90% waste reduction) and enhanced social welfare (e.g. over 60% delivery trips reduction).

Originality/value

This paper extends the existing performance measurement methods with a new framework proposed and offers experience for future steel modular construction. The measured performance of the case project also contributes in-depth understanding on steel modular construction with benefits demonstrated. The study is expected to accelerate an effective uptake of steel modular construction in building projects.

Abstract

Purpose

While the COVID-19 pandemic has impacted the construction industry, it is still unclear from prior studies about adequately positioning the quality assurance (QA) for the post-pandemic era and future pandemics, especially cross-border construction logistics and supply chain (Cb-CLSC). Thus, this study aims to develop a managerial framework to position the QA of Cb-CLSC during pandemics and post-pandemics by taking lessons from how COVID-19 has impacted the existing QA systems and has been managed successfully.

Design/methodology/approach

This is achieved pragmatically through an embedded mixed-method design involving a literature review, survey and interview from experts within the Hong Kong SAR–Mainland China links, typically known as the world’s factory. The design is further integrated with the partial least squares structural equation modelling (PLS-SEM) approach.

Findings

The study revealed 10 critical managerial practices (MPs) to position the QA to be adequate for the post-pandemic and during future pandemics, with the top three including “strict observance of government regulations (MP1)”, “planning ahead the period of quality assurance with the quarantine days in host countries (MP6)” and “modification of contract to cater for uncertainties (MP4)”. This attained a relatively good percentage agreement of 53% between the industry and academia. However, the top four MPs regarded as very effective include “implementing digital collaborative inspections with subcontractors and trades (MP8)”, “implementing a digital centralized document and issue management system (MP7)”, “strict observance to government regulations, including vaccination of workers, social distancing, use of prescribed nose masks, etc. (MP1)” and “planning ahead the period of quality assurance with the quarantine days in host countries (MP6)”. Two underlying components of the MPs were revealed as policy-process (PP)-related practices and people-technology-process (PTP)-related practices, and these can be modelled into a managerial framework capable of effectively positioning the QA to be adequate during pandemics through to the post-pandemic era.

Practical implications

The findings of this study depicted significant theoretical and practical contributions to the proactive management of QA activities during pandemics through to the post-pandemic era. It could empower organisations to pay attention to smartly and innovatively balancing people, processes, pandemic policy and technology to inform decisions to effectively position the QA for the post-pandemic era and survive the risks of future pandemics.

Originality/value

The study contributes to the body of knowledge in that it develops a managerial framework to position the QA of Cb-CLSC during pandemics and post-pandemics by taking lessons from how COVID-19 has impacted the existing QA systems and has been managed successfully. It is original research with invaluable primary data in the form of surveys and interviews from experts within the Hong Kong SAR–Mainland China links, typically known as the world’s factory.

Abstract

Purpose

Malaysia has experienced a significant surge in COVID-19. The “new normal” has plunged construction players into one of the most challenging times in their history, including the quantity surveyors (QS). Playing a primary role from pre-construction to post-construction stages, QS is essential to ensure project success. This study aims to clarify the impact of COVID-19 on quantity surveying practices to provide a better understanding of the construction sector's downturn during the pandemic.

Design/methodology/approach

Preliminary exploratory interviews were conducted with ten QS, architects, project managers and engineers to identify quantity surveying practices affected by the pandemic, followed by a survey involving 222 respondents to determine the significance of these impacts.

Findings

It was found that quantity surveying practices involving site visits, such as variation work valuation and interim payment valuation, were the most affected by the pandemic. On the other hand, consultative services such as value management and advisory services were the least affected.

Research limitations/implications

The study faced data sampling limitations. Further research requires more insights on different groups of QS, such as consultants, contractors and developers, and reasons behind the difference in consensus between QS and non-QS respondents.

Practical implications

The insights from this research may help authorities and construction companies make necessary adjustments to ensure the quantity surveying profession remains resilient, hence a better chance of project success during a pandemic. This discovery can also be considered a significant opportunity to present the need for further development.

Originality/value

The findings are expected to explain how COVID-19 had affected the duties of QS and identify which impact is the most significant. This research will complement the existing publications on the impacts of COVID-19 on the construction industry.

Abstract

Purpose

The occurrence of COVID-19 has impacted the wide-reaching dimensions of manufacturing, materials, procurement, management, etc., and has loaded disruptions in the wide range of supply chain (SC) activities. The impact of COVID-19 has twisted supplier performance and influenced stakeholders’ thinking towards selecting supplier sources and making strategic sourcing decision for convinced arrangement of construction management (CM) resources. Nowadays, suppliers are intently evaluated by stakeholders in post-COVID-19 phase to induce agile availability of CM resources. Accordingly, this paper aims to demonstrate competent CM dimensions under post COVID-19 scenario for ease managing construction projects by the stakeholders.

Design/methodology/approach

The authors have implicated Grey Sets Theory along with decision-making trial and evaluation laboratory (DEMATEL) technique for understanding significant outcomes. Varieties of diverse decision aspects responsible for strategically influencing supplier sourcing decision is projected under post COVID-19 scenario for handling construction projects by the stakeholders.

Findings

This study investigated sustainable construction management dimensions (SCMD) at the stage of resource deliveries and client aspirations under post COVID-19 situation. The study demonstrated “Lead time” as the most crucial, “Product Range” as the second and “Customers dealings and relationship” as the third crucial aspect considering by the stakeholders for selecting supplier sources based on the attainment of performance score of 0.1338, 0.1273 and 0.1268, respectively. It is found that high lead time stimulates the stakeholders to divert their orders to other competent supplier sources holding a low degree of lead time as compared.

Research limitations/implications

The present study rollovers its existence by serving critical thinking, conceptual modelling, criteria identification and evaluation under CM domain for drafting effectual strategies by the suppliers. The study investigated the impact of COVID-19 on stakeholders’ decision-making and enlisted SCMD that strategically stimulated them in choosing supplier sourcing decision.

Originality/value

The present study realizes the insights of stakeholders in the post COVID-19 scenario related to the supplier sources based on performance score. The study quantified sustainable supplier attribute for construction work and practices. The study analysed the expectations of the stakeholders purchasing different varieties of construction materials from supplier sources for civil works in the post COVID-19 scenario.

Abstract

Purpose

The era of digital construction, including building information modelling (BIM), has placed a high demand for a seamless collaboration of people, technology and processes in meeting a project delivery. The project actors involved in a BIM process must ensure compliance with all regulations and contractual requirements from inception. While many studies have disclosed the various contractual implications arising from BIM implementation, little has been examined on the current state of BIM in contract administration practice, particularly in the Malaysian construction industry. This study aims to explore the current state of BIM implementation with specific reference to a design-and-build construction project.

Design/methodology/approach

The exploratory case study involved the construction of a public complex. Semi-structured interviews were carried out with the project actors, and document analysis was performed on the project’s contractual guidelines to derive the findings.

Findings

Findings from the thematic analysis revealed the following five sequences of activities that guided the contract administration practices, particularly during the pre-contract and post-contract stages of a BIM-based construction project: project inception, tendering phase, detailed design, construction and preparation for the handing over phase. Most of the activities were conducted to deliver the final BIM outputs successfully. Nevertheless, some shortcomings were noted in the project monitoring, the validation process of the BIM deliverables and the BIM players’ competency level in fulfilling the specified BIM contractual requirements.

Practical implications

The study contributes to a practical understanding of how BIM can affect project administration and how a public client can improve contractual risk allocation in future BIM implementation.

Originality/value

This paper discloses the current practices of contract administration to better understand the impacts of BIM management during the pre-contract and post-contract stages of a BIM-based construction project.

Abstract

Purpose

Sources highlight that lack of systematic labour training components results in low performance and productivity of labour, which leads the construction industry of many countries to face various challenges. This study aims to quantify the variations in the performance and productivity levels of labour in building construction projects through the applications of effective work-based training components.

Design/methodology/approach

A comprehensive literature review and a series of experts’ discussions with action-oriented communication approaches were conducted to develop a set of practices related to labour training, performance assessment and productivity measurements within a framework. The developed practices were applied to around 100 labourers working on nine building construction projects through a construction supervisory training programme.

Findings

The study presents the detailed patterns of the significant changes in labour performance and productivity levels. The majority of trained labourers have grown to perform the work process with some relevant theoretical and operational knowledge and skills. The overall results spotlight the significant behavioural changes that can be observed in workforce operations by improving labour performance, which resulted in implementing effective labour-rewarding practices within a framework.

Research limitations/implications

Although the study findings were limited to the Sri Lankan context, the proposed practices can be applied to the industry practices of the construction sector of other developing countries and the other developing industries in similar ways/scenarios.

Practical implications

The study outcomes contribute to uplifting the work qualities of labourers with life-long learning opportunities and unlocking the potential barriers for expanding the local labour supply while controlling the excessive inclination of the local firms towards foreign labour. This paper describes further implications and future scopes of the study elaborately.

Originality/value

The study provides generalised mechanisms and practices that transform the labour characteristics and add new attributes for strengthening the values of construction supervision practices to obtain well-improved work outputs. The study outcomes reinforce the chain relationships among the training elements, labour performance and productivity levels, leading to upgrading current planning and operational management practices, especially adding constructive mechanisms in resource levelling and productivity benchmarking practices.

Abstract

Purpose

The nature of construction works has a negative impact on physical, mental and emotional well-being and makes it difficult for the construction industry to attack and retain its workforce. The current study seeks to integrate the current knowledge focused on work–life balance (WLB) in the industry into an understandable whole.

Design/methodology/approach

An interpretivist philosophical approach was adopted using a bibliometric review and a narrative review of existing studies from both Scopus and Google databases. The Visualisation of Similarities viewer (VOSviewer) was used to prepare co-occurrence maps from the bibliographic data garnered.

Findings

The study reveals that the prominent factors influencing the WLB of the construction workforce are organizational culture, salary earned, heavy workload, long working hours and inflexible working time. The recent WLB discourse is on organisational commitment, job satisfaction and workplace dynamics. While WLB areas for further exploration are job stress, safety performance, employee attrition and an ageing workforce. Meanwhile, Africa and South America are still lagging in WLB research.

Practical implications

The findings reported here will assist stakeholders in identifying appropriate WLB initiatives that can be used to improve the well-being of the construction workforce. Also, the gaps in knowledge for further research were highlighted.

Originality/value

The findings reveal current trends and a road map for future studies on WLB in construction. It also reveals prominent factors influencing the WLB of workers in the construction industry.

Abstract

Purpose

This study aims to develop an interrelation model between critical parameters for assessing the construction readiness (CR) of abandoned housing projects, using Malaysia as a case study. To achieve that aim, the study objectives are to (1) identify critical parameters for assessing the CR of abandoned housing projects; (2) develop underlying constructs to categorize interrelated critical parameters and (3) assess the influence of the underlying constructs on the CR of abandoned housing projects.

Design/methodology/approach

This study identifies potential parameters for assessing the CR of abandoned housing projects by reviewing existing literature and interviewing industry professionals. Then, the list was used to develop a questionnaire survey. The collected survey data were analyzed using normalized mean analysis to identify the critical parameters. Exploratory factor analysis (EFA) was used to develop underlying constructs to categorize interrelated critical parameters. Finally, the influence of the underlying constructs on the CR of abandoned housing projects was examined through partial least squares structural equation modeling (PLS-SEM).

Findings

The analyses suggest that 21 critical parameters are affecting the CR of abandoned housing projects. The critical parameters can be categorized into four underlying constructs: construction site evaluation, management verification, uncertainties mitigation and document approval. Finally, the analyses confirmed that all four constructs affect the CR of abandoned housing projects.

Originality/value

This study is a pioneering effort to quantitatively analyze the parameters for assessing the CR of abandoned housing projects. The findings significantly benefit researchers and industry professionals by providing a list of critical parameters associated with the CR of abandoned housing projects.

Abstract

Purpose

Contract risk management has become a critical mission, as contract issues may lead to a loss of vast amounts of money to parties involved or cause project failure. This study sought to identify effective management strategies to mitigate construction contract issues that might emerge during construction.

Design/methodology/approach

A quantitative research approach was adopted for the study. Structured questionnaires made up of close-ended questions were distributed to construction professionals in South Africa via the SurveyMonkey platform. The data were then analysed using descriptive statistics.

Findings

The findings indicate that the critical sources of contract-related disputes are ambiguous definitions of the contract parties' scope of their rights and obligations, lack of precise arrangements regarding the calculation of contractual penalties for failure to meet the deadline, lack of detailed specification of the works and specific milestones, lack of provisions regulating changes to the project documentation during the construction stage, an excessive amount of contractual penalties on contractor's side and lack of provisions regarding the rules of performing additional and replacement works and their settlement. However, for these disputes to be effectively managed, strategies such as reduction uncertainties in project's phases, setting up contingency plans, construction guarantee, extension of time claims, payment guarantee, retention and escalation clause should be implemented by the parties involved.

Research limitations/implications

Even though the empirical study focused on construction professionals in South Africa, the findings could be applied to other countries outside of South Africa.

Practical implications

To effectively manage and prevent contract disputes from averting project failures and losses to parties involved in the contract, construction professionals need to be aware of strategies that must be implemented before and during the project execution. If well implemented, these strategies will help a construction project be successful and experience fewer contractual disputes.

Originality/value

The study has identified the knowledge gap concerning suitable contract risk management strategies available for implementation to effectively prevent any contract parties from losing money, time and project failure.
