Abstract

Purpose

Meetings with colleagues are an essential activity in workplace collaboration. The iterative nature of collaborative work demands spaces that team members can access quickly and easily. Creating suitable meeting spaces will become more critical if the hybrid work model continues and the workplace environment becomes the hub for face-to-face collaborative time, learning and training. Workspace and fit-out is expensive so it is crucial that the investment in meeting spaces supports employees’ collaboration activities.

Design/methodology/approach

This paper presents a case study of a corporate organisation undertaken in New Zealand to investigate how employees from two business units use their workspace to collaborate within their own team and across other teams in their organisation. The study uses ethnographic techniques, including participant observation and in-depth face-to-face interviews.

Findings

The findings show that the frequency and nature of small group work in collaboration was underestimated in the initial planning of the new workspace. Although participants found the design and fit-out of the formal meeting rooms supportive of collaborative work, the meeting rooms were in high demand, and it was difficult to find a room at short notice. The breakout spaces were confusing because they lacked key design attributes identified by the participants as conducive to small group work. Design shortfalls together with fit-out features perceived as supportive of collaborative work are identified.

Originality/value

The research reports on employees’ perceptions and experiences across two functionally diverse business units, reflecting their different needs and concerns.

Abstract

Purpose

In recent decades, the student population in dormitories has increased notably, primarily attributed to the growing number of international students. Dormitories serve as pivotal environments for student development. The coordination and compatibility among students can significantly influence their overall success. This study aims to introduce an innovative method for roommate selection and room allocation within dormitory settings.

Design/methodology/approach

In this study, initially, using multi-attribute decision-making methods including the Bayesian best-worst method and weighted aggregated sum product assessment, the incompatibility rate among pairs of students is calculated. Subsequently, using a linear mathematical model, roommates are selected and allocated to dormitory rooms pursuing the twin objectives of minimizing the total incompatibility rate and costs. Finally, the grasshopper optimization algorithm is applied to solve large-sized instances.

Findings

The results demonstrate the effectiveness of the proposed method in comparison to two common alternatives, i.e. random allocation and preference-based allocation. Moreover, the proposed method’s applicability extends beyond its current context, making it suitable for addressing various matching problems, including crew pairing and classmate pairing.

Originality/value

This novel method for roommate selection and room allocation enhances decision-making for optimal dormitory arrangements. Inspired by a real-world problem faced by the authors, this study strives to offer a robust solution to this problem.

Abstract

Purpose

This paper aims to define the socio-spatial considerations of apartment users in Cairo, during their decision-making process. It provides a set of socio-spatial guidelines for professional architecture designers that are based on regionalist sociological theories and the evaluation of participant responses. These guidelines can also help users choose better plan configurations or make socially conscious adjustments as formal residential interiors in Egypt are not arranged based on social interaction at home or the cultural specificity of the region. On the other hand, users have little clue about choosing better plan configurations for sustainable social relationships. Moreover, the private housing sector has mostly neglected the social boundaries that traditionally shaped home interiors. This is because the designers focus on physical attributes to satisfy market demand and economic aspects.

Design/methodology/approach

The research reviewed past literature on the impact of different home arrangements relative to inhabitant and social relationships. Simultaneously, preliminary open-ended sorting surveys were undertaken at the Cityscape 2020 exhibition. Based on the results, a comprehensive online survey was developed to map the socio-spatial preferences of users. Finally, a sample of 150 apartment plans was analyzed by using the justified plan graph (JPG) theory to reveal the most common arrangements in the speculative market, measuring unit depth.

Findings

The findings of this study will benefit the following: practitioners, including architects and real estate developers, will be able to learn about end-user preferences and offer better products (residential units). Designers can rely on a reference that visualizes recommended home arrangements in the form of justified graphs. This research will expose the academic theories that currently shape residential plans and those that are overlooked and need to be applied. Academics, on the other hand, will learn about the market, and the extent of the influence of architectural theory.

Originality/value

The value of this paper lies in the gathering of theoretical recommendations on traditional home arrangements and investigating the preferences of both professionals and laypeople when choosing between apartments. The open-ended study in this research will test its efficiency in the Egyptian context and serve as a reference for future social studies. It highlights the importance of cultural adequacy and how to design homes related to local residents’ natural lifestyle, by doing so, people will be able to overview the options available in the market and how to manipulate their own houses to control or encourage different social interactions.

Abstract

Purpose

This paper aims to estimate the price premium for a sea view on room rent in a Nordic context, i.e. where proximity to the sea is not valued for the presence of swimmable beaches and suntanning activities. The analysis also explores regional and seasonal variations in price premiums.

Design/methodology/approach

To do so, the study uses information from a Web search of room rents during winter and summer peak seasons. The investigation is based on hotels located along the St. Lawrence River in the Province of Quebec (Canada), where about 40 to 60 km separate both shores. A matching procedure and hedonic pricing models are used to identify the causal impact of a sea view on individual room rents.

Findings

Results suggest that the view price premium varies between 0% and 20%. It is relatively stable on the North Shore, but varies highly on the South Shore, where touristic activities are mainly operating in summertime. The estimation suggests a median local economic benefit of about $30.1M/year.

Practical implications

The analysis reveals that a hedonic pricing model might fail to identify causal effects, especially if it does not account for hotel characteristics. A multiple linear regression model does not ensure a causal interpretation if it neglects unobserved characteristics correlated with the view.

Originality/value

The paper proposes a matching identification procedure accounting for spatial confounding to retrieve the causal impact of the view of the sea on hotel room rents. A heterogeneity analysis suggests that view price premium on room rent can vary within seasons but mainly across regions, even for the same amenities.

Abstract

Purpose

The purpose of this study is to examine the influence of key hotel attributes on the room rates of selected hotels in the Greater Gaborone Region, Botswana.

Design/methodology/approach

Using hedonic pricing analysis, the effect of eight attributes collected from 80 standard double rooms on Booking.com in the area was analysed using quantile regression.

Findings

The estimated results from quantile regression suggested the importance of the 10th quantile as the best predictor of hotel room price distribution. Overall, the presence of a fitness centre and the availability of meeting and conference facilities were positively significant for the lowest- and premium-priced hotels, respectively.

Research limitations/implications

The study advanced the literature in hedonic pricing models by confirming the applicability of hotel room rate attribute research in unexplored environments.

Practical implications

Hotel managers should be aware of the influence of key attributes, such as meeting and conference space availability and locational factors, on the pricing decisions of room rates in the Greater Gaborone Region. The study also presented opportunities for business-to-business marketing between hotel and tour operators in the region.

Originality/value

The study is one of the few that uses quantile regression in the hedonic pricing analysis of hotel room rates.

Abstract

Purpose

Surgical services are settings where resilient performance (RP) is necessary to cope with a wide range of variabilities. Although RP can benefit from a supportive built environment (BE), prior studies have focused on the operating room, giving scant attention to support areas. This study takes a broader perspective, aiming at developing BE design knowledge supportive of RP at the surgical service as a whole.

Design/methodology/approach

Seven BE design prescriptions developed in a previous work in the context of internal logistics of hospitals, and thus addressing interactions between workspaces, were used as a point of departure. The prescriptions were used as a data analysis framework in a case study of the surgical service of a medium-sized private hospital. The scope of the study included surgical and support areas, in addition to workflows involving patients and family members, staff, equipment, sterile instruments and materials, supplies, and waste. Data collection included document analysis, observations, interviews, and meetings with hospital staff.

Findings

Results identified 60 examples of using the prescriptions, 77% of which were related to areas other than the operating rooms. The developed design knowledge is framed as a set of prescriptions, examples, and their association to workflows and areas, indicating where it should be applied.

Originality/value

The design knowledge is new in surgical services and offers guidance to both BE and logistics designers.

Abstract

Purpose

The purpose of this paper is to understand how hospitality companies can best explain controversial corporate social responsibility (CSR) activities to consumers who may not agree with the CSR activity. This research explores message framing through emotional and cognitive appeals to influence consumer perceptions of the Gideon Bible in USA hotel rooms. The study uses the theory of deontic justice to measure the impacts of messaging on consumer perceptions of the morality of the Gideon Bible as suicide prevention in hotels and its relation to controversial CSR initiatives.

Design/methodology/approach

The study uses an experimental study design via a self-administered survey to analyze participants’ perceptions of the placement of the Gideon Bible in hotel rooms and participants’ attitudes toward CSR initiatives based on deontic justice and religion using different message framing conditions.

Findings

Results show that religion was a major determinant of attitude towards the Gideon Bible, but the sentiment analysis also revealed that negative perceptions can be mitigated through message framing via emotional and cognitive appeals. Additionally, the cognitive appeal did impact CSR perceptions, as did identifying as Christian. Moral outrage emerged as a significant moderator for the relationships between message framing, attitudes toward the Gideon Bible and CSR.

Originality/value

This study provides an extension of deontic justice research to examine justice traits in accepting controversial CSR.

Abstract

Purpose

The aim is to holistically assess the environmental performance of windows and analyse how their design and characteristics contribute to the overall performance of the building/space. This study focuses on the performance of windows in patient rooms hosting less mobile people.

Design/methodology/approach

This study investigates the life cycle environmental impacts of different glazing types, window frames and fire safety doors at the product level. This article also presents a building-integrated environmental analysis of patient rooms that considers the multiple functionalities of windows by incorporating dynamic energy analysis, comfort and daylighting performance with a life cycle assessment (LCA) study.

Findings

The results indicate that the amount of flat glass is the main contributor to the environmental impacts of the glazing units. As for the patient rooms, global warming shows the most significant contribution to the environmental costs, followed by human toxicity, particulate matter formation and eutrophication. The key drivers for these impacts are production processes and operational energy use. This study highlights the significance of evaluating a wide range of criteria for assessing the performance of windows.

Originality/value

An integrated assessment approach is used to investigate the influence of windows on environmental performance by considering the link between window/design parameters and their effects on energy use/costs, daylighting, comfort and environmental impacts. The embodied impacts of different building elements and the influence of various design parameters on environmental performance are assessed and compared. The environmental costs are expressed as an external environmental cost (euro).

Abstract

Purpose

This paper investigates the optimization of window design factors (WDFs) in hospital buildings, particularly in government hospitals within the arid climate of the Qassim region, with the aim of achieving a better cooling load reduction. Continuous monitoring of the hospital ward section is crucial due to patients' needs, requiring optimal indoor air quality and cooling load.

Design/methodology/approach

The study identifies the optimal conditions for WDF design to mitigate cooling load, including window-to-wall ratio (WWR), window orientation (WO), room size and U-value (thermal properties), effectively reduce energy consumption in terms of sensible cooling load (MWh/m2) and comply with local codes. Data collection involved a smart weather station, while the Integrated Environmental Solution Virtual Environment (IESVE) software facilitated the simulation process.

Findings

Key findings reveal that larger patient rooms were about 40% more energy-efficient than smaller rooms. The northern orientation showed lower energy consumption, and specific WWRs and glazing U-values significantly affected energy loads. In an analysis of U-value changes in energy performance based on the Saudi Building Code (SBC), the presented values did not meet the minimum energy consumption standards. For a valid 40% WWR with a thermal permeability of 2.89, 0.181 MWh/m2 was consumed, while for an invalid 100% WWR with the same permeability but facing the north, 0.156 MWh/m2 was consumed, which is considered an invalid practice. It is vital to follow prescribed standards to ensure energy efficiency and avoid unnecessary costs.

Originality/value

Focus lies in emphasizing the significance of adhering to prescribed standards, such as SBC, to guarantee energy efficiency and prevent unwarranted expenses. Additionally, the authors highlight the crucial role of optimizing glazing properties and allocating the WWR appropriately to achieve energy-efficient building design, accounting for diverse orientations and climatic conditions.

Abstract

Purpose

In the tourism sector, fully unmanned and partially unmanned hotel models serving customer segments from different income groups are increasing. Analyzing examples of unmanned hotels worldwide and their practices is crucial for understanding the automation systems used, the smart technologies employed, and the opportunities and challenges these hotels present, as well as for gaining insights into their impacts on the tourism sector.

Design/methodology/approach

The data used in this research were obtained from secondary sources. One of the qualitative research methods, document analysis, was used for the analysis of these sources. The content analysis technique was used in the analysis of the data. A seven-stage systematic review process was used in the research. This seven-stage review process consists of the following stages: (1) determining the review objectives and formulating research questions; (2) identifying search terms and selection criteria; (3) conducting a search for unmanned hotel applications before clarifying exclusion and inclusion criteria; (4) evaluating the quality and relevance of unmanned hotel applications; (5) identifying content analysis review variables; (6) conducting content analysis; and (7) analyzing and reporting the findings.

Findings

In traditional hotel management, the innovations brought by digitalization and automation are transforming the guest experience and increasing operational efficiency. Unmanned smart hotels are equipped with various technological solutions, such as voice-controlled AI assistants, smart room control systems, AI-based concierge services, and robotic room service. These hotels are redefining roles and expectations within traditional hotel management, while simultaneously reducing costs and enhancing efficiency. Analyses indicate that unmanned smart hotels particularly appeal to specific customer segments, such as business travelers, and are becoming increasingly popular. These hotels offer advantages such as allowing guests to perform self-check-in, control their rooms, and receive necessary services via robots.

Research limitations/implications

The universe of the research consists of all currently operating unmanned hotels worldwide. As a result of the research, 18 examples of unmanned smart hotels were identified. Hotels within the same chain with identical applications and processes were considered as a single example. Therefore, the research sample consists of 18 hotels.

Originality/value

By integrating these technological advancements, the hospitality and tourism industries can mitigate the impact of staff shortages, maintain high service standards, and improve operational efficiency. This approach allows businesses to adapt to changing workforce dynamics while continuing to deliver exceptional guest experiences. In conclusion, the significance and impact of unmanned smart hotels in the travel industry are growing. These hotels have the potential to shape the role of technology in the hospitality sector and influence future trends. Therefore, the adoption and development of unmanned smart hotels are important considerations for hotel operators and industry experts.
