Abstract

Lists key tasks developers have traditionally been expected to undertake. Points out two areas where the developer has not accepted responsibility: on‐time completion and liability for latent defects. Discusses the developer′s role in time for completion, construction obligations, workmanship and materials, design liability, contractual liability and collateral warrantees. Concludes that developers are being pressured to accept more responsibility for their contractors′ work, by tenants, purchasers and financiers.
