Abstract

Purpose

This study aims to examine the externalities from regional home-ownership to individual-level entrepreneurship.

Design/methodology/approach

The paper links individual-level data from the Finnish Income Distribution Statistics for years 1990-1992 to regional home-ownership proportions. Probit models of entrepreneurship with regional home-ownership and appropriate control variables as regressors are estimated. A rental housing market deregulation experiment which caused exogenous variation in regions’ home-ownership is exploited to identify the causal effects on entrepreneurship.

Findings

Results show that higher home-ownership in a region leads to greater entrepreneurship. Further analyses together with the fact that homeownership tends to have detrimental labour market effects suggest that homeownership encourages entrepreneurship by leading to less paid work opportunities. These results are in line with those of earlier literature that self-employment and entrepreneurship, especially during bad economic times, are partly motivated by bad employment opportunities.

Originality/value

This study presents novel results on the externalities that home-ownership has on entrepreneurship. These externalities are shown to be important enough that they need to be considered when assessing the economic effects of various policies that affect the prevalence of owner-occupied housing. The instrumental variables’ estimates are the first causal estimates in the literature and the bias resulting from assuming exogeneity is shown to be nonnegligible.

Abstract

Purpose

The Nigerian Government has been left behind in the planning of homes for the senior citizens as they are aged and retire from service. The possible outcome is untimely death of many because of contagious illness associated with the dilapidated environment in their abode. Hence, this paper attempts to investigate the hindrances of home ownership faced by senior citizens and proffers possible policy solutions.

Design/methodology/approach

A phenomenology type of qualitative research was adopted and 30 participants were interviewed. That is, ten from four different state government agencies and 20 senior citizens using purposive and snowball sampling techniques and data saturation was also achieved. The data derived were analysed using MAXQDA 2018 and through a thematic analysis.

Findings

This paper found that Nigerian low-income senior citizens (LISCs) who owned houses lived more stable well-being. Whilst the level of home ownership was completely dissatisfying as failed mortgage finance, corruption in the pension scheme, relaxed National Housing Policy implementation and inadequate senior citizens’ home ownership policy were identified as the encumbrances.

Research limitations/implications

This paper is limited to exploring the root cause of LISCs’ inability to gain home ownership and proffering possible solutions. Future research is needed to use relevant information in advancing home ownership policy for the low-income groups across the states in Nigeria and other developing countries.

Practical implications

This paper recommended that government should impose housing construction on three acres and above, mitigate corruption, establish special housing loan scheme for senior citizens, sustain rent-to-own policy and land subsidy in cities to enhance senior citizens’ home ownership. These recommendations form part of the paper's practical implications.

Originality/value

This paper demonstrates that existing housing policies are yet to consider the senior citizens regarding enhancing their home ownership status.

Abstract

Purpose

The purpose of this study is to test the hypothesis that real estate ownership contributes to life satisfaction in transition countries.

Design/methodology/approach

Life in Transition survey data are used to model reported life satisfaction using ordinary least squares, ordered probit, generalized ordered logit and bivariate probit models. The hypothesis tested is whether real estate ownership is associated with greater reported life satisfaction.

Findings

Empirical results from the variety of empirical models estimated strongly support the hypothesis that real estate ownership is associated with greater reported life satisfaction in transition countries.

Research limitations/implications

Analysis is limited because life satisfaction is self-reported and specifically for residents of transition countries.

Practical implications

Results confirm that ownership of a home, second home or land parcel is associated with greater life satisfaction.

Social implications

Real estate ownership can be an effective means to improve life satisfaction, especially in societies needing such improvements.

Originality/value

This is the first study of the link between real estate ownership and life satisfaction specifically in transition countries, and using a robust set of empirical models to address issues of ordinal dependent variables, varying coefficient estimates across dependent variable response categories, endogeneity and causality.

Abstract

Purpose

Women owning a home may take various forms which may be one of the following: through development of land, buying a home or through inheritance. Meanwhile, in many countries and regions of Sub-Saharan African, women’s rights to land and the incidence of exercising rights have been eroded over time. The purpose of this paper is to examine the factors influencing women participation in home ownership in Nigeria with a view to improving housing provision.

Design/methodology/approach

The study purposively administered 170 questionnaires to female staff of the Federal Polytechnic, Ede, Nigeria, who was the study population. This population was chosen because of the fact that the institution is owned by Federal Government, where Federal characters are well reflected. The population cut across major tribes in Nigeria. Both descriptive and inferential technique was used to analyze the data.

Findings

The results revealed that income status, cultural norms/traditions, unemployment, structural inequalities have significant influence on the decisions of the women in the study area while tribes, age among others have no significant influence on women decision to own homes.

Practical implications

The paper recommended that government should enact laws and policies in favor of women to own lands and develop it. Also there should be gender balance in employment opportunities.

Originality/value

Women’s equal rights to adequate housing, land and property are well elaborated under international human rights law but are often elusive in practice. This paper empirically studied factors influencing women participation in home ownership in Nigeria.

Abstract

Purpose

The purpose of this paper is to investigate the contributions of path-dependency and some contextual social capital drivers to housing tenure transitions in Britain. Different situations have continued to shape young adults’ housing tenure decisions. However, very little research has been done to investigate the impact of some social capital drivers, such as neighbourhood integration and strength of parental intimacy, on housing tenure decisions in Britain.

Design/methodology/approach

This paper is carried out by tracking a sample of young adults in the British Household Panel Survey from 1991 to 2015 until they make tenure transition. Multinomial fixed-effects logistic regression of time to tenure transition was useful for the models, incorporating established economic and demographic drivers and with the inclusion of contextual social capital variables.

Findings

The inclusion of the number of years of parental home ownership experience tends to improve on previous path-dependency indicators of tenure transition. With additional years of parental home ownership experience, British young adults are more likely to remain or return to parental housing. Also, individuals that exchange better with their neighbours are less likely to switch tenure. On the other hand, regularity of contact with parents showed a positive relationship with home ownership or parental housing transitions.

Originality/value

To the best of the author’s knowledge, no study has explored the impact of the duration of socialisation in parental housing and also the impact of some other social capital drivers, such as neighbourhood integration and strength of parental intimacy, on housing tenure decisions among young adults. Hence, it is believed that the findings will further assist policymakers in understanding the dimensions and drivers of tenure shifts.

Abstract

Purpose

The purpose of this paper is to explore the role of affordable home ownership in the light of the recent global financial crisis.

Design/methodology/approach

The paper draws on recent research conducted by the authors and others which included analysis of secondary data and policy documents and interviews with key stakeholders including housing associations and developers. The theoretical scope of the paper is outlined in the first section which looks at the principles behind the two main approaches to providing affordable home ownership: shared equity and shared ownership. Given continuing aspirations on the part of most households in England to become home owners, the key comparison is with the attributes of full ownership.

Findings

The paper finds that the main products share many of the attributes of full home ownership while remaining more affordable. The economic situation post‐2007 made both shared ownership and shared equity more difficult. The crisis and its aftermath also suggest that there is a need to develop a more robust and longer term market in equity sharing. This could be of real significance into the longer term, especially if the availability of mortgage finance remains constrained for many years to come. The paper concludes that in the longer term, developing a range of partial tenures which provide most of the benefits of owner‐occupation but which reduce risks to individual households and improve affordability in the early years is a desirable strategy.

Practical implications

There are clear implications for policy makers in other countries, notably the benefits from developing an intermediate tenure market which includes institutional equity and risk taking rather than continued large‐scale reliance on debt finance.

Originality/value

Given stated governmental ambitions to meet housing aspirations, this paper clarifies how it is possible to meet an identified need for affordable home ownership products to fill the growing “gap” between first‐time buyers who can purchase with parental help and those who have no means of achieving home ownership, even though they have the income to support such a choice.

Abstract

Purpose

The purpose of this paper is to investigate the impact of social and economic factors on home ownership as an investment in American urban areas.

Design/methodology/approach

The authors run a spatial analysis using home ownership data on 817 American counties from US Census Bureau’s 2013 American Community Survey.

Findings

While the amenity value of home ownership is found to be important to overall housing tenure decisions, it is found to be less so for the ownership cohort without mortgages. Economic factors are found to impact the spatial pattern of owner-occupied housing without mortgage differently than that of all owner-occupied housing. The implications of these differences for investors are explored.

Research limitations/implications

The results may lack generalizability outside of the American urban areas.

Practical implications

As a result of the findings of this study, a shift in investor focus from minimizing initial housing costs to sustainable housing costs is recommended.

Originality/value

This study provides insights into the social and economic dimensions of owner-occupied housing in order to create a more profitable investing policy for promoting home ownership.

Abstract

I find that median wealth plummeted over the years 2007–2010, and by 2010 was at its lowest level since 1969. The inequality of net worth, after almost two decades of little movement, was up sharply from 2007 to 2010. Relative indebtedness continued to expand from 2007 to 2010, particularly for the middle class, though the proximate causes were declining net worth and income rather than an increase in absolute indebtedness. In fact, the average debt of the middle class actually fell in real terms by 25 percent. The sharp fall in median wealth and the rise in inequality in the late 2000s are traceable to the high leverage of middle-class families in 2007 and the high share of homes in their portfolio. The racial and ethnic disparity in wealth holdings, after remaining more or less stable from 1983 to 2007, widened considerably between 2007 and 2010. Hispanics, in particular, got hammered by the Great Recession in terms of net worth and net equity in their homes. Households under age 45 also got pummeled by the Great Recession, as their relative and absolute wealth declined sharply from 2007 to 2010.

Abstract

Purpose

Smart home (SH) internet of things can promote home safety, health monitoring and independence of older adults to age-in-place. Despite its commercial growth, low adoption rates of the technology among aging consumers remain a major barrier. The purpose of this study is to examine SH technology ownership of older adults and its causal pathways with demographics, health and functioning, home safety and information communication technology (ICT) use.

Design/methodology/approach

A survey on technology-mediated aging-in-place was completed by 447 respondents, 65 years and older. Structural equation modeling was used to underscore the causal pathways among demographics, health, independence and home safety, ICT and home automation technology adoption.

Findings

The study found that ICT usability, home security and independence have a significant direct effect on SH ownership. Demographics had no significant direct effect, but its influence was mediated through ICT usability. With home safety as mediator, physical impairment, falls and accidents and independence had a significant association with SH ownership. Similarly, increased social support (mediated through home security) decreased the probability of SH automation ownership.

Originality/value

The findings signify the perceived usefulness of SH automation as theorized in technology acceptance models.

Abstract

Purpose

This paper seeks to explore self‐employment through home‐based business ownership as a potential solution to the inter‐role conflict experienced by women attempting to balance dual work and family roles.

Design/methodology/approach

Home‐based businesses (n = 626) were surveyed in Western Australia as part of a larger national study. Data were collected on operator and business characteristics, and specific home‐based business issues (e.g. reasons for preferring a home‐base, management and planning, growth facilitators and barriers). Four‐way comparisons investigating the dynamics of home‐based business ownership between male and female operators and operators with and without dependants were made.

Findings

The attraction of home‐based business ownership is driven predominantly by the flexibility afforded to lifestyle and the ability to balance work and family. While these advantages were more salient for women than for men, gender per se was not a determining factor in why operators started a home‐based business. The more significant determining factor was the issue of dependants.

Practical implications

Self‐employment, particularly through home‐based business ownership, may well solve some women's necessity to balance work and family. However, it may not be a viable solution for all women, particularly those seeking high financial and career rewards.

Originality/value

This paper contributes empirical findings regarding home‐based businesses which, as a distinct form of small business and self‐employment alternative, still remain very much under‐researched. The paper also addresses the issue of home‐based businesses being emancipatory vehicles for women juggling to manage work and family, and provides findings which question this increasingly populist notion.
