Abstract

Today, Japanese housing manufacturers compete to produce net zero-energy-cost houses that are usually equipped with some renewable energy technologies-e.g. a solar photovoltaic electric power generating system, a CO2 refrigerant heat-pump water heater and a combined heat and power system. Interestingly, the manufacturers tend to install these costly renewable technologies as standard equipment rather than options. To initiate and maintenance the sales of their environmentally-friendly houses, the manufacturers bring into effect their quality-oriented production and user-oriented communication approaches. The manufacturers' way to commercialise their industrialised housing to some extent reflects their high cost-performance marketing strategy. This paper somewhat reflects the learning outcomes of the Zero-carbon PV Mass Custom Home Technical Mission to Japan that the first author organised in 2006 and 2007. It is aimed at identifying the manufacturers' essential commercialisation strategies being applied for the niche-marketing of their net zero-energy-cost housing.

Abstract

Purpose

The article's aim is to present user experiences with passive houses and zero‐energy buildings. The focus is on the interaction between the building and the users, specifically on how user interfaces, knowledge, and commitment influence the use of the building and the level of energy consumption awareness.

Design/methodology/approach

The study follows an explorative grounded theory approach. This approach generates insights that will be consolidated in follow‐up studies. Qualitative interviews with users of six buildings were conducted. Site inspections applying walk‐through method and other available information complement the data.

Findings

Users in general were satisfied with having a new energy efficient building. Several respondents were more concerned about the environment now than before. However, there were concerns about thermal comfort. Misuse or misunderstandings among users in some cases led to lower indoor comfort. New or dissatisfactory design solutions were also responsible for unsatisfactory indoor environmental quality.Practical implications – Specific topics that should be paid more attention to in the design and research on new energy efficient buildings: level of end‐user control and adaptability of the building; level of complexity of systems; the need for adequate information.

Originality/value

The open approach enabled occupants to influence the parameters of the evaluations. Most evaluations of zero‐energy buildings are not yet publicly accessible.

Abstract

Purpose

The purpose of this study is to design a zero-energy home, which is known to be capable of balancing its own energy production and consumption close to zero. Development of low-energy homes and zero-net energy houses (ZEHs) is vital to move toward energy efficiency and sustainability in the built environment. To achieve zero or low energy targets in homes, it is essential to use the design process that minimizes the need for active mechanical systems.

Design/methodology/approach

The methodology discussed in this paper consists of an interfacing building information modeling (BIM) tool and a simulation software to determine the potential influence of phase change materials on designing zero-net energy homes.

Findings

BIM plays a key role in advancing methods for architects and designers to communicate through a common software platform, analyze energy performance through all stages of the design and construction process and make decisions for improving energy efficiency in the built environment.

Originality/value

This paper reviews the literature relevant to the role of BIM in helping energy simulation for the performance of residential homes to more advanced levels and in modeling the integrated design process of ZEHs.

Abstract

Purpose

The purpose of this paper is to examine the buyer awareness and acceptance of environmental and energy efficiency measures in the New Zealand residential property markets. This study aims to provide a greater understanding of consumer behaviour in the residential property market in relation to green housing issues

Design/methodology/approach

The paper is based on an extensive survey of Christchurch real estate offices and was designed to gather data on the factors that were considered important by buyers in the residential property market. The survey was designed to allow these factors to be analysed on a socio‐economic basis and to compare buyer behaviour based on property values.

Findings

The results show that regardless of income levels, buyers still consider that the most important factor in the house purchase decision is the location of the property and price. Although the awareness of green housing issues and energy efficiency in housing is growing in the residential property market, it is only a major consideration for young and older buyers in the high income brackets and is only of some importance for all other buyer sectors of the residential property market. Many of the voluntary measures introduced by Governments to improve the energy efficiency of residential housing are still not considered important by buyers, indicating that a more mandatory approach may have to be undertaken to improve energy efficiency in the established housing market, as these measures are not valued by the buyer.

Originality/value

The paper confirms the variations in real estate buyer behaviour across the full range of residential property markets and the acceptance and awareness of green housing issues and measures. These results would be applicable to most established and transparent residential property markets.

Abstract

CasaZeroEnergy is the prototype for a building that does not use energy produced from non-renewable sources, but produces its require energy by using alternative energetic systems. Designed according to the principles of bioclimatic architecture, the building was integrated with passive systems for optimizing the site's climatic conditions for heating in winter and for cooling and ventilation in summer. The house was constructed with natural, renewable, recycled and recyclable materials. For this reason it can be classified as a “natural building”. Its main feature is the integration between the building and the alternative systems in order to produce energy from renewable sources: sunspace, solar collectors, photovoltaic panels, a geothermal system and a pellet boiler system. Home automation manages all the mechanical systems to ensure comfort and reduced energy consumption at the same time. The sunspace is a passive solar system used mainly for heating indoor spaces during the winter season. The building's cooling system is based on natural ventilation strategies and on geothermal heat pumps. The building is provided with shading systems. A smart system was devised to guarantee user safety and security. This kind of system can be controlled remotely and provides constant security for the building.

In response to the growing demand for zero-energy housing, today's home needs not only to be energy-efficient, but also to provide part of its own energy requirements. The energy efficiency may be improved by applying high thermal performance building envelope and passive energy and environmental systems to housing. Micro-power can be generated through the use of renewable energy technologies. This paper is aimed at providing a comprehensive guideline on the design techniques and approaches to the delivery of net zero-energy healthy housing in view of the ÉcoTerra house, which won the Canadian federal government's EQuilibrium sustainable housing competition. The house was built in Eastman in the province of Quebec and it is currently open to the general public in order to sharpen the consumers' awareness of commercially available net zero-energy healthy housing today.

Abstract

In recent years, there have been a growing number of projects and initiatives to promote the development and market introduction of low and net-zero energy solar homes and communities. These projects integrate active solar technologies to highly efficient houses to achieve very low levels of net-energy consumption. Although a reduction in the energy use of residential buildings can be achieved by relatively simple individual measures, to achieve very high levels of energy savings on a cost effective basis requires the coherent application of several measures, which together optimise the performance of the complete building system. This article examines the design process used to achieve high levels of energy performance in residential buildings. It examines the current design processes for houses used in a number of international initiatives. The research explores how building designs are optimised within the current design processes and discusses how the application of computerised optimisation techniques would provide architects, home-builders, and engineers with a powerful design tool for low and net-zero energy solar buildings.

Abstract

In 2016 all new houses in England and Wales must be zero carbon. To date most work in zero carbon housing has been carried out on detached family housing typologies. Practice has shown that one of the overriding factors in the struggle to achieve zero carbon status (Code for Sustainable Homes Level 6) is the projected significant increase in construction cost. While grant funding can offset some of this increase, further costs savings will be required to allow developers to deliver affordable homes within reasonable profit margins. One result of this will be a reduction in design quality; which will impact on the quality of the spaces provided and the robustness and longevity of the construction and finishes. In order to deliver better design standards, higher density attached family housing models should be considered to ensure that a proportion of the projected increase in cost of the building fabric can be transferred to the internal volume of the house, thus achieving better quality living spaces. The following paper reviews the context for future housing provision in the UK and examines two existing medium density terraced housing developments. The existing examples reflect two contrasting approaches: one derived from low-energy principles utilising minimum space standards, the other reflecting the need for high quality spaces but at premium cost. A new medium density terrace model is proposed that deals with these conflicting demands to demonstrate that it is possible to provide affordable, high quality, higher density, family housing whilst meeting low energy targets.

Abstract

Purpose

The challenges of providing housing that sustains its inhabitants socially, economically and environmentally, and is inherently sustainable for the planet as a whole, requires a holistic systems approach that considers the product, the supply chain and the market, as well as the interdependencies within and between each of these process points. The purpose of the research is to identify factors that impact the sustainability performance outcomes of residential dwellings and the diffusion of sustainable housing into the mainstream housing market.

Design/methodology/approach

This research represents a snapshot in time: a recording of the experiences of seven Australian families who are “early adopters” of leading edge sustainable homes within a specific sustainable urban development in subtropical Queensland. The research adopts a qualitative approach to compare the goals and expectations of these families with the actual sustainability aspects incorporated into their homes and lifestyles.

Findings

The results show that the “product” – a sustainable house – is difficult to define; that sustainability outcomes were strongly influenced by individual concerns and the contextual urban environment; and that economic comparisons with “standard” housing are challenging.

Research limitations/implications

This qualitative study is based on seven families (13 individuals) in an Ecovillage in southeast Queensland. Although the findings make a significant contribution to knowledge, they may not be generalisable to the wider population.

Originality/value

The experiences of these early adopter families suggest that the housing market and regulators play critical roles, through actions and language, in limiting or enhancing the diffusion of sustainable housing into the market.

Abstract

Purpose

Refurbishing houses is considered a key measure to improve the energy efficiency of the built environment. However, little is known about the implementation and outcome of housing renovation for energy upgrades in the Vietnamese practice. The purpose of this paper is to investigate the energy performance of the current housing stock in Vietnam and the potential to reduce energy use in households.

Design/methodology/approach

The paper is based on a survey with 153 respondents in three major climatic regions of Vietnam. The survey focusses on building characteristics, environmental performance, energy performance and refurbishment activities. Data collected from the survey were statistically analysed to give insight into the current performance of the housing stock and its energy saving potential.

Findings

This paper concludes that building design and construction, particularly the building envelope, have a significant influence on the occupants’ comfort. However, the energy consumption in houses is not statistically associated with building design and indoor environment. It is suggested that financial status and occupants’ behaviour currently have a strong influence on the household energy use. The survey also showed that refurbishment improves the housing performance, especially if improving the indoor environment was one of the drivers.

Originality/value

There are very few studies on energy use in households in Vietnam, especially with regards to actual energy consumption. This paper brings insights into the actual energy consumption and reveals the “performance gap” in Vietnamese housing stock.
